As we step into the final stretch of the year, I find myself reflecting on how much can shift in just a few months. Q4 is all about momentum. It’s the season for follow-through, tying up loose ends, and preparing for what’s next.
In real estate, this time of year can surprise you. While many people assume things slow down, I’ve seen firsthand how the right opportunity often shows up when you stay ready. Whether it’s buying, selling, or simply getting your plan in place, this is still your year if you’re willing to finish strong.

The fall season is here, and while cooler weather is on the way, the real estate market hasn’t cooled just yet
Over the last three months, average home prices across the counties I serve Davidson, Rutherford, Wilson, Williamson, Sumner, Robertson, Montgomery, and Cheatham have remained strong. Prices have hovered between $639,000 and $674,000, showing an eight to ten percent increase compared to this time last year.
Inventory has continued to build, giving buyers more options and better chances to negotiate. The average list-to-close timeline is holding steady between 95 and 97 days. That tells us homes are still selling, but it takes strategy, smart pricing, and preparation to stand out.
While interest rates are still high, buyers are adjusting their timelines or exploring creative loan options. Sellers should know that serious buyers are still active, especially those hoping to move before the holidays or early 2026 The bottom line:
This is a market that rewards clarity and preparation. Whether you’re buying or selling, having a plan in place matters more than ever. You don’t have to rush, but you do need to be ready

If you’ve ever worked with me, you know I love helping my clients fully understand the home buying process and preparing them for homeownership. Over the years, I’ve always asked the extra questions to make sure my clients, especially firsttime homebuyers, are really ready for each step. Whether it’s understanding credit, connecting them with resources like Operation HOPE, or making sure they have a clear picture of what’s ahead, I’ve always taken pride in being that guide.
Early on in my career, I realized that only referring clients to one lender sometimes left them stuck. If that lender couldn’t help, clients often moved on to another real estate agent who was able to connect them with someone who could. That experience showed me how important it was to know about a range of programs and options, so my clients never felt like they had to start over. It’s what pushed me to keep learning and asking more questions on their behalf.
Last year, I was introduced to the NAF REALs program through New American Funding. I didn’t jump in right away. I prayed about it, thought about it for a long time, and waited until I knew it was the right step.
By this summer, I felt the push to move forward. I enrolled in the class, scheduled my state licensing exam the following week, and passed. Praise God.
Now, after 6 years of serving as a real estate agent, I am also licensed as a Mortgage Loan Officer (NMLS# 2602244). This doesn’t replace my role as your agent. It expands it. With this dual license, I can guide you through both real estate and financing, helping you avoid confusion and making sure nothing falls through the cracks.
I’ll be working closely with Robin Harris and the team at New American Funding, but I will also continue to partner with the incredible lenders I’ve trusted for years. My goal has always been to match each client with the program that best fits their needs, not just one option. You will always have the freedom to choose your lender, and now you also have the option to work with me directly if that feels right for you.

Fall Food Recipe:
M E X I C A N L A S A G N A
I love Mexican food and this has quickly become one of my favorite go-to recipes. It’s such a fun twist for Taco Tuesdays when you want something a little different. I’ve made it twice now, once with ground turkey and once with ground beef. Both were good, but the ground beef was my favorite and brought out the best flavor. If you’re craving something cheesy, filling, and full of flavor, you’ll want to add this to your rotation.
INGREDIENTS:
1 lb ground beef
1 packet taco seasoning (or homemade mix)
1 can (15 oz) black beans, drained and rinsed
1 can (15 oz) corn, drained
1 can (10 oz) diced tomatoes with green chiles (Rotel style)
1 small onion, diced
2 cups shredded cheddar or Mexican blend cheese
1 package flour tortillas (medium size)
1 jar (16 oz) salsa Olive oil for cooking
INSTRUCTIONS:
Preheat oven to 375°F.
In a skillet, heat olive oil and sauté the diced onion until soft. Add the ground beef and cook until browned. Drain excess grease.
Stir in taco seasoning, beans, corn, and diced tomatoes. Let simmer for 5 minutes.
Grease a 9x13 baking dish. Spread a thin layer of salsa on the bottom.
Layer tortillas to cover the bottom, then add a layer of the beef mixture, followed by cheese. Repeat layers until all ingredients are used, finishing with cheese on top.
Cover with foil and bake for 20 minutes. Remove foil and bake another 10 minutes until cheese is bubbly.
Let rest for 5 minutes before slicing. Top with sour cream, avocado, or fresh cilantro if you like.
Fall Drink Recipe:

I’ve fallen in love with chai tea. It’s warm, spiced, and feels like comfort in a cup. I’ve tried it from different coffee shops, but now I want to start making it at home. If you love cozy drinks, this recipe is for you.
Here’s the difference: A regular chai latte is brewed black tea mixed with milk and warm spices like cinnamon, cardamom, and ginger. A dirty chai latte is the same base but with a shot of espresso added for an extra kick. Both are delicious, so I’ll share how to make them at home
INGREDIENTS: INSTRUCTIONS:
2 black tea bags (or 2 tsp looseleaf black tea)
1 1/2 cups water
1 cup milk (whole or oat milk works best)
2 tbsp honey or sugar (adjust to taste)
1 cinnamon stick
3–4 cardamom pods, lightly crushed
3–4 whole cloves
3 slices fresh ginger
Pinch of black pepper
Optional: 1 shot espresso for a dirty chai
In a small pot, add water, cinnamon stick, cardamom, cloves, ginger, and pepper. Bring to a boil, then lower heat and let simmer for 5 minutes.
Add the tea bags and steep for 3–5 minutes depending on how strong you like it.
Stir in milk and sweetener, then warm gently without boiling.
Strain the mixture into mugs. For a dirty chai, pour in one shot of freshly brewed espresso. Top with a sprinkle of cinnamon and enjoy warm.
