A story in the October issue of Home|Santa Fe Real Estate Guide incorrectly stated that Las Campanas Realty had managed the sales of 43 homes during the previous four months. In fact, those Las Campanas house sales were brokered by other Santa Fe real-estate firms. In a story last month about Steve Oles’ exhibition of architectural illustrations Truth in Architecture, Oles (who is an AIA Fellow) was referred to as an architect. Darlings, My first question to you this morning is this: “Do you know what time it is?” I’m not checking to see if you have a hangover. I’m just reminding you, Dearest Readers, that Daylight Savings Time ended at 2 a.m. this morning (Sunday, Nov. 2), and happily we have another hour to accomplish our goals this morning. But, alas, we then have one less hour of sunlight this afternoon. Drat it all, Cupcakes: it seems everything in life is a trade-off. I could live in an apartment, but then I couldn’t have a dog. I could have a girlfriend, but then I wouldn’t have a boyfriend. (Which I don’t have, anyway, so why am I stressing over decisions I don’t need to make?) The best decision I made lately was going to the Richard Jay ALS Research Golf Tournament and Benefit Dinner at Marty Sanchez Links de Santa Fe last month. Butter Beans, everyone was there, including Richard himself, who knew he was loved when he saw the huge turnout. At least 300 people were at the dinner and 115 of them had been in the golf tourney. Marty Sanchez golf pro Alo Brodsky made sure everything ran smoothly on the course, and the Links Bar & Grill owner, Frank Gallegos, did a stellar job of fixing a New Mexican buffet. The dining patio was beautiful that evening because the weather was perfect. And the crowd… Lemon Drops, what a mix of people from all walks of life in Santa Fe. Lenny Katz, Tom Tiano, TC Herman, Diane Pick, Sylvia Johnson, Roberta Brashears, Mac MacGillivary, Joe and Judy DeBella, and Patty and Charlie Brewer were just a few of the “all walks of life” people. Inside the world of real estate, there were folks from every profession: lenders, appraisers, surveyors, title professionals, real-estate office staff, and retired and working Realtors. Richard Simpson (retired owner of Simpson & Assoc.) came because he and Richard were old flying buddies.
Gary Ashkin (ex-Realtor who worked in Richard’s office years ago) came wearing a keychain with Richard Jay & Associates logo on it (now a collector’s item among Realtor memorabilia). The gathering of such a large body of Realtors and their righthand people was a phenomenon not seen since before the internet took the place of human interaction. I’m telling you, Pumpkins, people were ecstatic to have conversations with each other, in honor of one of the best conversationalists in the industry, Richard Jay. Of course, darlings, none of this could have happened without weeks of preparation. Co-chairs Deborah Bodelson (Santa Fe Properties) and Michaelann Cavasos (lender at Los Alamos National Bank and chairperson of the SF Assoc. of Realtors’ Community Services Committee) and their huge committee (Olga Chavez, Georgette Romero and Elaine Rivera, to name but a few) worked themselves silly on this. Overseeing it all and working just as tirelessly was Paco Arguello (SFAR CEO). It was so successful that at least $40,000 was raised, which goes directly to the ALS Association of New Mexico. Creampuffs, I don’t know what else to tell you, except that nobody hit a hole in one, so nobody won a new car from Furry’s Buick GMC. (Good lord, I’m shocked!) I do know that Jody Lusk made the longest drive for women in the golf tournament (and kiddos, I bet it was the longest drive for men, too). Speaking of Jody, I’m happy to report that she’s back in the real estate game and is now at Barker Realty. She took a brief hiatus (of about seven years) in order to be a mom first. Which means that she moved to Southern British Columbia so that her two sons could attend high school at the International Hockey Academy. But she always maintained her property in Tesuque (on the very land that her grandfather bought in the ‘40s and where he had his Burton Brown

Saddle Shop for many years), so now she’s home. A star athlete since the day she was born, I think, she trains five days a week at the cross fit gym, she’s a double-black-diamond trail skier in the winter, and I’m stunned that she didn’t win the new car from Furry’s Buick GMC. (I just love that crazy name for a car company.) We’re glad to have you back, Jody. Speaking of Barker Realty, guess which Realtor from that office just celebrated his 42nd wedding anniversary (with his wife, by the way, which is always a good sign)? No, not David Barker. Yes, Gary Hall. Gary and his wife, Melinda (famous Santa Fe artist), spent three weeks abroad, starting in Istanbul and culminating in Paris, their favorite city. To quote Melinda, “It was a wonderful trip and never a dull moment, which I guess has been kind of the byline for our 42 years together — never a dull moment.” Love bugs, how romantic. Speaking of travel (segueing effortlessly from one paragraph to the next by using the phrase “speaking of,” I’m beginning to bore even myself), Linda Murphy (Santa Fe Properties) spent three weeks abroad, also. She to ok her two daughters (ages 24 and 20) first to a family reunion in Germany. Linda’s mother was from there, and she and Linda spent most summers there when Linda was growing up. The following two weeks were spent traveling in Istanbul (I wonder if they ran into the romantic Halls) and in Prague, Budapest, Salzburg, and Vienna. All the time, Kittens, I was here. Sigh. Can rates go to 6 percent? Homeowners and buyers have enjoyed historic low rates in the 4 percent area for many years. What is on the horizon? No financial person has the crystal ball, but the assumption that rates will be headed up is sound. When will they increase is the question. The Federal Reserve policy has been consistently to refrain from any action that would increase interest rates. Remember, the Fed controls the cost of borrowing by commercial banks. They significantly affect the interest rate or prime rate at banks. When the Fed raises the bank lending rate, it signals mortgage rates to proceed upward. The Fed’s policy, as reported, has been to do nothing to raise rates until inflation
begins to increase. Well, we all know there is inflation. Homeowners have experienced rising costs. When will the Fed actually acknowledge it? Recently, Fed officials predicted that the benchmark rate will be raised in mid-2015. This will be the first Fed rate increase since 2006. Possibly, they are alerting us to a mortgage rate increase. I think so. Currently, October of 2014, the 30-year fixed Fannie Mae loan is at 4.125 percent. For a $300,000 loan, the principal and interest payment is $1,454 per month. Imagine the payment at 6 percent. That payment for a 6 percent 30-year mortgage for $300,000 will be $1,799 per month. That is a difference of $345 per month and $20,700 over five years.
Don’t be shocked when rates start increasing. We have had plenty of warning. These rates have been in the 4 percent range for quite a few years. By the middle of 2010 we had these 4 percent rates for a 30 year fixed mortgage. Do financial goals NOW. Get your refinance done now. Purchase that new home now or buy the second home in Santa Fe now. When rates increase, of course, it becomes harder for some buyers to qualify. Even if you qualify your mortgage payments will be much higher. The most important indicator of increased rates will be a change in the Fed policy. Watch it. Mortgage rates increase rapidly when they start moving. So the answer is yes. Rates can go to 6 percent

Committee finds more than 900 On behalf of a team of six volunteers, I recently edited a report from a working group of the city’s Water Conservation Committee titled “The Regulation of Private Wells in the City of Santa Fe, New Mexico: an Assessment of the Need, Benefit and Powers of the City to Regulate the Use of Private Wells.” The term “private wells” includes private-sector wells, whether for domestic or household use, irrigation, commercial or other uses and whether permitted under city authority or predating permit requirements. The report excludes supply wells operated by the city water utility. The initial objectives of the project were to approximate the number of private wells, estimate their drawdown effect on the regional aquifer and the Santa Fe River, and confirm the powers of the city to regulate these wells. In the report we submitted to the Water Conservation Committee, the working group provided a recommended action plan. If you would like to read the entire report, you may access it on the City Clerk’s website in the
Water Conservation Committee meeting packet for Oct. 7, 2014. (See www.santafenm.gov/archive_center#cat-230. The report begins on Page 36). Factors contributing to the uncertainty of the number of private wells in the city are that there are no registration requirements for pre-1999 wells and there were no state requirements for permitting wells in the Santa Fe area prior to November 1956, when the Rio Grande Underground Water Basin was declared by the Office of the State Engineer (OSE). Using various sources, including the OSE WATERS database system, we concluded that our best estimate of the number of private wells is about 934. Applying the Santa Fe County median rate of 0.28afy (acre feet per year) for metered (shared) wells as determined by hydrologist Amy Lewis (Water Resource Inventory of the Española Basin, 2013; cited in the WCC report), we calculated an estimated 260afy total drawdown by all private wells in the city, or about 3 feet over 40 years (less than 0.1afy) for contin-
ued use at this rate. We estimated drawdown of only tens of afy on the Santa Fe River (from private wells producing from river alluvium). Overall, the reduction of aquifer levels by private wells is actually less than the consumptive rate due to return to the aquifer and the wastewater treatment plant. No emergency response is warranted. The working group reviewed New Mexico statutes regarding private wells and concluded that municipalities do have the power to regulate domestic wells and other water uses in the city, provided their requirements are more restrictive than state regulations. In 1999 the governing body enacted an ordinance to regulate the drilling of new wells in the city and the conditions of the permit are summarized in the report to the WCC. The ordinance was revised in 2004 after the New Mexico Legislature empowered municipalities to restrict the drilling of new domestic water wells. The powers of the city to regulate domestic wells and other water uses have been upheld in the Court of Appeals

and the Supreme Court of New Mexico. The city has issued permits for about 25 replacement wells, with metering and reporting requirements specified. Restaurant celebrates Dia de los Muertos While Day of the Dead (Dia de los Muertos) is observed on the first two days of November in Mexico, the Water Street restaurant Casa Chimayo will be celebrating the holiday all month long. Their festive altar, built by various staff members (Disclosure: I had a hand in its installation) is a tribute to the ancestors who inspired the owner of the restaurant, Timoteo Cordova, to open its doors in October of 2011. “Casa Chimayo honors the traditions of our abuelita (grandmother) by using her authentic recipes and decorating with our family memorabilia,” says Cordova with a smile. “Why not celebrate a holiday that does the same a little longer than two days?” Altars are the most important part of this famous Mexican celebration and Casa Chimayo wanted to create a very special one that not only honored its deceased loved ones but also educated patrons who may not be familiar with the celebration. Cordova says many of their diners come from other states and countries that have never heard of Day of the Dead. The altar has become a
conversation piece that allows Cordova to share his love of history and storytelling with guests. The ornate shrine is located in the restaurant’s front hallway. According to Cordova, it was a good decision. “Patrons come in and ask us if they can take pictures of it. It’s becoming a big attraction.” Publicity is no stranger to Casa
Chimayo. Last year, the Food Network chose it out of hundreds of New Mexican eateries to be featured on the popular television show Diners, Drive-Ins, and Dives. The feature, starring Guy Fieri, has
brought people from all over to experience native Chimayo cuisine. Sitting on top of an old wooden table salvaged from the Cordova family ranch, the Day of the Dead altar is framed by sparkling fuchsia and midnight blue fabric with amber and purple twinkle lights. In the center, a large barbed-wire cross accented with black silk roses hangs down. Underneath, an old, sepia-tone photo of Cordova’s grandparents has been placed as a focal point. Dozens of votive candles dot the colorful vignette that also includes hand-cut paper flowers; fresh marigold flowers; dried, local Russian sage; an eclectic assortment of miniature skulls; a ceramic image of the Lady of Guadalupe; and lots of milagros. Small Mexican bowls filled with concha cookies and bread for the ofrendas adorn the base while brightly hued paper flags or picados, made locally by Janet Lucero, line the top of the altar. Decorating for special holidays is a regular fixture at Casa Chimayo. The restaurant always has fresh chile and garlic swags that can be purchased, as well as packets of their famous red chile.

The small gift shop offers local books and information about Chimayo, Truchas and Pojoaque. If you go and Cordova is there, expect a history lesson or two — he has a vast knowledge of Northern New Mexico, with deep family roots in both Spain and Mexico. Las Campanas character is evolving By Paul Weideman
T
he large, north-end subdivision of Las Campanas has long been thought of as a pricey, golf-oriented enclave. But a look at recent stats, and conversations with a few Realtors who specialize there, depict a community that is less easy to stereotype. First, while Las Campanas still boasts a high percentage of expensive homes, the range has increased. During the first nine months of 2014, there were 46 home sales and they ranged in price from $534,272 to $2.2 million. The majority of Las Campanas house sales are brokered by agents with Sotheby’s International Realty, and the remainder by Realtors with Santa Fe Properties, Keller Williams, Barker Realty/Christie’s, and other local companies. “I think some of the success that Las Campanas has had in the last little while is because the homes are newer and are providing amenities that many other areas don’t have because the homes are not as new,” said Sotheby’s agent Marion Skubi. Raised in New York City, she majored in history and political science at George Washington University and has worked in real estate for 38 years. She and her husband live in the second house they have built in Las Campanas. They use a comprehensive water-recovery system that recycles both greywater and black water from the home — including for nurturing landscape plants and her garden. A real-estate broker in Santa Fe since the late 1990s, Skubi works in land, existing homes, and new homes — although the new-home segment has lapsed of late for her and everyone else. “MLS statistics indicate that from 2000 to now, I’ve closed approximately three times more sales in Las Campanas than any other broker,” she said. What sets her apart? “Determination,” she quickly answered. “And I love the community. I love where I live.” Asked about the market, she said, “I suspect that we will wind up with a record number of residential sales in Las Campanas this year. We have just around the right amount of homes on the market. We’re right where we should be, and I think it’s a very stable market.” She mentioned that 3 6 NOVEMBER 2 0 1 4

Las Campanas’ architectural variety is “very much overlooked.” Not only are there many homes built in the Spanish-Pueblo Revival and Territorial Revival styles, but there are Northern New Mexico-style homes, in The Estancias; and there are many contemporary-style houses. Skubi countered a longstanding generalization that everyone in Las Campanas patronizes the development’s two Jack Nicklaus golf courses. “Neither my husband nor I play golf. We use the athletic club every day, but we’re not golfers. I have a very strong feeling that Las Campanas is about community; it’s not about golf. “The clubhouse has restaurants and then the fabulous athletic club. I’m a distance swimmer and I lift weights. And then the third amenity is the Equestrian Center at The Club at Las Campanas.” Britt Gladu, director of membership development for the Club, said the Equestrian Center has recently been revamped, the membership cost was reduced, and a new barn manager was brought on. “At the beginning of the year we had about 30 horses and we’ve more than doubled that,” she said. “We represent all disciplines: dressage, hunter jumper, western, and roping reining.” The Club has enjoyed back-to-back record years of membership sales. So far in 2014, there have been more than 80 new members. On Sept. 1, the initiation fees were increased for the first time in many years. Another interesting point is that today perhaps 85 percent of Club members are not Las Campanas homeowners. “There used to be a rule that members had to live here and that was lifted when we became member-owned in 2010.” Gladu said she was hired to enhance membership experience, grow the club, and become involved in community outreach. “One thing I’ve done is teaching seminars in how to sell in Las Campanas. We created a broker outreach group with people from five brokerages — Sotheby’s, Barker Realty, Santa Fe Properties, Keller Williams, and Las Campanas Realty — asking what we’re doing right and where we can improve. Next year, we want to reach out to the entire real-estate community.”
Fourteen residents of La Tierra Nueva, a community of 58 homes that adjoins Las Campanas, are members of the Club. Nancy Lehrer and Tara Earley, who work for Sotheby’s as a team, have the highest dollar volume in sales and in listings in La Tierra Nueva and also work in Las Campanas. “We see a lot of people coming in who are equestrians because La Tierra Nueva borders on BLM land,” Earley said. “It’s a community of individuals who like larger lots, because it’s 10 to 27-plus acres.” Lehrer added, “It’s the same kind of buyer. The people in La Tierra Nueva like privacy, big lots, big views, and the country elegance, but also the benefits and convenience of Las Campanas. “These are both communities. I certainly look at Las Campanas as a self-contained community and La Tierra Nueva is like a sister.” Lehrer began her career working for 10 years with Sotheby’s in Westchester County, New York. She reloacated to Santa Fe 20 years ago, retired, then went back to work. Earley and her husband have had a second home in Santa Fe for 30 years. The two own a marketing agency in California, working closely with many of the wineries. She got into real estate in 2009, right after the crash, so it’s all been uphill. Lehrer said the two are looking at about $13 million in sales from February through October of this year. The reasons for their success? “We’re very, very high-energy, and we’re good people persons,” Earley replied. “We do a lot of open houses, we advertise in Home magazine and the Santa Fean, the programs for Las Campanas Concorso and the Santa Fe Opera, also Cowboys and Indians and Texas Monthly. It’s all about keeping your branding in front of people.” “Another reason we’re so successful is that Tara and I are extremely organized,” Lehrer said. “We really look at the timelines in a transaction and stay on top of those target dates.” About the near future, the two brokers have a positive outlook. “Even though it’s still a buyer’s market, I think the sellers are really in tune with the market,” Lehrer said.

The commercial real-estate market
Next growth generator: Jaguar/599 intersection By Paul Weideman
T
here haven’t been too many BIG things happening on the commercial/institutional scene in the recent past, but there’s a couple of big ones coming: the Village Plaza at Tierra Contenta and Santa Fe Commercial Center. The Village Plaza slated for the east side of N.M. 599 is retail-oriented, so the developers will be courting restaurants and expect there to be a small grocery store. “It will essentially be the front door of Tierra Contenta,” said Scott Hoeft of the Santa Fe Planning Group. “Then the Santa Fe Commercial Center on the other side of 599 will be an office park, similar to Rodeo Park but larger.” The first phase is the construction of a new interchange featuring an extension of Jaguar Drive. That should be complete next summer. “We are working with owner/developer Kate Fishman and her family on the two projects,” said Kira Wege, vice president of Pegasus Retail, Albuquerque. We’re spearheading this and trying to get a jump on the marketing of the available land there for sale and lease. That is an underserviced trade area. It offers quick and convenient access for all of Santa Fe. On the Santa Fe commercial side, what eventually will happen is a grand new entrance into the Santa Fe Airport.” Two new construction projects on Santa Fe’s south side are Christus St. Vincent Regional Medical Center’s $7 million Entrada Contenta Health Center going up at Cerrillos Road and Herrera Drive (in front of the Walmart Supercenter) and the U.S. Department of Veterans Affairs’ Santa Fe Community Based Outpatient Clinic at 5152 Beckner Road in the Las Soleras subdivision. Earlier this year, city officials met with representatives of Costco Wholesale about a possible warehouse store on the large Las Soleras property. Although Costco sells a “Santa Fe” patio furniture collection, Wanda Jorgensen in the company’s real-estate office would not confirm an intention to enter the Santa Fe market. Two retailers that are coming into Las Soleras are Chick-fil-A and Taco Bell, according to Lisa D. Martinez, director of the city’s Land Use Department. She added that Denny’s is expected to submit for permits for a restaurant there as well. There is no new information on the relocation of two of Santa Fe’s automobile dealerships. Jason Bass, general manager of Premier Motorcars, said they’re “still just in the preliminary process” of considerations for a reported new dealership at 7511 Cerrillos Road. And although Beaver Toyota Scion of Santa Fe did some site work at a new site on Becker Road in 2009, general manager Buddy Espinosa said only, “I think something is going to take place, maybe in a year and a half.” During 2014, the old Navarro Cadillac dealership at 800 St. Michael’s Drive was torn down and is now a Smith’s gas station. At San Isidro Plaza on Zafarano Drive, Aspen Medical Center is expanding and there will soon be an acupuncture clinic next door. “That side [of Zafarano] is 100 percent leased,” said Mark Ruhlman with
Columbus Capital, which has developed the shopping center over the last eight years. “This year Cloud 9 Creamery went in with CoCoPelli Chocolatier, and they’re doing really well.” Ruhlman said the company has a potential restaurant lined up for the Piazza Fiorina building, 3795 Cerrillos Road, formerly occupied by Fusion Fire, and has another intent for the former southside location of Bumble Bee’s Baja Grill, 3737 Cerrillos, which closed this summer. “Retailwise we’re close to 100 percent occupied in our space and we have good interest from both regional and national users,” he said. “Our office space, like everybody else’s, is a little soft.” That includes vacancies at the Coronado Building on E. Palace Avenue, Southwest Plaza on San Mateo Street, and St. Michael’s Medical Park at 435 St. Michael’s Drive; and office/warehouse buildings at 7357 Old Airport Road and in the Agua Fria Business Park. Columbus Capital’s Jeff Branch is working on redeveloping San Francisco Plaza, west of the Eldorado Hotel downtown. That involves demolishing three buildings to make way for a new, 14,000-square-foot commercial/residential project, while preserving one historic building. On the mall scene, Santa Fe Place is getting ready to finish an interior remodeling project, centered on the plaza near the Dillard’s entrance. “We just finished doing the fireplace on Oct. 19 and the furniture is coming in,” said marketing manager Lance Farrell. “We’re looking for completion by early November.”
The big recent news there was Sports Authority filling the old Mervyn’s space in the fall of 2013. Brand-new businesses at the mall include Spencer Gifts and a few holiday tenants, including Toys R Us and Eastern Oils. Coming to Santa Fe Place in the spring is Boba Tea Company. One of the mall’s vacant spaces is in the food court, which saw the departure of Sbarro Italian Eatery. The New York company trimmed 155 restaurants and had a Chapter 11 bankruptcy at the beginning of the year; there are 582 outlets remaining. “Radio Shack also closed a lot of its stores last spring,” Farrell said, “but we still have ours.” (As, fortunately, do De Vargas Center and Coronado Center.) At the other end of town, DeVargas Center has a lively food scene going with longtimers Pizza Etc., Santa Fe Bar & Grill, and Atrisco recently joined by Tree House Café and Pastry Shop, and Señor Murphy. Among the recent mall additions are The Reel Life, moved from Sanbusco Center; Firma Energywear, a Queen’s Ransom concept doing very well in the former Surrender Dorothy space; and the expanded Christine’s Bridal, which now includes a formal men’s wear line. The creepy-crawlie factor expanded with the move of Harrell’s House of Natural Oddities from a kiosk to a store space. “And on Halloween night they’re moving into a larger space, going from 1,000 to 2,000 square feet,” said mall manager Katy Fitzgerald. “There will be a lot more exhibits, responding to people saying, ‘This H OME

is so much fun, but I wish you had more.’” At the east end of the mall (accessed from outside), Denice Sherwin opened Life Vessel, and will be adding a raw bar next door, possibly this month. Ken Joseph’s Luna project, based around a remodel of an old DeSoto car dealership, has settled in at 515 Cerrillos Road. Joining Ohori’s, Talin Market, and Cassie’s Boutique in the past year were Marble Brewery, Olive Grove, Old Wood LLC, the law firm Heard Robins Cloud LLP, the Pura Vida hair salon, and a private office. Joseph wants a restaurant for the architectural highlight of Luna, a glassy building with a great street face. Over at Pacheco Park, Victoria Price Art & Design closed in November a year ago. New at the Pacheco Street business park in the past year are Loren Haynes of Pink Adobe Productions; Pruett Media, LLC; Ryan Heffernan Photography; and Proscape Landscape Management. Kurt Faust, a partner owner of the development (and of high-end homebuilder Tierra Concepts), said they’re just about 90 percent occupied at this time. A big, blue crane visible around town indicates progress on the Violet Crown movie theater being built in the Santa Fe Railyard. There will be 11 screens, most of them underground. “We’re starting to pour the main deck which will form the first floor,” said Richard Czoski, director of the Santa Fe Railyard Community Development Corp. “All of the auditoriums underground have been laid out and the floors poured. We’re looking at completion by early April.” The theater complex includes a 4,700-square-foot restaurant and bar. Patrons will be able to reserve their seats online (which is very popular with patrons of the prototype Violet Crown theater in Austin) and then you buy food and beverages and take them in to watch the movie. In the Baca Area of the Railyard, Raven Hicks opened Real Martial Arts at 932 Railfan Road. Santa Fe Mountain Sports departed last spring and Undisputed Fitness and Caveman Coffee Café took over that space. Rose Utton is about to start on a new building adjacent to Art Handlers Ltd.; it will be an expansion of that business and provide additional space for a gallery. Recollections Fine Consignment Furniture & Antiques, 1225 Cerrillos Road, built an addition in 2014 and changed its name to The Raven Fine Consignments. The business has been in Santa Fe since 2002 and at this address since 2008. building. “That will probably go to the planning commission and the city council in the first quarter. And we’re planning on issuing a request for proposals on the last two parcels adjacent to the water tower, the last main parcels in the heart of the railyard.” Let’s get a bit industrial for a moment. Fiberspan Concrete Vigas, which fabricates cement faux-wood vigas, headers, and canales, relocated from Sedona to Santa Fe: 2886 Trades West Road. And Tractor Supply Co. arrived at 3901 Oliver Road, off Airport Road. The firm sells chain saws, log-splitters, motors, pumps, hardware, and feed.
Passers-by have appreciated the work ongoing at the New Mexico School for the Deaf — as have staff and students. One standout this year was the building of the NMSD library and museum, which will see a grand opening in December. Drivers along Cerrillos Road watched the progress of the handsome new fence as it went up. Also accomplished this year — all this by architects Dekker/Perich/Sabatini and contractor Bradbury Stamm — was a renovation of the Dillon Hall basement to house the NMSD health center, transportation office, and the school’s statewide outreach agency. Next on the school’s improvement plan are demolitions of the old laundry
facility, old health center, and the Sosaya building. “That will tie most of the remaining buildings to our central plant, improve parking, and we will add a quad with a mulitpurpose play area for the younger childen,” said project manager Harold Moya. “This will be our largest project, pricewise, at about $14 million.” He said the demolitions are challenging because some of the buildings are historic, but they’re outdated and there is asbestos present. After that is a renovation of the 1916 boys’ dormitory Cartwright Hall for transitional family housing; and renovation of Delgado Hall, the administration building. Santa Fe has two new schools this year, both on the south side and both pre-kindergarten through 7th grade: Nina Otero Community School on Paseo del Sur and El Camino Real Academy on South Meadows Road. Santa Fe Community College’s $12 million, 34,000-square-foot Higher Education Center is set to open at the corner of Llano Street and Siringo Road in January. A $10.5 million, 32,000-square-foot Presbyterian Healthcare Services clinic, under construction at 454 St. Michael’s Drive, is expected to open in the spring. op.cit bookstore is busy and crowded with books in its Sanbusco Center space after a move from Las Vegas last year. The store had plans to locate in the Luna project a few blocks away and still may do so if the right space opens up. The large Sanbusco space left vacant by the departure of Border’s Books a few years ago is still open for leasing.
Drury Plaza Santa Fe, a 182-room hotel, opened after undertaking a substantial remodel of the 1953 St. Vincent Hospital building that was designed by John Gaw Meem. Project manager Brian Nenninger said some work is still under way, including land work to complete the “promenade” connection with Cathedral Park; that should be done soon. If you’ve wondered about the stacks of brick standing in the hotel’s Palace Avenue turnaround, that is destined for the floor and walls of the restaurant, which is schedule to open in February. Once that is done, Drury will hold the hotel’s grand opening. Regarding the two retail spaces that were built onto the parking garage facing Paseo de Peralta, Nenninger thinks they will be filled before the spring. Decisions about the next major phase, Drury’s remodel of Marian Hall as a boutique hotel, will probably wait until the end of the next year’s tourist season to see how business is going. In other snippets of downtown commerce news, the clothing retailer Parts Unknown moved from its 2,000-square-foot store at 121 W. San Francisco Street next door into the 6,000 square feet left vacant by the departure of Coldwater Creek (which filed for bankruptcy last spring). The Rouge Cat nightclub (which was the city’s only gay bar) closed its doors at 101 W. Marcy Street in late winter after nearly four years of operation. In October, Doug Nava and Mark England opened the Blue Rooster bar and nightclub there. England calls it “the gay bar that’s straight-friendly.” Another nightclub, Skylight, was opened by Joe Ray Sandoval and “DJ Dynamite” Sol Bentley this summer at Palacio Francisco, 139 W. San Francisco Street. Among those formerly doing business in the Palacio building were Downtown Subscription, Tribes Coffee House, and Milagro 139 restaurant. Somers jewelry and sculpture opened at 137 E. Palace Avenue. Across the street, Owings Gallery opened a second exhibition space. Around the block, at 130 E. Marcy, Cheesemongers of Santa Fe is preparing to open on Nov. 20. Angel’s Bakery and Café opened in space left vacant when the Catamount closed in 2010. On May 31, Melinda Gipson premiered Sweet Lily Bakery at 229A Johnson Street. At 225 Johnson, Geronimo owner Lloyd Abrams opened Georgia restaurant, also in the springtime. Last in that spot was the O’Keeffe Café, an eatery that closed in the fall of 2011. Draft Station opened in February in a Santa Fe Arcade space, 60 E. San Francisco Street and overlooking the

Plaza, that formerly had Marble Brewery. At press time, the longtime Tecolote Café building on the corner of Cerrillos Road and Monterey Drive was being demolished. The business lost its lease there, after more than three decades, in April and is set to reopen this month (November 2014) at 1616 St. Michael’s Drive, previously the home for seven years of Santa Fe Yummy Café. (Yummy, specializing in fine Asian cuisine, advises the faithful to keep track at santfeyummycafe.com “to see where we re-open.”) Krispy Kreme is set to open in December at 3297 Cerrillos Road (just north of Richards Avenue, next to McDonald’s). Further south, Fashion Outlets of Santa Fe opened a new restaurant named Desert Rose. In the Plaza Santa Fe shopping center, Jimmy John’s Gourmet Sandwiches came into the former Starbucks building, 3526 Zafarano Drive. The coffeehouse’s departure is a surprise. That was the com-
pany’s first Santa Fe store, locating near the brand-new Target in 1998, and since then Starbucks had established five more freestanding coffeeshops as well as four coffee nooks inside Albertsons groceries and the Target store. “Starbucks is going away from non-drivethrough whenever possible, and that location did not have a drivethrough,” Anthony Johnson said. About those drinks made from hard, dark beans, it looks like there will again be a coffee shop in Plaza Contenta, the commercial center in Tierra Contenta. Watch that space. “I think overall the market is improving,” commented Marc Bertram, SF Brown Real Estate. “We are looking at some new deals and some new construction that we haven’t seen in quite a while. One is an expansion for Homewise. Another is a new tenant at Rodeo Park, so we may be building there in the first quarter. Then we’re looking at a possible mixed-use joint venture with Homewise near the corner of Agua Fria
and Harrison Road.” SF Brown recently welcomed a new tenant at 215 Lincoln Avenue. Both that property and Marcy Plaza, 119 E. Marcy Street, are about 90 percent tenanted after about 400 employees of Thornburg Investment Management and Thornburg Mortgage moved into the company’s new office building five years ago. Bertram worries that a similar market void may be created if the State of New Mexico builds a new complex at the Las Soleras property. “I think the office market will continue to struggle. As long as there’s the threat that the state will build at Las Soleras, there’s apprehension in the market, from a development and banking standpoint. The last thing we need is uncertainty and that one is causing ripple effects all across the office market. Nobody’s going to want
to risk millions with that threat of the state creating a gigantic vacancy in this small of a market. I know first-hand how long it took to us to retenant our spaces downtown after Thornburg moved and this is four times the impact. I would guess it would be 10 years at least.” Bertram looks forward to the eventual opening of Zia Station for the New Mexico Rail Runner Express, and to the development of businesses at the St. Francis Drive/ Zia Road site. “Our intention is to do many of the things the city and mayor have been talking about for the redevelopment of St. Michael’s Drive, but you don’t have to redevelop. We have 20-some acres in one piece.” About Las Soleras, Pegasus Retail’s Kira Wege said, “There’s a lot of energy now out there, with retailers sniffing around. Our hope at Plaza at Tierra Contenta is to take some of that energy, shift if off the bypass road, and take some of that craziness and congestion off of Cerrillos Road.” H OME

One reason for this is that older homes were often built with more flexible materials than new buildings: stone footings, adobes laid up in mud, and pliable wooden bond beams and lintels. When stressed, these houses tend to move uniformly. They tend to get charming, not scary. Secondly, houses are simply taller and heavier than they used to be. More and larger openings tend to provide more places for cracks to appear, reflecting and magnifying the effects of even minor settlement. Most of the homes we work on were built on non-compacted construction fill or on incompetent and unstable native soil. The footings were often not built to the engineer’s specifications. In response, we have developed an effective and moderately priced system to stabilize these homes with helical piers. Piers, similar to an auger but with individual helices, are hydraulically screwed into the ground at intervals. The tops of the piers are then attached to the footing. Once attached, the loads are transferred to the pier resulting, as it were, in placing the building on subterranean stilts. The footings are backfilled, leaving the new foundation system undetectable from the surface. ~Ed Crocker

Realtor event benefits ALS research The Santa Fe Association of Realtors Community Services committee is rocking and rolling. Led by Deborah Bodelson and Michaelann Cavazos, co-chairs, and 11 other volunteers, the committee successfully hosted the Richard Jay ALS Research Benefit, the first of what is intended to be an annual event. The benefit named in honor of Richard Jay, a local Realtor diagnosed with ALS, featured a golf tournament held at Marty Sanchez Links de Santa Fe, followed by a benefit dinner and silent auction. All proceeds will go directly to the New Mexico ALS Association for research. The dinner held in honor of Richard Jay’s birthday welcomed Richard with a warm round of applause followed by his poignant comments about his life, family and friendships. Michaelann believes that this event is one way of really giving back to the community, something that is important to her personally as she and her team work for the betterment of Santa Fe. Through
this new benefit, the Realtor community had raised more than $40,000 for ALS research even before promoting the silent auction during the dinner that evening. The silent auction featured over 50 items, including golf equipment and accessories, skis, a variety of gift certificates, jewelry (including a diamond ring that was sold by live auction), art works, and household items. Hats off to the Richard Jay ALS Research Benefit committee members: Deborah Bodelson and Michaelann Cavazos, Cate Adams, Olga Chavez, Mindy DeMott, Dee Hall, Debra Hodge, Laura Lichtenstein, Georgette Romero, Marc Martin, Elaine Rivera, Nat Shipman, and Cary Spier. Last year the dinner featured a talent show that was a big hit with the Realtor community and sold out. All proceeds from the silent auction this year will benefit the Dollars4Schools program. The Community Services Committee’s upcoming spring Masquerade Ball led by Michaelann Cavazos and her two committee members, “Cav” Cavanaugh and Yancy Whittaker, will also benefit Dollars4Schools, ensuring that students’ basics needs for learning are met by providing nutritious snacks, lunches and clothing. She worked with architect Peter Wurzburger on the house, built in 1999 by Steven Kamm, Premier Builders. The frame/stucco house, 3,809 square feet, has three bedrooms, three and a half bathrooms, and five fireplaces. The plan view is an open U, resembling two embracing arms. The couple would visit from Chicago during development and Ms. Juris, standing at this point, the hub, had the architect rotate the house plan for trueness. “The house is precisely oriented for views, light from the south admitted through high windows, and for ventilation. The house has very good cross-ventilation,” she said. The living room sports beautifully plastered walls, Arizona flagstone floors, clerestory windows, and high ceilings. The rustic planks-on-vigas ceiling contrasts with the fireplace, a plain, plastered horizontal rectangle around the firebox, then a subtly asymmetrical chimney form above it.
