As backpacks come out and first-day photos fill our feeds, I want to congratulate all of our friends, agents, and clients whose children are starting a new school year. Whether it is kindergarten, a new campus, or another year of late-night homework at the kitchen table, these milestones matter, and they often shape the homes families choose. It seems like just yesterday I shared with you that my son David was about to start college at Wake Forest University, and daughter Lindsey at the University of Vermont. Now they are almost done, one year to go!!!

Ask The Broker Answer: Dear Mr. Buyer: Maybe, but first I need to know what you need the attorney for.

Question: Dear Matthew, Do you have any recommendations for a Florida real estate attorney?

"Real estate attorney" is a very broad term, and the best attorney for one type of matter may not be the best choice for another. For example, are you looking for an attorney to: Handle the purchase or sale of a home or condominium? Represent you in a commercial real estate transaction? Assist with a landlordtenant dispute or an eviction? Handle a homeowners' association (HOA) or condominium association issue? Resolve a title or boundary dispute? Quiet title to a property? Assist with probate or estate administration involving real estate? Create a trust or estate plan that includes real estate? Handle a partition action between co-owners?

Deal with a foreclosure or loan modification? Resolve a construction defect or contractor dispute? Assist with zoning, land use, or development matters? Represent you in real estate litigation? Each of these areas requires a different skill set, and many attorneys focus their practice on just one or two of them. If you tell me what you're trying to accomplish, I'm happy to recommend an attorney who is well-qualified for that specific type of matter. Asking for "a real estate attorney" is a little like asking for "a doctor," the right answer depends on what you need. Matthew H.
