2026 Mid-Year Analysis

At a time when many housing markets across the nation are seeing price growth cool and inventory improve, Long Island remains one of the country’s most competitive real estate markets, with home prices continuing to rise amid a persistent shortage of homes for sale.
According to statistics from OneKey MLS comparing single-family home activity from January 1 through June 30, 2026, with the same period in 2025, the supply of homes available for sale remains constrained as the struggle to generate new inventory continues.
In Nassau County there were 11,283 single family homes listed for sale, a slight increase of just one percent from a year ago. The number of closed sales for the first half of the year was 8,222, down fractionally from 2025. Despite the modest slowdown in sales activity, home values continued to appreciate, with the median sales price rising 5.5 percent to $850,000. Available inventory levels also tightened, declining to just over 2,000 homes for sale at the close of June - compared with 8,000 homes on the market in 2019. This dramatic reduction of inventory continues to be the primary driver of rising home prices. Sellers in Nassau continued to receive strong offers, averaging 99.3 percent of their original asking price.
Suffolk County experienced similar trends. New listings and closed sales both declined modestly during the first half of the year, yet home prices continued to climb. The median sales price increased 5.2 percent to $710,000, while inventory levels declined more than 4 percent from a year ago. Sellers in Suffolk maintained considerable leverage, receiving an average of 100.3 percent of their original asking price.
The continued shortage of homes for sale remains one of the most significant factors affecting the Long Island housing market. While elevated prices and affordability challenges have caused some buyers to become more selective, demand continues to outpace supply in many communites.
Competition remains especially intense in first-time buyer markets and in communities with lower entry-level price points. Homes in these segments are frequently selling quickly and, in many cases, receiving multiple offers above asking price due to the limited number of affordable options available. Well-priced, move-in-ready homes continue to generate the strongest buyer interest.
