Record-setting Pace For Luxury Sales
The luxury real estate market in Western North Carolina is on pace for another record-setting year. Through the end of August, unit sales were up 4% over the same period in 2018, and often the fourth quarter is one of the most popular for closing transactions. More than half of the nine-county region’s sales, 64%, occurred in Buncombe County, a consistent trend for the area. We are beginning to witness a shift in the distribution of luxury home sales towards counties other than Buncombe, although on a much smaller scale than homes priced near the median sales price. The most significant single increase occurred in Henderson County, where the unit sales increased by 33%. Next to Buncombe’s 131 sold properties, Henderson County closed 24 properties priced at or above $750,000.

Peaks Society Leads the Way
Created 35 years ago, the Peaks Society of the United Way of Asheville and Buncombe County has grown from an initial 63 donors to over 900 in Western North Carolina.
“The Peaks Society is a way to recognize our top donors and leaders within the organization,” said Beth Benzing, director of major gifts for the United Way. “Each member of the society contributes over $1,000 annually. The funding is the backbone of the work we do, with the society making up over 30 percent of the annual campaign earnings.”
Last year, the Peaks Society contributed over $1.16 million to the nonprofit. The funds go into supporting a wide array of local and regional organizations and charities, including Big Brothers Big Sisters of WNC, Homeward Bound, All Souls Counseling Center, MANNA FoodBank, Green Opportunities, and Girls on the Run, amongst dozens of other community entities.
“We’re instilling leadership skills and making sure that we make the right connections for people,” Benzing said. “So, I think that speaks volumes about just how desirable Asheville and Western North Carolina are as a place to live and raise your children — everybody here seems to want the best for everyone.”
Of the many events and gatherings where members of the Peaks Society are involved, one is a take on the popular television program “Shark Tank.” Dubbed “Spark Tank,” members of the Peaks Society go into the local school districts where they are pitched business ventures by adolescent students.
“Our members are great champions for youth leadership and youth entrepreneurship,” Benzing said. “And we’ve had several successful ‘junior shark’ endeavors where the students will develop business ideas and create pitches and the donors serve as investors and mentors for the students.”
The members also go to those same schools and provide meals for students and their families on designated nights through Green Opportunities. While the families enjoy a meal free of charge, teachers are also brought in and given a stipend to stay after with the students and help with homework.
“I’ve worked in philanthropy for a decade now and I’ve worked in a lot of different cities. I’ve never lived in such a philanthropic community as Asheville before,” Benzing said. “It’s a huge testament to the generosity of the people in this community and the fact that we want to see our students and their families and our communities at large succeed.”

“I usually suggest people buy what they love. This is generally sound advice, as it means they’ll surround themselves with work that makes them happy,” Ahlers noted.
While some homeowners need help choosing art, others look for advice on how to showcase the art they already own inside a new home or a redesigned space. Since gallery owners and directors are constantly rearranging their pieces and acquiring new works, that’s a skill at which they excel.
“Many of our clients need help more effectively placing art that they already own — finding a new home for works that no longer fit their tastes, or searching for a unique piece for that special location,” said Ahlers. “This approach lets people tap into our skills in designing spaces and in acquiring art on the most favorable terms.”

“There’s a greater interest in biophilia, which is emphasizing the relationship between humankind and nature, and the connections between the two,” Sullivan said. “Natural, organic materials — such as wood floors, stone, and daylight and plant life — remind us of the exterior and brings the outside and nature in. ‘InsideOut’ design focuses on opening up living spaces to the outdoors — physically or visually.”
And in the ever-evolving field of interior design, Sullivan says there is often a desire to improve homes and people’s health, often through the use of natural products.

The Craft Cocktail Craze
Though the Asheville area is world-renowned as “Beer City USA,” the mountain metropolis’ reputation for delicious and intricate cocktails is on the rise.

Little Jumbo is located in a cozy, picturesque brick building constructed in 1920. It’s named after a 19th-century bar in New York City that’s now long gone. The owner of that 1880s establishment wrote a popular book on bar ownership and how to run a bar, all of which appealed to Gray and his business partners.
“The whole ethos of the book was that — first and foremost — service is the most important thing, where the customer’s experience always comes first,” Gray said. “And that the cocktails should be reasonably priced and come out really quickly.”
“We wanted to create a really comfortable, casual, and classy cocktail bar, one that was not downtown and also geared more toward locals,” said Gray. “We really think of the space as a nexus point for the community, where aside from the speakeasy atmosphere, we also have live music, book readings, and art gallery openings.”
“One of the things that makes me love what I do is that I’m able to sit in there and look around, seeing a bunch of people enjoying the space,” he said. “And that those customers walked over from their house to grab a quick drink or hang out with a friend — that’s what we created this place for.”

“There’s this strain of idealism that has been part of our family ever since my great-great-grandfather came to this property,” Ager noted. “These concepts of sustainability and sustainable agriculture resonated with me as a young, idealistic person. Then, I was able to come back to the farm and play around with those ideas and start the company — and it worked.”
In addition to the sustainable agriculture practices the farm embraces, in 2008 Ager and the family put the land into a conservation easement through the Southern Appalachian Highlands Conservancy. That ensures the protection and enjoyment of the property for generations to come.
“The hope and dream is to continue to build on the legacy and traditions we’ve already built up to this point. There’s a great opportunity in our area for the next generation of farmers and for local agricultural businesses,” Ager said. “And for us, it’s about building a brand and telling a story, where we have a triple bottom line — a destination that inspires people to raise the stakes and do things in a better way.”

According to Reed, around 45 million smart home devices were in use last year in the U.S. With a growth rate hovering at 22 percent, smart home technology was a $20 billion industry in 2018.
“Smart homes still seem like a glimpse into the future,” Reed noted, but change is coming fast. “Just like how touch screens phased out traditional button-pad phones, eventually intelligent and customizable technologies will
be integrated into every aspect of our home lives.”
Reed pointed to the use of smart devices that can be applied to all areas of the home — thermostats, geo-fencing, lighting, home security, air-quality sensors, built-in speakers, humidity monitoring, and much more.
“As a luxury home builder, we often install technological upgrades that most builders would not consider, like leak detecting water flow meters that use a cell phone app to warn both our homeowners and us if there is a water leak in your home,” said Reed.
He advises homeowners to do their research. Technology changes fast, and those selling and installing these devices have to work to stay up to date with the latest trends and techniques.
“When selecting smart home devices, the biggest hurdle may be experienced quite early on. Where do you start? What should you prioritize?”
Reed said. “We work with a lot of homeowners who ask for multi-room audio systems that are smart and/or compatible with online services such as Spotify. Getting great sound and good design at once is easier when your homebuilding team can get involved and offer solutions.”

is how they want to enter the abode, something that’s crucial to the ultimate design of the structure.
“If the site is steep, it’s going to lend itself to a walkout condition. And if you’re coming in at the bottom of the slope, it’s a walkup condition,” said architect Tab Bonidy of Tab Associates in Hendersonville. “With a walkout, you’ll enter the living level and have stairs leading down to the auxiliary rooms. With a walkup, you’re going up the stairs to main areas of the home.”
