Dear Listing Agent,
If the Seller signed an EXCLUSIVE LISTING AGREEMENT, it does not matter WHO found the buyer. Could be a friend, neighbor, another agent, if ANYONE purchases the property, the Listing Agent gets paid in full.
This can be very common in situations where a property is rented and the tenant wants to purchase the property. Any exclusions to the listing agreement must be negotiated in writing.

Dave Aronberg served three terms as Palm Beach County’s elected State Attorney (2012–2024), overseeing five offices and nearly 300 prosecutors and staff. A former Florida Senator, Assistant Attorney General, and White House Fellow, he is nationally recognized for his leadership in combating prescription drug abuse and corruption in the addiction treatment industry.
In 2016, Aronberg launched the Sober Homes Task Force, resulting in more than 120 arrests for patient brokering and insurance fraud, new Florida laws later adopted by other states, and policy changes by Google to restrict deceptive rehab advertising. These efforts contributed to a significant reduction in opioid-related deaths in Palm Beach County.
A Miami native, Aronberg graduated with honors from Harvard College and Harvard Law School. He later served as a White House Fellow and Special Assistant to the U.S. Treasury Secretary, focusing on international money laundering and terrorist financing. He is currently managing partner of Dave Aronberg Law, P.A., a strategic partner at Capital City Consulting, a Harvard Law School trial skills instructor, and a frequent legal commentator on national media.
