Welcoming New Team Members

Every new member of staff begins their journey with a comprehensive induction programme.

On their first day, our Operations Manager, Tara, spends dedicated time introducing them to our CRM system, ensuring they have access to all the tools they require and that they fully understand our company processes, standards, and expectations.

New starters also complete a series of online training courses and assessments, covering workplace legislation, compliance, and essential industry regulations. This provides them with a solid foundation before beginning their in-house training programme alongside experienced colleagues and their branch manager.

Ongoing Development

Training doesn't stop once someone has settled into their role.

Our Area Directors, Jo and Chloe, regularly visit each branch to support their teams, review performance, and identify any areas where additional coaching or development would be beneficial. Following recent branch visits, they identified opportunities to further enhance standards around property visit reports and the increasingly complex process of managing endof-tenancy checkouts. As a result, they organised a full-day training workshop for all Property Managers across every branch.

Raising the Standard of Property Visits

Property visits are far more than a routine visit. During the training, our Property Managers explored the importance of producing detailed, high-quality inspection reports and understanding exactly what to look for.

Comprehensive reports provide

landlords with reassurance that their investment is being carefully looked after, while also allowing us to identify maintenance concerns at an early stage. They also help us ensure properties remain compliant by checking that smoke alarms and carbon monoxide alarms are present, operational, and meet current legal requirements.

Managing End-of-Tenancy Checkouts

One of the most technical aspects of property management is handling the end of a tenancy. Many people are unaware of the level of work involved before any deductions can even be proposed. Before completing a checkout, we must assess factors such as the number of occupants, the length of the tenancy, and the expected lifespan of items within

the property. Many fixtures, fittings, floor coverings, and decorative finishes have recognised life expectancies, and these must be considered carefully before any claim can be made.

Our Property Managers then compare the checkout report against the original inventory, identify any tenant damage beyond fair wear and tear, calculate any remaining lifespan where applicable, discuss findings with the landlord, obtain contractor quotations, and prepare evidence to submit any proposed deductions to the tenant.

Should a tenant dispute those deductions, the case may be referred to the Tenancy Deposit Scheme for independent adjudication. This means our team must ensure every proposed

deduction is fair, reasonable, fully evidenced, and complies with current tenancy deposit legislation and industry guidance. It is a detailed process that requires extensive knowledge, accuracy, and attention to detail to achieve the best possible outcome for our landlords.

Preparing for the Renters' Rights Act

Keeping ahead of legislative change is another key part of our commitment to professional development.

Regional Director Rebecca Dean, delivered multiple workshops to ensure every member of staff understood the upcoming changes before they came into effect on 1 May 2026.

Preparing for new legislation involved much more than training sessions. A significant amount of work took place behind the scenes to review and update training materials, guidance documents, company procedures, and the paperwork used daily across our branches, ensuring every process remained fully compliant with the new regulations.

Renters’ Rights Act intensifies need for rigorous tenant referencing

The abolition of rent in advance is arguably one of the most challenging aspects of the Renters’ Rights Act for landlords. Against a backdrop of new regulatory pressure, it has never been more crucial for landlords to keep properties occupied and voids to a minimum. A robust referencing process protects income, reduces risk, and gives landlords confidence before a tenancy begins.

At SBK Lettings we work with HomeLet who offer one of the most comprehensive tenant referencing processes on the market. Their new VISTA referencing system is at the forefront of progress in this field, Mike Dawson, Head of Sales at HomeLet explains:

Supporting the Next Generation

This week, two of our Market Harborough Lettings team had the pleasure of volunteering at a Year 10 Careers Day at a local secondary school, where they helped students prepare for the world of work by conducting a series of mock interviews.

Throughout the day, students were supported by volunteers from local businesses, who offered advice on matters relating to

job seeking, such as; how to successfully complete application forms, how to develop interview skills, and provided constructive feedback on interview technique, communication skills, and overall presentation. The aim was to help build students’ confidence while giving practical advice on areas they could improve before applying for future jobs, apprenticeships, or further education.

It was a rewarding experience for Dimple and Louise from our Market Harborough branch who shared their knowledge to help equip young people with the skills they’ll need as they take their first steps into employment. At SBK Lettings we’re proud to support initiatives like this that invest in the future workforce and strengthen links with our local communities.
