75th annual ‘Behind Adobe Walls’ garden tour July 22 & 29 By Paul Weideman Eight lovely Santa Fe homes and gardens are featured in this year’s “Behind Adobe Walls” Home and Garden Tours. This is the 75th anniversary of the annual tours sponsored by the Santa Fe Garden Club. The tours highlight four properties on each of two consecutive Tuesday afternoons, July 22 and July 29. “The tour used to only be for the club members and people walked from house to house,” said Barbara Templeman, who chairs the tour events with Enid Tidwell. “It was mostly on the Eastside. They wanted to raise money to help subsidize the spring and fall flower shows. We still have the flower shows.” “We are a member of Garden Club of America and as a member of GCA you must have flower shows,” said Sue-Ellen deBeer, the Santa Fe club’s publicity chairwoman. Half of the club members — about 35 of 70— participate in the flower shows; the SFGC also stages a horticulture show annually.

This year’s tour-ists visit homes transported on four, 55-seat luxury buses. These are loaded at Hotel Santa Fe, where participants meet for lunch and shopping: the Santa Fe Garden Club staffs an orchid shop (showing flowers from New Earth Orchids) and sells photo cards by members. This year there is also a raffle; prizes are a vased orchid, a family membership to the Santa Fe Botanical Garden, and a Pam Duncan flower arrangement in an antique French coal scuttle. The homes on the 2014 tours run the gamut of styles, from Santa Fe Style to contemporary to Mexican. Locations include Wilderness Gate, the Eastside, downtown, and the La Tierra area. “Besides the gardens, tour participants get to see a lot of interesting collections,” Tidwell said. “We have one house this year with a stellar collection of Native American beadwork, rugs, and sculpture. Another hosue has wonderful flea-market items and things from South America – textiles, pottery, tchotchkes. “Another house is full of pictorial Mexican rugs. It is a riot of color.” The tours introduce visitors and residents to our state’s greatest horticultural challenge: creating beautiful gardens and landscapes in an area having less than 12 inches of rainfall a year. Club members point out that once plants such as roses, lavender, rosemary, and lilacs are established during their initial growing season, they thrive with very little water. “We have one house this year that started out with an English garden but after they got their first water bill, they redid the whole thing with xeric plants and it’s quite lovely.” One house on the tour has a pair of planted pig troughs from China. In the garden spaces of another is a pond, a relatively unusual feature in Northern New Mexico residential landscapes. Plant identification is also provided during the tours, deBeer said. “We have plant lists by common names and genus and species that we hand out to anyone who is interested.” Meeting minutes of the Santa Fe Garden Club tell the story of the organization’s inception. “In October 1939, at the beginning of WWII, eleven intrepid Santa Fe women


met at a member’s home to found the Santa Fe Garden Club. Roll call was taken (using the member’s husband’s name – a tradition that endured until the 1980s when Ann Zinn announced that she was Ann Quarles Zinn, not Mrs. Dale Zinn), annual membership dues were established at $2, and thus began the legacy of the Santa Fe Garden Club.” In the spring of 1940, club members determined that they needed to raise funds to finance their annual autumn chrysanthemum shows and springtime bulb shows. The Behind Adobe Walls Home and Garden Tours, begun in the summer of 1940, answered that need. In the early years of the tour, members would drive their cars or walk from featured house to house and enjoy tea and cookies in the gardens. The ticket price in 1949 was $1.50. Reservations were made at the Indian Detours desk at La Fonda. In 1972, buses were arranged for transportation. During the 1980s, the annual summertime tours attracted 900 visitors. In the 2000s, the tour was cut back to two days and the club added its Pequeño Tours for 40 or fewer guests. Proceeds from the annual tours now yield nearly $20,000. “The money we raise from these tours goes back to the community in various ways: conservation projects, education, and riverbank maintenance,” Templeman said. The club’s first charity projects were during World War II and included victory gardens, a milk depot, providing flowers for patients at Bruns convalescent hospital, and sending clothing to Holland. The club planted the courtyard garden at the Museum of Fine Arts (today’s New Mexico Museum of Art) in 1951 and has maintained it ever since; and likewise was responsible for the Amelia White Rose Garden.

Proceeds from the tours help pay for the Museum of Spanish Colonial Art Garden that features herb, flower and vegetable types that were grown during the Colonial New Mexico era. “A lot of our money now goes to the Santa Fe Botanical Garden. We have a dedicated plot there,” Templeman said. Proceeds also benefit programs in the grade schools; an endowed scholarship for a student at Santa Fe Community College; and funding for a variety of environmental and conservation groups. Other recent beneficiaries of tour revenues are Los Amigos de Valles Caldera, an education/science center for which the garden club donated a microscope; Lighthawk, which uses volunteer pilots to provide aerial photographs of areas of environmental concern to community and business leaders, scientists, and conservationists; and the Museum of Indian Arts & Culture, where club members landscaped the sculpture garden. PROFILE Coleen Dearing

This interview series focuses on the people in Santa Fe’s real-estate industry. Coleen Dearing is an associate broker with Coldwell Banker Trails West Realty and is president of the Santa Fe Association of Realtors. Where were you born and raised, President Dearing? I was born in Dallas. My father worked for Martin Marietta. He was an aerospace engineer, so we moved a lot. My mother was a stay-at-home mom until I was 8. I’m the baby. There are five of us. My mother one of nine and her father had 21 siblings. We were in San Diego and in Logan, Utah, and by the time I was 5 we’d settled in the Denver area. What did you want to be when you grew up? I wanted to be an actress. I was a theater major in college. What college? Adams State College in Alamosa. I actually have educational ADD. I get interested in stuff and I just keep taking more classes. I started out in theater and I ended up with a degree in psychology, speech/theater, and French, and a minor in history/government. And I sell real estate, so I guess I use a little bit of all of it. Tell us about your family. We have three sons, two from previous marriages and one together. My husband is Skip Dearing. He’s a retired Los Alamos astrophysicist. How did you get here? I met my first husband in college and we came here to work for the New Mexico Repertory Theater. When we split up, I met my second husband on a blind date. What brought you into the real-estate field? My mom got her real-estate license when all five of us were in school. My dad took the course with her. She started selling in Denver for Polly Little and when the aerospace crash came, my father went into real estate, too. He ended up being a broker, running an office and selling farm and ranch. My mother loved doing it and she was really good at it. Then my father’s father in Alamosa was in his 80s and my father needed to get closer to home. So my parents bought out Alamosa Realty. From the time I was a little kid I’d go to open houses with my mom. I was raised in this business. What was your path in Santa Fe? I was here with the New Mexico Rep and Carol Burnett, who lived here then, was slated to do a show, a huge fundraiser. It was always a struggle because we had to pay professional wages and we did have some big supporters but ticket prices couldn’t be absorbed here. We had sold a lot of tickets but Carol hurt her back and couldn’t do the performance. We didn’t have insurance and we couldn’t pay the tickets back. 28

I was in Creed, Colorado, getting married and when I came back, Joel Bennett met me and said, By the way, we closed the theater over the weekend and I need your keys. Suddenly I had no job. I said, Hey Joel, are you hiring? All they had open right then at Coldwell Banker was a receptionist position and I took it. I was promoted to office manager after several years. I was headhunted away to French & French and I got to realize that staff in real-estate offices dont get enough credit. You’re staff to everybody. I realized I was going home with nothing left for my family. It was ridiculous. I took a couple of years off and got my broker’s license. I came back to Coldwell Banker because I like the philososphy of this company. It’s very collaborative. It feels like family here. I’m a win-win collaborator. I am all for everybody walking away from a transaction feling like they got what they wanted. I’ve turned down listings where someone wants me to beat the party up. Not to say I won’t negotiate, do my job, but the other party doesn’t have to bleed. How long have you been with Coldwell Banker? I’ve been selling here full-time since 2000. Are you having fun being president? It is a wonderful opportunity. I get to write a newsletter

every month and I get a lot of positive feedback on that. Most Realtors are really just trying to do their job and even though we have had some controversy and some hiccups, we generally can lay that aside and respect each other and I think that says something about Santa Fe. It’s very professional and people try really hard to keep up on the information they need. And Santa Fe’s a savvy town. You can’t bluff your way through. The change in MLS software, from Rappatoni to Paragon, was a hard one, wasn’t it? It was. Some people felt the decision was made too quickly. But the board stood behind it. It was a huge learning curve, and [previous SFAR president] Victoria Murphy handled the transition with tremendous grace. Have you done much volunteering? I’m a real believer. If you really want to know what’s going on, you have to get involved. I have volunteered for Habitat for Humanity and the American Cancer Society. And I have served on a lot of SFAR committees, including Government Affairs and MLS. What do you enjoy doing in your spare time? I read voraciously. I read trash: horror, romance. We like to hike. And we love to travel. We’re checking them off the list, man. We just got back from Alaska. We went to Bora Bora and Italy last year. How did you fare during the recession? My mother died in early 2007 so I had some bad years right then, but since 2010 it’s been all uphill. Last year was best year ever. So many brokers I talk to say that, yet I don’t see a real uptick in sales stats. That’s because you’re talking to the right people, the ones who are serious about it. There are also fewer Realtors than there were in 2007. We were up to 1,100 at one time and now we have 600 and some. We did lose some people who had some unrealistic expectations of what the business was. And that happened during the period when all you had to do was show up at the office and you could sell real estate. Then when it got tough, a lot of those people didn’t know how to do it.The people who stayed are the ones who really treated this as a business. I do enjoy it. I find the fact that it’s different every day to be fascinating. What’s the best part? I love people. I love interacting and getting to know people. It’s always different. People say there are no two transactions alike and that’s absolutely right. You have all the personalities, the other broker, the lender, the buyers and sellers, and the juggling match of getting all of that to come together to a perfect closing is like a dance, and it’s fun.

Drury Plaza Santa Fe opens this month By Paul Weideman THE FABRIC SCREEN-FENCING AROUND THE SITE OF THE NEW HOTEL ON EAST PALACE AVENUE WILL PROBABLY COME DOWN during the first week of July. “We anticipate that Drury Plaza Santa Fe will have a soft opening on July 21,” said project manager Brian Nenninger. “We’ll be open and selling rooms.” Drury Southwest has been working for more than two years on this significant adaptive re-use project: remodeling and expanding the 1950 St. Vincent Hospital designed by John Gaw Meem into one of Drury’s flagship full-service hotels. The company also is developing a landscaped “promenade” through the property, connecting the central walkway in Cathedral Park with Paseo de Peralta. At some point after work is complete on the 182-room lodging, Drury will set about converting the adjacent, Isaac Rappdesigned Marian Hall (1910) into a 30room boutique hotel. The main hotel project involved demolishing the old interior hospital-room walls and building new walls for the hotel lobby, rooms, restaurant, and other spaces; replacing many of the windows; repairing woodwork, including the balustrades along the E. Palace sidewalk; building an addition onto the southeast that includes the main hotel entrance; and building a parking garage that includes some retail spaces facing onto the Paseo. Two weeks ago, workers were busy installing balustraded railings on balconies of the addition. Nenninger said they are an example of strongly referencing the historic Meem building but being different enough that people can distinguish the old from the new. About the fancy framed doorway on East Palace, he said that will be fixed up to function as access for special hotel events. The two open areas on Palace are being preserved. Drury is calling the one on the corner of Palace and Paseo “The Garden.” Among its new features are low walls bearing black steel fencing and new landscaping. The open area between Marian Hall and the new hotel will be a vehicular dropoff spot — not dissimilar to its use by ambulances when St. Vincent was functioning and full of patients. Passersby saw that Drury removed the glassy first-floor bridges or “ambulatories” 46

Staff members from the State Office of Archaeological Studies (OAS) were on hand to monitor, although nothing new was found because this same area was test-excavated by OAS three years ago. Archaeologist Karen Wening said one item from those past digs was a big cut-sandstone block that was part of the foundation for an old nun dormitory and

the ground surface that may date to the first years of Spanish occupation in the early 1600s. “It had been covered with trash deposits dating to about 1700, the

years after the Spanish reconquest,” said archaeologist James Moore. “I suspect that road led into the site of the pre-Revolt parroquia.” What historians and archaeologists refer to as the first parroquia (parish church) stood for about 50 years before being razed during the 1680 Pueblo Revolt. A second parroquia was built in 1714 and replaced in 1886 by what is today known as the Cathedral Basilica of St. Francis of Assisi. The archaeologists believe they found a lime-slaking pit that was used to produce plaster for the 1714 parroquia. “What we found was a squared hole,” Moore said. “As I was excavating it in 2011, I was seeing plastered walls and I thought it was the first parroquia. But there were no adobe walls and it was not a high-quality plaster. It was sloughing off the walls and it had pebbles mixed in. We finally realized it was a limeslaking pit.” The first non-religious building on this site was St. Vincent Sanatorium, a grand building designed in the French Second Empire style. It opened in 1883 and burned down 13 years later. Subsequent buildings going up behind and northeast of the cathedral included Marian Hall, a small hospital/old folks’ home, an orphanage, dormitories for nuns with the Sisters of Charity, and the 1950 St. Vincent Hospital. In the area of today’s parking lot, OAS

found remnants of foundations from the orphanage and the dormitories. Moore thinks they were all built in the 1890s and had been torn down by the late 1950s. “The foundations for the orphanage are all dressed and semi-dressed limestone. For the dormitory, they were cobble and concrete. Also in the previous phase, we found thousands of potsherds, mostly Native-made, including Pueblo glazeware pottery that ceased production in the Revolt/Reconquest time, plus a fair amount of Mexican majolica from the late 1600s to early 1700s. We’re pretty confident this is from post-Revolt trash.” That old road they found three years ago was about four feet below the surface. Moore said this area was all once Santa Fe River floodplain and flooding and river meandering deposits a lot of material. At what depth could excavators discover evidence of the first parroquia? “Probably a meter. There’s been that much buildup since the 1700s.” But archaeological testing, which OAS performs in advance of construction projects in Santa Fe, is basically wrappedup on the Drury parcel. I’d love to have found that first parroquia,” said Moore, who is closing in on retirement. “I don’t think that’s going to happen now.”

Summer — time to conserve water The City of Santa Fe Water Division estimates that more than 40 percent of our water use in the summer goes to outdoor irrigation. Throughout the year, our highest demand for water is during our summer watering season. The hot weather puts stress on our plants and strains our water resources. Yet it is just as easy to conserve water outdoors as it is indoors. First, make sure you have no water leaks, broken irrigation heads or heads where plants no longer exist. Simple monthly checks can help you save water. Mulching is critical in our arid climate. It retains moisture in the soil and prevents evaporation. Apply up to four inches thick in areas that receive hours of afternoon sun exposure. A more costly solution is to install an irrigation controller that self-adjusts based on temperature, rainfall, wind, and soil conditions. Advanced controllers cost $500 and up, but will typically pay for themselves in a few years. Your plants 48

will be happier and healthier not being constantly under- or over-watered, and, best of all, the city offers a rebate to help offset the cost of these devices. Ultimately, we should all be working toward using nonpotable water to keep our landscapes green. This goal is not that far-fetched if we re-use greywater (non-sewage domestic wastewater) and augment with an active rainwater-harvesting system. About 40 percent of our indoor water use results in greywater and this can be re-used to irrigate our landscapes. A rainwater harvesting system can provide additional water. During a typical year with 10 inches of rainfall, a 1,500-squarefoot home can capture more than 9,000 gallons of water off its roof. The combination of greywater and rainwater could meet the outdoor watering needs of most homes and cut the overall city water needs by almost 20 percent! Over time, you can change your land-

scape to be more drought-tolerant. You can also arrange your landscape into hydrozones: create zones of plants that have similar water needs. These modifications can be done over the years as you make changes to your landscape and will pay for themselves in the decades ahead. “Everyone understands we are entering our fourth year of drought and the City is encouraging customers to put every drop of water to work by ensuring their irrigation system operates at peak efficiency to minimize overwatering, evaporation and runoff,” said Laurie Trevizo, Water Conservation Manager. Darlings, The 4th of July and the summer solstice are now in the past, which means we have only 186 days to Christmas. But it must seem like Christmas already to Keller Williams Real Estate, because the firm has added another pretty ornament to its family tree. Bell Tower Realty is now Bell Tower/Keller Williams. I must tell you, Buttercups, the party that KW threw at Bell Tower/KW’s new office on E. Palace Ave. was worth the search for a parking place. Don’t get me wrong, Kittens, it’s not that the new office doesn’t have a parking lot, it’s that the drinks, food and people were filling it. Michael Umphrey (KW) provided the background music, Peas ’n Pod provided the food and drink, and a wonderful cross-section of Realtors, lenders, and closers from title companies provided the camaraderie. We all know how people in the real-estate industry love a party, and they were not disappointed. Honeys, that Craig Huitfeldt (owner/ broker of BT) certainly understands the three rules of real estate: location, location, location. From offices in Las Campanas to the “Oldest House” on E. DeVargas Street to 211 East Palace, this last one is the best. Formerly the longtime home of Nicholas Potter Bookseller, it’s right across the street from the soon-to-open Drury Plaza Hotel, which will have two top draws: Chef John Sedlar’s new restaurant, Eloisa, and drinks by the pool at the rooftop bar. Sigh. It almost makes me want to be a Realtor again. No, wait, what am I saying? I mean it makes other Realtors want to be in that office. Val Brier felt exactly that way, so she moved into East Palace from KW’s Lincoln Avenue office. Lisa Bybee (Meridian Property Management Group) liked the idea so much that she joined the Val Brier Group, and now the two best friends will be working together again. Lisa is supposed to be busy at this very moment getting ready for her wedding. Yes, Dear Hearts, she’s marry-

ing Dan Baker (a photovoltaics expert who also builds electric cars) on Saturday, July 12. Here’s a hot tip, girls. They met playing tennis at El Gancho. It was a “love” match, and they both won. Best friends or not, it won’t be a double wedding, because Val is already married to builder Stewart Ewing, and she sees no reason to change anything in her life except the location of her real-estate office. Val is a good example of a successful Realtor who was a single mother who raised successful children (before marrying Stewart, of course). There are several women Realtors who have done this (Lisa Bybee’s mother, Vee Bybee, being another), and it makes me think there’s a story in there somewhere. Next time. Back to the present. David Woodard (Santa Fe Properties) has a new protégé, who I met at an open house a few Sundays ago. (No, it’s not David’s darling son, Christian, who already has a job at La Choza). Sam Escobedo joined SFProps a few months ago, and even though he’d been a Realtor in Sedona prior to moving here, it always helps to have an old pro like David (who is unpredictably zany) show him the Santa Fe Ropes. Sam is quite a handsome young man, so I felt an obligation to grill him on his personal life (in order to pass this info on to my younger women friends, a responsibility I’m happy to assume). Well, he’s married... Stefan Lark has changed careers. After 25 years of being in the mortgage business (Aspen Mortgage), Stefan is now a Realtor with Sotheby’s International Realty. Being a real-estate broker is not totally new to him, because he was a young commercial broker in San Antonio before moving here in the mid-’80s. That was a long time ago and there have been many changes. For instance, Nectarine, the now-defunct restaurant on Guadalupe Street where Stefan worked as a waiter when he first arrived, and his wife, who arrived with him, are both distant

memories. But, Babies, that doesn’t mean Stefan is in the market — yikes, his longtime girlfriend will shoot me if I don’t point out that the career change is the only change he’s making. Cissy Moore (previously with NM Bank and Trust) has not changed careers, but she did change locations. She’s now with First Mortgage Company, the same company Troy Lepisto (previously with PrimeLending) joined in January. To me, they have a very dangerous location, because they’re right next door to Kakawa Chocolates on the Paseo. But Gary Gurule (their sales manager) assures me that his loan officers are much more disciplined than I would be. Aside from the chocolate obsession I might have, I look at the building they’re in and remember when Lucy Johnstone built that building and when Mares Realty was in the Kakawa Chocolates building. The PERA Building behind them is still the same, which is reassuring... and proof that government bureaucracies change much more slowly than private businesses. People change, technologies change, but the world keeps on turning. For example, Brian Tercero (Keller Williams) no longer uses a phone book to find someone, but he does use a drone to show you something. His quadcopter remote-control device (a less threatening term than drone) is equipped with a GoPro camera, so we can now have aerial views of all his properties. Peaches, I remember why I can’t get back into real estate. I can’t advance beyond my phone book. (But why can’t I? Nobody’s in there anymore.) So long, Sweetpeas. Until next time... Work under way at El Zaguan By Paul Weideman If you have gone by El Zaguan in recent weeks, you may have noticed a vintage photographic image hanging in front of the building’s streetside wall. El Zaguan is the name of the historic James L. Johnson house, 545 Canyon Road, and the home of the nonprofit Historic Santa Fe Foundation since 1979. In that hanging image, the public is shown what the building’s street facade looked like a hundred or so years ago. It helps in understanding the current work to restore the plaster surface and other elements of the wall. “So many people had stopped to ask about the work that was done and the history of El Zaguan that Charles Coffman remembered this picture and thought it would be great as an educational reference,” said Graciela Petronio Tomé, chair of the Historic Santa Fe Foundation board of directors. Coffman is the foundation’s restoration specialist. The history of this property goes back to 1816, when Juan Ignacio Moya acquired a large parcel on the south side of the Santa Fe River. One of Moya’s sons divided the original parcel and sold part of it in 1854 to Johnson, a Santa Fe merchant. However, the story of the building is not that simple. As architectural historian Bainbridge Bunting wrote in an HSFF Bulletin in 1977, “Variations in wall thickness (two to four feet), changes in ceiling height, and construction and differences in trim indicate that the place was built over a period of time.” From the street, after entering an arched opening and passing through a small courtyard, the visitor encounters the zaguan, a long transverse corridor offering access to the HSFF office and gallery, private apartments, and, at the western end, a long porch opening onto the Bandelier Garden. The building, which features a Territorial-style brick parapet atop the south elevation, is almost 180 feet long and approximately 50 feet wide at the widest point. Coffman’s recent work included excavating along the outside of that long wall. “One interesting thing about that photo is that the street level was lower back then,” he said. “It’s a main reason we’re having to do this work. The ground surface at the bottom of this wall is maybe 30 inches higher than it was a century ago, which means hydrostatic pressure is pushing water right into the adobe wall. We hand-dug down all

along the wall and put a rubber waterproofing material on the wall.” He and Bobby Wilson, the other restoration specialist employed by the foundation, also replaced the wood trim pieces at the tops of the street-facing windows. The existing trim was actually helping water get into the walls. The specialists put in new trim that flanges up at the rear, then metal lath for patch stuccoing still to come. The outside walls themselves look different than they have. “We removed about four layers of paint, the one on the outside a pink epoxy that was ugly and really hard to take off,” Coffman said. Around the corner, on the building’s eastern wall, he was experimenting with alternatives for the finish color of the plaster patching. These wall materials are a challenge. The foundation has wanted to use natural, traditional finishes, but they can be problematic as water soaks up from the base and degrades the finish. • • • • The Gallery at El Zaguan is showing

THIS TERRIFIC PROPERTY ON CANYON ROAD, between Garcia and Delgado streets, is being marketed as either a house or a gallery. In use as the Gaugy Gallery for more than 15 years, this is a Territorial-style adobe with pedimented lintels and windows set at the outside of thick walls, yielding deep interior sills and handsome splayed jambs. The front door is about seven feet above the street level, so it’s 10 steps up from the Canyon Road sidewalk to the wide, brick-paved front patio. About the permissive easement An easement right gives a person license to use another person’s land for a specific purpose. The most common easements are used for installing utility lines and for wind farms. Most of the easement rights are express and implied. Others are created by permission. Easements are usually created by a written document, such as a deed that expressly gives a person the right to use another’s land. An express easement by reservation reserves the right to use the land in some manner. The implied easement — sometimes referred to as an easement of necessity — is usually used when a landowner subdivides. It allows a person to reasonably enjoy his or her property. I think it is important to talk about the easements created by permission. A permissive easement is created when an owner of the property gives permission to use his/her land. The landowner usually reserves the right to take away the ease-

ment rights at any time. Sometimes, it is for a specific term of time. If a someone is given the right to cross the land of his neighbor and the man sells, the new homeowner would not have the right to cross his new neighbor’s land. The permission easement does not follow the land. Under other circumstances, a written agreement could pass with the land through a deed or will. A real-estate attorney should address and advise you on these questions. You must question access, especially when purchasing rural land if your land does not abut a public road, highway or street. If you must cross another landowner’s land, you must seek the answer for legal access and whether or not it is a permanent or temporary easement. A necessity easement is one in which the courts get involved. Usually this easement is established because of a landlocked property. Many times a landowner forgets to in-

clude an easement or a method to access the land and the eager buyer forgets to ask. Or worse, the buyer forgets to order a survey or, worse, the buyer forgets to read the survey. Do not forget the issues in a real-estate permissive easement. Simply put, one landowner gives permission to another to use the landowner’s land for a specific purpose. It is revocable at any time by the property owner. Sometimes permissive easements are given by contract. The contract requires the requestor to comply with the stipulations of the contract or the easement will be revoked. The use of a permissive easement is discouraged. Whether you are the landowner or the requestor, a clear and concise written agreement that states the names of the parties, the location of the property (legal description), and specific use should state that the use is by permission only. The agreement should be prepared by a real-estate attorney.

The art of the mortgage The name of the game in Santa Fe is art and mortgages have become another art form. To produce a piece of art takes inspiration, talent, vision, and finesse. To facilitate a successful mortgage in today’s market takes the same attributes, plus an incredible degree of dedication. Both the artist and the mortgage broker strive to maximize results. I’ve experienced it many times over the last 20 years and I am still thrilled every time all facets come together. Working through the financing for a property is like working with oil paint. It goes on the canvas only to be worked and reworked until the desired effect is achieved. The art of the mortgage begins with determining the best mortgage product for the client, then working it until it is perfect. No two borrowers have the same goals. Some want an adjustable mortgage for the low payment it offers over the first 5 to 7 years. This medium is perfect for those intending to sell before the higher rate kicks in. Others dream of a time when they have no mortgage. This patron needs a 15-year, fixed-rate loan. The second phase of art production

is accumulating the tools needed to get going. In the mortgage world the key tool is documentation... then more documentation. To create a piece of art, a canvas and lots of paint and brushes are vital. Collecting these tools is the easy part. For a mortgage, collecting documentation for a mortgage is anything but easy. Over the last few years, Fannie Mae guidelines have expanded and lenders have placed overlays on underwriting that abridge the Fannie requirements. Loan officers have needed to retrain themselves to understand the new documentation requirements. Here again, the gold standard is experience. Next comes the true “art of the deal.” The perfect time to lock a loan is the “make it or break it” key to success. Understanding the ebb and flow of the market and the factors that cause market fluctuation is an art. The mortgage artist who locks no sooner or later than that perfect moment is the one you want. The mortgage broker who waits until your loan is approved is the one you do not want. Ask about this key factor before you

Adding to the dangers is that as years of dirt and debris gather at wall bases, the grade around buildings gradually changes. Instead of water draining away, buildings are left in a crater, surrounded by a moat. Some of the more popular “high-tech” solutions we have developed for retarding the flow of moisture into wall bases rely upon a variety of synthetic materials known generically as “geo-drains.” When used correctly, these porous fabrics are used to trap water and carry it away. There is no limit to how these materials can be used; it only takes thinking like water to concoct them. For example, in the shallow, tight soils typical of canyon areas around Santa Fe, moisture is retained almost indefinitely, and a system must be designed to carry the water offsite. A 16” deep trench is dug along the base of the wall; geodrain material is laid facing away from the wall, with its edge inserted into a continuously slotted 4” PVC pipe. Trapped water drains into the pipe, which is sloped to drain to daylight or into a deep, gravel-filled drywell. Key to this system is positive site drainage, meaning that the trench is backfilled and compacted with clean, screened earth sloping away from the walls. This is just one example of the many different systems we have designed—each unique to the site’s particular conditions. In each case, common and inexpensive materials were manipulated to accommodate specific problems. n HOME

Churches central to city’s historic fabric By Paul Weideman

S

anta Fe’s historic churches are cultural and architectural highlights for both residents and sightseers. The building having the greatest antiquity is San Miguel Chapel (aka San Miguel Mission) at 401 Old Santa Fe Trail. Considered to be the country’s oldest church, its bones go back four centuries. The most common story is that the chapel in the Barrio de Analco was built by Tlaxcalan Indians, who came from Mexico as servants of the Spanish settlers. The Tlaxcalans were also the main part of the congregation. The chapel was built between 1610 and 1628, but most of what

we see today dates to the 1710 rebuilding after it was damaged during the Pueblo Revolt, and to a 1955 remodel. The main beam of the choir loft is inscribed, “The Lord Marquess de la Peñuela had this built by his aide, Royal Ensign Don Agustín Flores de Vergara, in the year 1710.” That date has been confirmed by tree-ring testing of the church’s wooden members, according to Old Santa Fe Today. The appearance of the mission church has changed dramatically, even in the most recent two centuries. In the early 1800s, it was crowned with a three-tiered tower. In 1934, when it was drawn for the Historic

American Buildings Survey, it had a “tin hat” or short hip roof, and the bell-tower openings were arched with wood louvers. Next in the list of venerable churches is Nuestra Senora de Guadalupe, also called the Santuario de Guadalupe, built in 1781. Located at 100 Guadalupe Street, this Catholic institution is another that has seen quite a few face changes through time. In the 1880s, during which it was apparently also used for Protestant services, it had a steeple. This burned down in 1922, after which the building was redone in the California Mission Revival style. The arched openings in the tower were later modified to the squared slots we see today. Early last century, Santuario’s liturgical mission was transferred to a new Catholic church built immediately to the west. The old church is now an art and history museum. Among the treasures held there are a large, 1783 oil painting of Our Lady of Guadalupe by José de Alzibar and the choir loft from La Castrense, a military chapel that stood on the south side of the Santa Fe Plaza from 1760 to 1859. historic El Camino Real and the Santa Fe River, celebrated its 300th birthday in 1993.

This is a traditional farming community and San Isidro Catholic Church, 3552 Agua Fria Street, is dedicated to San Isidro, patron saint of farmers and protector of crops. Agua Fria historian William Henry Mee has related the story of the decision to build a church by residents who were obliged to spend up to six hours for Sunday visits to Nuestra Señora de Guadalupe or the Cathedral of St. Francis in Santa Fe. José Jacinto Gallegos solved one big question — where to build it — by proposing, “Wherever my hat lands.” He hurled his cowboy hat into the air and the church was established on the spot where it landed. Gallegos donated the parcel, which is just south of San Ysidro Crossing, for the construction of the village’s religious edifice. Everyone in Agua Fria helped build the church in 1835. The adobes were made from the ruins of the old Quemado pueblo and the corbels supporting the vigas were made by the village’s most important families. Standing in stark contrast to this community-made, earthen building is the next on the list: Loretto Chapel at 219 Old Santa Fe Trail. The stone building was designed by French architect Antoine Mouly and his son, Projectus, brought from Paris by Santa Fe’s first archbishop, Jean Baptiste Lamy. And they patterned the 1878 building after King Louis IX’s SainteChapelle. The chapel (rather outlandishly ornamental for Santa Fe) served the

students at the Academy of Our Lady of Light, established in 1853 by the Sisters of Loretto and afterward called Loretto Academy. A standout feature inside is the “miraculous” spiral staircase to the choir loft. Twenty feet tall, it makes over two 360-degree turns, and stands solidly with no center support. The famously anonymous builder joined the pieces with pegs, but using no glue or nails. Loretto Academy closed in 1968. The chapel is now a private museum. The Church of the Holy Faith at 311 E. Palace Avenue houses a congregation whose history dates to July 5, 1863, when its first Eucharist was celebrated — giving Holy Faith the distinction of being the oldest Episcopal congregation in the Diocese of the Rio Grande. In August 1882, worshipers, who previously held services in their homes, celebrated the completion of their stone, folk-Gothic church building. The name of the architect or supervising stone mason is not known. But among the additions over the years is the 1925 Palen Hall designed by John Gaw Meem. Holy Faith was one of Santa Fe’s first dressed-stone buildings. The best-known, though, is the Cathedral Basilica of St. Francis of Assisi, completed in 1886. This was not the first religious structure occupying the site that today carries the address 131 Cathedral Place. The first in the sequence of church buildings east of the Plaza was a temporary building made of mud-plastered poles, or jacal construction, that was most likely built to coincide with


the founding of the town between 1607 and 1610. It was replaced in the 1630s by a massive, plain, two-towered parish church (parroquia) of adobe. The edifice was destroyed during the Pueblo Revolt of 1680 and rebuilt in 1714. It remained in use until the 1880s, when Bishop Lamy built the stone, Romanesque-style cathedral on the same spot. French architects and Italian stonecutters used limestone and volcanic stone quarried from La Bajada Mesa and Lamy. The stained-glass windows were brought from France. The original plans included a 200-foot dome and two 75-foot spires, none of which were built because of a lack of funding. La Conquistadora Chapel (the cathedral’s north transept) remains from the 1714 parroquia. The roofs on the chapel and the cathedral sport copper roofs, applied by Santa Feans Bill Layden and Bill Layden Jr. in the 1960s. The first half of the 20th century saw the construction of four more significant church buildings in Santa Fe: the 1942 St. Anne Catholic Church (architect unknown) and the 1939 First Presbyterian Church, 1940 Cristo Rey Church, and 1948 Immanuel Lutheran Church, all by architect John Gaw Meem.

Besides protecting the table, these provide a backdrop for the upper layers. Flowers always add festivity to a party, but consider a few low arrangements as opposed to the traditional centerpiece. Keepsakes from life’s travels and special textiles add conversation pieces and contribute to a setting all your own and specific to the occasion. For inspiration, begin with selecting flowers and props appropriate to the season and mood of the party. Further build the look with the linens, then mixing in your china, stemware and flatware. Spotlight: Cornerstones Community Partnerships work on La Sala de San José, Galisteo THE BUILDING — La Sala, a Territorial-style meeting hall, was built in 1899 using the indigenous New Mexico adobe methods adapted from Native Americans and was in continuous use from the time it was built until the mid-1970s for community events such as dances, weddings, and family receptions. The structure expands on the traditional meeting hall dimensions of 20 feet x 60 feet with the addition of a stage at one end, which extends the overall length to 80 feet. The interior of the building is almost pristine with its original floorboards, bancos (benches), and door and window placement. The addition of a brick parapet also reflects the Territorial style. There is a traditional flat roof with a north-facing slope and canales (drains). La Sala de San José is one of the most important historic structures in the heart of the village of Galisteo. It is one of a small group of remaining dance halls in New Mexico, and upon completion of the project will be used for civic events. HISTORY — In the fall of 2008, La Sala de Galisteo, a nonprofit organization, was formed to restore, preserve, and maintain the historic La Sala de San José’ building in the heart of Galisteo. In 2009 this nonprofit partnered with Cornerstones Community Partnerships’ technical staff in Santa Fe to conduct a Conditions Assessment and Preservation Plan, which has been used in the ensuing years to direct all restoration work. A local preservation architect was hired to draw plans for the first critical restoration phases (partially funded by the Northern Rio Grande National Heritage Area), and fundraising and materials-donation activities began. In 2012-2013, significant structural work was initiated by (mainly) community volunteer labor, volunteer out-of-state youth groups, and five paid trainees in the newly formed Galisteo Youth Program. This included repairs on interior wall plaster from leaking canales and sanding of the badly water-discolored ceiling and vigas; adding a handicap entrance on the north side of the building; and beginning repair and painting of all 10 wall windows, front-entrance windows, and doors. The most time-consuming work was building interior bracing that allowed extensive rebuilding work to be done on the front adobe walls, and removal of the heavy exterior coating of yellow stucco over concrete and wire that was probably added in the 1950s or 1960s. SUMMER OF 2014 SCOPE OF WORK — The Galisteo Youth Program continues with the return of the trainees, and work has begun with the demolition of the remaining concrete support buttresses, and design plans have been finalized to add a handicap walkway along one side of the building to a second entrance/exit and a front patio area, as well as to reduce the height of the front steps, to be completed end of June. In July, an ar ea in back of the building will be graded, a storage building erected, and 10 to 12 support piers will be added under the floor. June–July will see the completion of adobe wall repairs inside and out, as well as replacement of several rooftop canales. The July– August focus will be re-pointing of the parapet brickwork and placement of a final finish coat of mud on all exterior walls. If there is time and there are resources, the final work will involve repairing the stage and bancos, design and purchase of lighting, replastering interior walls, and refinishing the wood flooring. Much of the funding during the past two years has been through community fundraising; however, an important component has been matching grants. This year Cornerstones will be using a National Endowment of the Arts grant (requiring a match) to continue its participation. The purpose-built vacation home On a recent trip to Orlando, I had the opportunity to tour the operations of an East Coast industry leader in the vacation rental marketplace. The firm is helping to set a higher standard in the property management industry. Every area in one of their homes — from furniture to kitchen utensils to décor — is hospitality-grade and decorated by an interior designer. As Santa Fe is a highly popular destination for groups, there’s an almost year-round demand for our largest homes. In conclusion, I believe Santa Fe is a great market for purpose-built lodging, which could help attract new types of visitors to our great city.

he water situation in Santa Fe is so grim that when it rains people dance naked in the streets. OK, that’s not all bad — especially given such an attractive populace fully capable of salsas and tangos — but is it wrong to feel encouraged when a neighbor has it much worse? It’s true that our state’s “use it or lose it” legal system makes no sense in an age when water conservation is so important, but at least in New Mexico, water-rights owners are limited to using a specified amount. Texas adheres to an even dumber doctrine called the “right of capture,” which Estate Guide lets landowners pump as Santa Fe Real much water as possible. (In New Mexico, real estate is split about 50/50 public to private.) The ultimate irony is that Texas is currently suing New Mexico because it says some of our private landowners are pumping too much water from below Elephant Butte. That’s right. olanda Muñoz was leading a double life, water-wise. As an accountant for the Monterey Peninsula Water Management District, in Monterey, Calif., Muñoz heard grim predictions of water shortages and rationing as the state’s continuing drought intensified. But each night, she returned to her home in an older neighborhood on the peninsula, which had a lawn so large and lush she and her husband, Ed, put in a bench. “We had a beautiful parklike setting,” Muñoz said. “It had a lot of curb appeal. I hated to give up the lawn.” Still, it seemed like the only responsible thing to do. How could she continue to justify this profligate use of water in the face of such widespread shortages?

Contemplating life without a lawn, she moved through the stages of grief, from anger (“I want this lawn!”) to bargaining (“We thought about doing a design where half the lawn would be saved and half ripped out, like a kidney shape”) to depression (“I felt it was kind of hypocritical of me”) and finally to acceptance (“We contacted Hill and Dale,” a local landscape architecture firm). Four months ago, Muñoz replaced her guilty pasture with a mix of drought-tolerant plants and non-thirsty boulders and gravel. In place of the daily sprinkler rinse, she now has a water-conserving drip irrigation system. She is slowly adjusting to the native look, she said, scattering wildflower seeds that will sprout this spring. With rainfall at below-normal levels for several years, and streams dry and reservoirs critically low, particularly in northern areas — even after the storms at the end

of last month — many Californians are facing the reality that in the arid West the well-manicured lawn is no longer realistic, or even possible. Some cities have tightly restricted water use; others have raised usage rates to levels that make grass a luxury item. As for what constitutes a suitable alternative to the lawn, opinions abound. The Seaside Garden Center, on the Monterey Peninsula, recently held a workshop on artificial turf. Chuck Ingels, a horticulture adviser at the University of California Cooperative Extension in Sacramento, has experimented with meadow-like buffalo grass and dune sedge. And one Oakland couple is starting a neighborhood competition next month to promote replacing the lawn with vegetable gardens and native plants. Lorena Gonzalez, an assemblywoman

Murphy beds make a comeback Space-saving sleepers offer more comfortable option for guest rooms By Melissa Kossler Dutton The Associated Press

The clients came to interior designer Laura Casey with a space dilemma: They did not want to give up the guest room in their suburban home, yet they needed a place for their child to play. Casey came up with a solution often used in small urban apartments: a Murphy bed. It takes up less space than a sofa sleeper or futon and — unlike many of those — uses a

standard mattress, so guests, including elderly grandparents, have a more comfortable stay. “They did not want to compromise the quality of the mattress,” said Casey, owner of Laura Casey Interiors in Charlotte, N.C. The Murphy bed — which tucks into cabinetry when not in use — is enjoying new popularity as a stylish space-saver in many kinds of homes, not just studio apartments. “It’s an interesting trend,” said Chris Fahy, vice president of The Bedder Way Co. in Indianapolis, which makes Murphy beds and has seen sales rise in recent years. He says many customers are baby boomers, empty nesters, and other homeowners who want to turn a bedroom into a hobby room or

exercise room but still need a place for grown children, grandchildren or other guests to sleep. Fahy’s Murphy beds range in price from $1,300 to $3,100. California Closets, which also makes custom wall beds, has seen the same upward trend, said Ginny Snook Scott, vice president for sales and marketing. Customers still buy Murphy beds for studio apartments and vacation homes, she said, but many others are looking to get more use out of an extra room. The company designs vertical and horizontal Murphy beds, often incorporating them into cabinetry units for home offices or craft rooms.
