Our strategic land team represents and advises landowners across all aspects of their planning and development journey, whether land is brought forward for residential, commercial, or mixed-use development. This ranges from small bespoke schemes through to large-scale urban extensions.
Our focus is providing clients with solutions that help them achieve their goals, from diversifying business interests to releasing capital from assets or disposing of small and large farms.
Our team can identify and assess opportunities, market potential sites, negotiate option and promotion agreements and dispose of sites with planning consent. We always act in our clients’ best interests, tailoring our services to meet individual needs and advising on the most appropriate approach, whether running a competitive process or negotiating terms with preferred developers.
A promotion agreement is a legal contract between a landowner and a land promoter.
> The land promoter invests their own time and money in gaining planning permission.
> The promoter assumes all the risk and financial obligations.
> Once planning is granted, the land is sold on the open market and the promoter takes a fixed percentage of the land sale value.
> These agreements are highly transparent with all parties having the same aim.
> Once planning is granted, the landowner and developer agree the market value and the developer will get a fixed percentage discount (agreed at the onset of the agreement).
This allows a developer to buy an option to purchase the land from the landowner at an agreed price upon the granting of planning permission.
> The mechanism for agreeing a price is pre-determined.
> The option agreement has a fixed term.
> All parties views are aligned to maximise land values.
> The developer assumes the costs and risk in obtaining planning permission.
An unconditional sale allows a landowner to sell in the short term, typically for values exceeding agricultural land, and free up capital from their assets without going through the planning process.

> Includes Overage Agreements to capture a share of uplift resulting from planning permission.
> Price per acre often exceeding traditional agricultural land values.
> Asset capital release.

Dan Jackson is a chartered surveyor specialising in complex development agreements. Having previously overseen the planning and architecture department, he brings a detailed understanding of the development process from site identification through to delivery. Dan advises on some of the region’s largest and most significant land and development projects, providing earlystage planning and promotion advice through the planning process. He acts for a broad range of landowners, trusts and developers, combining technical expertise with strong commercial insight to maximise value and manage risk across the lifecycle of development sites.

Peter Chennells Director

Charles qualified as a planning and development surveyor in November 2018 and focuses on a range of immediate and strategic development agency, consultancy and valuation projects. Since qualifying Charles has specialised in the acquisition and disposal of immediate and strategic residential development land. This includes providing consultancy advice to a range of private, institutional and public sector clients. Charles has a detailed knowledge of the planning system and will, on a weekly basis, provide market assessments and development appraisals.

Peter is an experienced chartered surveyor, having qualified in 2019. He advises a range of landowning clients across all sectors of development. He has extensive experience in the sale of development land and in negotiating and structuring a wide range of development agreements, including option, promotion and hybrid agreements. Peter regularly acts on both immediate and strategic development opportunities and works closely with clients’ solicitors and accountants to ensure the best outcomes for his clients.

Rupert Harrison Director - Rural


Rupert is an experienced rural practice chartered surveyor and valuer who acts for farming and institutional clients, including charities. He has extensive experience of development sales including promotion and option agreements as well as advising on landowner collaboration agreements. He has a particularly good reputation for handling complex matters, working closely with landowners’ solicitors and accountants
