Food is an essential part of celebrating the Hamptons lifestyle, and in this issue we invite readers to explore the region’s rich agricultural heritage through the eyes of private chef Meg Miller, founder of

If Memorial Day is the unofficial start of summer, the Fourth of July is when the Hamptons real estate market truly begins showing off.

This is the season of record-breaking asks, celebrity listings, eye-popping sales, and the annual reminder that what qualifies as “modest” on the East End would fund several lifetimes of sensible decision-making elsewhere. In other words, welcome to Hamptons silly season.

This year’s lineup includes a hedge fund billionaire attempting to reset the market with a $152.5 million listing, Meg Ryan quietly testing the waters with her Bridgehampton retreat, several record-setting sales, and the return of a beloved local landmark that evokes a time before every available parcel came with a pickleball court and a wellness pavilion.

Let’s begin at the top of the market, where the numbers have become almost abstract.

MILLION BET ON SAGAPONACK

Billionaire hedge fund manager Zach Schreiber is asking $152.5 million for his oceanfront compound at 39 Fairfield Pond Lane in Sagaponack, a figure that would establish a new Hamptons record if achieved. Listing agent is Terry Cohen at Compass.

The asking price exceeds last year’s record-setting $115 million sale at 408 Further Lane by a considerable margin. What’s particularly striking is that the property isn’t unusually large by Hamptons trophy-home standards. The estate spans 3.8 acres and includes approximately 9,500 square feet of living space — enormous by normal standards, but practically efficient when compared with some of the East End’s mega-compounds.

The property underwent a complete transformation after Schreiber purchased it for $24 million in 2013. The original house was demolished and replaced with a custom-built residence featuring seven bedrooms, eight bathrooms, multiple recreational spaces, and 363 feet of ocean frontage.

There is, naturally, a tennis court, a heated pool, a media lounge, sauna, spa, and Pilates room. The great room boasts 15-foot ceilings and panoramic Atlantic views. There are also more than 2,000 square feet of covered porches because apparently even oceanfront homeowners occasionally need shade.

Perhaps the most interesting detail is that the buyer would become a neighbor of billionaire Ira Rennert and his famously colossal Fair Field estate. In Hamptons terms, that’s roughly equivalent to moving next door to Versailles.

Will the property achieve its asking price? That’s the question everyone in local real estate is asking. Then again, if recent years have taught us anything, it is never wise to underestimate the willingness of ultrawealthy buyers to pursue waterfront bragging rights.

MEG RYAN WANTS YOU TO HAVE WHAT SHE’S HAVING

At the opposite end of the emotional spectrum — though not exactly the financial one — actress Meg Ryan has quietly listed her Bridgehampton farmhouse for $15.25 million. Compass is repping the property.

The nearly 5,000-square-foot residence sits on 1.5 acres and offers a more traditional Hamptons aesthetic than many of today’s glass-walled contemporary showpieces. Think cedar shingles, covered porches, white columns, fireplaces, and enough classic charm to make a Ralph Lauren catalog feel understated.

Ryan purchased the property just two years ago for $13.5 million, making her current pricing strategy refreshingly restrained by Hamptons standards. An 11 percent gain may not generate headlines in a market where some owners seem to calculate

The nearly 10,000-square-foot home sits on three acres overlooking Quantuck Creek and includes a deep-water dock, pool, spa, guest accommodation, home gym, multiple offices, and enough bathrooms to accommodate a medium-sized conference.

The sale reflects a broader trend that local brokers have been discussing for years. Buyers who once focused exclusively on points farther east increasingly recognize the value proposition west of the canal, where

discussing a $13.4 million transaction.

Still, compared with comparable homes in Bridgehampton or Southampton Village, Quiogue increasingly looks like a bargain, at least by Hamptons math.

Meanwhile, in North Haven, two contiguous “On the Bluff” waterfront parcels sold for $25.5 million, setting a record for vacant waterfront land in the area.

In today’s Hamptons market, undeveloped waterfront property is often viewed as the ultimate luxury. After all, buying a completed estate means living with someone else’s decisions. Buying raw land allows buyers to make entirely new and potentially expensive decisions of their own.

Several prominent architecture firms have already developed conceptual plans for the site, which had been listed for $29.9 million.

For someone with vision, patience, and a very accommodating banker, the possibilities are substantial.

FRENCH COUNTRY MEETS BRIDGEHAMPTON

Another notable listing comes from financier Olivier Sarkozy, who has placed his Bridgehampton estate on the market. Catherine Juracich of Corcoran represents the property.

Located on Sagaponack Road, the property blends classic farmhouse architecture with French country influences, creating a home that feels slightly Provence and slightly East End.

Located at 696 Montauk Highway, the beloved local landmark sat dormant for more than two decades after serving generations of East End families. For many longtime residents, the tiny store represented a simpler version of the Hamptons — one measured less by square footage and hedge fund performance and more by summer bike rides and pockets full of candy.

For many, the Hamptons represent something more than a destination. They’re a reset button; a place where time slows, schedules loosen and weekends are measured by sunlight rather than appointments.

The owners of this Sag Harbor retreat, a young family that resides in Manhattan full-time, began ideating that sense of escape long before they purchased the property. Interior designer Susana Simonpietri, founder and creative director of Brooklyn-based Chango, was brought into the fold early on. “Our client had me along to tour several properties with them while they were looking for a second home in the Hamptons,” Simonpietri says. “I was providing guidance and opinions from the very beginning.”

That involvement helped Simonpietri shape the vision for what would become a sophisticated yet comfortable getaway. Set back from the road and surrounded by nature, the modern residence encompasses nearly 10,000 square feet of indoor and outdoor living space, with six bedrooms and six-and-a-half bathrooms. While it’s not directly on the beach, the homeowners — repeat clients for the designer — wanted the house to embody the feeling of a coastal escape. Simonpietri, who was born and raised in Puerto Rico and has an intrinsic understanding of coastal living, understood exactly what they were seeking.

“They wanted a serene feel and flow, with contemporary profiles,” Simonpietri explains. “While the space is very neutral in tone, we focused our efforts on sourcing warm, tactile fabrics and inviting silhouettes to add softness.” Rather than relying on overt nautical references and beach-house clichés, she approached the project through atmosphere and materiality.

Throughout the home, curved forms soften the architecture’s clean lines. Natural stones, woven rugs, lighter woods and rich textiles create a layered environment that feels refined and welcoming. The palette remains intentionally restrained, so the architecture and natural surroundings

can take center stage. “The design, while minimal, is timeless, textural, and allows for the abundant natural light to shine through,” Simonpietri says.

Natural light is perhaps the home’s most defining feature, she notes. Expansive windows frame views of the surrounding woods while flooding the interiors with sunlight throughout the day. The changing quality of light animates every room, transforming the neutral palette into something dynamic and everevolving. Nowhere is that more apparent than in Simonpietri’s favorite room: the formal living room.

Featuring dramatic double-height ceilings, oversized windows and a sculptural plaster fireplace, the space serves as both the visual and emotional heart of the house. “What’s cool about this home is the scale of ceiling heights throughout various rooms accompanied by the flooding of natural light from the large windowscapes,” Simonpietri says.

The furnishings and decorative elements throughout reflect the same thoughtful balance between artistry and comfort. Among Simonpietri’s favorite selections is the Lampampe table lamp by Ingo Maurer, a whimsical piece crafted from Japanese paper, metal and plastic that adds sculptural presence while diffusing a soft glow. Elsewhere, a custom chandelier by Doug Johnston introduces another layer of craftsmanship. Constructed from cotton and white nylon cord, which is coiled and stitched with an industrial sewing machine, the fixture functions as both lighting and an art installation.

Furniture selections continue the emphasis on organic forms and tactile materials. The Jia Chair by De Troupe, with its solid wood frame and structured cushion, exemplifies the home’s understated elegance. Natural stone also plays a starring role, particularly oceanblue travertine, whose subtle coloration adds depth and visual interest without disrupting the overall calm. While the finished interiors feel effortless, bringing them to life required navigating one of the most challenging periods the design industry has faced in recent memory.

The project unfolded during the height of Covid, just as global supply chains began experiencing unprecedented disruptions. Products that once arrived within weeks suddenly took months, and sourcing reliable materials became increasingly difficult. Rather than compromise the design, the Chango team adapted. “We pooled our resources together

from trusted vendors and in some instances worked with more local artisans and producers to ensure we could complete the project on time,” Simonpietri says.

The experience ultimately reshaped how the firm approaches project management and sourcing today, creating systems that continue to benefit clients years later. Yet for Simonpietri, the true measure of success was not completing the home on schedule or overcoming logistical hurdles. It was the response from the homeowners themselves. Unable to attend the final reveal when work wrapped up in late 2023, she later received a heartfelt message from the family. “The clients wrote us a lovely letter about how much they enjoyed working with us throughout the entire process, and how our work with them genuinely improved their lives,” she says. “It’s still one of my favorite projects of ours to date.”

There are elevated wellness offerings and a state of the art fitness center and spa. This season introduces a collaboration with Cucina Alba of Manhattan and Los Angeles replacing Ocean Club Montauk. Chef Adam Leonti oversees ALBA Spiaggia featuring coastal Italian cuisine. Grilled artichokes, Calabrian tuna tartare and fluke crudo are popular starters preceding signature wood fired pizzas, pastas, and mains such as striped bass Portofino and swordfish Salmoriglio.

Barlume Beach is the new kid on the hotel/restaurant scene In Montauk. Barlume means glimmer in Italian and an Italian vibe is exactly what LDV Hospitality, which also operates LDV at the Maidstone in East Hampton, is after. LDV stands for La Dolce Vita. The hotel has 19 rooms, an all-day dining beach club and 19 marina slips on 40,00 square feet of grounds overlooking Montauk harbor. Every seat at the bar,

restaurant including blue crab toast and lobster Arrabbata are on the menu. New items are a lobster roll, spicy fin de cleire and a plateau de mer. Designed by Studio Tre, the club’s turquoise reflects the sea while shades of yellow are meant to reference the rising and setting sun.

LE BILBOQUET

If you’re looking for a place to dress up and practice your French, look no farther than Le Bilboquet in Sag Harbor, especially if you prefer to arrive by yacht. It’s the fashionable outpost of the chic Upper East Side bistro in Manhattan and is co-owned by, among others, the cosmetics magnate Ron Perelman

and is located on the wharf where mega yachts dock in summer. It’s the view of the yachts and the South of France vibe that lends to comparisons with St. Tropez. The restaurant has a club like feeling, a dress code and a menu written in French although there are English subtitles. Expect bistro style French comfort food with an American twist. The signature best seller is le Poulet Cajun (Cajun chicken)owner/ creator Philippe Delgrange’s personal recipe. Starters include endives au roquefort and salade de chou-fleur (cauliflower)and mains feature such familiar items as Bouillabaisse and moules frites. For dessert La mousse au chocolat or Paris Breast (hazelnut praline cream and chocolate sauce.) Bon appetit!

Stylish open-air SiSi Mediterranean Restaurant, is located at EHP Resort & Marina which make it possible to arrive by yacht and enjoy epic sunsets over Three Mile Harbor. There’s even a cocktail named Sunset View. SiSi means yes, yes in both Italian and Spanish. The waterfront restaurant embraces the cuisines of Italy, Spain, Greece, and Morocco with its charred octopus, Sicilian crudo, pasta selections and mezze platters. The English country kitchen is the new must-have in luxury home design

You know the kitchen the moment you walk into it. Not because it overwhelms you, though it might, but because it feels genuinely lived in. There is a dusting of flour left from the morning. A jar of garden roses that no one labored over. The pleasant disorder of a dinner that ran late and that nobody wanted to end. This is the English country kitchen, and it has arrived in the Hamptons with a kind of quiet inevitability.

The connection runs deeper than style. Both worlds treat the country house as something close to sacred. Both believe the best rooms prove themselves through use rather than careful staging, and both hold to the old conviction that the kitchen should remain the warmest room in the house regardless of the season. What the English spent centuries refining, the deep apron sink, the scrubbed oak table, cabinetry painted in colors drawn from the garden wall, settles with surprising

barns of Southampton, Bridgehampton, and the North Fork. It never feels borrowed. It feels like it belonged here all along.

Bunny Williams, whose work has moved between London and the East End for decades, has put it plainly. "The English country kitchen is not about decoration," she has said. "It is about a way of living that values comfort, generosity, and the beauty of everyday objects used well." It is a language the Hamptons already speaks fluently.

At the heart of the room is the Aga, or whatever range carries its warmth and spirit. It radiates whether or not anything is cooking. People drift toward it on cold mornings and find themselves still there through long evenings. In the Hamptons, where September turns cool without warning and the house grows a little quieter once the summer guests have gone, that steady warmth carries real meaning. Designers out here have noticed

a renewed appetite for ranges with an old-world soul. La Cornue. Lacanche. The occasional Aga, carefully restored and treated less like an appliance than an heirloom.

The cabinetry refuses to match, and that is precisely the charm of it. Open shelves hold the everyday mugs beside the good china without a second thought. A plate rack rests above the sink. Glass-fronted doors reveal what deserves to be seen. The colors come from the landscape rather than a trend report: sage, slate, mineral green, a register of cream that reads one way in the afternoon and another entirely after dark. In the Hamptons, where summer light runs sharp and white and autumn turns everything to amber, those choices reward the attention paid to them.

The island, where there is one, leans toward butcher block or marble that has earned every mark. The stools do not match, by design. The light hangs rather than hides, a lantern or a loose cluster that throws warmth across the room. Herbs crowd the windowsill. The dog has claimed the spot by the door and has no intention of giving it up.

What the most perceptive Hamptons designers have understood is that an English country kitchen cannot be copied. It has to be felt. It rewards the slow gathering of things chosen for their usefulness, the preference for what works over what dazzles, and the quiet belief that a kitchen should make people feel welcome rather than careful.

At a moment when so much design drifts toward the clean and the spare, there is something wonderfully stubborn about a room that simply wants you to pull up a chair and stay. The English have known this for a very long time. The Hamptons, it turns out, was always ready to listen.

Wellness and personal taste among the trends for 2026

Homeowners are increasingly designing their exteriors as extensions of their homes—spaces that blend luxury, wellness, recreation, and hospitality in equal measure. “In today’s ultra-competitive market, outdoor entertaining spaces have become just as important as the interiors themselves,” says Adam Hofer, a Hamptons-based agent with Douglas Elliman. “The most successful properties create seamless indoor-outdoor living.”

TAKING PERSONALITY OUTSIDE

One of the biggest shifts in recent years has been the move away from simple patios and pool decks toward fully realized outdoor living environments that reflect the homeowner’s personal taste.

“People want better seating, more texture and layouts that actually invite them to stay,” says Meghan Henning, vice president and

Fully furnished lounge areas featuring upscale furniture, layered lighting and weather-resistant fabrics are increasingly popular among Hamptons homeowners, observes designer Swati Goorha. “Rather than just functional, guests are looking for spaces to entertain that are elegant, inviting and creatively designed,” she says.

WELLNESS TAKES THE SUNLIGHT

If one theme defines Hamptons outdoor living in 2026, it’s wellness. That desire has fueled growing interest in amenities such as cold plunges and infrared saunas, designers say. Meditation gardens, Pilates studios and dedicated relaxation areas are also more frequent additions.

Seclusion plays a major role as well. “During peak season, people don’t always want to be seen,” Hofer says. “It is quite the flex to invite friends over for pickleball, a spa day, a personal training session, or an exclusive private chef dinner party.”

Beyond wellness, homeowners are increasingly looking for spaces that support multiple forms of entertainment. Rooftop gathering areas, flexible party barns, outdoor movie setups and chef-grade outdoor kitchens are all gaining traction. “Outdoor spaces in the Hamptons are now almost expected to deliver multiple layers of functionality at once,” Hofer adds. This includes wellness, recreation, dining and entertainment, “all while feeling beautifully designed and uniquely curated.”

“For someone with a smaller yard or budget, my advice would be to do less, but do it better,” Henning says. “A smaller outdoor space can feel incredibly chic if it has a clear point of view.” Rather than trying to incorporate every trend, she recommends focusing on a single purpose — whether that’s dining, lounging, or recreation — and executing it well.

Goorha recommends choosing one defining element, such as a cozy seating area or attractive dining setup, then layering in affordable details like lanterns, neutral pillows and plants to create warmth and ambiance. For homeowners looking to maximize value without overspending, Hofer suggests investing in a few standout features. A pizza oven, outdoor fire pit, projection screen or a compact sauna can transform a patio into a destination while remaining relatively attainable.

After all, the Hamptons has shifted away from formal hosting toward more relaxed gatherings, “where wellness, seclusion, and unpretentious luxury are now the main concerns for homeowners,” Goorha notes. “Getting it right matters because today, people are both design-conscious and wellness-focused,” Hofer explains. Even on smaller properties, “the most successful properties create seamless indoor-outdoor living with amenities that feel elevated, experiential and highly personalized.”

Artist, writer and avid gardener Robert Dash started the gardens at his home

“Madoo” – which means “my dove” in old Scots – in the late 1960s, first as a meadow of native plantings and then later as a secret garden in the courtyard of a converted hay barn Dash used as his summer house. By the 1980s, Dash’s extensive research into garden design and history yielded the first of Madoo’s many garden follies, inspired by his friend and legendary English garden designer, Rosemary Verey. Plantings were more “gardenesque”, as Dash moved away from the original native plantings into the more exotic. In the 1990s the garden morphed again, this time into the more fanciful Asian-inspired garden that exists today. Owned and operated by the Peconic Land Trust, Bridge Gardens is a public demonstration garden nestled on five acres in the heart of Bridgehampton. Wander along the mysterious hedgerows while taking in a wide variety of perennial and annual flowers, native and non-native shrubs and trees. Visit the vegetable garden, the rose garden, and a unique 4-quadrant herb garden featuring culinary, medicinal, ornamental, and textile/dye plants. The Peconic Land Trust sponsors numerous programs at Bridge Gardens, from children’s events to vegetable gardening to garden painting with watercolors to evenings of music for members. Visitors are encouraged to bring blankets, chairs and picnics and enjoy the lush surroundings. The cutting-edge art of Joe Francis

Joe Francis is an innovator. Whether it is coming up with culinary creations or new art projects, he likes to add an inspirational flair to the status quo. Cooking has always been part of his DNA. “Being a chef is such a big part of my life,” he says, “My father had food trucks, before they were cool.” From home in New Jersey, he turned to culinary school and then worked in some of the top restaurants in Manhattan including Eleven Madison Park, the Ritz Carlton and the Danny Meyer Restaurant Group. Keeping the creative juices flowing was paramount, “My favorite was where they changed the menu every day. It kept you on your toes.”

After a successful run Francis found himself ready for a change. “These were very high-end places but after a while you get burned out. I was pretty boisterous in a quiet kitchen. I come from a family of business owners who have said I’m impossible and can’t work for anyone,” and he adds with a laugh, “I said you’re right about that one.”

vintage aesthetics, appealing to those who appreciate the intersection of style and functional art.” One of his favorites is a collage from a 60’s Life Magazine picture of a girl in a leopard print dress with hand drawn joker lips called, “Life’s Funny.” Francis also has a thriving business of custom designs for clients.

Greenport seemed the right place to open his business as a retail store meets art gallery. Francis has an “edge” (pun intended) and wanted that to come across in the space. “Chefs love to peacock their knives and their tats,” he says, “It’s perfect I found a place on Bootleg Alley.” The cool space entices visitors who respond enthusiastically to his wares as well as his expansion of knife sharpening services and classes. His creations have also become a favorite for a housewarming or real estate closing gift. As every good agent knows, the kitchen is a home’s biggest selling point. “I love that it is going to someone in that fashion,” Francis says. Knives out, in style.

Q2: According to Real Trends Verified Rankings you are the #1 Agent in America Under 40 and a Top 20 Agent in America for the second year in a row. How has your business evolved and what lessons have you learned along the way?

In 2022, we closed approximately $188 million in sales volume. Today, in 2026, we have surpassed $870M in sold or pending transactions year-to-date (as of June 1), a milestone that underscores not only the strength of the market we serve but also the confidence our clients continue to place in me and my staff. Growth of this magnitude does not happen overnight, nor is it the result of any single transaction or opportunity. It is the culmination of years of effort, the implementation of a nuanced market strategy, the power of a team, and an unwavering commitment to client service. What I find most meaningful is that this growth has been driven organically through longstanding relationships, referrals, and

foundation of long-term growth. Our business has certainly evolved in scale, but our core philosophy has remained the same: provide an elevated level of service and always place our clients’ interests first.

Q3: You've had sales year-to-date of over $750M with a 65% growth rate, how do you continue to differentiate yourself?

Perhaps the most valuable lesson I have learned is to keep thinking big. We’ve put no limits on ourselves and continued pushing the envelope. Eventually, you get close or even surpass the goals that once seemed a bit crazy. the Hamptons’ most discerning buyers has quietly turned south. South Florida’s luxury market carries the confidence of a place that no longer needs to make its case. High-net-worth buyers continue to arrive, drawn by a favorable tax environment, a pro-business climate, and a quality of life that has proven to be far more than seasonal. Many who came as second-home buyers have since made it their permanent address, deepening demand in a market where inventory was already selective.

Transaction volume has risen meaningfully over the past year. Sellers remain in a position of advantage. The properties commanding the greatest attention offer not merely luxury, but precision — the right address, the right condition, the right outlook.

Hamptons Real Estate Showcase sat down with some of the region’s most respected brokers to find out what is driving the market today. Their answer was consistent: South Florida has become, for a certain kind of buyer, a defining statement of how one chooses to live.

HRES: How has buyer demand shifted recently across South Florida, particularly among luxury end users, multiple-home buyers, and investors?

STEVE ROCKOFF, CORCORAN – Buyer demand remains healthy throughout South Florida, but it has become far more selective than it was during the post-pandemic surge. In the Northern Palm Beaches luxury market, particularly within private club and waterfront communities, buyers remain highly motivated but are taking more time to evaluate opportunities and conduct due diligence.

Many of today’s luxury buyers are purchasing a lifestyle as much as a home. They are seeking waterfront access, club amenities, security, convenience, and turnkey condition. While second-home buyers continue to represent a significant segment of the market, they are generally more focused on value and long-term enjoyment than simply acquiring a South Florida address.

Investors remain active, but rising insurance costs, renovation expenses, and carrying costs have made them more disciplined in underwriting opportunities. Overall, today’s buyer is sophisticated, informed, and willing to wait for the right property rather than compromise.

JIM MCCANN, PREMIER ESTATE PROPERTIES – In Palm Beach anything on the water, whether Oceanfront or Intracoastal is in high demand, with more Buyers than opportunities. It also strikes us that with the amount of wealth created over the last decade, and the number of new billionaires, that prices at the high end of the market will continue to rise.

HRES: Which price points and property types are showing the strongest momentum today?

FRANCES & TODD PETER, SOTHEBY’S INTERNATIONAL REALTY – Single-family homes on the North End of Palm Beach continue to show some of the strongest momentum, particularly in the $7M–$15m range. Buyers are drawn to the ability to find move-in ready homes as well as opportunities to renovate or build.

We are also seeing continued demand for waterfront properties at the highest end of the market. However, inventory remains limited and buyers are selective, with a focus on the right property and long-term value.

STEVE ROCKOFF - In Northern Palm Beach County, the strongest momentum continues to be in luxury waterfront properties, homes within premier private club communities, and residences that have been recently constructed or substantially renovated.

Properties offering direct Intracoastal or ocean access, exceptional views, quality dockage, and desirable club memberships continue to attract strong interest. In communities such as Admirals Cove and Frenchman’s Creek, lifestyle attributes often become just as important as the physical characteristics of the home itself.

HRES: How are factors such as interest rates, insurance availability, and new building requirements shaping negotiations and purchase timelines?

FRANCES & TODD PETER - The bigger considerations are often timing and the building approval process. Palm Beach has a very thoughtful (sometimes challenging) review process through ARCOM, so buyers who are looking to renovate or build factor that timeline into their decisions. This has also contributed to the continued demand for move-in ready homes. Most of our buyers pay cash, but lower interest is always helpful. Insurance rates have come down slightly for most homeowners, but that’s not usually a huge concern as many of our buyers choose to self-insure for windstorm insurance if they don’t have a mortgage.

JIM MCCANN - In Palm Beach, most buyers want “instant gratification.” The prospect of locating a building lot or teardown opportunity, hiring an architect and developing plans, receiving approval from the Town’s architecture review commission (ARCOM), can be a lengthy and difficult process, easily adding a year or more to the timeline before an 18-14-month build process. As a result, new or newly built homes are always in demand, and developers who are willing to go through the process

from lot purchase to completed home delivery are usually financially rewarded for their efforts.

HRES: What changes are you seeing in inventory levels and seller expectations compared to the same period last year?

STEVE ROCKOFF - Inventory levels have generally increased, creating more opportunities and choices for buyers than we saw during the inventory-constrained environment of recent years.

At the same time, there remains a disconnect in certain segments between seller expectations and buyer perceptions of value. Some sellers continue to benchmark pricing against peak-market sales, while buyers are evaluating properties based upon today’s market conditions and available alternatives. The result is a market that rewards realistic pricing and superior presentation. Well-positioned properties continue to sell, often at strong prices, while listings that enter the market at aspirational price points are experiencing longer marketing periods and more

FRANCES & TODD PETER - Last season we saw more buyer hesitation due to macroeconomic concerns with tariffs after the April 1st announcement. This year’s transaction volume and the number of sales in the Palm Beach market have increased meaningfully. We have closed and put under contract close to $300m in 2026 so far, reflecting the continued demand we are seeing firsthand.

Inventory remains limited, particularly for renovated and move-in ready properties. Sellers remain in a strong position, but accurate pricing continues to be important as buyers are more selective.

HRES: Which neighborhoods or micro-markets stand out as emerging or consistently strong performers, and what is driving buyer interest?

JIM MCCANN - Areas all along the Intracoastal Waterway in West Palm Beach between Flager Drive and Dixie Highway are becoming highly sought after as the Town of Palm Beach inventory becomes scarcer and prices have and continue to soar in the Town.

FRANCES & TODD PETER - West Palm Beach continues to see significant growth, particularly the South of Southern (SoSo) neighborhood. We are seeing more families drawn to the area, where buyers can find larger new construction homes at a lower price point compared to Palm Beach Island.

On the island, the North End of Palm Beach continues to be one of the strongest-performing markets. Buyers are attracted to the private beach access, familyfriendly atmosphere, and quieter setting. The area offers move-in ready single-family homes as well as larger lots for those looking to build, which continues to drive demand.

In 1926, Palm Beach reigned supreme as the ultimate winter sanctuary for high society. Fast forward to 2026. Though the world has changed, when you step through the threshold of The Brazilian Court Hotel, time seems to stand still. When I first pulled up to the hotel, the unassuming exterior offered no hint of the grandeur waiting inside. Before my stay, I must have driven past the property dozens of times, completely oblivious to the hidden paradise tucked behind the hedges, which is part of the hotel’s charm.

An apartment in Palm Beach combines casual glamour and clever whimsy

Conventional wisdom holds that the “easy” way to transform a plain white box of an apartment into a stylish, comfortable retreat is to renovate. But renovation is costly, messy and time-consuming –  not so easy after all. There is one other option, however, and that’s to engage an interior decorator of vision. The new owner of a formerly unprepossessing two-bedroom, ocean-front apartment in Palm Beach, chose to take the second tack. Luckily, she found the ideal collaborator in Cindy Rinfret whose redesign exudes all the charm and casual glamour of a southern coastal town with an international feel.

“We love that aesthetic so for us the project was a natural fit,” says Rinfret, whose firm’s high profile projects include Dee and Tommy Hilfiger’s Palm Beach estate – Tommy Hilfiger is a longtime client – as well as homes on the South Fork of Long Island and Greenwich, Connecticut.

In due course the team set about creating a look that Rinfret describes as “timeless and layered.” According to Rinfret, the Seventiesmodern building was pretty-standard issue. Its strong points were great space, a balcony that ran the length of the unit and fantastic natural light. What with those assets, there was a consensus that the team wouldn’t touch the physical plant. Rinfret was confident she could make the most of the apartment’s existing features.

No need to knock down walls or relocate plumbing and gas lines – no renovation at all. Exacting design and the wizardry of a practiced hand and eye would be the extent of her intervention.

The result is a lesson in how to introduce character, interest and – why not? – a dash of whimsy to largely featureless rooms through the careful choice and placement of furniture, fittings, upholstery and just a smidge of architectural detail work.  In the kitchen, for example, the team added bamboo molding where previously there was none. With that small addition the room suddenly felt a lot less austere. Walls in both the kitchen and the dining room were covered in grasscloth, a means of introducing texture and creating a decorative link between the two distinct spaces. Other simple changes that made a big impact included changing the cabinet pulls, among other hardware upgrades, and installing chic new lights. In the dining area, a vintage bamboo table paired with colorful wicker bistro chairs underscores the bamboo and rattan theme.

That theme carries over into the rest of the apartment, where the team deployed vintage rattan in organic shapes throughout. “The client is a writer so a beautiful, inspiring work space was a must,” says Rinfret. To this end, a Chinoiserie desk from Paula Roemer Antiques and a chair from nearby Circa Who occupy an alcove adjacent to the main bedroom. A mirror on the wall just above the desk simultaneously reflects light and makes the room feel bigger. Another wall is clad in a wall-covering from Scalamandre that depicts picture postcards from the Côte d’Azur. Its  old-timey romantic Gallic feel added what Rinfret calls an “eclectic and travelled” note to the décor. “It’s great when a client allows you to do things that are really fun,” she says.

The sense of fun continues in the rest of the living area where a bespoke sofa is dressed with throw cushions upholstered in botanical prints from Quadrille and Manuel Canovas, respectively. Above it hangs an outsize color photograph of a lion whose oranges and greens are echoed elsewhere in the apartment. A coffee table, also bespoke, is trimmed with the same bamboo detailing that enlivens the kitchen and dining areas.

In the main bedroom, the guiding principals were “restful and serene.” As it happened, one essential element for a good night’s sleep was already in place: glass sliders to let the ocean air in. Custom raffia-upholstered beds in the guest suite sport fin-shaped headboards that bring smiles of delight to guests of all ages.

At every juncture of the project Rinfret and her team worked with an eye toward unifying the interiors and in the end, they more than met that challenge. Each piece, whether custom or antique, imparts a collected, cohesive, lived-in feel to the apartment as a whole. As Rinfret puts it: “We added history in a way that reflected the client and her personality while honoring the place – and that’s what our design ethos is all about.”
