Recently one Australian self-storage disruptor start-up, Spacer, has stated an ambition to grow to hold an 8-10% market share of the markets in which it operates. It has also raised capital and successfully acquired a US peer known as Roost. Spacer was not the first, joining a list of peer-to-peer storage disruptors who attempt to match people with some spare room with people who need more room. In principle, the idea seems sound and should get some traction.

CHAIRMAN’S REPORT  This is our 100th Insider Issue. This is an important milestone for the Association. I will leave the relevance of the 100th issue to the Executive and the publishing team. Deputy Chair Update It is with sadness I am advising that Makala FFrench Castelli has resigned as eputy chair for personal health reasons. Our thoughts are with her and her extended family during this period of time. I personally would like to thank Makala for her support and hard work. It is with pleasure that I welcome Ivor Morgan as the new Deputy Chair. Ivor is a very active member of the board and has been a member since 1996. Upcoming Board Elections. Board elections will be occurring within the next couple of months with the positions for election as follows: One position for a Large Operator; an Australian member who has over four facilities but under 20 where each facility must have more than 100 units. Currently the SSAA has 7 members in this category. Two positions for Regular Operators: a member who has between one two or three facilities. Further criteria includes: 1. Being a financial member of the SSAA for the past two or more years. 2. Owned or part owned the business for more than three years or 3. Being at a senior level of the business for five years I have been on the Board for the past six years. Over this period of time there have been many changes as to how the Board operates as we’ve moved from a more operational model to a strategic and governance focused Board. Why elections? Last year the constitution was changed to ensure that every year we have new blood arriving onto the board,while retaining a majority of directors to ensure the SSAA maintains continuity and historical knowledge. New blood is essential to secure fresh new ideas and momentum for the SSAA to continue progressing and moving forward. Why? As an investor, owner or senior executive of our businesses we are all passionate about the industry. So I ask that you put something back by being involved in such a rewarding position. Put your name forward to be a member of the Board and enjoy working with a varied, experienced team in a dynamic industry with plenty of opportunity. Your Commitment. 1. Receiving and reading emailed Board packs prior to all Board meetings. 2. Face to face meeting at the SSAA conventions. 3. Monthly teleconference between one to two hours 4. Emails in between if required 5. Taking an active part on select committees and/or working groups Experience required and rewards. Yes, being on the board is different to running your own business. Being a director is about governance and strategy as opposed to management, butdo not let that stop you. It is your passion we require! You will be surrounded by similar passionate people, where long lasting relationships are developed. This, together with governance, knowledge, and experiences will naturally be taken back into your own company and enable you to improve and grow. This is a win-win situation, so download the form, get a local competitor ( friend) to nominate, and another to second. PRESIDENT ’S REPORT From Robert Coote Welcome to Insider, the new Association Magazine SSAA’s foremost medium of communication to members. Our magazine is a vital educational tool delivering industry specific information. In recognizing its importance we have implemented a new structure and invested in the professional assistance of a consulting editor. I’m sure Members and their Managers will benefit from the Legal, Educational, Operational, Business and Financial editorials in the future publications. Since the first edition in April 1994, a very dedicated team, namely: Joe Barbaro; Phil Robbie; Lady Margaret Stevenson; Don Seton Wilkinson; our current Executive Office Maxine Poulton; Administration Officer Pam Richards; together with various other members have published six edition annually – sometimes under taxing conditions. However, we have not lost the great wealth of experience and industry knowledge from people like Joe and Maggie who will continue an active part in the production of Insider. I would like to acknowledge a special “thank you” to Mr Phil Robbie U-Stow-It, Canberra. Phil has voluntarily and tirelessly contributed as the Editor for the past seven years, which has been a huge effort from a very dedicated and valued Association Member. Dr Wang tells me he has received an overwhelming response to the 2001 Statistical Survey. My sincere thanks to all the members who took the time to complete the form and return it. I understand that your time is important and your commitment is appreciated. Organisation and Plans are well on track for the Convention. To date 29 stands have been booked, so delegates will see a good cross section of products and services. Committee member and Service Member nominations are being canvassed by mail in the following regions: Southern (Victoria and Tasmania), Central (South Australia and Northern Territory), Eastern (NSW and ACT), Pacific (New Zealand). The nominated members will fill those vacancies coming due at the AGM in October 2001. The mail-out explains the obligation required of a National Committee member such as commitment and availability to carry out set tasks on time. It is a rewarding and challenging position, which requires commitment and dedication, as Regional Representatives are responsible for the future directions of the Association.

elcome to our very special edition of the Insider – our 100th. It takes a look back over previously published editions commencing with the then Chairman Robert Coote’s column in 2001 through until 2017 with an article by Sam Kennard on disruptors. The commemorative edition also has flashbacks to the many Conventions that the Association has hosted with a colourful centre spread. Researching the many editions was a nostalgic trip down memory lane with so many great stories to choose from, however there was limited space and it was a tough decision to select the final cut. I would like to take this opportunity to thank Joe Barbaro of Homestead Press who has not only printed every one of these 100 publications, he also assisted with the research to put this edition together. I hope you all enjoy reading this edition. We will be printing the cover as a ­limited-edition print for framing if you would like to purchase one please contact our office. Researching for the 100th edition has provided a valuable start to a much bigger project, the 30th anniversary of the Association in 2020. Planning and budgeting for the anniversary year has commenced so I am seeking input from members for ideas and suggestions on how we, as a member organisation celebrate the milestone. 

Letters to the Editor Hi Maxine, Just a thought in the aftermath of the demise of Ansett. We have noticed the beginning of a price war with in the industry, due simply to the number of start-ups who are desperate to fill units. Some are doing anything to fill and as such are charging well below what the space costs. The factor of the “space“ having a cost is often overlooked by the argument “we have it, so it’s better used than empty“. When you undersell any products, you can only sustain the price war (depending on your position) for a limited amount of time. My bigger concern for the industry is what will happen to the image of the industry, as well as the legal position towards ownership of customers’ goods, if one or worse still, several self storage companies were to “go under“. Homestead Press has worked on producing and printing the magazine since its inception, and the owner Joe Barbaro has been an integral part of this. He sat down with us to talk about the changes he has seen in the magazine and how it has changed over the last 99 issues. IN: Insider | JB: Joe Barbero

IN - How have you seen the magazine evolve from 4 pages to now? JB - With growth comes change and new ideas. When we started the magazine in March 1994, the circulation was 125 now the circulation is 1500. The Magazine as many people know was initially called the Store Age. In 2001 the magazine changed the name to Insider and grew to 24 pages, and today we see what started as a newsletter

is a fully fledged magazine of upwards of 44 pages. IN - How has the creative changed? JB - We received fantastic feedback from members when the magazine first started. It is hard to believe now that it was produced on photocopy grade paper in black and white, then a year later in 1995, it went to colour on gloss paper and increased the size of the publication to 16 pages.

IN - Why do you believe you have been the constant through all of these 100 issues? JB - It was very fortunate for me because l was and still am a member, as I own a storage facility. The other part of my business is in Printing, so l was able to combine both of these to work with the Association in printing the magazine. With this background, I understand the industry and have been able to contribute this knowledge to the publication and its printing.

IN - How has the content changed? JB - The content at the beginning was initially all contributions from members now it’s a mix of professionals and members. I find the content to be of great value to the industry. The content includes topics and forums that are real and current and relevant to us all. The one thing I like is the fact the Association is prepared to adopt new content and move with the times. IN - What CEO/Chairman made the most valuable changes to the magazine? JB - Over the years everyone has contributed to what the magazine is today. In the mid to late 90’s Liz Davies was a significant contributor, primarily when she was President. When Rennie Schaffer entered the role as the executive officer, his contribution to the magazine was what lead to the massive growth in the magazine size. As well, Simone Hill has continually contributed her legal column in almost every edition.

These people have helped by increasing awareness of the Self Storage industry, which has increased over the years and as a result, the magazine has also had growth. IN - How many Editors/CEO’s/Chairmen have you worked with over the years? JB - When you think about how many years the magazine has been going, there have been fewer people involved than what you would imagine. There have been approximately four editors, six CEOs and about 10 Chairmen. IN - How has modern technology changed the way the mag has been produced and how have you and Homestead press adapted? JB - Technology moves faster than ever nowadays, and the key is to keep ahead of it. When I started in the printing industry (won’t mention how long ago that was!) my trade was a Hand and Machine Compositor and now this trade no lon-

ger exists. Today you must be a computer whiz, as we are in the digital age. IN - Where do you see the magazine going in the future? JB - There seems to a growing demand for electronic versions of the magazine, but many people prefer the hard copy as it is easier to read. I am hopeful there will still be a hard copy produced way into the future, mainly because I am a bit biased and old school I prefer hard copy through the mail. So, it’s old school vs new technology. We shall see what the demand is. At the moment we produce both and it is available as a PDF on the SSAA website. IN - How relevant is the Magazine to members? And the Industry? JB - The magazine is extremely relevant as it provides members and the Industry with information on law changes, new suppliers, changes in the industry as well as many other timely elements like the

conferences and industry events. Without the magazine, the industry would not be operating as a whole. The magazine provides a conduit for great networking opportunities, dinner meetings and of course the conference. Ultimately it comes back through the growth of the industry and the association’s professionalism and support.

IN - Tell us more about the end of the year magazine compilation you produce JB - Not many people are aware of this, but as a gesture and thanks to the support of members, I provide hardbound copies of the magazine from the previous 12 months and donate one to the SSAA library, one to the chairman and of course one for myself. I have done this from the very first issue. Having these has proven a great resource to provide the historical information in this issue. SELF-STORAGE DISRUPTORS New P2P storage concepts may not be as big a threat as they first appear, says managing director of Kennards Self Storage, Sam Kennard.

T

here has been some noise recently in Australia about self-storage industry disruption from peer-to-peer storage providers. Unsurprisingly, this noise often corresponds with capital raising efforts and web site launches. Consequently, I am frequently asked about the impact and risk to the industry. I appreciate that by diminishing the impact, I may appear as the arrogant,

ignorant incumbent. Some may even see Kennards Self Storage as the likely Kodak of the self-storage sector. Nonetheless, here I go. Recently one Australian self-storage disruptor start-up, Spacer, has stated an ambition to grow to hold an 8-10% market share of the markets in which it operates. It has also raised capital and successfully acquired a US peer known as Roost. Spacer was not the first, joining a list of peer-to-peer storage disruptors who attempt to match people with some spare room with people who need more room. In principle, the idea seems sound and should get some traction.

 What is old is new again

The idea of people renting out their spare space to others is not new. It has happened informally for decades. Word of mouth often enabled people to share their space with others who needed it. In the past (well before the internet), The Trading Post (for those too young to know, The Trading Post was a weekly newspaper publication that listed stuff for sale, wanted and for rent. It had literally everything you could imagine, even

a slick tech solution. A quick Google search and investigation revealed the following P2P self-storage disruptors have emerged (or not) around the world: • Storage-share.co.uk (UK and Netherlands) • Spacer (Australia and now USA via acquisition of Roost) • Roost (USA) (recently acquired by Spacer) • Spaceout.com.au (Australia) (web site looks dated and dormant) • Spacelli (USA and Australia. Web site states their activities have paused after launch 1, and they are coming back. Wait for launch 2) • Spacefinity USA (Appears it failed to launch) • Storemates (UK) • Storenextdoor )UK) (P2P/Aggregator) • Stashbee (UK) • Yeswestock (UK) • Sharemystorage.com (UK).

 How big is the market anyway? While the latest disruptor aspires for 8-10% market share we should understand the size of the markets.

From this, we can easily estimate the targeted share of spaces. Growing to 18,000 spaces across these markets is a formidable objective.

 All sizzle and no sausage?

I assume the sponsors of these disruptors believe that an easy-to-use platform will expand the market and also entice existing people to migrate from their current renting platforms. New ideas certainly get attention, and if they can successfully raise money this does pique media interest. Elegant apps and slick websites add some excitement, and even perhaps a look of credibility for a new concept. Everyone loves tech, and it is enticing to believe a fortune can be unlocked (sorry, bad pun) with the right solution and idea. Interrogating the corporate backgrounds of some websites, the sponsors and founders of the disruptors often make claims about “revolutionising self-storage”, becoming the “airBnB of self-storage”, or have lofty ambitions of market share expectations. Curiously, I couldn’t find a single founder who actually came from the self-storage sector. Maybe that doesn’t matter, but it does make one wonder if they genuinely appreciate the drivers, behaviours and preferences of self-storage consumers and the market.

 Challenges and obstacles

I have a number of observations of the challenges and obstacles the P2P storage operators need to overcome to go from all sizzle to some sausage. Security and Privacy — storage customers place great value in the privacy and security of their goods. If they use S S A A I N S I D E R / M AY-J U N E 2018

someone’s garage or shed, how much comfort can they have that the owner won’t rifle through their gear or leave the room exposed to security breaches? A common self-storage byline is “you lock it, you keep the key”, which presses the point of complete privacy and certainty enjoyed by self-storage customers. Potentially, the storer having access to the house if it’s a spare room could be a security issue. Access, convenience — having free, unrestricted access is very important to storers. This poses two challenges — one from each side of the transaction. Firstly, the storer may feel uncomfortable coming to someone’s home garage or shed regularly, in the evenings and on weekends to go through their stuff. The established self-storage operators invest heavily in making access flexible, easy and convenient. Secondly, the owner of the space may wish to protect their own privacy and restrict access at certain times. Tenure of storage — storage customers are understandably uncertain about the length of time they will store. In addition, almost without fail they store for longer than they intend.

Unlike short term rentals like car parking and AirBnB, storage is a long term commitment. In my business, the median length of stay is 36 months. The storers often move away too. This presents another two reciprocal challenges. Firstly, for the storer, they will want certainty — certainty that the vendor won’t sell, have their lease terminated, move house or just be asked to leave at any time. Secondly, for the vendor — what if they want to move home and they have a storer using their garage? What if they simply don’t like it and want their garage back? They will be burdened with the additional complication of getting the storer to vacate. This is often not very easy. Scale and network — there is an obvious circular challenge for the self-storage P2P

user experience will be poor. They won’t come back. My instincts are that they will enjoy their best enquiry levels where space is already at a premium, and as such they will probably struggle to get the scale in listings. In my business, there are many high demand markets where I would like to build more spaces, but can’t. Similarly, I doubt they will be able to source space to match the users in the high demand areas. There simply isn’t that much spare space in the inner urban, densely populated areas. The low barriers to entry for competing platforms to emerge could potentially also dilute their ability to get scale. Obviously without scale, the model won’t be viable in the long term. The 10-15% service fee will feel slim as they attempt to fund operating expenses and product development, in particular battling for real estate on Google, which is akin to an arms race. In closing, scratching below the surface of concept and veneer there are real challenges with regard to consumer

aspirants. They need scale (a lot of rooms available) and a diverse footprint to make their platform meaningful, useful and, most importantly, viable. If they manage to attract potential storers on to their platform, and they repeatedly fail to have a space available to satisfy the query the

preferences and vendor obstacles. How the P2P storage providers overcome these will determine their future. I don’t see it as being very easy; as such it is reasonable not to harbour great concern about their impact on the selfstorage sector. 
