Quarterly Report INVENTORY SHORTAGE CONTINUES TO SHAPE

NASSAU & SUFFOLK HOUSING MARKETS

The Long Island housing market in the first quarter of 2026 is being driven by one key factor-Inventory. We came into the year with inventory at a 30-year low across both Nassau and Suffolk Counties, and that has continued to shape market conditions. Demand remains strong, but there simply aren’t enough homes for sale.

This winter played an even bigger role than usual. January and February were especially cold and icy, which slowed buyer and seller activity compared to the same time last year, when we had a much milder winter. Fewer homeowners were willing to put their homes on the market, and some buyers held off on their search. So, while the numbers showed a dip in activity, it’s important to understand what was driving it.

Looking at Suffolk County first, the data reflects exactly that. New listings were down 15% year-over-year with pending and closed sales down 4.5%. That doesn’t mean buyers disappeared, it means there were simply fewer homes available for sale combined with a slower start due to the weather. There is currently a 2.4 months supply of inventory in both Suffolk and Nassau counties, far below the National average. And because of that limited supply, prices continue to move higher. The median sales price rose 3% to $670,000, and the median pending price also increased 3% to $680,000.

Nassau County is telling a very similar story, just with slightly stronger price growth. New listings were down 9.4%, pending sales dipped 2.9%, and closed sales came in 6.7% lower than the first quarter of last year. Again, this is more about fewer homes being available and a slower start to the year not a lack of buyer interest. Inventory declined 12%, and prices continued to hold strong and trend upward. The median sales price increased 5.2% to $814,000, and the median pending price rose 3.8% to $820,000.

When you step back and look at both counties the big picture is pretty clear. Inventory remains the story. We started the year at historic lows, and it tightened even further in the first quarter. Prices continued to appreciate even as fewer homes were sold compared to last year. As we approach the spring selling season more homes will be listed for sale giving buyers more options to choose from.
