Ask The Broker Dear Listing Agent,

Dear Matthew, I have a rental listing and now I also have the clients who wish to rent. Do I need to draft a "Contract to Enter a Lease" or can I skip it and just write the lease?

While it is not required by law, I strongly recommend drafting the Contract To Lease (CTL). It is very helpful and it's powerful. In the same way when you have a buyer who makes an offer, which needs to be negotiated, the CTL contains all of the relevant terms which will be used to draft the final lease. It’s like building a house. You neee to start with a good foundation and if you skip this crucial step you may find yourself mired in questions, brokering and controversy. Always always always start a rental with a CTL.
