Community turns out big for Caffeine for a Cause at 7Brew Darren Dunn

(Seguin) -- The Seguin Exchange Shopping Center is beginning to take shape. Last week, radio station KWED announced that Target was planning to open a store there. Now, there are more indications about some of the other retailers
and restaurants expected to be part of the development. The latest site plan from developer NewQuest shows that space has been leased by Lowe’s, Skechers, Miniso, Milano Nail Spa, Dave’s Hot Chicken and Chipotle. Exchange, pg. 2
(Seguin) -- A new coffee company gave away thousands of drinks over the weekend, and at the same time helped to raise thousands of dollars for a good cause. The new 7Brew DriveThru Coffee held a special event called Caffeine for a Cause Friday, Saturday and Sunday at its store on State Highway 123 Bypass next door to Schlotzsky’s. KWED was there broadcasting live from the event on Saturday morning. Traffic lined the street as vehicle, after vehicle, after vehicle pulled in to get their free drinks. In exchange, the company asked that a donation of choice be given to
the Guadalupe County Children’s Advocacy Center. Advocacy Center Executive Director Christy Williams was there and spoke to us during the remote. She says it was an amazing opportunity for the center, and they were truly grateful to 7Brew for sponsoring the three-day fundraiser. “We are always working to grow our services and make sure that we’re meeting the demand of this growing population here in Guadalupe County. All of the cities that we serve have really just exploded, and when you have more people, you have more need. 7Brew, pg. 3

Milano Nail Spa offers manicures, pedicures and other beauty services. Dave’s Hot Chicken is a fast-casual restaurant specializing in Nashville-style hot chicken, while Chipotle serves customizable burritos, bowls, tacos and salads. The site plan also lists several proposed businesses. Those include EōS Fitness, Cavender’s, Burlington, PetSmart, Bath & Body Works, Firehouse Subs, AT&T, Jersey Mike’s Subs, Pacific Dental Services, Chase Bank, Olive Garden, Longhorn Steakhouse, Panda Express, and Clear Water Car Wash.

The plans also show space for a proposed movie theater, grocery store, wholesale membership club, coffee shop and another bank. Those businesses are not identified by name. Seguin Exchange is a master-planned development being put together by NewQuest. The project encompasses 531 acres of retail, residential and commercial tracts. In all, approximately 600,000 square feet of retail space will be available for lease, including anchor stores, junior anchors, inline space and pad sites. In addition to the retail and commercial space, there’s also space proposed for a hotel, medical facility, multi-family housing, an indoor practice facility, a baseball complex, and industrial space. The development is located just west of the northwest corner of Interstate 10 and State Highway 46.

So, we’re really just making sure that we’ve got the dollars to meet the demand so that we can keep serving the kiddos that are coming our way, but also hoping to expand our services as well and build a building in the city of Schertz that will meet the needs over there like the one that we built here in Seguin. It’s really impossible for people to, on a weekly basis, come to counseling services for trauma-informed care all the way across the county,” said Williams. Seguin Mayor Donna Dodgen also stopped by to show her support. She says 7Brew demonstrated how we all can do more to help make this community a better place for everyone. “There are many ways to give back to our community. This being one today. Come and give a little bit back to the advocacy center, that serves us and other counties as well. So come on by and do those sorts of things, because that makes you feel part of our community and to give a little bit back to that,” said Dodgen. Dodgen says 7Brew is just one of the many new retail and restaurants that have opened in Seguin recently. It was announced just last week that Seguin would soon have its own Target store. Mayor Dodgen says the city, for years, has laid the foundation that has been used to build the current success it is having. She says they want to continue to lead the city in a positive direction and grow in a way that benefits the entire community. “It’s about us having set this up 15 years ago, 20 years ago, and we’ve consistently built on that same premise, and we need to keep rolling. Whether people like it or not, we need to keep rolling in a process and in an organized manner forward. Because, I say this all the time, but one of the things that we do, is we manage today and plan for our grandchildren’s grandchildren. And it needs to be done correctly to the best of our ability, so that we can do it with the litmus test about — what is good for Seguin and the citizens and how can we make it best for all or for most. We can’t do it for everybody. I wish we could make it just 100 percent perfect. But I promise that you can

trust us, (and trust) that we’re doing the best that we can and we’re the leanest that we can be, but yet giving the services and the autonomy and keeping our small town feel. And how you do that is by volunteering and being involved in things, and talk about all the things that are going on,” said Dodgen. The radio event also included another special unexpected guest. David Angelo Roman stopped and introduced himself. You may not know his name, but he’s quite famous when it comes to his association with a long running and popular animation series. We let him introduce himself during the broadcast. I’ve also done work for Star Wars, Walking Dead, Marvel, Steven Universe and other projects. But yeah, I’m here to support a good cause. So, what I’m going to do is — I think I’ve got about 50 or 60 Rick and Morty mini prints — if you come down and get yourself a coffee and donate some money, I’m going to have them give out these mini prints. I’m going to autograph all of them for the first 50 or 60 people. So that in itself is about, I don’t know, a $30 or $40 value. So, come on down,” said Roman. As he mentioned, Roman is one of the talented artists that works on Rick and Morty, which is in it’s ninth swim on the Adult Swim cable network and also streaming on a number of major services, including HBO Max. We initially thought Roman was there as a guest of 7Brew, but quickly learned that wasn’t the case. He is actually a resident of Seguin and there to show his support for a good cause. “We moved down here a couple years ago. Whatever I can do to help out the community, because I really love this community. I’ve lived in big cities, and Seguin has just been a breath of fresh air for me,” said Roman. The final tally is being counted, but organizers say as much as $15,914 was raised during the Caffeine for a Cause event. 7Brew, which has a motto of “Cultivating Kindness,” officially opens up to the public this week at 350 N. State Highway 123 Bypass.

In 1964 they moved their young family to Texas, living in the cities of Abilene, Dallas, Temple, Waco, Palestine, Marshall, Denton, Alice, Portland, and New Braunfels. After their youngest graduated High School, they moved to Seguin, where they lived their last 26 years together. Along the way they made many lifelong friends and were deeply invested in the life and leadership of the local Churches of Christ. Jean was a faithful follower of Jesus and lived her life accordingly. She initially was a stay-at-home mom, but later began to work as an aide in nursing homes. Jean then began working for Walmart, a career that stretched 35+ years. She loved her time at Walmart and made many dear friends while working there. Jean was also quite the collector! Her greatest love of collecting were her teapots, glass chickens and roosters. She was known by many as the “chicken lady” and was gifted hundreds of glass chickens and roosters. She also loved collecting decorative items depicting bluebonnets and cardinals. Other collections of hers included glass heart dishes and Cinderella memorabilia. Jean loved a good hamburger, especially from Kirby’s in Seguin. Her other “joys” in life included corn nuggets, the color yellow, cryptogram and crossword puzzles, Hallmark movies, romance novels, Lindor chocolate and Diet Coke. She will be dearly missed by friends and family and will always be remembered as a strong, vibrant lady who loved her Lord and family fervently. May she rest in peace with those who preceded her to their heavenly home.
With deep love and grateful hearts, we announce the passing of Gregory Arce Jr., who entered into the presence of his Lord and Savior on September 16, 2026, at the age of 93. Gregory was born on December 2, 1932, in New Braunfels, Texas, to Gregory Arce Sr. and Petra Arce. He lived a long and meaningful life defined by hard work, unwavering faith, and a deep love for his family. For 64 wonderful years, Gregory shared a loving marriage with his beloved wife, Maria Luisa Arce. Together they built a family founded on faith, love, and strong values that continue to guide generations today. He was a devoted husband, father, grandfather, great-grandfather, and great-great-grandfather whose influence will live on through all who were blessed to know him. Gregory was a hardworking man who believed in providing for his family and leading by example. He instilled in his children and grandchildren the importance of honesty, integrity, perseverance, and above all, faith in God. God was truly the center of his life. He spoke about the Lord every chance he got and shared his faith with everyone he met. Whether talking with family, friends, or strangers, Gregory never missed an opportunity to speak of God’s goodness and grace. His faith gave him a peace and confidence that never wavered. He was absolutely certain of his eternal home in Heaven, and while we grieve his absence, we find comfort in knowing that he has entered those pearly gates and is now reunited with his beloved wife, Maria Luisa, and his cherished
Emma Jean Griffith, born November 7, 1938 in Carselowey, OK peacefully gained her heavenly wings on September 17, 2026. She is preceded in death by her husband of 61 years Stephen Roger Griffith, her parents Emma Martin & Isaac Merit Waldrop, brothers Isaac “Bob”, Harold and Melvin Waldrop, and daughter Vickie Jean Duncan. Emma is survived by her sister Mary White, sons Stephen “Mark” (Teresia), Kevin (Michele), Kyle ( Jennifer), and 11 grandchildren, their spouses and 7 great grandchildren. Jean was born on a farm in the rural farming community of Carselowey in northeast Oklahoma. While still in grade school her family moved to the city of Vinita, OK. Shortly before Jean graduated from Vinita High (Class of ‘56) she married her high school sweet-heart, Steve (Class of ‘54). Steve and Jean were married on April 29, 1956 - a marriage that lasted for 61 years before Steve’s death in 2017. One year after they were married they welcomed their first child Vickie Jean in June of 1957, and then Stephen Mark in January 1959. Their third child, Kevin Bruce, was born in November of 1963, and their 4th child, Kyle Edward was added to the family in May of 1972. In their 61 years of marriage Steve and Jean lived in the Oklahoma

WHO Warns Of Healthcare Worker Shortage (Geneva) -- The World Health Organization is warning of a healthcare worker shortage in the coming years. The organization published a workforce trends article that forecasts 67 countries will not have enough healthcare workers to meet their health needs by the year 2030. The report shows that, on average, nearly one in four doctors is older than 55 and will retire in the next decade. That number is close to one in three doctors in high income countries. More REM Sleep Tied To Lower Risk Of 83 Diseases (Beijing) -- Research out of China shows that the type of sleep you get matters more than you think. Scientists at Peking University found that more REM sleep was tied to a lower risk of 83 diseases, including heart failure, dementia, Parkinson’s, Alzheimer’s and multiple sclerosis. More deep sleep was linked to lower risk of seven conditions, including type 2 diabetes, major depression and sleep apnea. REM sleep is when most dreaming happens, while deep sleep is the most restorative stage. The findings also showed that people who get six to eight hours of sleep a night had the lowest chances of developing nearly 70 adverse conditions. Expert Gives Advice On Getting A Good Night’s Sleep (West Lafayette, IN) -- A sleep expert is offering tips on how to get better sleep. A.J. Schwichtenberg in the College of Health and Human Sciences’ Department at Purdue University says avoid naps that are more than 10 to 20 minutes, have a consistent bedtime and set conditions to cool, dark and quiet. Dr. Schwichtenberg recommends avoiding large amounts of food, alcohol and blue light exposure after dinner. Her advice comes after a recent report from the CDC’s National Center for Health showed seven out of ten American adults says they’ve experienced fatigue on multiple days over the past three months. Tick-Borne Meat Allergy Raises Blood Transfusion Reaction Risk (Hanover, NH) -- A new Dartmouth College study shows a meat allergy caused by tick bites could make it harder for patients to safely receive blood transfusions. Researchers recently reported in JAMA Internal Medicine that Alpha-Gal syndrome might cause people with “universal” type O blood to suffer an allergic reaction after receiving transfusions from type B or type AB donors. Researchers found that such allergic reactions happen nearly four times more often in areas in the U.S. where alpha-gal syndrome is most common. Dartmouth Health Medical Center says it’s stopped giving transfusions of B or AB platelets to O patients to avoid potential injury.

TLU Nursing Students Offering Free Health Services Texas Lutheran University Community Health Nursing students are providing free health services in Seguin, including patient education, medication teaching and management, and assistance completing the “File of Life” emergency medical information form.
