Hot sales and listings... Along with the latest real estate news in the Hamptons and beyond BY KAREN DASH Labor Day 2026 already? We can’t believe it either. But it’s been a good summer. The weather, after a long and gray June, finally decided to get in line with the rest of the planet and heat up. But here in the Hamptons, hot weather just seems much more bearable than anywhere else. For those looking for their own spot to call him, we hope the gods of fortune have been smiling upon you. There was a time when $20 million bought you a very serious Hamptons house. It still does, of course. But in a summer when asking prices have sailed past $150 million with alarming nonchalance, $19.995 million is beginning to occupy the strange new category of “well, almost reasonable, comparatively speaking.”

That celebration involves lots and lots of glass. Floor-to-ceiling European windows frame the ocean, while rift-cut oak and stone in sand and ocean tones continue the beach theme indoors. The home was completed this spring and is fully finished and staged, meaning the buyer can move directly in rather than spending the next three summers discussing millwork with an architect.

A NAPEAGUE STUNNER Such is the case with 2128 Montauk Highway in Amagansett, a newly completed modern oceanfront home asking $19,995 million. The Bodenchak Design & Build property is currently the only oceanfront home available for sale in Amagansett, according to developer and listing agent Dawn Bodenchak of the Bodenchak Team at Sotheby’s International Realty.

Relaxed, naturally, now requires considerable technology. Nearly every system in the house can be controlled from an iPad, including Lutron lighting, climate, security cameras, Wi-Fi, Sonos audio, pool heating, hot tub and swim current. There is also a 9-kilowatt solar system. The waterfront pool itself has a retractable cover designed to retain heat and extend the swimming season, a current for swimming laps at one end and spa jets at the other. Yes, even the pool multitasks. The house also offers vaulted ceilings, custom woodwork, Ciuffo cabinetry, a stone fireplace, built-in barbecue and two-car garage. It is an impressive package, particularly for someone who wants new construction directly on the ocean without acquiring an older house, tearing it down and embarking on the increasingly elaborate Hamptons ritual of spending several years and a fortune replacing it.

Set on 2.5 acres on Napeague, at the end of a long private driveway, the fivebedroom house has 120 feet of Atlantic frontage and the sort of privacy that is becoming increasingly difficult to find. The house itself measures a relatively restrained 3,500 square feet — practically a cottage by current Hamptons standards — with five full bathrooms and two powder rooms. But if the square footage is modest, the interiors are simply breathtaking. “What I love most about 2128 Montauk Highway is that it delivers something that’s almost impossible to recreate today—a truly private, modern oceanfront estate where every space was designed to celebrate the Atlantic,” Bodenchak says.

“Our vision was to create a modern coastal retreat that fully embraces its oceanfront setting,” Bodenchak says. The result, she adds, is contemporary but still “warm, inviting, and perfectly suited to a relaxed beachfront lifestyle.”

THE $72 MILLION TEARDOWN, NOW ASKING $162 MILLION Although, judging by another East Hampton property now on the market, there are still plenty of buyers willing to do exactly that.


At 43 East Dune Lane, a 3.6-acre oceanfront estate purchased only five months ago for $72 million is being offered as the site of a planned $162 million compound. The property has 225 feet of direct ocean frontage and a pedigree that would be difficult for any new construction to manufacture: it was once owned by Lee Radziwill, Jackie Kennedy Onassis’s famously stylish younger sister. Radziwill bought the estate in the late 1980s for a little over $6 million and lived there with her husband, film director Herbert Ross. At one point the couple agreed to sell it to Jerry Seinfeld for $19 million, but the deal famously collapsed after Radziwill and Ross reportedly had an argument about the sale on the front lawn. Sorry, Seinfeld. The property eventually hit the market for $120 million and sold this March for $72 million. Its anonymous new owner apparently wasted little time contemplating the existing residence. The $162 million ask might once have seemed audacious. This summer, however, it has company. Calvin Klein’s former East Hampton compound came to market for $165 million, while billionaire hedge fund manager Zach Schreiber’s Sagaponack estate was listed for $152.5 million. The Hamptons sales record remains Barry Rosenstein’s $147 million purchase on Further Lane in 2014.

$27.5 MILLION IN FORDUNE Over in Water Mill, 160 Jule Pond Drive offers a somewhat quieter proposition for $27.5 million. Located behind the gates of Fordune, the former 235acre estate of Henry Ford II and Anne McDonnell, the more than 8,000-square-foot house sits on 2.25 acres. Originally designed by architect Michael Goldman, it was comprehensively reworked in 2023 by designer Mathew Boland, combining English country architecture with warm, restrained interiors. The Hamptons luxury housing market continues to defy expectations, with rising prices, tightening inventory and affluent buyers showing little sign of retreat BY HEATHER SENISON

n the second quarter, the median sales price rose 16.1% year over year to $2.2 million — the third-highest level on record — while listing inventory fell 9.5% to 1,166 homes, according to data from Housing Notes, compiled by Jonathan Miller, president and CEO of the real estate appraisal firm Miller Samuel. The upmarket shift is also continuing, with homes priced below $1 million accounting for just 14.6% of listings, near a record low, while the share of properties asking more than $5 million climbed to a record 17.9%.

“The Hamptons and Wall Street are joined at the hip,” Miller said. “When Wall Street compensation is up, there’s a lot more churn out east.”

With Wall Street bonuses already tracking ahead of 2024 and 2025, both record years, according to compensation consulting firm Johnson Associates, Miller expects demand to remain resilient. “The outlook for demand is strong,” he said. “Their only challenge in terms of activity is whether more inventory comes on the market.”

Paulina Keszler of Sotheby’s International Realty is also seeing a busy market, with price improvements followed by quick deals. “It’s surprising how many buyers think the prices are too high, even though there is no inventory with a large pool of buyers,” she said. Her favorite transaction, 159 First Neck, was particularly meaningful: Keszler’s family had been friends with the sellers for years, and the property went to a family she said would give the Southampton estate “its next life.”

A BUSY SUMMER The Hamptons market is moving fast this summer, but not necessarily predictably. “Complete chaos,” says Christopher Burnside and Aubri Peele of Brown Harris Stevens, describing buyers and sellers changing their minds, deals being signed almost instantly and contracts lingering for weeks. Peele and Burnside’s favorite sale of the year was 137 Sandune Court in Sagaponack, an ocean-

WHERE TO FIND VALUE For buyers looking beyond the Hamptons’ priciest enclaves, Hampton Bays continues to stand out as a relative value. Both Thompson and Keszler point to the community as one to watch, citing its lower prices, convenient location and expanding roster of amenities. Others are taking note too, however, as the hamlet’s average sales price rose 49% year over year to $1.58 million in the second quarter of 2026, according to Housing Notes. “Hampton Bays has continued to perform very well as prices remain slightly lower than homes further East and offer strong value,” Thompson said. “It’s a community that continues to attract new buyers looking for both lifestyle and value.” Keszler sees the same appeal. “As traffic continues to grow each year, buyers increasingly appreciate Hampton Bays’ convenient location, easy access to both ocean and bay beaches, and its growing collection of great restaurants and local amenities,” she said. LOOKING AHEAD TO FALL The outlook for fall is decidedly mixed, though these agents expect the Hamptons market to remain busy as summer renters consider becoming buyers. “I expect the fall market to remain strong as more renters decide it’s the right time to become homeowners,” Thompson said. Keszler also sees an opportunity for sellers. “It’s a great time to list; so many of our renters are turning into buyers,” she said, adding, “If you see something you like, go see it quickly, especially if you are looking for turnkey.” Peele’s advice is simple: “Make any deal you can if the price is right and don’t overthink it.”

well by design Wellness has moved from the spa room to the structural blueprint. In the Hamptons, the most sought-after homes are being built around how they make you feel. BY MILA EVERHART There was a time when wellness in a luxury home meant a sauna off the pool house and a yoga mat in the guest room. That time has passed. Across the Hamptons, the most coveted new construction and renovation projects are now being designed from the inside out, with health, recovery, and sensory experience woven into the architecture itself rather than added as an afterthought. The shift is profound and, by most accounts, permanent. Client conversations at the highest level of the market have fundamentally changed. Where projects once began with aesthetic direction, a mood board, a material palette, a set of reference images, they now begin with something closer to a wellness brief. How the home should feel at six in the morning. How it should support sleep, recovery,

and sustained focus. How light, air, and sound should shift throughout the day. Courtney Lukitsch, founder of the Well Design Summit, has been tracking this transformation closely. "Homes are no longer just places we occupy," she says. "Instead, they are actively built and curated to shape our identity, health, and emotional state. Through nature, light, materiality, and intentional sensory design, architecture and the environment become tools for self-awareness, wellness, and future-focused living. Wellness is reshaping the world's largest asset class, encompassing a globally projected market valuation of $6.5 trillion." In the Hamptons, that figure is not abstract. It is visible in the materials being specified, the systems being installed, and the conversations happening between clients and designers before a single plan is drawn. That thinking is reshaping the floor plan. Circadian lighting systems, calibrated to mirror the natural arc of sunlight, have become standard in high-end East End builds. Hospital-grade air purification is increasingly written into the design phase rather than added after the fact. Radiant heat flooring, once reserved for the primary bathroom, now runs beneath the full footprint of many new homes. The relationship between interior and exterior has been reconsidered with equal intention. Retractable glass walls, seamless indoor-outdoor thresholds, and dedicated spaces for breathwork and quiet reflection have become recurring features at the upper end of the market. The primary bathroom has evolved into something closer to a private spa,

designed not for efficiency but for restoration. Materiality has entered the conversation with similar urgency. Natural plasters, low-VOC finishes, and organic textiles have moved from preference to expectation, with many clients arriving at the design table already fluent in the health implications of conventional building materials. Recovery infrastructure has become one of the most consistently requested categories in new construction. Cold plunge pools, infrared saunas, and red light therapy suites now appear in project specifications with the same regularity as wine rooms and home theaters once did. Austin Laudenslager, Founder and CEO of Peak Saunas, identifies the deeper shift beneath the trend. "The most interesting shift in wellness isn't a new gadget — it's ownership," he says. "Routines people used to rent by the session are becoming permanent fixtures at home, and the sauna is the anchor." The influence of high-end wellness hospitality, from the Aman to the Six Senses, is unmistakable in how residential clients now articulate what they want from their homes. Sleep, too, has become an architectural priority. Dedicated sleep suites with precision blackout systems, acoustic insulation, and individually calibrated temperature controls are increasingly part of the brief at the highest end of the market. The primary bedroom now commands the same planning attention the kitchen once did. In the Hamptons, where the home has always been an expression of how one chooses to live, the definition of living well has simply become more exacting.


The New HarvestTable

How Hamptons hosts are reimagining farm-to-table entertaining BY ANNIE SISK It’s a late summer evening, and your guests are just beginning to arrive as the sun sets over the nearby fields. The tomatoes came from a nearby farm that morning. The oysters were harvested just hours earlier. Herbs were clipped from the kitchen garden. The rosé was produced a few miles down the road. Farm-to-table entertaining has evolved beyond simply serving local food. Today’s hosts are creating immersive experiences that celebrate the East End’s agricultural heritage while offering guests an authentic sense of place. THE EAST END IS THE ULTIMATE PANTRY The Hamptons are uniquely positioned for this style of entertaining. It’s blessed with fertile farmland preserved for generations, local farm stands, and a plethora of delicious foods and drinks on offer. Consider exploring those offerings for your next dinner party: local shellfish and seafood, vineyards and wineries, artisan cheese, and specialty foods, plus the growing popularity of kitchen gardens all mean that you can find delicious local versions of your favorite ingredients. And many of them have been sustainably grown. John Lancione is the Founder and CEO of Seasonal, a local food marketplace in NYC built around the community-supported agriculture model. He says, “Farm-to-table entertaining has been moving beyond simply ‘local’ and toward ingredients with real provenance. Local farmers are artisans in the truest sense,

and the story behind their work and the food they produce is both beautiful and interesting.” The bottom line? The best harvest dinners begin with what’s actually in season. DESIGNING A MENU AROUND LATE SUMMER’S PEAK HARVEST Rather than choosing recipes first, successful hosts start with ingredients. Lancione suggests starting with your produce: “Stop by farms like Amber Waves, Balsam Farms, and Oregon Road Organics to stock up on peak-season fruits and veggies, then build the menu around it. Nature really does the storytelling for us during this time of year, and when you buy fresh local produce, the menu writes itself.” For starters, consider local oysters, an heirloom tomato salad, and perhaps an assortment of fresh cheeses sourced locally. Lancione suggests pairing vineripened tomatoes with stone fruit: “Throw together big chunks of heirloom tomatoes, sliced sungold and cherry tomatoes, your favorite local stone fruit, feta, and a handful of fresh herbs. You’ll have a hearty dish that explodes with summer flavors.” Main courses can center around grilled fish, pasture-raised chicken. Don’t forget vegetables such as corn, eggplant, and zucchini, all lightly grilled to maximize their natural flavors and textures. For desserts, consider fresh fruits such as peaches, berries, and plums, with a drizzle of local honey for a sweet finishing touch. The bonus benefit to a fresh farm-to-table approach: Menus become simpler yet more memorable because the ingredients do most of the work. SEED-TO-SIP: PAIRING LOCAL WINES WITH THE HARVEST TABLE Like farm-to-table, seed-to-sip is both a movement and a philosophy that centers ethical sourcing and production processes applied to drinks. When a beverage

producer adopts this approach, it commits itself to transparency and quality control at every stage. Ivo Cooper, who is the Founder of Cooper Private Cellars and the General Manager & Beverage Director of the M Grill in Los Angeles, suggests the following wine and food pairings for this season in the Hamptons: Heirloom tomatoes + burrata, basil, olive oil, or grilled bread: “I’d go with Wölffer Estate Rosé or Channing Daughters Rosato. Tomatoes need a wine with freshness and acidity, and a Long Island rosé works well.” Roasted eggplant with herbs, tahini, yogurt, or smoky grilled flavors: “Look at Channing Daughters, especially one of their more textured white or rosato styles.” For richer autumn dishes such as eggplant parmesan, roasted squash with mushrooms, or grilled vegetables with lamb or steak: “A Long Island Cabernet Franc or Merlot can work beautifully. Bedell, Macari, or Paumanok would be good producers to look at. Serve the Cabernet Franc slightly cool so it stays fresh and doesn’t overpower the vegetables.” THE NEW LUXURY: KNOWING THE STORY BEHIND THE MEAL This is the real secret behind the shifting approach to farm-to-table in the Hamptons: Rather than impressing guests with elaborate imported

ingredients, many hosts are choosing authenticity and the bounty produced by produce and flower farmers, winemakers, herbalists, lobstermen and more.

Seed-to-sip Cocktail Recipes:

Make the table’s local connections the star of the show. You can do that in any number of ways. One simple way to do this is to work with your chef to plan a menu that can incorporate as many locally-produced ingredients as possible. Visit a local oyster farm and select flowers for the table from local growers.

Handwritten menu cards can note the local producers involved in the meal, giving your guests something to discuss as they linger outside around the table. Enlist your guests to collect the herbs you need from your own garden. This is how a lovely evening becomes a memorable full-sensory experience.

In a shaker, muddle cilantro and 4 slices of the mini cucumber with honey and lime juice. Add tequila and rum. Add ice and shake.Double-strain into a glass and top with soda water. Gently stir by repeatedly lifting and dropping the ice with a bar spoon or fork. Garnish with a slice of mini cucumber and a tall sprig of cilantro.

The most memorable Hamptons dinners are remembered because every course tells the story of the East End itself—from the farm fields and vineyards to the bays and backyard gardens. Caprese Gimlet 1.5 oz Barr Hill gin ½ oz lemon juice ¼ oz agro dolce (white balsamic vinegar) ¾ oz simple syrup 3-4 large basil leaves + 1 small basil leaf for garnish 2 cherry tomatoes + 1 for garnish EVOO (extra virgin olive oil), for garnish Balsamic vinegar, for garnish Dropper (for applying garnish) In a shaker, muddle 2 cherry tomatoes and basil leaves with simple syrup and lemon juice. Add the gin and agro dolce. Add ice and shake. Doublestrain (through both a Hawthorn strainer & fine mesh strainer) into a stemless cocktail glass or coupe. Slice halfway through the last cherry tomato and seat it on the rim of the glass. Using a toothpick, poke a small hole in the top of the tomato and insert the stem of the small basil leaf. Using a dropper, dot the surface of the cocktail with double-drops of EVOO. Then, using the dropper, dot the EVOO with single drops of balsamic vinegar. The balsamic will stay suspended in the EVOO for only about a minute, so serve quickly for optimal aesthetics!

British designer Mark Howorth has created a splendid haven for an American family in Paris

I

f you were in the market for a second home, you could do worse than to pick up a little something in the ultra-posh seventh arrondissement of Paris. And at first sight, a 2000-square-foot apartment overlooking, say, the Champ de Mars park and the Eiffel Tower might serve you nicely. But what if the apartment was terribly run-down? And what if, despite its splendid front-facing street views, you also had to contend with a window that gave on to a less-thanscenic internal courtyard? From a design point of view, such an apartment could look like an opportunity awaiting the right pair of eyes – or an unmitigated disaster. Mark Howorth saw it from the former vantage when he was brought on to refurbish and decorate a California family’s new digs, which were in the condition described above. “The clients loved color. They wanted a space that was layered and textured and cozy,” says Howorth, the founder and creative director of Callender Howorth, a UK-based interior design studio with offices in London, New York and the south of France. They requested refined interiors that were sympathetic to the past but decidedly modern when it came to conveniences and comfort.

Housed in a building erected at the tail end of the Belle-Époque (1817-1914), it was clear to all concerned that the apartment had seen better days. For Howorth, whose studio has completed full-service design projects in the Hamptons, California, New York City, and throughout Europe, it seemed logical to take decorative and historic cues from the building’s origins, which harked back to a time when ornamentation was the order of the day. Accordingly he conceived of the apartment’s rooms as a series of jewel boxes, each filled with the rich, saturated colors and materials of the era – from the emeraldgreen bar room with its onyx bar, the Prussian-blue bedroom, and the unashamedly glamorous gold-toned Chinoiserie wall covering in the powder room to the gold leaf and Murano glass pendant in the entrance hall. But before the studio got to the fun stuff, there was some very serious structural and detail work to be done. This included updating the apartment’s physical plant, reconfiguring the floor plan, and enlarging rooms, among them what Howorth

describes as a “pokey” kitchen. Walls were moved and thickened, spaces were reconfigured, boiserie panelling and architraves were added. “It was vitally important to prepare the canvas before we moved on to color and texture,” says Howorth. “We had to get the spatial and interior architectural elements right and everything had to be brought up to American standards. For our American clients, the best water pressure, under-floor heating, air conditioning and a steam shower in the primary en suite are base-line requirements.” Construction took twelve months to complete. “A lot of the project was about the reintroduction of character,” he says. “The flat had been ripped bare. A classic Belle Époque entrance hall would have had a marble-floored foyer and so we installed one in Calacatta Viola with bronze inlays in a bespoke pattern.” Throughout the apartment, Howorth deployed other sumptuous materials such as shagreen leather, pink onyx, marble from Patagonia and gold and bronze trim. He added atmospheric lighting (“We sourced incredible maximalist chandeliers,” he says) and designed the plaster butterfly motifs that now decorate the ceiling in an inspired reinterpretation of Belle-Époque décor. “All the different elements came together to form the show-stopper of a flat that the clients wanted,” says Howorth.

And speaking of show-stoppers, the owners were so delighted with the end result that they’ve since acquired the ground-floor duplex directly beneath it – and they’ve commissioned Callender Howorth to fuse the apartments into a single 5000-square-foot unit distributed over three floors. “We found a minimally-invasive way to connect the two structures,” reports Howorth. Plans are underway to create guest rooms, a cinema, and a grand space for entertaining. The latter will open onto an existing private garden, an exceedingly rare luxury in central Paris. “It’s going to be fantastic,” he says of the future triplex. “The clients let us go bonkers with color and texture.”

In the Hamptons, even ingredients are celebrities, and restaurants are in full gear celebrating the peak of farm-to-table season. MIRACLE, SAG HARBOR Third generation Sag Harbor resident Michael Nolan, the owner of Fresno in East Hampton, opened Miracle on Main Street in the former Vin Sur Vingt space this summer. The newly renovated interior was designed by Helen Gifford of HelenBilt. The cozy yet sophisticated interior with candlelight and low lighting features classic wood bistro chairs and stools and tufted leather banquettes. Chef Jesus Gonzales of Fresno also leads the modern American menu at Miracle. The restaurant relies heavily on local produce and fish. “Late summer is one hundred percent Chef Jesus Gonzalez and Michael Nolan our favorite season,” says Nolan. Chilled Photo: Miracle Balsam Farms corn soup with corn salsa, Balsam Farms blistered shishitos, and surf ‘n turf with sea scallops and bresaola lead the appetizers. Mains range from local striped bass with littlenecks, summer squash, and a burnt orange saffron broth to pan roasted Jurgielwicz Farm duck breast with a black cherry gastrique. An “in between” menu with happy hour pricing is offered daily from 3 to 5. “I wanted a community oriented time when people could just come and go, maybe share a plate of oysters or some hummus,” says Nolan.

Woolf focuses on seasonality and local sourcing collaborating with regional farms and purveyors. Popular brunch items include short rib popovers, smoked salmon hash brown, hot brioche donuts, and Pavlova and berry smash. ZAGARA, SAG HARBOR Sag Harbor has a new hotel with a light and airy restaurant with waterfront views and an outdoor terrace. Blue Flag Capital and Collared Martin Hospitality which has outposts in Nantucket and Martha’s Vineyard, has transformed Baron’s Cove Inn into a luxury boutique harborside hotel called Faraway Sag Harbor. It’s high-end Mediterranean restaurant, named Zagara for the citrus blossom, is helmed by Executive Chef and Culinary Director Jarad McCarroll, formerly of the Montauk Yacht Club and Hotel Le Toiny in St. Barth’s. The menu aims to infuse East End ingredients with the spirit of the Amalfi coast. “We have beautiful produce at our fingertips,” says McCarroll. “Dishes like our tomato salad are all about celebrating what’s in season.” Starters include Peconic gold oysters, salted black seabass tartare with caviar, an apple and scallop rose, and a signature tomato salad. Mains include a lemon risotto with tomato jam, poached local halibut with citrus and herb salad from the onsite garden, and beef tenderloin with beetroot and pumpkin seeds. CALISSA, WATER MILL Calissa is a chic Greek restaurant with an outdoor garden lovely enough to host weddings and room to dance under the stars when live music gets underway on weekends. The menu combines Greek classics and local touches. A meal typically starts with mezze that includes a silky version of hummus made with pureed fava and roasted hot peppers with whipped Arahova feta. Then there’s a flight of crudo, grilled octopus, and Greek or watermelon salad. Entrees include Dorade from the Aegean Sea, Dayboat swordfish, and lamb chops. The awardwinning wine list is international but appropriately features a substantial selection of Greek labels. Opa! A crisp Assyrtiko pairs well with any fish. Waxing Poetic Bonnie Rychlak revives encaustic art

While many artists are looking to the future with technological advances, renowned artist and curator Bonnie Rychlak reaches back in time to the rich history of encaustic art. Using hot wax techniques dating back to when the Greeks utilized them to both seal and decorate their boats, Rychlak perfects this labor-intensive method to create depth and resonance in her works. “It was abandoned for centuries until electricity was discovered and created another way to heat and paint with the wax. It also has to be applied horizontally because it drips. It’s such sensuous material, very fleshy and beautiful. There may be drawbacks but it’s worth it.” Rychlak earned a Master of Fine Arts at the University of Massachusetts, Amherst and a Bachelor of Arts at the University of California at Los Angeles. She has been awarded many prestigious honors including a Fellowship from The American Academy in Rome, a 1985 Rockefeller Foundation, Bellagio Residency and 1976 National Endowment for the Arts,

adding pigment to it. “It’s all about how you apply it,” she explains, “The most important thing about using encaustics is it’s like watercolors. It’s about understanding layers and transparency. You can really dive into the surface if you know how to use it properly. After it’s applied you can leave the brush marks or you can use a heat gun for smooth surfaces.” At a recent solo exhibition at the renovated tractor barn at the William A. Corwith Homestead, Rychlak took advantage of the space to present her work in non-traditional ways to allow the viewer to have a more visceral experience. Her method is taking upholstery fabric and stretching it, making protrusions from behind the canvas then layering on colored hot wax. Her use of materials of strong, thick fabrics can absorb the wax, creating a unique visual and tactile surface, combining the domestic

textile with the ancient, enduring wax. “Conceptually it’s about what you see and what’s underneath,” she explains. Her iconic circular forms are often associated with a drain motif, even placed directly on the floor. They even inspire symbols of Jungian psychology and the subconscious. “Drains can be very scary when you look down them, a fear or being sucked into it. What are the blockages or hidden detritus?” Rychlak also purposely hangs her circular wall pieces at belly, not eye level. “I want the pieces to be more sculptural and object-like than paintings,” she comments, “It gives one an opportunity to see the protrusions more strongly. The mirrors are also concave on the pieces, so you get turned upside down. And in all of these pieces, the center is not centered. Each is slightly off center. I am trying to play with the optical relation to bring you in and push you away.” Her work invokes both a modern sensibility and a nod to antiquity. Through the layers of wax and the layers of time and the layers of the human psyche, Rychlak invites us to see what layers of truth are revealed.

A

while back, a fan of Abby Gruman’s Instagram asked if she would be up for decorating an almost ten-thousand-squarefoot shingle-style house in Water Mill. The property belonged to the fan’s mother-in-law and the plan was to create a serene family home for summers and weekends. Before she heard the particulars, Gruman, the founder and principal of Abby Leigh Designs, found herself readily agreeing to take the project on. And why not? She’d always loved the Hamptons and had long had a special feeling for the area. Since many of the homes she’d worked on were located in New York City and New Jersey, this was a chance to strike new ground, albeit in familiar territory. With seven bedrooms and eight-and-a-half bathrooms, a tennis court, and a swimming pool set on 4.5 acres of land overlooking horse stables, it was a large property by any measure. Yet the project had two little wrinkles. The first was that the interior design would require some ingenuity on Gruman’s part, as the homeowner hoped to kit the place out in a way that would suit three generations of family members. This did not give her pause for she loved a challenge. The second concerned the lead time. Everything, it seemed, would have to be wrapped up in just six short months. Sometimes constraints inspire creative solutions. The homeowner requested interiors that were “crisp, clean, and modern,” a description that fits Gruman’s style to a T. Her client wanted rooms that were sophisticated enough for her adult children yet at the same time playful enough for her high-spirited young grandchildren. She envisioned a space in which the latter contingent could roam free with no chance they might wreck a oneof-a-kind piece of furniture, stain an upholstered chair, or scuff the walls beyond repair. As a mother of two young children, Gruman got it. And so she covered the walls in one child’s room in star decals and wherever possible she chose items without sharp edges. She upholstered sofas in performance fabric and an ottoman in faux leather. If there is a unifying theme to the design scheme it is the color blue. (All the family members are mad about the color.) To keep the interiors from appearing overly monochromatic, Gruman offset different shades of blue with creams and neutrals as well as a variety of prints and textures, particularly when it came to wallcoverings.

Thus in the main bedroom she hung a cream and blue-striped wallpaper, in another bedroom, a sea-blue grasscloth from Holly Hunt, and in still another a blue floral print from Serena & Lily. “The idea was to create a serene coastal feel,” she says. “We were going for that quintessential Hamptons vibe.” Once she’d established the beachy color scheme, she turned her attention to the furniture. To meet her summer deadline, Gruman needed things she could lay her hands on right away. But with no antique treasures to speak of, much less anything that required a long lead time or iconic pieces with cult followings, Gruman feared the house might feel “like walking

into a showroom.” To dispel any hint of shop-feel, she intermingled hardwearing items from large retailers like CB2, Restoration Hardware, and West Elm with pieces acquired locally (ie. a pair of swivel chairs from Homenature in Southampton). To this mix she added a few bespoke items, including the sheer drapes from Holly Hunt that dress the living room windows. Gruman is no design snob and in a few instances she sourced moderately priced, mass-produced pieces that were virtually indistinguishable from their custom-made counterparts. “I’m really picky,” Gruman says, “but I would absolutely use those pieces again.” On that front, among her favorites are a console from Bernhardt, a plaid cream rug from Stark Carpet in the living room, and a linen-upholstered bench in blonde oak in the entrance hall. The mix of high and low looks just right. Everything hangs together to pleasant effect – proof positive that if a house is well-designed it can appeal to family members of all ages. “The property needed certain updates,” Gruman agrees, “but it had good bones, which made all the difference.”

South Florida’s luxury real estate market has moved well beyond the narrative of tax advantages and seasonal appeal Hamptons Real Estate Showcase spoke with three of the region’s most accomplished brokers — Dana Koch of Corcoran, Elizabeth DeWoody of Compass, and Candace and Phil Friis of Corcoran. What emerged is a portrait of a market defined by permanence, scarcity, and an exceptionally discerning buyer. From Palm Beach Island, where the median home price has climbed from $7 million in 2021 to $14 million today, to the intimate communities of Gulf Stream and Delray Beach, demand is being driven not by financial incentive alone but by a genuine and lasting commitment to the South Florida way of life. What follows is their candid assessment of where the market stands — and where it is headed. HRES: South Florida continues to attract a disproportionate share of high-net-worth buyers from the Northeast, Midwest, and internationally. What is driving that demand in your conversations with buyers right now, and do you see any signs of that pipeline slowing heading into fall? DANA KOCH: Tax advantages are certainly part of the conversation, but they’re no longer the primary reason buyers are choosing South Florida. Today, they’re looking for an exceptional lifestyle, year-round outdoor living, business connectivity, privacy, security, and long-term stability. Palm Beach, in particular, offers a unique combination of exclusivity, world-class amenities, and limited inventory that appeals to affluent buyers from across the U.S. While buyers are more selective than they were a few years ago, our pipeline remains limited heading into the Fall, and I don’t see that demand slowing, leading to higher levels of competition for quality product.

ELIZABETH DEWOODY: South Florida has undergone a fundamental transformation.

What was once viewed primarily as a seasonal retreat has evolved into a premier destination for long-term residency. Between 2019 and 2023, Florida attracted approximately $137 billion in adjusted gross income through domestic migration — more than any other state. Palm Beach County led the country with a net inflow of roughly $22.7 billion, fueled not only by tax advantages but by a maturing financial sector, expanding cultural offerings, and a year-round lifestyle that blends business with recreation seamlessly. The market data reflects this momentum clearly: Palm Beach County sales above $1 million surged 57% year-over-year in June alone, while single-family home volume on the Island of Palm Beach jumped 75% in the second quarter, with the median price stabilizing at $13 million. Inventory remains scarce, and serious buyers have already committed to South Florida — the focus now is simply finding the right home. CANDACE FRIIS & PHIL FRIIS: South Florida continues to attract buyers because it

offers something that’s becoming increasingly difficult to find—a wonderful quality of life. In my conversations with buyers, it’s about much more than tax benefits. They’re looking for sunshine, beautiful beaches, a safe community, excellent schools, and the ability to enjoy an active, outdoor lifestyle year-round. Delray Beach and Gulf Stream, in particular, offer a true small-town lifestyle with a strong sense of community, while still providing world-class dining, culture, and amenities. I don’t see that demand slowing down as we head into the fall. If anything, we’re continuing to see well-qualified buyers from across the country and around the world who are making South Florida their permanent home or choosing to spend more of the year here. HRES: South Florida luxury values have demonstrated remarkable staying power compared to other major U.S. markets. Which specific submarkets — whether Coral


MARKETWATCH Gables, Palm Beach, Coconut Grove, or elsewhere — are you seeing the strongest price-per-square-foot performance, and what is underpinning that resilience? DANA KOCH: Palm Beach continues to set the benchmark for luxury pricing because there is simply no way to create more “Palm Beach” especially waterfront property. That scarcity is one of the market’s greatest strengths. There are only 2200+ homes on the entire island and currently just over 60 homes for sale which is near a record low. Buyers want a piece of paradise! The same dynamic is supporting values in select markets like Coral Gables and Coconut Grove as well. Wealth migration and limited supply add to the scarcity that has helped sustain pricing in the most stable luxury markets in the entire country. ELIZABETH DEWOODY: Palm Beach Island continues to

set the national standard for capital preservation and investment resilience. The median home price has doubled from $7 million in 2021 to $14 million today, reflecting sustained demand across the market. Non-waterfront resales trade around $2,500 per square foot; new construction has reached $4,000 — a premium driven by a development cycle that now takes roughly three years from land acquisition to completion. Waterfront properties, whether Intracoastal, oceanfront, or rare “ocean-to-lake” parcels, command values scaled to specific views and frontage. What ultimately supports these numbers is scarcity. Larger lots, architectural excellence, privacy, and beach access are exceptionally difficult to replicate, and buyers are willing to pay accordingly. CANDACE FRIIS & PHIL FRIIS: Gulf Stream continues to

command exceptional values because of its ultraprivate, low-density lifestyle and beautiful oceanfront setting. Delray Beach attracts buyers with its vibrant downtown, outstanding dining, beautiful beaches, and true sense of community. Palm Beach with its history has long been an established luxury market. Across all three communities, buyers are investing in a lifestyle, and I continue to see strong demand. HRES: Florida’s tax environment and lifestyle proposition remain a powerful draw for buyers relocating from hightax states. How prominently does that conversation factor into your buyer consultations, and has it become a baseline expectation rather than a selling point? DANA KOCH: It’s definitely part of the conversation, but today it’s more of an expectation than the deciding factor. Most buyers relocating from states like New York, New Jersey, California, or Illinois are already well aware of Florida’s tax advantages before we ever meet.

What ultimately drives their decision is the quality of life—access to the water, golf, tennis, & padel, exceptional private clubs, a thriving cultural and art scene, excellent dining, and the ability to enjoy the outdoor lifestyle year-round. The tax benefits may open the door, but Palm Beach’s lifestyle is what ultimately convinces people to make the move. ELIZABETH DEWOODY: Florida’s tax environment

remains an important part of the conversation, particularly for buyers relocating from the Tristate, Illinois, California, and increasingly Washington. For families making a permanent move, the longterm benefits of no personal state income tax can be significant. That said, I’d describe it today as a baseline advantage rather than the deciding factor. Most buyers already understand the financial benefits before they reach out. My role is helping them determine whether the lifestyle supports a lasting move—whether that’s schools, clubs, healthcare, boating, aviation access, cultural amenities, or staying well connected to the Northeast. Tax policy may start the search, but lifestyle, community, and the quality of the real estate are ultimately what drive buyers to commit. CANDACE FRIIS & PHIL FRIIS: Florida’s lack of a state

income tax is often a major motivating factor for buyers considering a move here. It gets them to take a closer look. But once they do, it’s the lifestyle that seals the decision. They’re looking for safe communities, beautiful beaches, excellent schools, sunshine, and the ability to enjoy an active outdoor lifestyle yearround. The tax advantages may bring them here, but the quality of life is what makes them want to stay.

HRES: South Florida’s new development pipeline has raised the overall quality of available inventory considerably. Are buyers gravitating toward new construction over resale, and how is that dynamic affecting pricing and negotiability in the $5M-and-above segment? DANA KOCH: Demand for new construction remains

exceptionally strong because today’s luxury buyers value modern design, energy efficiency, smarthome technology, and turnkey convenience. With that being said, most of the new development is happening on the eastern half of West Palm Beach. This has become a highly desirable alternative to the Palm Beach market as pricing in the Palm Beach market has appreciated significantly. New development has allowed the West Palm Beach market to evolve and continue to grow to new heights that were unimaginable a few years ago. In the $5 million-plus market, buyers are discerning and expect quality. Properties that are priced correctly and offer exceptional value continue to sell at strong prices, while resale homes that require substantial updating or are priced aggressively are seeing greater room for negotiation. ELIZABETH DEWOODY: The premium for new construction and thoughtfully renovated homes is real, but buyers are not simply chasing what is new — they are seeking exceptional design, resilient construction, natural light, wellness features, and a level of finish that is genuinely difficult to replicate. inventory; Florida’s enhanced inspection and reserve requirements have made building condition and capitalization a meaningful part of the conversation. International demand continues to drive the market, with overseas buyers accounting for 49% of new development, preconstruction, and condominium sales across South Florida over the past 18 months. Above $5 million, pricing is highly property-specific. Best-in-class homes command strong numbers while dated resale properties offer negotiating leverage. The market isn’t rewarding just “new” - it’s rewarding quality, certainty, and scarcity.

opportunity this fall — and what would you tell a serious buyer today about why waiting could cost them in a market with South Florida’s long-term fundamentals? DANA KOCH: Fall presents an excellent opportunity

for well-prepared buyers because inventory tends to improve after summer, giving them more choices while competition remains disciplined. At the same time, Palm Beach’s long-term fundamentals haven’t changed. Waterfront properties remain extremely limited; demand from affluent buyers continues, and the market has consistently demonstrated resilience over time. For buyers focused on owning in Palm Beach for the long term, waiting for the ‘perfect’ moment often means missing the right property. In this market, exceptional homes rarely become more available over time—they simply become harder to replace. My word of advice is that if you find a home that you like, make an offer or else someone else will. The property is not waiting for you, I promise!

CANDACE FRIIS & PHIL FRIIS: Buyers today are first and foremost looking for the right location and community to fit their lifestyle. Once they’ve found that, some prefer the convenience of brand-new construction, while others enjoy the opportunity to renovate or build a home that’s uniquely their own. In the $5 million-plus market, quality inventory remains limited, whether it’s new construction or resale, and that’s continued to support pricing.

ELIZABETH DEWOODY: This fall should offer buyers

HRES: For buyers who have been evaluating the South Florida market, what is your honest assessment of the

greater choice and a more measured negotiating environment — a healthy shift that allows for careful comparison, thorough due diligence, and a clearer

distinction between aspirational pricing and truly irreplaceable assets. But more inventory should not be mistaken for weakening demand. South Florida’s luxury market entered 2026 with considerable momentum: sales above $1 million were up 18.4% year over year through May, while the top five percent threshold rose to $3.3 million across South Florida and $4.4 million in Palm Beach County during the first half of the year. Exceptional waterfront homes, prime locations, and turnkey properties remain genuinely scarce — and those opportunities rarely become less expensive over time. The buyers who benefit most this fall will be the ones who arrive informed and prepared to move decisively when the right property appears. CANDACE FRIIS & PHIL FRIIS: I don’t think buyers should

try to time the market. They should buy when they find the right property in the right location for the lifestyle they’re looking for. In South Florida, especially in the luxury market, truly exceptional homes are limited. It’s not just about the possibility of prices increasing. It’s about missing the opportunity to own that one special property that simply can’t be replaced.

Willis: We are well into double digits on reservations, which is particularly encouraging given that we launched at the tail end of the season, a historically slower time of year for this market. The interest we saw coming out of launch has continued to build. Our buyers are coming from the markets we expected: New York, the broader northeast, and Boston, specifically, has been very active, as well as strong local interest and a growing contingent from California.

What truly separates us is the Key to Nora, a private membership to the Nora Hotel that gives residents preferred rates, priority bookings, dining and spa access, and full concierge service. You are not just buying a residence, you are buying into a complete lifestyle that most buildings simply cannot offer because the infrastructure does not exist around them. Last, we are walkable to everything—right in the middle of the most exciting new neighborhood in South Florida, with the design and amenities to match. Nothing else in this market checks all of those boxes.

What strikes me most about our buyers is how quickly they connect with the Nora District. Many of them already know the brands and restaurant concepts opening here, and that familiarity does a lot of the work. We are also seeing people recognize the value proposition clearly. This is a walkable urban product where you can reach virtually everything worth doing in West Palm Beach or on Palm Beach island on foot. Plus, you still have Intracoastal, island, and Atlantic Ocean views. When you compare that to the waterfront buildings coming up that are more isolated, the value case for Nora House becomes very compelling very quickly.

FROST MUSEUM OF SCIENCE If you’re traveling with little ones, Downtown Miami’s Phillip and Patricia Frost Museum of Science is one of the city’s most family-friendly attractions. The museum is one of only a few museums worldwide to have both an aquarium and a planetarium in one museum, and there are six floors of interactive exhibits, including several brand new ones. For instance, the museum’s paleontology division has expanded its footprint. Led by in-house experts, Frost Science has debuted an exhibit called The Dig, which showcases fresh dinosaur discoveries, field season research, and hands-on paleontology programming, keeping the experience dynamic for curious minds of all ages. The museum also offers lots of new tech-forward updates. Located in the heart of South Beach’s Collins Park, The Bass is Miami’s premier contemporary art museum and has undergone a recent expansion. In March, The Rotunda at the Bass Museum of Art opened to the public. The circular structure previously served as an assembly room for the old Miami Beach Public Library, and the recent renovations include a new entryway, modernized restrooms, and new walkways with LED lighting. VIZCAYA MUSEUM AND GARDENS Over on Biscayne Bay, Coconut Grove’s stunning Renaissance-style estate is also undergoing a series of transformative preservation projects. Built between 1914 and 1922 for industrialist James Deering, Vizcaya Museum and Gardens is one of the few surviving estates from an era when America’s wealthiest built their own homes to mimic Europe’s grandest estates. Vizcaya currently features a Main House filled with a decorative art collection and 10 acres of formal gardens.

The Bass has much more in store for visitors. Officials announced another forthcoming expansion that includes a brand-new 22,000-square-foot pavilion. At the heart of the expansion is an elevated gallery for the museum’s permanent collection of contemporary art that’s built to withstand the floods, heat waves, and hurricanes of South Florida’s coastal climate. Outside, visitors can look forward to “The Patio at The Bass”, a shaded garden and community lounge equipped with a dedicated outdoor screening area for nighttime film projections, poetry readings, and art performances.

To keep up with the times, officials are tackling major storm-readiness upgrades, installing discrete flood protection for its historic gardens, restoring original doors and windows, and conserving the intricate ceiling mural inside the famous swimming pool grotto. Beyond protection, the museum is expanding Vizcaya Village. Originally designed as service areas for the estate, officials are restoring these historic structures to provide a new education and conservation center and visitor center. Parts of Vizcaya Village, like the Village Cafe, are partially open, while the broader revitalizations are taking place. These new village spaces will give visitors expanded access to the historic estate, turning what was once a private retreat into an active neighborhood hub.

A Tale of Two Coasts

The distinct design identities of the Hamptons and Palm Beach BY HEATHER SENISON One zip code calls for linen and driftwood. The other embraces lacquer, palm fronds and unapologetic glamour.

For many second-home owners, however, the choice isn't either-or. They spend summers in the Hamptons and winters in Palm Beach, moving between two of the country’s most coveted coastal enclaves — and two distinctly different design languages. “They are linked by resort living, ocean light, indoor-outdoor entertaining, and the fact that they can appeal to the same luxury buyer in different seasons,” says Andrés Muñoz, founder and CEO of MILLION Luxury, a South Florida-based brokerage. But while the Hamptons tends to communicate quiet luxury and vintage aesthetics, he says, Palm Beach embraces tropical character and a stronger sense of occasion. “The Hamptons are more restrained, while Palm Beach is more outgoing,” explains Geoffrey Walsky, executive creative director of the Water Mill-based design studio Iconic Modern Home. “Palm Beach tends to be more expressive and glamorous.” DIFFERENT LOOKS, SHARED VIBES Although both destinations embrace luxury coastal living, their design aesthetics reflect very different settings and architectural histories. Palm Beach interiors tend to celebrate color, ornamentation and tropical influences, while Hamptons homes favor a quieter, more natural palette inspired by the East End landscape. “Palm Beach is rooted in Mediterranean and Art Deco influences, with stucco architecture, vibrant colors, tropical landscapes, and a more glamorous, layered aesthetic,” says designer Michelle Gerson, who designs luxury residences in both markets. “The Hamptons, on the other hand, is defined by shingle-style architecture, natural wood, soft neutral palettes and a more understated, relaxed elegance.” The surrounding landscape also shapes the way homes are designed. “As with any regions separated by 1,300 miles, the environments are quite different,” Walsky says. “The Hamptons relies on perennial and hearty plantings that can withstand cold winters,” he explains. “Palm Beach is more of a tropical environment with year-round vibrant flowers and vegetation.” BEYOND THE BEACH CLICHÉS Designers say one of the biggest pitfalls is confusing a regional style with a collection of decorative motifs. “The best designs capture the spirit of each place while still feeling authentic to the homeowner,” says Adam Hofer, a Douglas Elliman agent licensed in New York and Florida. Avoid treating either aesthetic like “it’s a costume,” Muñoz agrees.

“Nautical accessories, rope, shiplap, and navy stripes do not automatically create an authentic Hamptons home, just as flamingos, palm prints, and pink-and-green combinations do not automatically create Palm Beach,” he says. LUXURY TAKEN PERSONALLY While the Hamptons and Palm Beach continue to embrace distinct aesthetics, designers say both markets are moving away from more obvious interpretations of coastal style. “Clients are looking for homes that feel highly personal rather than formulaic, and they’re willing to invest in custom craftsmanship to achieve that,” says Michelle Gerson of Michelle Gerson Interiors. “Whether it’s commissioning artists to create one-of-a-kind wall treatments or incorporating specialty finishes throughout the home, the focus is on creating timeless interiors.” The sterile, all-white coastal house is giving way to warmer woods, handcrafted finishes, art and more expressive color, Muñoz adds. “In the Hamptons, this often appears as a contemporary interpretation of the traditional shingle house,” he says. “In Palm Beach, it can take the form of a cleaner and more tailored interpretation of Mediterranean or Regency references, as well as quiet tropical modernism.” And of course, there’s the big trend as of late, which spans both destinations. “Across both markets, buyers are looking for homes that feel wellness-focused,” Hofer says. “We’re seeing more demand for amenities that support relaxation, entertaining and everyday living.”

I love hunting for things I can transform into art.” For Turco, every piece begins with a respect for the materials themselves. “There is certainly a profound connection with Mother Nature, my primary source of inspiration,” he says. “These are rock formations that bring a history spanning millions of years.”
