As the chill of winter settles over the Cape, there’s a certain magic that takes hold – quieter streets, golden sunsets over the Atlantic, and the comfort of warm homes filled with good company. It’s a season that invites reflection, connection, and a renewed appreciation for the spaces we call home.

This time of the year also tends to bring a different energy to the property market.

While some may assume the winter months slow things down (which typically is the case), we are seeing a surge in the property market. Our team has just closed one of our best months on record (being June) and is currently sitting 40% up year-on-year for the first half of 2025 – off the back of 2024, which was already a record-breaking year for us. You can read more about this success on page 48. In this edition, we are also thrilled to feature Karen Roos, the visionary behind some of the world’s most iconic lifestyle destinations, including Babylonstoren in Franschhoek, The Newt in Somerset, and most recently, BLOU in Keurbooms (see page 14). Key Considerations for Foreign and Non-Resident Purchasers

At STBB, we regularly handle property transac ons involving foreign and non-resident purchasers. While there are currently no restric ons on the ownership of immovable property by foreigners or non-residents, prospec ve purchasers should nevertheless familiarise themselves with certain key considera ons to ensure a seamless property transac on.

An experienced property law attorney is best-suited to draft a watertight agreement to minimise the risk of error and ensure a dispute-free transaction.”

The Sale Agreement

According to South African law, a sale agreement to purchase immovable property must be reduced to writing and signed by both the seller and purchaser or their duly authorised representatives – in wet ink – to be legally binding. An experienced property law attorney is best-suited to draft a watertight agreement to minimise the risk of error and ensure a dispute-free transaction.

Foreign Funds

Foreign funds can be paid into any nominated bank account in South Africa. Usually, this is the trust account of the transferring attorneys. Importantly, these funds are invested for the non-resident’s benefit, provided the attorney has been expressly mandated to do so.

When a non-resident transfers funds from a foreign source into a South African bank account to cover the purchase price, an important document known as a ‘deal receipt’ is issued. Crucially, this document must be retained if the purchaser intends to later sell the property and repatriate the proceeds.

Mortgage Bond

Subject to commercial banks’ specific requirements, non-residents are generally allowed to borrow up to 50% of the outstanding purchase price of the property locally. However, the initial 50% of the purchase price, as well as the transfer fees and transfer duty, must be introduced into South Africa from a foreign source.

Signature of Documents

When signing documents outside of SA, all purchasers must comply with various legal formalities for authentication to ensure the validity of documentation intended for lodgement at the Deeds Registry.

Transactional Costs

Unless otherwise agreed, every purchaser is liable for the payment of transfer duty to SARS (unless VAT is payable by the seller), the transferring attorney’s conveyancing fees, sundry charges, such as Deed Registry fees, and bond registration costs, if applicable.

Residency

Non-resident purchasers intending to stay in SA long-term must apply for a residence permit. Unfortunately, the ownership of property does not guarantee a residence permit.

Remittance of Funds

While the South African Reserve Bank strictly enforces the Exchange Control Regulations, which limit the transfer of funds abroad, non-residents are permitted to remit their available proceeds overseas, in line with the applicable regulatory requirements.

Aaah imposter syndrome my old friend. It recently crept in (again) while I was juggling making dinner for the kids, answering a client email, and attempting to schedule a Zoom call – all at once – while wearing tights as pants and a chic Country Road top that could’ve done with an iron (the classic freelance, workfrom-home duo, right? Business on top, chaos down below).

“I am a fraud,” I whispered to no one in particular, as the dogs barked hysterically at a squirrel in the oak tree and someone screamed “Moooom!” from upstairs. I had just finished editing a beautifully worded article on the art of slow living for a tres chic design and decor magazine. The irony is not lost on me…

I’m pushing forty, with a decent career to date... Once one of the top togs at various glossy international magazines – you know, the type that uses (gifted) La Mer and wears overpriced perfume; these days, I’m a freelance writer/ editor/PR consultant/brand strategist/ voice-of-your-dog-on-Instagram if you’ll pay me… Because us freelancers don’t say no. We whisper yes, clutching flat whites and crossing our fingers behind our backs.

And yet… the feeling lurks. Like someone, somewhere, is going to figure out that I’m just making it all up as I go along. That I haven’t read the latest marketing buzzwords or that I Google “synonyms for inspiring” more times a day than I care to admit.

We live in a time where being average is almost radical. The pressure to perform, polish, and perfect is constant. Everyone else seems to be doing it all – starting side hustles, running marathons, renovating kitchens – and doing it in matching linen sets, to boot. Meanwhile, I’m trying to remember if I took out the rubbish this morning.

It’s not just the high achievers feeling the wobble, either. Under-achievers (or, as I prefer to call them, “realists with boundaries”) are also being bombarded with contradictory advice. Hustle harder! But protect your peace. Dream big! But rest deeply. Live in the moment! But optimise every second. Honestly, it’s exhausting.

So where do we go from here?

Here’s the thing: imposter syndrome used to be a bit niche – something high-flying execs and brain surgeons whispered about in elite circles. Now it’s mainstream. Thanks to social media, LinkedIn humblebrags, and a culture obsessed with being extraordinary, even feeding your children something

wins.

Maybe the trick is to stop waiting for the gold star, the LinkedIn-worthy milestone, the inner voice that tells you you’ve finally “made it”. Maybe we just accept that we’re all figuring it out, juggling too much, winging it magnificently and sometimes… not at all. Personally, I’m trying to take the small wins. A deadline met. A child’s homework (mostly) completed. A dog not barking in the middle of a client call. No one is handing us an award for those things – but maybe they should. Imposter syndrome might not disappear entirely, but if we can laugh at it, name it, and share it over a glass of wine (or a lukewarm cup of tea reheated three times), maybe it starts to lose a little of its grip.

After all, no one’s got it all together. Not even the woman on Instagram with the perfect pantry. (Especially not her – she’s clearly hiding something.)

From magazine editor to master of modern heritage hospitality, Karen Roos continues to shape a new global language for design-led travel

Karen Roos doesn’t make grand entrances. Her work, though, speaks volumes – quietly, elegantly, and with astonishing attention to detail. For anyone even vaguely familiar with the world of design-forward destinations, her name is synonymous with places that evoke a sense of wonder. First Babylonstoren in South Africa’s Franschhoek Valley, then The Newt in Somerset, and most recently BLOU in Keurbooms – each of these properties carries the signature of someone who sees more than just land, buildings or interiors. Karen sees potential – and then she turns it into poetry.

Before she ever put her mark on the hospitality landscape, Karen had already made her name as a design tastemaker. As editor of ELLE Decoration South Africa, she helped shape the national design conversation, marrying European aesthetics with African authenticity. Her pages celebrated texture, craft, colour, and soul, long before ‘curated’ became a buzzword. That same instinct for balance and mood would later manifest in three very different yet equally transcendent properties. None feel formulaic; each feels like stepping into a well-composed dream.

Babylonstoren, which she and her husband, Koos Bekker, purchased in 2007, was the beginning. At the time, the historic Cape Dutch farm was in disrepair – a sleeping beauty. Under Karen’s hand it was gently, reverently awakened. The transformation was more than just architectural – it was conceptual. Inspired by the farm’s 17th-century roots, she created a formal garden that now sprawls over eight acres, abundant with fruit, vegetables, indigenous plants and scented pathways. The interiors honour the past with limewashed walls and antique fittings, but always with modern functionality. Nothing feels staged. Everything feels lived-in. And that’s the magic: Babylonstoren doesn’t just show off the good life, it lets you live it, slowly and intentionally.

THE NEWT IN SOMERSET

This rhythm of restoration and reinvention found new expression in England’s Somerset countryside with The Newt. There, Karen fell in love with Hadspen House, an old Georgian manor steeped in history. What was meant to be a private countryside escape soon blossomed into a multi-faceted estate and hotel, reimagined with the same sensitivity and design ethos that defined Babylonstoren. Again, she leaned on the land, restoring the famed gardens with the help of celebrated French landscape architect Patrice Taravella, and infusing the interiors with an understated luxury that nodded to heritage while embracing modern comforts. At The Newt, there are no gimmicks, just well-considered beauty – whether it’s in the apple press, the farm-to-table bakery, or the hand-stitched linen on your bed. It’s thoughtful without being precious; grand, but never ostentatious.

the luxury travel space is that she doesn’t simply design spaces, she choreographs entire experiences. Her work is not about surfacelevel beauty but about creating an emotional resonance. There is always a story – often rooted in place, sometimes in memory, and always in meaning. Her approach is tactile and intuitive. She once said she doesn’t ask what a guest might want from a room, but rather whether she would want to live there. That instinct – to build as though for oneself – has created destinations that feel both deeply personal and universally captivating.

Sustainability, too, is seamlessly woven into every aspect of her work. The farms at Babylonstoren and The Newt are fully functioning, the produce grown on-site fuelling the kitchens; animals are cared for, heritage crops revived. Even the soil feels like it’s been considered. But again, it’s never self-congratulatory – Karen and her team just do the work, quietly and beautifully.

And then came BLOU – Karen’s latest, and in many ways, most personal project. Tucked into the dunes of Keurboomstrand on South Africa’s Garden Route, BLOU is a pared-back seaside haven, made up of a handful of refurbished fisherman’s cottages (read more on page 14). It’s the kind of place where you wake up to the sound of waves, cook barefoot, and collect shells with your children before breakfast. There’s a sauna, a sea-facing pool, and rooms that smell faintly of salt and sun-dried linen.

This May, Cape Town hosted the 10th edition of We Are Africa, the continent’s premier luxury travel trade show, reaffirming its status as a global hub for high-end tourism. From May 5–9, 2025, the event brought together elite African travel brands, international buyers, media, and innovators to reimagine the future of African travel.

What is We Are Africa?

We Are Africa is more than a trade show – it’s a movement. Each year, it convenes a curated ‘tribe’ of luxury safari operators, boutique hotels, destination marketers, and storytellers to challenge outdated narratives and showcase Africa’s diversity, creativity, and potential. The event features pre-scheduled appointments, immersive networking, and the dynamic ‘Open House’ un-conference, all set against the vibrant backdrop of Cape Town. “We Are Africa is the world’s most vibrant gathering of high-end African travel brands, the finest buyers and top international press.”

Cape Town has been the event’s home since its inception in 2014, and according to Ryan Wallace, Co-founder and Managing Director of We Are Africa, there’s no better place for it. “Cape Town offers the perfect balance of natural beauty, world-class infrastructure, and cultural depth,” Wallace says. “It’s a city that embodies the spirit of African innovation and hospitality.”

For decades, this corner of the Western Cape has been a sanctuary for the family behind BLOU – a place they’ve returned to time and again, drawn by its rugged shoreline, golden dunes and the primal presence of the Indian Ocean. “The ocean and the beaches at Keurbooms were primal and untouched – it must have been the same for ages,” says Karen Roos, co-owner and creative force behind BLOU. “Sharing the space with our guests came as a natural next step.”

The result is an understated yet exquisite retreat made up of just eight self-catering

cottages, each designed with the same quiet restraint that has made Babylonstoren and The Newt globally admired. The architecture and interiors reflect a coastal minimalism – whitewashed walls, wood underfoot, and a signature palette inspired by sea and sky. Each cottage is named after a shade of blue in Afrikaans – from Saffier and Skulp to Oseaan and Hemel – an evocative nod to the hues that define life here.

At the heart of BLOU is a central courtyard, shaded by ancient milkwood trees and dotted with nooks for lingering. A swimming pool, sauna and steam room provide space to unwind, while the communal layout encourages a gentle sense of connection. “We wanted a quiet space so that you could experience all the senses surrounding the place – the smell of the sea and the buchu, the sound of the waves, the dolphins and the other sea life right in front of your doorstep,” Karen explains. “Beauty is essential – but it should never be loud.”

Three of the cottages face the ocean directly, with gas braais on their decks and unspoilt views that stretch across the horizon. The other five circle the courtyard garden and come with private outdoor braai areas and interiors softened by natural textures and vintage maritime photographs. It’s refined but never showy – designed for those who find luxury in simplicity and silence.

There’s no restaurant here – meals are cooked in your own kitchen or enjoyed at local favourites like Ristorante Enrico, just next door. The Welcome House, a responsive 24-hour concierge hub, offers help with anything from local dining tips to kayak adventures on the Keurbooms River. There’s even a well-stocked Larder should you run low on pantry staples.

Keurbooms itself remains refreshingly wild. Located within the iconic Wine Gallery of Ellerman House in Bantry Bay, Curate offers a transcendent dining journey that harmoniously intertwines food, wine, art, and setting. Open Wednesday to Saturday for an intimate eight-course degustation, this is fine dining reimagined through a distinctly South African lens

The space was reinvented in close partnership with sculptor Angus Taylor, the original architect of the Wine Gallery, alongside owners Nell Harris and design firm Just Design. Wood, stone, sculptural wine spirals, and soft lighting create a serene, gallery-like cocoon, where every plate feels like part of a living artwork . They say you can tell a lot about a person by the bag they carrybut in South Africa, real status is measured by one bag and one bag alone: the Woolies shopper...

What’s crinkly, endlessly reusable, strangely chic, somehow manages to transcend class, culture, age, occasion… and even the laws of physics (seriously, it can hold anything)? Why the Woolies black shopper of course!

Let’s be honest, it’s not just a shopping bag - it’s a lifestyle. It’s a companion. It’s a silent, crumpled witness to your weekly cheese splurge, your clandestine full-fat Greek yoghurt addiction, and that time you bought almond milk to feel healthy but paired it with three hot-out-the-oven Pasteis de natas. We’ve all been there.

And it doesn’t end at groceries. The Woolies bag is the great South African equaliser. From Bishopscourt to Belhar, everyone has one. There’s the Fresnaye mom whose child trundles off to private school, blazer pressed, hair gelled, and proudly swinging a Woolies bag filled with his PE kit. This is a child raised on sashimi, satin pillowcases, and intermittent fasting - yet there’s the black bag, doing the work. Elegant. Unbothered.

I usually use these bags as prototypes or as “muslin” before constructing the final garment, so this is technically a rough draft for a look I was working on. Then there’s the cool kid in Observatory, dressed head-to-toe in AKJP, accessorised by Sealand and clutching a Woolies bag filled with craft hummus, vegan biltong, and a frisbee for the dog he shares custody of with his ex. For him, it’s ironic. For the bag, it’s Tuesday.

In Sea Point, a domestic helper walks home from work, using her Woolies bag to conceal her handbag. It’s clever, practical, and just another example of how the Woolies bag doubles as fashion and function - Chanel could never.

Meanwhile, in a quiet street in the Southern suburbs, there’s a dad whose car boot contains jumper cables, a rugby ball, and an expired can of pepper spray all nestled comfortably inside a battered black Woolies bag he’s had since the Zuma administration. It’s held more than just tools... It’s held tears, tantrums, and once, an entire Sunday lunch.

But wait, it gets better. The Woolies bag has even gone couture.

Yes, fashion designers across the land have taken this humble sack of sturdy recyclability and transformed it into crop tops, jackets, and even a pair of trousers that rustle ominously with

every step. It’s like wearing your carbon footprint on your sleeve - literally. And somehow, it works. Because South Africa is nothing if not resourceful, fabulous, and unbothered by a bit of rustle in the name of style.

For less than R10 - a sum that won’t even buy you a Coke anymore - you can have an item that moonlights as a gym bag, laundry basket, beach tote, picnic hamper, toddler toy sack, and emergency handbag (we’ve all done it, stop judging). It’s the Mary Poppins of carriers. The Swiss Army knife of shopping bags. The Beyoncé of biodegradable baggage.

We don’t talk enough about the durability either. NASA should be looking into whatever witchcraft Woolworths is using to make these things. You can stuff it to the brim with tinned tomatoes and a family-sized tub of chocolate mousse, and the bag just looks at you like, “Is that all?”

In a world full of uncertainty, there’s comfort in knowing that somewhere, someone is carrying the weight of their week in a single, crinkly icon of modern living.

Long live the Woolies black bag - may it never tear, may it never fade, and may it always be slightly too full of things you swore you didn’t go in for.
