While grocery-anchored retail continues to hold serve in terms of desirability and sound fundamentals, 2025 saw the number of individual grocery-anchored transactions drop significantly, especially in regard to tier 1 grocers, like Publix. An overall lack of product resulted in a major drop in Publix sales, cutting the number of trades in half YOY, down to just 27 across the Southeast. Publix, was again the most active buyer of its own centers, maintaining a roughly 40% purchase rate in 2025. The grocer continues to be aggressive in outbidding the investment community and/ or exercising on the assets it wants to own. Meanwhile, Food Lion sales were up 300% from 2024, as second-tier grocers helped to fill the dearth of available product in the absence of mainstream tier 1 grocers like Publix and Kroger. Whole Foods assets, too, saw the most trades (in the Southeast) in several years, with nine transactions; two of which topped $80 million.

As we outlined in our Mid-Year Report, the first half of 2025 saw the undeniable return of institutional money into the retail sector, underscored by the elevated activity of the investment advisors. Larger assets and portfolio sales have seen a major uptick as capital inflow has made retail the most desirable major CRE sector. Along with the increased competition, came significant cap rate compression in the big box/community center space, dropping almost 100 BPs YOY, to an average cap rate of 7.88%.
Given the lack of groceryanchored product in the market in 2025, an emerging trend has been the pivot of traditional grocery-anchored funds and private buyers, widening their acquisition parameters to include strong community center product and even larger neighborhood (essential services) retail. With community center pricing seemingly having stabilized at a more palatable exit cap for the private ownership sector, 2026 could see a much more privately driven market on the sale side, bolstering transaction volume compared to 2025.
