SMITH & ASSOCIATES REAL ESTATE KNOWS THE MARKET Both counties cooled in July, with fewer new listings coming on the market across the region. Hillsborough gave back some of June's gains: fewer homes sold, the average price eased back, and listings took slightly longer to sell than the month prior. Pinellas held up a little better, with sales and the average price down only slightly, and homes there still selling a bit faster than in June. With less new inventory coming on, buyers have fewer choices, and well-priced homes in desirable locations continue to see the most interest. Pricing matters more in a slower month than a busy one, and sellers who price realistically from the start continue to see the strongest results.
