CHAIRMAN’S REPORT The Summit Provided New Inspiration to Attendees

If we all take home one idea from the 2017 Summit and put it into practice in our own businesses, we will receive a return on our investment many times over. Let’s briefly look at the numerous concepts and innovations delivered by our speakers at the Queenstown Summit. The first day started with Steve Sammartino looking at technology and what the future will bring, followed by Mike Burnam with the StorageMart story, and Nicki McClintock from ASB Bank on why good leadership is required to build a standout company in an industry. The second day commenced with Brian Birley providing great insights with the “One Page Business Plan”, and then we moved onto succession planning (exit strategies), with Mike Coleman and Richard Cooper from KMPG combining with the legal team from both countries, Simone Hill and Daryl King. Thrown into the mix was David Blackwell from Urbis and Rob Baird from Ezidebit with new stats and info on the industry. The third day saw Jim Stewart providing the audience with gems of information regarding SEOs and Google, and then it was back with Brian Birley into management, with special emphasis on our best assets — our people. It ended with the inspirational Tony Christiansen, stating that our only limits are those we impose on ourselves. I have spoken to Brendon Pongia, the wonderful MC from Cure Kids, and he was very happy with the generosity of those who attended the Summit, with $35,600 raised for Cure Kids. Our thanks go to all the very generous sponsors for the Charity Auction, and their assistance in the work of Cure Kids in aid of research that will assist children worldwide.

From personal comments I received from those attending the Summit, I believe it has been a tremendous success for everyone. The Board will continue with announcements of the benefits and value obtained to our members, through the new associations with Mercedes Benz and Bunnings. These benefits, along with the announcement made by Visy Boxes & More of the benefits for members of the Beaurepaires for Tyres discount negotiations, are further advantages for the member of the Association. They have placed the SSAA in a great position to continue growing, with increased membership and increased benefits. All in all, the Summit was a resounding success, with members enjoying the beauty of the surroundings, the opening festivities at Walter Peak, the closing Gala Awards dinner, the great value received from the presenters and the networking opportunities. Included in the free service is anything HR related, including general advice in managing, exiting and paying your staff, as well as the related HR documentation. The service is being provided by our new service member, HR Central, who can also provide further assistance at a “fee for service” if required. Some of those services include assistance with performance reviews, employment contracts, policies and procedures, salary review and KPI creation. Following the rollout of the Australian service, work will commence on providing the service for New Zealand facility owners. INDUSTRY NEWS DAVID DADDOW JOINS SSAA BOARD
David Daddow has been appointed to the SSAA Board.
David Daddow has been appointed to the Board of the Self Storage Association of Australasia. David has been involved in the self-storage industry for 30 years. He and his wife Sheryl built Able Self Storage in Adelaide in 1987, and in 2000 expanded the business with their first remote site of 76 units at Victor Harbour. They added facilities in Goolwa in 2007, Encounter Bay in 2008 and Adelaide in 2016. A removals, packaging and box manufacturing
company completes the business. David has been heavily involved in the construction of his self-storage centres, and witnessed numerous changes in the industry in his 30 years’ experience. He and Sheryl have three adult children. In his spare time David project manages housing community projects in Fiji. His tally to date is seven, with more planned in the near future. David and Sheryl often spend their holidays at Port Elliott.
ANDREA BOWMAN JOINS SSAA LEGAL TEAM Andrea Bowman has been appointed to the SSAA legal team to assist members in their queries. Andrea has over 22 years’ administrative experience in roles including paralegal and legal assistance in Melbourne and Canada. She has worked in law firms ranging in size from small teams to multinationals. Her experience covers insurance litigation, defended claims, debt recovery, managing high volume motor vehicle accident recovery claims, cable damage claims for a telecommunications company, motor vehicle finance recovery, liquidation and bankruptcy actions for the Australian Taxation Office.
She has also worked in criminal law in a paralegal role assisting with VicRoads heavy vehicle prosecutions. Andrea was previously a member of International Training in Communication, an organisation that enhances communication skills, teaches business procedures, trains members in presenting prepared and impromptu speeches. She is currently completing a Community Leadership Program. Andrea is excited about joining the SSAA team, meeting members and helping them with legal issues. She works, Mondays, Tuesdays and Thursdays.

BRAD ELLIS JOINS FKSL MANAGEMENT (AUSTRALIA)
Brad Ellis, now business development manager at FKSL Management (Australia).
Brad Ellis has been appointed business development manager at FKSL Management Australia, which manages 45 stores under the brands StoreLocal and Fort Knox Storage. Brad will be based in Brisbane and returns to the self-storage industry after

two-and-a-half years in Europe, where he and his wife took a sabbatical and had their first child. “The FKSL team is motivated and innovative. Their long standing storage background, experience and diverse skill sets make them a unique and balanced management team. The FKSL team are heading in a good direction as a major industry brand group, and when the opportunity arose to work with the team, I jumped at it,” said Ellis. He told Insider, “I will be very active in the regional and local area marketing of our stores with a grass roots, community based outreach and engagement strategy to make our brand and staff members the ‘local area hero’ and the choice partner and recognised brand for storage. “I see our business bringing transparency to our operation through communication, up-to-date data and direct any-time login portals — something I feel will be very refreshing for the industry. “Internally I will be concentrating on process refinement, discovering talent and
opportunities, staff development, business development, community engagement and, of course, the everyday tasks of standards, auditing, store execution, compliance and presentation.” Part of Brad’s remit will be updating and refining the brand group’s marketing and PR strategy, with an emphasis on direct connection with local communities. “Any brand can spend more on outdoor, print, online and beyond that above the line. It’s a blanket approach which nobody can really quantify on a per customer basis. We do not want to be involved with a passive spend versus spend fight, in which budgets win depending on who spent the most that month. For us, what wins every month is our investment in our staff, stores and our local community, and that’s what I’m here to develop. “I look forward to sharing in the future success of the brands, and being a part of the FKSL Management family for many years to come.”

SSAA LAUNCHES NEW HELP DESK
FOR MEMBERS The Self Storage Association of Australasia has partnered with specialist human resources consultancy firm HR Central to provide a dedicated human resources (HR) support channel for SSAA members. The SSAA has committed to this service to provide additional support and value to its members.

uman resources legislation and management can be complex and time consuming to business owners, who may have little or no HR knowledge or support in their organisation. With direct access to HR Central, members can phone or contact a specialist in HR who will provide them with solutions to their questions and concerns. According to marketing manager at HR Central, Cath Grawe, the system is straightforward — members can simply call 1300 01 SSAA (1300 017 722), a direct line to an HR Central HR specialist. After providing their membership number, name and company name (with contact details), SSAA members can discuss their HR question or concern with the HR specialist. The SSAA Helpdesk is available to members on weekdays from 9:00am to 5:30pm. The call is free to authorised contacts of SSAA members and is completely confidential. SSAA members who do not wish to participate can elect to “Opt Out” by emailing their request to membership@selfstorage.com.au. The HR specialist will endeavour to resolve issues and provide an immediate solution, but in some cases the issue may require further work by the HR specialist. In this instance, the HR specialist will discuss with the member the option of further work and the cost to the member if they agree. It is up to the member to decide if they wish to continue. HR Central and SSAA have liaised about the specific kinds of issues that are relevant to SSAA members. The major subjects covered by HR Central in the helpdesk will cover managing, paying and exiting staff, and HR documentation such as position descriptions. Position descriptions and award summaries specific to the self-storage industry have been completed and are available to members, alongside other templates and checklists. HR Central is experienced in all facets of HR, and members’ issues covering the complete employment cycle can be discussed. HR Central provides HR solutions to small and medium sized businesses in any industry in Australia. The company was started to fill a gap in the provision of services to small and medium businesses with no HR person or employees acting in an HR role, often without HR training or experience. Stricter HR laws and growing employer obligations have increased the risk to a business, along with record keeping and administration overheads. HR Central offers both consulting services and HR software to ensure all HR requirements can be met. Its head office is located in Melbourne, and its staff consist of IT developers and HR specialists. ■

Leisa is one of the HR specialists who will take SSAA members’ calls and help them with appropriate solutions. All HR Central’s staff are generalists in HR, but are experts in specific HR niches. The most experienced HR specialist for a member’s query will provide the advice required.

HELL OR HIGH WATER

haun Bain and Nathan Hewitt, directors of KeepSafe Storage in Balcatta, WA, recently participated in the 2017 Avon Descent “Hell or High Water” boat race. Raced over a distance of 124 kilometres from Northam to Bayswater, Western Australia, the two-day split race features different formats including Solo, Doubles, Triples, Teams of 2, Teams of 4, One-
Day Only, for craft from power dinghies, canoes and kayaks to skis, SUPs and ocean racers. Shaun and Nathan competed in the Power Dinghies category using a purpose-built fibreglass boat weighing just 60kg, and powered by a Mercury 9.9hp to reach speeds of 53kph. Shaun explained, “Nathan and I have been good friends since we were about four years old. We’re both boating tragics and jumped at the opportunity to take part in the 124km river race, which is recognised around the world as a one-of-a-kind race. There was plenty of action and spills, but most importantly, heaps of fun. “We are looking forward to competing again next year!” ■

A
special resolution was put to the Annual General Meeting on August 31, 2017, to update the SSAA Constitution. The Constitution is the principal document governing the structure of the SSAA and its activities. A review of the Constitution identified deficiencies and a lack of clarity in both drafting and the operation of the provisions. The Board proposed that the document be replaced to ensure compliance with the SSAA’s status as a not-for-profit company limited by guarantee, consistent with the Corporations Act 2001 (Cth) and to address a number of drafting issues. The replacement Constitution is a simpler and more easily understood document, which sets out the essential provisions applying to the SSAA in a more logical way. The specific provisions that are unique and integral to SSAA’s structure have been retained, including the following: • the Objectives of the Company; • the Membership structure and rights attaching to the different classes and categories of Membership.
A summary of the key changes includes: 1. Objectives – revised and expanded to better reflect the
scope of the Objectives of the SSAA. The Objectives are to: (a) promote excellence and high standards of service in the selfstorage industry and associated businesses, by its Members and the industry generally; (b) support Members through facilitating information exchange, advocacy to government and regulatory bodies, education, and Member benefits and services; and (c) e ngage Members through events and other activities, and foster a strong, supportive network of like-minded businesses.

Members’ rights in accordance with their Class remain unchanged: (a) For Regular, Service, Life, International and Provisional Members, the right to receive notice of and attend any General Meeting; (b) For Regular, Service and Life Members, the right to vote at any General Meeting; (c) For Regular and Service Members, the right to nominate and vote in the election of Directors in accordance with rule 12.3. (d) A Member who is a Member in two Classes has the rights pertaining to both those Classes. For example, if a Member is both a Regular and Service Member, that Member may vote at a General Meeting once as a Regular Member, and once as a Service Member.

ow we have recovered from the Queenstown Summit and the Awards night, I thought I’d go back to the Awards night held 20 years ago at the Novotel Brighton Beach in Sydney. As Shondra says in her report in issue 22 of Insider, “If you are proud as punch of your facility, if you think yours is simply the best, please enter next year!” As a footnote, it is interesting to see all three winning facilities have been sold and have been rebranded.

Oh, what a fantastic night it was! The 1997 Industry Awards at this year’s Self Storage Convention, was presented in a new format based on your
suggestions, and with your feedback and input it is set to become even greater in the years to come. I had a ball being the Chairperson this year, and I was inspired by all we learned along the way, and by the great enjoyment shown by members and sponsors. In fact, business was “chafing at the bit” to be a part of this year’s Awards, with one company wanting to sponsor the three categories! Their view? “The awards are very good for the industry.” For their valuable support, my sincere thanks to the sponsors, AON Risk Services, Homewrap Packing and Supplies and The Steel Storage Group. All are service members of the Association. The judging panel — former President Liz Davies, Bruno Panozzo of the Department for Fair Trading, David Blackwell from AT Cocks & Partners, and Robert Allan of the Commonwealth Bank — took great care in making their decision, devoting five hours to the task. I think winning an Award is a great marketing tool to promote your company. Including your win in Yellow Pages ads is just one way. One winning facility used the Award to the fullest extent, having a “winners” stamp made and stamping everything that didn’t move! They plugged their win on the phone so that customers on hold heard all about it. This is only a small sample of ways of turning an Award win into a great marketing tool.

The 2017 SSAA Summit in Queenstown brought together the Australasian self-storage industry for three days of intensive networking — and some fun.

arly bird attendees to this year’s Summit elected to join a cruise on Monday evening on Lake Wakatipu aboard the iconic steamship TSS Earnslaw. This is undoubtedly one of the best ways to experience Queenstown’s famed scenic beauty. The cruise across the lake showcased some of Queenstown’s spectacular alpine scenery while offering plenty of time to explore the 104-year-old TSS Earnslaw. This beautifully restored ship assisted us in reaching the historic Colonel’s Homestead, nestled amongst expansive lakeside gardens on the western shores of Lake Wakatipu. The homestead is steeped in the charm and style of a bygone era, and its entertainment included a farm demonstration in its woolshed, where we watched sheep being shorn and had the opportunity to bottle feed lambs. Those who didn’t arrive for the Summit on Monday were not left underwhelmed when they arrived the following day at the Heritage Hotel in Queenstown. The hotel is set at the base of New Zealand’s mountain playground, and the vistas from the hotel’s vantage points were picture postcard perfect. Crafted from centuries old stone and cedar, the hotel was the ideal place to begin the journey to scale new heights through education, information and networking opportunities. Summit attendees this year enjoyed high calibre presenters, who took them on a journey that left them inspired, challenged and motivated. ■

hat better way to start the day than with an ancient Maori war dance, the haka, traditionally used on the battlefield as well as when groups come together in peace. The haka is used to demonstrate a tribe’s pride, strength and unity. A bit like all the members of the Self Storage Association! The first day was a steep climb for some delegates as they explored, with Steve Sammartino, whether their businesses are future proof and how they are all faring in the global market. Nicki McClintock helped create lightbulb moments around the room as delegates were encouraged to build confidence and capability in key soft skill areas such as communication and relationships, and were introduced to the concept of solving problems with simple solutions. Mike Burnam then gave attendees the opportunity to discover and explore how technology could change the way operators market their facilities, and ways to be more efficient and save money. â–

THE JOURNEY Succession planning and staying within the law were among the subjects covered on day two of the Summit.

ay two of the journey continued toward the summit with Brian Birley, who focused the audience’s attention on the future. He spoke of strategic business management, and what is required to assist new, growing and established companies to improve their operations and productivity, to better achieve their business goals and manage strategic outcomes. David Blackwell of Urbis discussed the transparent analysis tool for the grading of self-storage facilities, and Tim Creighton presented the Urbis Self Storage Supply Tracker that has been prepared following the unparalleled level of new self-storage development in major metropolitan locations. Mike Coleman and Richard Cooper invited delegates to consider the KPMG succession process, which recognises the benefits arising from outside experience for successors by working for a company not owned by family members to learn the ropes. It is important to understand that business succession is a gradual process and will take time to plan carefully. “It is a process, not an event,” they said. Rob Baird showed how Ezidebit has helped many businesses and industries improve their financial performance through the application of the correct payment technologies. Darryl King and Simone Hill combined to highlight many tips to ensure that businesses and staff comply with consumer protection legislation, and how to avoid breaching the new laws. The evening rounded off the day’s activities with some opportunities to attend expert networking dinners. ■

D
ay three started early for members, with their attendance at the AGM. The meeting was followed by Jim Stewart, who showed why self-storage businesses need to leverage digital marketing to capture more local business, and proven strategies that can be implemented to increase revenue. Brian Birley then introduced Human Capital Management, and informed business owners that their most valuable asset doesn’t appear on the company’s financial statements other than as liabilities. He outlined processes to engage and retain a business’s best staff, and that effective staff find and retain profitable customers. In the afternoon attendees enjoyed a lively Q&A panel session moderated by SSAA CEO Susan Phillips, and presented by industry experts Sam Kennard, Mike Burnam and Jim Stewart. This engaging session enabled operators, investors, builders and other industry professionals the opportunity to share, advise and collaborate on the issues they face in the storage industry today. A lively wrap-up to the Summit was delivered by Tony Christiansen, who engaged delegates with his heartfelt true stories about rising above life’s challenges to accomplish goals. The last evening meant delegates had reached the summit. The winter wonderland wowed guests who enjoyed a fun filled evening at the Gala Awards presentation, with dinner and great banter. ■

he 2017 Owners’ Summit in Queenstown culminated in the Gala Awards Dinner, held at the Heritage Hotel, which for the past three days had been the centre of the Australasian self-storage industry. The Awards recognised the achievements of all finalists in the eight Award categories.

SSAA Chairman Keith Edwards said at the presentation of her Award, “Simone has shown dedication, strength and determination working towards bettering the Association, and is a standout choice for the Life Membership Award. “She has a deep knowledge of the legal aspects of the business, and has been instrumental in researching, updating
and implementing legal policies and procedures to ensure that every member has access to concise, accurate legal information when needed. “With Rennie Schaffer she drove the early Association into a manageable organisation, with other like-minded members, creating the energy and momentum with commitment and passion. Simone was also a driver behind the foundation of the Asian Association in its formative years. “Not only does she continue to provide legal services to all members (and has the only PhD in self-storage in the world) she’s
been a tireless part of the organisation for decades, including as its CEO, and has provided counsel and advice to many people along the way. who are going through all sorts of difficulties in their lives, like moving house or divorce or death or renovating their home. Our staff are trained and focused on ensuring that the customer has the best possible experience and service.” KBH Group was formed to develop property, but economic circumstances in Western Australia changed its focus to storage. “There are four of us — myself as managing director, a lifelong friend of mine, Nathan Hewitt, my father Kevin Bain and a previous business partner of his, Stuart Kenny. That’s where the name came from — the initials of our surnames, KBH. The first acquisition of KBH Group was Pier 21, a 170-berth marina in north Fremantle. Then we bought a small selfstorage property with 30% occupancy, and everything else was full. Our initial plan was to carve up the land, but the market turned so we decided to manage it ourselves. We drove that up to 90% occupancy and increased rates, and held it there for three years. At that point we started to look seriously at the industry, and that’s when I travelled to Las Vegas for the world’s biggest storage conference,” said Shaun. “We sort of fell into it, but when we made the decision that we were interested in it as a group, we’ve been very dedicated and specific in the direction we wanted to go, and that was to operate premium facilities in Western Australia.”
Western Australia’s economic fortunes are notoriously fickle, and self-storage has ridden the same waves. “In 2013 it was Perth’s peak, with 90% to 95% occupancy. Since then, the level of demand for self-storage has diminished along with increased supply via development from both existing owners and new players in the market. Due to those factors most facility owners I talk to say they tend to average high 70% now, rather than 80% or 90%. The market in general has been through a huge change, and we believe it will be a long slow climb back out of it. We’re expecting it will be three to five years,” Shaun predicted. Shaun was reluctant to isolate one factor that makes KeepSafe stand out among its contemporaries. “There’s no silver bullet that makes a standout storage facility,” he said. “It’s a whole range of factors and strategies that make a standout facility. It’s not one thing; it’s five or 10 or 15 things that you pull together to make a facility. That includes your location, the facility, your people, and then the way you handle the pricing.” A member of the SSAA Board, Shaun is adamant that association membership is a primary driver of both industry innovation and individual facility excellence. “The association represents approximately 70% to 80% of the self-storage industry. That represents an enormous amount of knowledge and information contained in a relatively tight group. Anyone who joins the association has access not only to the association’s resources through the online portal, but also access to industry leaders through social functions and conferences. By talking with them new members can expand their knowledge and become a solid player in the industry. “I believe this only serves to make the whole industry stronger, as ever increasing numbers of the general public have experiences

that exceed their expectations, which through word of mouth expands our potential customer base. “At our summits I always find the speakers are great, but I also think the ability to mix with the hundred or so members, from new industry members to industry leaders and suppliers, and the sharing of information in both formal and informal settings, is a fantastic part of being in the association.” ■

And it’s a good group of people.” Retirement doesn’t mean slowing down for Mark. He has a number of interests that keep him on the move. “It’s taken until now to clear my desk of ‘gunna do’ jobs and other chores around the house. I’m the chairman and life member of our local rugby club, Eden Rugby Club, which keeps me involved in club organisation and watching a lot of rugby during the winter. I also drive a Mark 1 Zephyr, and belong to the Zephyr Club.” In the late 1990s Auckland was sprayed for the painted apple moth, which devastated the monarch butterfly population in the Mt Albert area. Since then he has been involved in the regeneration of the population. “The monarch butterfly is a species that brings colour and a point of interest to every garden. I’m a trustee of New Zealand Moths and Butterflies, and we’re looking to build a $2 million butterfly centre,” he told Insider. “And of course I’ve got seven grandkids, and they always keep you busy!” He has some advice for self-storage novices. “The Self Storage Agreement is huge. SELLING UP
SSAA Legal advisor Simone Hill outlines your obligations when it comes time to sell up a storer, and current best practice guidelines.
T
he SSAA has established guidelines for members to follow when it is necessary to sell up a default storer. There is no self-storage legislation that dictates exactly how and when we can sell up a defaulting storer. Instead, our guidelines have been developed in response to legislation, common law, and are influenced by the experiences of members over the past two decades. In short, we have established a best practice that balances the law and practicality, with a firm eye on minimising legal risk.

1. Send all the notices
The SSAA has a range of notices which should be sent to storers warning them that their account is overdue and they are at risk of having their goods sold or disposed. The content of these notices and the recommended timetable you should follow when sending them is set out in the MAP (Manual of Advice and Procedures) available from the members only section of the SSAA website. When the storer has elected to receive electronic communication only, you need not send any traditional or “snail” mail. Instead, notices should go by email and SMS. When the storer has NOT elected to receive communication electronically, you should still send email and SMS notices BUT YOU MUST ALSO send notices by traditional mail. When traditional mail is the preferred method of contact (ie. the storer has not consented to electronic only), the SSAA advises that certain notices should be sent in duplicate — one copy by traditional mail, and the duplicate by registered or trackable/traceable mail.
Note: There is no legal requirement to send any notices by registered mail. However, we recommend that you do use registered mail for certain notices so that you can prove or demonstrate that you took action to notify the storer that they were overdue and at risk of having their goods sold. In the past, various members who have had to defend their actions at VCAT, NCAT or other tribunals have found that being able to produce evidence (ie. registered mail delivery or return notices, or trackable mail data) that notices were sent has been a highly influential factor in determining that the facility has been reasonable and has done all it could to alert the storer. This has been the case even when mail was returned to the facility because the storer had refused delivery, moved addresses or not collected it. You should also retain any proof of receipt of SMS, email or proof of opening of electronic messages. You can use Facebook or other social media to contact the storer. So long as the message is private, and it is used in addition to contact through the designated

contact details provided by the storer, you can send any of the notices through social media. Again, keep proof that the message was sent and received (where relevant). A copy of notices should also be sent to the ACP (Alternate Contact Person). Notices should be addressed to the storer c/o the ACP. This is particularly important when traditional mail is being returned to the facility.
2. Undertake a PPSR search
The PPSR has been up and running for a number of years now. You should undertake a PPSR search using the storer’s name and date of birth immediately before cutting the lock. This is to ensure there is no listing over the storer’s property. When the space is found to contain a motor vehicle, watercraft or aircraft, you will need to undertake another PPSR search using the VIN or serial number. When the storer is a company — a registered company, not merely a partnership or business name — the search done prior to cutting the lock is performed under the company name and ACN (Australian Company Number). Please note: an ABN and an ACN are not the same, and you cannot use the ABN for this search. If you do not have the ACN it is possible to obtain it from the ASIC website. When the search reveals that there is a security interest listed over goods, you may need assistance from the SSAA. Generally, if the items listed are NOT in the space you can ignore the security listing. For example, when the security interest is in relation to tools and there are no tools found in the space, you need not contact the registered security holder. On the other hand, when the search reveals that there is finance owing on a vehicle and the vehicle is in the space, you will have to contact the security holder and negotiate. You should avoid selling any items that have any interest registered over them. Contact the SSAA for specific advice if this arises.
3. The dreaded inventory

graysonline. It is recommended that you run the sell-up as an auction and not at a fixed price. This is because an auction is an open market bidding process in which the price paid for the items reflects what the market was prepared to pay for them. This might be important if the storer claims the items were more “valuable” than the amount you received when you sold them. If you have run a two-week auction campaign and included a detailed inventory and many photographs of the items and the final sale price reached was $10, then this is what the items are “worth”. It is easier for a storer to argue items were worth more than you got for them if you fix the price and sell on Gumtree or to a secondhand dealer (one man’s treasure and all that), and much more difficult for a storer to run an argument that the items are in fact worth $10,000 if the auction only reached $10. Remember! Only offer for sale items you have inspected. You may have a liability to the buyer for hazardous goods, and could be criminally liable if you sell illegal items.
Conclusion
All of these “rules” have been established in response to members’ direct experiences. The SSAA closely monitors the outcome of any self-storage related legal challenges, including unreported tribunal matters. We have modelled our recommended best practices to reflect those challenges and their outcomes. You may elect to approach selling up a storer in a method you consider less onerous — and it is certainly your business prerogative to do so. However, if you want to ensure your next sell-up does not come back to bite you, make sure you follow the SSAA’s best practice as set out in the MAP. Members will ensure that their workplace provides the maximum practical level of safety for employees, customers and other visitors to the site. 8. Members should ensure that staff are competent in their duties and complete appropriate training in best practice standards. 9. Members should treat all customers with respect.
