A Message from Matthew H. Maschler Real Estate Broker It is hard to believe that it has been two years since the sweeping changes to the real estate industry that took effect on August 17, 2024. At the time, there was no shortage of headlines predicting the end of buyer's agents, confusion over commissions, and uncertainty about how transactions would work moving forward. s a quick reminder, the A biggest changes included: Buyer agents were required to have a written representation agreement with buyers before showing homes. Offers of buyer broker compensation could no longer be advertised through the MLS. Compensation became even more transparent and fully negotiable between all parties. At the time, many wondered whether buyers would forgo representation, whether commissions would disappear, or whether the home-buying process would become significantly more difficult. Two years later, we have our answer. The industry adapted. Buyers adapted. Sellers adapted. Most importantly, the best real estate professionals adapted. Rather than eliminating the need for REALTORS®, these changes highlighted the value of experienced representation. Buyers quickly realized that negotiating one of the largest financial transactions of their lives without

professional guidance often wasn't in their best interest. Sellers continued to recognize the importance of skilled marketing, pricing, negotiation, and transaction management. What did change was the conversation. Real estate professionals now have more open discussions about the services they provide, the value they bring, and how they are compensated. In many ways, that transparency has strengthened the relationship between agents and their clients. At Signature Real Estate Finder, we embraced these changes from the beginning. We educated our agents, updated our procedures, and focused on helping our clients understand the new landscape rather than fear it. Today, those conversations have become second nature. The lesson from the past two years is simple: forms change, rules evolve, and markets adjust. What never changes is the importance of knowledge, experience, strong negotiation skills, and having an advocate who puts your interests first. In Palm Beach County, it's customary for the seller to choose the closing agent, and many title companies are owned by or affiliated with experienced Florida real estate attorneys. In many cases, they can answer routine legal questions as part of

If your situation requires independent legal representation, my first choice is Robert Schwartz, a Florida Bar Board Certified Real Estate Attorney. He is exceptionally knowledgeable, practical, and the attorney I recommend most often. Another excellent attorney is Greg Gefen. If his office is handling your closing, he is often able to answer questions as an accommodation to the transaction. If you need separate representation, he is also an outstanding resource.
