Early on, much of our work was concentrated in Back Bay along Newbury Street renovating many of the retail locations you see today. Chris Rapczynski President & Founder
A resident of Andover, MA, Chris is a seasoned professional in the construction industry with over 30 years of experience. His journey began as a carpenter and tradesman, giving him a deep understanding and appreciation for the various aspects of the industry.
Starting in the Back Bay neighborhood of Boston, Chris began renovating homes and commercial spaces. Through his persistence and hard work, he began winning larger, more sophisticated projectsquickly proving his worth in the Boston construction industry. Needing to solidify his mark, he established Sleeping Dog Properties, Inc. in 1993, named after his old black lab who could always be found, covered in sawdust, asleep on job sites.
Throughout the last three decades, Chris has developed Sleeping Dog into one of the most highly regarded and thriving general contracting firms within the region. Collaborating with exceptionally skilled designers and architects, Chris and the SDP team have overseen projects exceeding $500 million in value across diverse sectors, spanning high-end residential, boutique commercial, and distinctive hospitality ventures. In his ongoing efforts to nurture and advance Sleeping Dog for the future, Chris diligently focuses on recruiting top-notch personnel, investing in cutting-edge tools, and promoting exceptional projects. He firmly believes in the power of cleanliness, communication, and competency as the driving forces behind the success of his team.
In his personal time, Chris thrives at being a husband and a father to three lovely children. Although his weeknights and weekends typically consist of coaching soccer, Chris also enjoys running, being on the water, and attending car shows. Tyler Chief Operating Officer
Derrick has been an integral member of the Sleeping Dog Properties team since 2003. While attending classes for his Bachelor of Architecture at Wentworth Institute of Technology, he joined as an intern and has risen from Designer to APM to PM to Design Director, now residing as our Chief Operating Officer.
He is responsible for the day-to-day operations of the corporate offices including contract negotiations, project management, and financial controls. He also collaborates with the design team to effectively prioritize projects and work through architectural details, ensuring everyone’s ideas are heard. Derrick's client-first approach consistently shines through, assuring clients that their homes are always being
cared for. This often entails going above and beyond the call of duty, including responding to after-hours texts, phone calls, and conducting site visits. Derrick approaches all of our projects as if they were his own residence, demonstrating a willingness to help and find solutions at every turn.
In addition to his operational duties, Derrick is a beacon of leadership within our team. With a profound dedication to fostering a positive and productive working environment, he leads by example, emphasizing mentorship and hands-on teaching as foundational pillars of our company culture. Derrick's unwavering focus on continuous improvement drives our team to embrace new efficiencies while maintaining a steadfast adherence to business protocols and procedures. Through his guidance and mentorship, Derrick ensures that every member of our team is empowered to deliver the highest standard of service to our clients, embodying our commitment to excellence in every aspect of our work.
Ambitious outside of work as well, Derrick can be found on one of his bikes (gravel + road), training for his next 100+ mile race. In addition to biking, he enjoys DIY projects, traveling home to Maine, and trying new craft beer.

Our Controller for over five years now, Michael, is a Certified Public Accountant with over 30 years of experience in financial leadership roles in the real estate and construction industry. A native of Sharon, MA, he attended the University of Massachusetts-Amherst and graduated with a degree in accounting. To guarantee the most accurate measurements, we partner with a third-part professional firm that uses Simulataneous Localization and Mapping (SLAM) technology, a mobile, handheld scanner that enables rapid data acquisition. This allows us to quickly develop 2-D AutoCAD and 3-D Revit drawings and models, as well as Mechanical, Electrical, and Plumbing information including a Reflected Ceiling Plan (RCP).
We assist our clients with all permits, neighborhood requirements, and base building rules and regulations. Having worked in the city of Boston for 30+ years, we're well versed in the Inspectional Services Department (ISD) permitting requirements as well as the historical requirements of neighborhoods such as Back Bay, Beacon Hill, and the South End.


We maintain long-term relationships with some of the most talented engineers in the New England area who specialize in Structural, Mechanical, Civil, Geotechnical, Geoenvironmental Engineering, and more. So whether you're wondering if you can remove a wall in your 1800s brownstone or you're looking to build a new home from the ground up, we have the answers you need.
With a full design team in-house that includes registered Architects, Sleeping Dog Properties can draft and stamp full construction drawing sets that include existing and proposed floor plans, interior and exterior elevations, sections, details, layouts, shop drawings, power plans, and reflected ceiling plans.

Built to last generations, this Cape Cod home combines all the bedrooms, bathrooms, and amenities a large, growing family requires. Located in Osterville, the striking blue clapboard siding immediately sets this home apart from many of its ocean-weathered cedar shingle neighbors — but it’s what’s on the inside that leaves lasting impressions.
As you approach from the street, the symmetrical architecture of the home and site plan is immediately evident, with a taller, 3-story section flanked by two wings serving as a garage and the in-law suite. Meticulously placed driveway pavers, accented with a cobblestone border and vibrant landscaping, invite you onto this memorable property. A striking red barn to the right as you drive in provides additional living space for guests and offers a nod to old-country architecture. An additional detached garage opposite the barn is equipped
with two car lifts to accommodate a total of five cars.
Inside the home, stunning Douglas fir hardwood flooring from Denmark evokes the sandy beaches of Cape Cod and sets a light color palette that the rest of the home follows. As you enter through the front door and look up, a custom 3-tier Atlas chandelier suspends from the skylight above, immediately introducing the overwhelming grandeur of the home. The spectacular kitchen features a Miele refrigerator and freezer, as well as a Gaggenau wall oven, induction cooktop, and griddle. To enhance the flow of the space and seamlessly connect the kitchen and 4-season porch, we collaborated with Marvin to create a double-hung window as a single panel and installed the window on a soft-close pocket door kit to prevent it from closing too quickly.
The rest of the first floor features a huge laundry room complete with dog dryers, his and her offices, a dining and living area, as well as plenty of bathrooms, each with

its own unique design and style. Upstairs, the bedrooms showcase the interior designer's and client's styling while offering beautiful views of the bay.
The basement was designed to be a one-stop shop for all entertainment needs of the clients, their children, and guests. Ten-foot ceilings create the genuine feeling of another above-ground floor, along with a carefully designed cut-out in the rear of the home, allowing for full, double-hung windows to flood the main living space with




natural light. A personal gym and custom-built indoor golf simulator were requirements from the clients, who are avid golfers and always wanted a way to practice at home. We were also able to include even more entertainment options with a two-lane bowling alley that was once a large storage closet in the original plans.
In the backyard, a 20’ x 60’ infinity pool takes center stage, accompanied by a 14-person hot tub and several sitting areas. Two large grills allow for whole-family summer cookouts, and a well-sized lawn offers plenty of options for after-dinner games.

The renovation of this Newton residence, undertaken for a couple seeking a suburban escape from city life, carefully respects the principles of traditional Tudor architecture. Hacin's expert team, proficient in both architectural and interior design, meticulously researched historical Tudor guidelines to ensure fidelity to the home's heritage while infusing it with a contemporary sensibility. Throughout the renovation process, a harmonious balance between tradition and modernity was achieved by integrating a variety of colors, patterns, and materials, resulting in a home that seamlessly blends the old with the new.
The living room and dining area exemplify this fusion, exuding a serene ambiance enhanced by a thoughtfully curated color palette. Notable design elements such as a wood-paneled wall, patterned wallpaper on the ceiling, and an epoxy resin light fixture contribute to the space's

unique character. The transformation involved removing a full wall to improve spatial flow, a change complemented by the introduction of exquisite furnishings and decor. The redesigned layout creates a seamless flow between rooms, accentuated by natural materials echoing throughout the house.
Throughout the project, the selection of colors and materials was informed by a deep understanding of Tudor architecture, ensuring that the home maintains its historic-revival identity while embracing contemporary comforts. Attention to detail is evident in the choice


of furnishings, carpeting, and decorative lighting, emphasizing craftsmanship and casual comfort. The integrated architectural and interior design concept reflects a commitment to repetition, reinterpretation, and the celebration of natural materials and handmade features.
One example of this is the charming window seat that is nestled in the corner of the kitchen. It beckons with its promise of tranquility and warmth. Often found bathed in soft morning light, it offers the perfect nook to savor a steaming cup of coffee or lose oneself in the pages of a favorite book. A unique feature meticulously designed by the architect, this cozy enclave required thoughtful consideration to optimize its use. upholstered cushion and throw pillows, it's one of our favorite spots in the house.
Overall this project accomplished everything the clients were looking for when moving from the city to the suburbs - custom elements and more modern touches all while staying true to the home's original architecture and proving them with additional space.

Lacking in space. Never style.




Set against the picturesque backdrop of the Public Garden, this city condo seamlessly blends modern amenities and finishes with its original architecture, dating back to the 1860s. The building's exterior showcases a classic French Academic style, making a distinctive statement along Arlington Street.
Stepping inside, the 2,800-square-foot condo is bathed in natural light, accentuating the significant upgrades implemented throughout the space. The interior transformation involved a meticulous approach to design by Studio DRAW, where a diverse array of materials—wood, stone, metal, and paint—were harmoniously integrated. Each material's color and texture were carefully considered, requiring the design team to thoughtfully assess how they interacted with the surrounding space. Despite the ambitious nature of this task, the result is a cohesive design that stands as a
favorite among our projects.
A full-gut renovation, the demolition phase left nothing behind, giving the design team a clean slate to work off. In turn, they created a more open layout, to give the home a feeling of additional space and a more modern feel, still keeping enough walls and separate spaces to respect the traditional era this home was built in. This especially can be highlighted when comparing the new open layout of the kitchen, living, and dining areas when compared to the original. These space now perfectly blend together creating a harmonious space where the clients spend a majority of their time.
One element of this space the architect and client did decide to keep was the stone fireplace surround in the sitting area off the kitchen which was original to the 1800s building and was in desperate need of restoration. We collaborated with one of our closest stone fabricators, Cumar, in order to restore this 100+ year old

stone to its original condition. Hours of labor went in to remove the soot, fill in the cracks, and polish the stone, but was well worth all the effort.
Custom-stained, walnut cabinets with brass grille inserts combine with contrasting blue in the kitchen to bring a pop of color to the corner of the condo. Natural stone countertops, a mosaic tile backsplash, and a Wolf/ Sub-Zero appliance package also contribute to the ultraluxurious space.
As an audiophile, the media room was a special space for the client to get exactly right. He wanted a






space where they could truly become immersed in the best quality audio and video. To deliver just that, we worked with a talented, local A/V specialist and ended up installing high-end, mud-in ceiling and wall speakers, sound-proof doors, as well as a suspended ceiling with rubber dampeners and sound insulation.
The homeowners also wanted a bar area to create cocktails and a wine cellar to hold their personal collection. To accomplish this and have it fit the aesthetic of the renovation, we collaborated with a wine cellar design company to create a masterpiece equipped with LED accent lights, a solid mahogany countertop, and custom racks to accommodate 838 bottles.

This penthouse located high above the South End, within the prestigious Atelier 505 building, offers a unique blend of breathtaking views of the Back Bay and a serene ambiance characterized by soothing wood tones and exquisite architectural details. Collaborating closely with the highly skilled architects and interior designers at Hacin, we embarked on a journey to transform this penthouse into a pinnacle of urban luxury, sought after by discerning individuals in the city.
In the kitchen, maple wood was meticulously chosen for its rich and inviting finish, serving as the primary material for the cabinets and various other millwork elements. Its warm hue beautifully complements the elegant Okatie Bianco stone countertops, creating a harmonious contrast against the sleek white glass upper cabinets and backsplash. This

combination not only enhances the visual appeal of the kitchen but also imbues it with a sense of timeless sophistication.
Moving into the living area, the captivating maple wood continues to make a statement, seamlessly extending from the kitchen into a large built-in feature. Crafted with precision, this bespoke piece of furniture was ingeniously designed to conceal a television within the countertop, offering a clever solution for maintaining a clutter-free environment. The integration of the hidden television not only enhances the aesthetics

of the living space but also reflects our dedication to delivering innovative and functional design solutions that exceed our clients' expectations. The clients were thrilled with this innovative addition, marveling at its seamless execution and the transformative impact it had on the overall aesthetic of their penthouse.
In the master bedroom, the maple millwork theme continues with custom built-ins along the bedside wall including the entry door, flanking bookcases, nightstands, and paneling. The entry door, equipped with specialized hardware and hinges, serves a dual purpose, concealing the bookcase behind it when fully opened.

This modern barn seamlessly integrates contemporary construction and materials with rustic, inviting elements, exemplified by its massive barn doors that warmly welcome you inside.

When Marcus Palmer, an experienced restaurateur, embarked on his journey to create a new dining establishment in Andover, he held ambitious aspirations. He aimed for it to stand out as a premier dining destination in the region, fueled by his long-held dream of bringing a barn-style steakhouse to life. With a track record of successful collaborations on projects like Great Road Kitchen in Littleton and Vine Brook Tavern in Lexington, Marcus leaned on his enduring friendship with Sleeping Dog's Founder, Chris, to realize his vision for this modern American steakhouse.
Choosing Sleeping Dog as the construction team was a natural decision, given the deep connections both Marcus and Chris shared with the town of Andover. Repurposing the vacant Andover Bookstore, the barnstyle restaurant seamlessly blended into the downtown area, becoming a welcome addition.
Despite its imposing exterior, the interior design was meticulously crafted to exude coziness for diners. This was especially evident in the Dakota Bar's design, where elements like lower ceiling heights, warmer colors and textures, and thoughtful lighting converged to create an intimate and inviting atmosphere. The restaurant not only commands attention with its grand presence on the street level but also succeeds in offering a warm and welcoming ambiance inside, thereby realizing Marcus's dream of establishing a top-tier dining destination in Andover.
Commencing with the exterior, our process began with the demolition of the existing structure, paving the way for the construction of a new, modern building from the ground up. This approach guaranteed adherence to structural integrity, modern standards, and building codes, granting us the freedom to realize our design aspirations. It was imperative, particularly in crafting

a contemporary restaurant compliant with ADA regulations and the stringent criteria for commercial establishments.
Our vision for an expansive, open barn-style design necessitated the integration of large steel beams, columns, and a CMU block elevator shaft during framing. This structural framework not only facilitated the creation of a spacious and airy restaurant but also enabled us to showcase the steel elements as an integral part of the design.
The design team curated warm, inviting finishes


and materials consistent with the authentic barnstyle theme. Rich woods, supple leathers, and the juxtaposition of exposed brick and steel collectively contribute to the cozy and welcoming ambiance of the interiors.
The result of integrating these design elements and executing the construction is a stunning building and restaurant that will endure the passage of time, serving as an enduring symbol in the town for decades to come. Paying homage to the traditional barns of Americana, our aspiration is for this new structure to draw inspiration from the past, thereby enriching the future.
