In Q1 2025, 381 units were completed, with an additional 1,084 expected by year-end. Ongoing construction delays continue to impact delivery timelines, with several projects originally anticipated to settle in 2024 now pushed into this year. As the majority of these units were presold in previous years, their completion is unlikely to significantly ease current supply pressures.
New inner-city apartments in Brisbane recorded an average sale price of $2,027,785 in Q1 2025, bringing the 12-month rolling average down to $2,353,398. This shift is more indicative of the type of product transacting than a broader market downturn. Reported sales during the quarter included Mosaic’s The Carter at Kangaroo Point and CBUS’s 185 Wharf at Spring Hill—both well-located projects, though not positioned on premium riverfront sites.
Sales volumes declined slightly in Q1 2025, with 281 transactions recorded—down from 385 in Q4 2024. However, this suggests a gradual normalisation in the market following the historically low volumes of 2023 and 2024. While activity remains concentrated in premium locations, there is increasing acceptance of the current pricing landscape, as evidenced by the take-up of newly released stock—a positive indicator for market sentiment. That said, delivering high-rise projects in secondary (B- and C-grade) locations will remain challenging, given their inability to achieve comparable price points.
Despite ongoing challenges in the construction sector, it’s encouraging to see a lift in new project releases and stronger sales volumes. With builder availability still a key risk in SEQ, more developers are bringing construction in-house—a solution that, while not without risk, is helping to bridge delivery gaps. The market remains focused on low- to mid-rise developments, with 15–20 storeys currently the preferred height range.
At a recent Colliers event, Deputy Premier Jarrod Bleijie issued a strong call to action, urging the industry to seize the once-in-a-generation opportunity presented by the 2032 Olympics and beyond. “We’re open for business,” Bleijie declared, emphasising Queensland’s appeal as a safe and stable investment destination. He assured attendees of a government committed to stability, certainty, and decisive action—“no surprises, no overnight changes.” While acknowledging future challenges, the message was clear: Queensland’s foundations are strong, and the opportunities are ready to be realised.

Sales Volume displayed a significant increase in Q4 2024, and has still displayed strong sales into Q1 2025.
The Brisbane apartment market saw a notable uplift in sales during Q4 2024, primarily driven by strong activity in the East and North precincts. While the CBD showed some late momentum, outer precincts like South and West lagged behind.
This pattern highlights a limited number of new projects in the South & West precinct locations in the current market cycle.

Of the 23 projects that reported sales data in Q1 2025, only 28% of stock remains available. Across the 40 surveyed projects, 34% of units are still on the market.
New unit sales in Q1 2025 were slightly lower than the previous quarter (Q4 2024), but remain significantly higher than levels recorded across Q1 to Q3 2024.
