As we closed out 2025, the Long Island real estate market continued to show impressive strength. While many housing markets across the country experienced price depreciation, home values on Long Island moved in the opposite direction, finishing the year higher than they began. Nassau and Suffolk Counties remained active and competitive, supported by steady demand, limited inventory, and continued price growth.
In Nassau County, the closed median sales price rose from $760,000 in 2024 to $805,000 in 2025, representing an increase of approximately 5.9% year over year. Closed sales also increased by about 0.9%, reflecting consistent buyer activity and market stability. New listings grew by roughly 3.5%, giving buyers slightly more opportunity while still maintaining a tight market. Available inventory at year end declined by about 5.2%, further tightening supply. With only a 2.2-month supply of inventory, Nassau County continues to present challenges for buyers while strongly supporting home values for sellers.
In Suffolk County, the closed median sales price increased from $630,000 in 2024 to $670,000 in 2025, a 6.3% year-over-year gain. Closed sales rose by approximately 0.8%, showing continued market stability and sustained demand. New listings increased by about 2.1%, reflecting steady seller confidence. Available inventory declined by roughly 4.7%, tightening market conditions even further. Suffolk now carries just a 2.3-month supply of inventory, another clear indicator of how competitive the environment remains.

Across both counties, low inventory remains the primary force shaping the market. Even with modest increases in new listings, demand has continued to outpace supply, keeping upward pressure on prices and ensuring that well-priced homes move quickly.
