A Message from Matthew H. Maschler Real Estate Broker Welcome to the July edition of the Signature Real Estate Finder Newsletter! There is always something happening in Florida, but this July is especially exciting. The world has come to Miami as “Miami Stadium” (yes, FIFA makes everyone call it that!) is hosting some incredible matches. Whether you're a soccer fan or not, it's amazing to see people from around the world gathering here. It says a lot about where Florida is today. We aren't just a vacation destination anymore—we're where the world comes to live, work, invest, and celebrate. Congratulations to Brazil on its impressive 3-0 victory over Scotland. It's always exciting to watch one of the world's great football nations perform on the biggest stage (see photo later in this newsletter).

Speaking of championships, congratulations to the New York Knicks! As someone who helps so many New Yorkers buy homes in Florida, I've met plenty of lifelong Knicks fans who honestly wondered if they'd ever see another championship. Well...they finally got one. Like championship teams, successful real estate transactions are built on preparation, teamwork, and executing when the opportunity presents itself. Question:

I have a buyer who purchased a home and I received a message from them regarding the pool having issues that apparently seller was aware of. Just looking for guidance on how something like this is handled and in which direction do I point them?

I am really sorry to hear of your swimming pool issues. As you know, you purchased the Property using an AS IS PURCHASE CONTRACT and you had the right to inspect the property, which I know you completed. There is nothing that our firm can do post-closing; however, if you are CONFIDENT that the Seller was aware of this issue BEFORE you went to contract and they did not disclose this to you, then you might be able to pursue them legally for failure to disclose under the terms of the Purchase Contract. You may wish to do this in Small Claims Court to try and avoid attorney’s fees, otherwise you are always best represented by hiring an attorney. It will need to be PROVEN that the Seller was aware of this before you went to contract on the property in order for you to have any success. Please keep me posted on how things work out and what you decide to ultimately do to pursue (or not) this matter. I wish you the very best and hope you enjoy your new home. Matthew H.
