Association News From the Board of Directors Our mission as the SCOV Board is to lead in maintaining and enhancing the quality of life in Sun City Oro Valley as an active adult community. All Board minutes, agendas and reports are available online. Board meetings are open to residents.
Board of Directors - Theda Ellis Theda Ellis, 302-388-9798, tellisscov@gmail.com What Does It Mean to Be a Fiduciary?
It’s not uncommon for the Board to receive letters reminding us of our fiduciary responsibilities. The word fiduciary comes from the Latin fiducia, meaning “trust.” At its heart, a fiduciary is someone entrusted to act for the benefit of others. For a Board member, that means making informed decisions in the best interests of the entire community, not for personal gain or any individual group. It means following our governing documents and applicable laws, avoiding conflicts of interest, and balancing today’s needs with tomorrow’s responsibilities to protect SCOV’s facilities, finances, and long-term vitality. Fiduciary duty does not require unanimous agreement. Reasonable people can review the same information and reach different conclusions. The Board’s responsibility is to listen, ask questions, weigh the facts, and make the decision it believes best serves the Association. Whether the issue is maintenance, amenities, finances, or capital improvements, every decision should be guided by one question: What best serves the entire community, both today and for the future? That is the essence of fiduciary responsibility and the commitment your Board makes to every resident.

General Manager - Sandy Seddon Sandy Seddon sseddon@suncityorovalley.com 520-917-8080 It Takes All of Us
Living in a community association means more than simply owning a home, it means sharing in the responsibility of preserving something special. The quality of life we enjoy at Sun City Oro Valley is the result of residents, volunteers, elected directors, and staff working together toward a common goal: creating a welcoming, well-governed, and financially sound community that you can be proud to call home. Volunteerism has always been one of SCOV’s greatest strengths. Hundreds of residents generously share their time, talents, and expertise to lead clubs, serve on committees, welcome new neighbors, support community events, and assist in countless ways behind the scenes. Their contributions enrich the lives of everyone in our community. If you have ever considered getting involved, you are encouraged to do so. Whether you volunteer for a single event or make a longer-term commitment, your participation truly makes a difference. Strong communities also depend on strong governance. While policies, procedures, and governing documents may not always be exciting, they exist for an important reason. They provide consistency, fairness, and accountability while helping preserve the financial health of our association and protect the property values of every homeowner. Good governance is not about creating unnecessary rules, it is about making thoughtful decisions that serve the best interests of the entire community, both today and for years to come. Of course, no community of nearly 2,500 homes will agree on every issue, and that is perfectly healthy. Different perspectives often lead to better conversations and better decisions. What matters is how we express those differences. Respectful disagreement allows us to exchange ideas, ask questions, and solve problems while maintaining the sense of community that makes SCOV such a special place to live. We may not always share the same opinion, but we do share the same goal, a thriving community you are proud to call home. As summer comes to a close, we are pleased to welcome back many of our seasonal residents. Your return brings fresh energy to our clubs, committees, events, and neighborhoods, and we look forward to seeing familiar faces again. Whether you spent the summer here or are just arriving home, welcome back. Here’s to another wonderful season of friendship, involvement, and continued work together to strengthen the exceptional community we all cherish. Because in the end, it truly takes all of us.

It’s More Than Living... It’s A Lifestyle! Say Cheese!
By Mariana Corella With the beautiful scenery and unique flora and fauna, it is hard to resist taking your camera out to take a picture of the views around us. We love our photographers. While there are many hobby photographers around the community, there is also a dedicated photography club. The Vistoso Photo Club welcomes photographers of all levels of expertise. For more information, visit www.VistosoPhotoClub.weebly.com. If you would like to look at their pictures, visit www.flickr.com/ photos/vistosophotoclub/albums/. We receive many photos each month from so many different members of the community. For each issue of the Tipster, we try to put some of these resident pictures in our “SCOV Scrapbook” towards the end of the publication. Some are even put on the cover of the Tipster. If you would like to submit pictures for the Tipster, go to the SCOV website then click Members, Member Services, scroll down to SCOV Photo Submission and SCOV Photo Release, and fill those forms out. Please follow the specifications listed and you will receive a confirmation email with a copy of the form to let you know you’re ready to go. We can’t wait to see your pictures!

Copper Center Update Theda Ellis, 302-388-9798, tellisscov@gmail.com Preserving Our Lifestyle. Building Our Future.
Sun City Oro Valley thrives because of the vibrant community we’ve built together. From our active clubs and diverse recreational programs to our welcoming gathering spaces, SCOV remains a premier destination for people seeking an active lifestyle. As our community evolves, so do our interests. Today, residents are engaging more than ever in wellness, fitness, the arts, athletics, and lifelong learning. To support these expanding pursuits, our facilities must become more flexible, functional, and adaptable. The goal is simple: to strengthen, not change, what makes SCOV special. By thoughtfully modernizing our existing spaces, we preserve the lifestyle we cherish while meeting the needs of tomorrow. We are also committed to responsible stewardship. Investing wisely in our current infrastructure enhances everyday experiences, keeps our community competitive, and ensures long-term success. Together, we are safeguarding our unique way of life and building a future that will bring us together for generations to come.
Asst. General Manager - Robin Coulter Robin Coulter rcoulter@suncityorovalley.com 520-917-8070 Protecting Employees During Arizona’s Heat
Arizona’s summer heat can create serious risks for employees who work outdoors. New state heat illness prevention requirements are designed to reduce those risks by ensuring workers have access to essential protections while on the job. Employers are expected to provide readily accessible drinking water, shaded or cooled areas for recovery, and encourage preventative cool-down breaks when needed. The proposed standards also emphasize employee training, heat illness prevention plans, and prompt recognition and response to signs of heat-related illness. At SCOV, the safety of our employees is always a priority. Our Facilities Maintenance, Common Area Maintenance, Golf Maintenance, and other outdoor teams work diligently to keep our community looking its best, even during the hottest months of the year. If you see employees taking a break in the shade or stopping to hydrate, please know these practices help protect their health and ensure they can continue working safely. A few minutes spent cooling down today can prevent a serious medical emergency tomorrow.

When writing a check for the $25 ARC Submittal fee or $125 Concept Application fee, it is important to note that you must make the check out to Sun City Oro Valley instead of SCOV. The bank has refused to accept any check that does not have the full name of the association in the pay to the order of location on the check. Remember to pick up a yellow ARC Project Permit sign to hang in your front window during the period you or a vendor is working on an approved exterior home project. Once you have received written approval from the association, the sign will be available to you at the front reception area of the Welcome Center. Any approved project that is being worked on after July 1, needs this yellow sign posted in a front window so that it may be seen from the street. Please do not trespass on another resident’s property to try and see the yellow permit up close. You have no right to walk onto their property. Questions about this new process can be addressed to kmosier@suncityorovalley.com.

SCOV Library - Bonnie Holmes www.suncityorovalley.com/amenities-facilities/library Online catalog: https://evolveopac.infovisionsoftware.com/suncityorovalley Bonnie Holmes bholmes@suncityorovalley.com 520-917-8083 Fun Facts about the Sun City Oro Valley Library
It all started in 1988 with a set of cookbooks, 35 paperbacks and a group of dedicated residents with a vision that created today’s outstanding Library with approximately 15,000 items in our collection making it the size of a small public library. Thanks to this vision our Library has continued to grow in popularity over the years, making it one of the top five most utilized amenities here at Sun City. Did you know? The Sun City Library is operated by 45 volunteers and one part-time Librarian. These are the people who make this library what it is today. Whether you are looking for a specific book or interested in discovering a new genre, they are here to help. Did you know? Your HOA fees do not cover the purchase of library books and all the funds to purchase new books and materials come from the Friends of the Library (FOL), SCOV Community Foundation, and The Institute of Learning in Retirement (ILR). I would also like to thank our patrons for their huge support in supplying us with books, magazines and puzzles as well as their participation in our book sales. Those contributions are very important and help our Library thrive. The Sun City Oro Valley Library is a friendly, welcoming, and lively place where you can enjoy yourself. Thank you everyone for your support and contributions. You are the ones that make this amenity everyone’s “happy place.”
Recreation and Fitness- Lonnie Davis Lonnie Davis ldavis@suncityorovalley.com 520-917-8073 Keep It Simple
Swimming and water aerobics work muscles many of us do not use every day, so it is normal to tire sooner than expected. Start with 10 to 20 minutes, alternating between swimming, water aerobics, walking, and resting as needed. Adults should aim for at least 150 minutes of moderate-intensity activity each week. Whether you walk through the water at the beach, take a water aerobics class, or swim a few easy lengths, each dip in the water supports a healthier routine. Water supports your weight, making it a low-impact way to build strength, improve cardiovascular fitness, and stay active at almost any age. Special Note from the AFC: Orientation on how to use the gym equipment is held Thursday, 1 pm, so stop in and sign up. Classes are limited. Contact Lonnie Davis, AFC Coordinator, to discuss questions or problems with the AFC. AFC and Desert Oasis hours of operation on page 2. Phone: 917-8073 or email: ldavis@suncityorovalley.com

Architectural Inspection Group Lisa Sandrock 520-917-8072 lsandrock@suncityorovalley.com Next meeting is September 24, 2 pm, WC1 Protecting Our Community’s Value Starts at Home
Keeping a home looking its best takes time, effort, and ongoing care. Whether it’s repainting your home, replacing landscaping, installing new windows or doors, adding a patio cover, or making other exterior improvements, every project contributes to the overall appearance and value of our neighborhood. Before beginning any exterior project, please take a few moments to contact the Architectural Review Committee (ARC) to determine whether approval is required. The ARC is here to help ensure that improvements are consistent with our community standards and governing documents, not to make projects more difficult. Obtaining approval before work begins can also prevent costly surprises down the road. When a home is sold, an architectural inspection is performed to verify that exterior modifications comply with community requirements. Projects completed without the necessary approval may require additional documentation or corrective action before the sale can move forward. A little planning today can save time, expense, and frustration tomorrow. More importantly, it helps preserve the attractive appearance of our community and protects the property values we all share. Thank you for continuing to invest in your home and for helping keep SCOV a community we are all proud to call home.

Arizona law now provides homeowners with the right to install qualifying backyard shade structures, and SCOV has updated its policies. Structure definitions can be found in the Development Standards (DS) Article 1, with the approval process and structure guidelines outlined in DS 2.20. Reasonable design standards will continue regarding size, structure, materials, anchors, placement, appearance, safety, drainage and maintenance of the new shade structures. New structures will require a written submittal to and approval from the Architectural Review Committee (ARC) prior to installation; some structures may also require a permit from the Town of Oro Valley (TOV). Please be considerate of neighboring properties and nearby mountain views when designing your new shade structure. You may contact Katy Mosier or any ARC member with questions – we are happy to help.

The arrival of monsoon rains has also brought an influx of weeds, particularly Desert Broom and Spurge, which should be addressed promptly to prevent them from taking over your yard. It is crucial to stay proactive in managing weeds, especially with the new growth on trees resulting from summer rains. Ensure that tree branches are trimmed to at least seven feet above sidewalks to maintain clear pathways for pedestrians and visibility for stop signs at intersections. Additionally, most bean pods have fallen and should be cleared from your yard. Check if any vegetation is obstructing your house number, as it is vital for emergency situations so that your address is easily identifiable. For safety, please trim any plants that may be hiding your home’s numbers, ensuring they are visible from the street. We extend our heartfelt gratitude to all residents who consistently put in the effort to maintain their yards throughout the year, particularly during the challenging summer months. Your hard work is greatly appreciated, so keep it up.

The Posse continues to be vigilant in SCOV during the summer months. Although many residents have headed out of our hot weather, the volunteers continue to serve our community faithfully. We have found fewer open garage doors or other more serious crime potential scenes during this time of year. The number of uninvited visitors, however, are more likely to present a morning surprise. These include snakes, scorpions and other summer pests. The risk increases when the garage access is left open. Thank you to the Posse volunteers for helping to keep our community safe. We can always use more volunteers, especially during the summer months when our folks are traveling. Director of Golf - Rick Price rprice@theviewsgolfclub.com 520-917-8086 Overseeding and Pro Shop schedule
September marks an essential maintenance period for our golf course when winter ryegrass is overseeded in preparation for the upcoming season. Here is a comprehensive schedule to the changes and events that golfers and residents should be aware of. Golf Course, Shortgame area, Putting Green - Closure Dates: These areas will be closed for over-seeding from Monday, September 21, through Sunday, October 11. It will reopen for play on Monday, October 12. During this period, residents are kindly asked not to drive golf carts or walk on the course to allow the new grass seed to be properly planted and watered. However, during this time there are no time restrictions in accessing the use of the cart paths. Driving Range Accessibility: During the overseeding process, the driving range tee will be closed Monday, September 21, through Sunday, October 4. The range will open on Monday, October 5. Players will be able to hit balls off the artificial turf tee line. Pro Shop Hours: • Regular hours (6 am - 5 pm) will continue through Sunday, September 20. • The shop and all practice facilities will be closed on September 21-22. • Limited hours will be in effect from September 23 through October 11, with the shop open 8 am-Noon. Golf Cart Guidelines: After reopening on Monday, October 12, all golf carts must remain on the cart path for a few weeks. The anticipated date for golf carts to resume driving on the grass is set for Saturday, October 31. Special Events and Reminders: Keep an eye out for special events planned during the overseeding period, including our annual 5k run/walk scheduled for Saturday, October 10. Your cooperation during this essential maintenance period ensures a top-quality golfing experience throughout the upcoming season. Thank you for your understanding and support.

Director of Golf Maintenance - Michael Kropf mkropf@suncityorovalley.com 520-917-8063
September is the time of year when the golf course is overseeded which converts the turf from warm season bermudagrass to cool season ryegrass. Typically, the tees, fairways and starting last year the aprons around the greens, are overseeded to provide a playing surface that remains green and growing during the winter months when the bermudagrass turns brown in dormancy. This year the greens will be overseeded for the first time since they were rebuilt in 2020 with Tifeagle Ultradwarf Bermudagrass. The greens were not overseeded so the new turf could mature and develop a deep root system over time. The negatives of not overseeding the greens are old plugs from the daily moving of cups not healing which start to impact putting conditions. The non-overseeded turf also stops growing when dormant, so it wears out unevenly causing poor conditions combined with faster putting speeds. Overseeding the greens will provide a good consistent putting surface during the winter, and the old plugs will not be a problem. However, overseeded greens have to be transitioned back to bermudagrass the following summer which could lead to thin areas that either need repairing or time to heal. Overseeding also leads to disease issues with both the underlying bermudagrass and the overseeded turf which requires the use of fungicides. Overseeding also requires higher inputs of water and fertilizers which tends to cause wetter playing conditions. This year, the decision was made to provide the best possible playing conditions in the winter by overseeding the greens.

Our golf experience at The Views isn’t just created on the fairways, it’s created daily by our Pro Shop and maintenance staff. They’re the unsung heroes who keep the place running smoother than a well‑struck putt. The pro‑shop crew greets us with smiles, helpful advice and just enough friendly banter to remind us that golf is supposed to be fun, even on the days our balls mysteriously refuse to go straight. Their knowledge and enthusiasm set the tone before we ever step onto the first tee. Meanwhile, our maintenance team works tirelessly, often before sunrise, to make sure the course looks incredible. They manicure greens, tame roughs and somehow keep the desert from reclaiming the fairways. Their dedication gives us the pristine conditions we brag about to friends. Let’s acknowledge these teams that make The Views a place we appreciate, enjoy and proudly call our home course.

The larger quilting machine is now up and running in the sewing room. Interested Casa members are taking their time to learn how to set up and complete the different designs to compliment the patterns in design of the fabrics, or to compliment the theme for a specific quilt. Fortunately, we have experienced members who are accepting and enjoying the challenge. The photo included shows two members at the machine.

We are still embroidering faces, sewing bodies, stuffing them with ‘love’, and filling the shelves for the next set to march out to new families. We took one afternoon off this last month and met with some Seniors For Kids folks to have lunch at Fork and Fire. We laughed a lot and got to know each other. A good time was had by all. Our winter friends are returning shortly. We are thankful that more people joined us this summer to help keep the lines flowing. We hope everyone had an enjoyable summer and are ready to join in the festivities of fall. We look forward to planning for the additional space in the Copper Center. Continuous planning has been occurring this summer. As always, Cheer Bears welcome donations of flannel and polyfil to keep the production of our cuddly cuties marching out to new families. Glad to see all of the new faces coming through our doors. Look out for pictures next month.

The Tapestry Hooking and Fiber Arts group meets on Tuesday mornings between 9-11 am in the Sewing Room. If you are interested in our group, stop by the Sewing Room on Tuesday mornings. If you are interested in learning the art of rug hooking, we provide materials and instructions. The picture is a recently completed crochet project by Coni Arseneau. The cardigan was a free pattern she obtained from the internet. The yarn used is “Coboo” a blend of 51% cotton and 49% rayon from bamboo made by Lion Brand. For those wondering, rayon from bamboo is a semi-synthetic fiber which is made from breaking down the bamboo plant into a pulp which is mixed with chemicals to create a soft, silky material. Since bamboo is mixed with chemicals it is not considered to be a raw natural material thus warranting the label as rayon.

The program will be a critique of the digital images and printed phoPollination tographs that members have submitted. The images may be of any genre so there will be an eclectic mix. Members have used everything from cell phones to interchangeable lens cameras to capture their images. The only criterion was that the images must have been taken within the last 24 months. Each submitted image will be critiqued about what the photographer did right and suggestions on how each image could have been improved. Thus each image has the potential to be a learning experience for the photographer and for the audience.

September is now upon us and the woodshop hours will remain open Monday- Friday, 10 am-2 pm. Monitor participation remains good and we appreciate all monitors that have signed up and volunteered for the open slots. For September, we will introFrog Intarsia duce a form of woodworking art called Intarsia. In this style of woodworking, pieces of wood are cut and formed individually, then glued together to form a three-dimensional rendering that may be mounted in a frame, hung individually or attached to other objects. The photo shows a frog on a tree branch mounted on a custom frame. This is a creation of Bill Norton, a highly experienced woodworker who swears the process is much easier than it might look. Thank you Bill, for allowing us to highlight your creation.

Club member Alice Hutchison uses poetry to graphically and metaphorically describe what we can learn from what we see, beginning with looking up and ends with a positive message. Story in the Sky This morning, foreboding clouds move in disarray covering the sky in confusion. Some are just blotches like patterns in fish gills. Some are narrow streaks crossing like swords in a dueling match. Others are billowing up, like bubbles in a pot coming to a boil. For me, the heavens resemble our world, one without direction or meaning. We can’t seem to agree on how we should live together. Turning to the North, I see a small patch of deep blue and imagine there is still a path for us, one leading to compassion, a place where we can choose to lay down our fears. Please Zoom with us every other Monday. Newcomers are always welcome.

As September arrives, so does a little relief from Tucson’s summer heat and the Fido’s Friends Dog Park is ready for it. Cooler mornings mean more members are back to coffee on the benches while pups stretch their legs before the day heats up. A few reminders as we head into fall: Keep gates closed behind you and clean up promptly after your pup. This helps keep the park welcoming for everyone. Also, watch for wildlife as the weather cools. Snakes and other critters remain active, so keep an eye on the ground near the fence line. Here’s to longer walks, shorter shadows, and many more happy tails as we ease into fall. Membership in Fido’s Friends gives you access to the K9 Korral Dog Park, open 24/7. September is the perfect month to get ahead of fall rather than letting it catch us off guard. As temperatures shift, it’s a great time to review the habits that help us stay in charge of our health. Maybe it’s adjusting our walking schedule to cooler mornings, or checking in on medications and supplements before the busy holiday season begins. Even small steps like updating emergency contacts, reviewing pantry staples or scheduling overdue appointments can make a big difference. Fall often brings a renewed sense of structure. By taking a few actions now, we set ourselves up for a healthier season. Staying in charge isn’t about perfection, it’s about being proactive. A little preparation in September can help us move confidently into the months ahead. We are currently working on a fall/winter lineup of potential speakers and programs, so stay tuned and read our Tipster articles for our upcoming schedule.

Then, winter will bring water birds retreating from the northern cold and spring will bring migrating species from below the border. We always wonder what a new season will bring. Will it be the usual hunt for Montezuma Quail and Coppery-tailed Trogon near The Hermit Warthe border or maybe the elusive warbler - Mt. Lemmon blers on top of Mount Lemmon? PerPhoto by Debby Bluem haps it will bring some lost species that “made a wrong turn in Albuquerque” (quoting Bugs Bunny). Table Tennis Co-Pres. John Smith john@buteos.net Co-Pres. Peggy Smith peggy@buteos.net Tue: Ladies Play: 1:30-2:30 pm, Club Play: 2:30-3:30 pm Thu, Sat: Club Play: 9-10:30 am & 3-5 pm Sun: 2-5pm Club Play. All play is at the Copper Center
Doubles in table tennis is the great equalizer. When playing, the ball is hit alternatively by each player so that if a team consists of an experienced player paired with a beginner it still is a lot of fun as each player hits the ball the same number of times. If you pair that way with tennis or pickleball, players will likely hit to the weaker player while the stronger player spends a lot of time looking on. So, if you are a beginner or are rusty, don’t feel uncomfortable mixing it up with experienced players as it is easy to have fun playing doubles from the ”get-go.” Also, if you are new to table tennis, monitor This Week in SCOV for beginner sessions. While it is fun all year, climate-controlled table tennis is especially a great summer and winter activity. If you have questions contact John or Peggy above.
Tennis Pres. Randy Harvey cagtaxman@gmail.com For a schedule of club play, events and membership go to www.scovtennis.com
The 2025/2026 tennis season was a great success, marked by rousing competition in the men’s, ladies’ and mixed tournaments as well as several fun weekend beer and pizza socials. Now that many of our seasonal residents have gone home for the summer, tennis remains active at early and late times to counter the midday heat. Improved LED lighting on courts 5 and 6 makes after dinner play a popular option for the summer members. If you’re just looking to work on your game, check out our new Playmate Ball Machine. Check out the club website (www.scovtennis. com) for playing dates and times or anything related to our tennis club.

NO POISON PLEASE!
What to do about those pesky rodents who want to gnaw their way into your car wires or air conditioner. Here are some tips for keeping them at bay – none of which involve poison because bait boxes containing rodenticides are killing so very much more than just a rodent! Raptors, coyotes and bob cats see an easy meal in a floundering or dead poisoned rat. The poison in the rat will then poison the predator, leading to death, or in the case of a coyote or bob cat, mange and then death. So, what to do? Here are some tips if you have an “infestation” of rodents: Call around to the many pest companies and ask how they deal with the problem. If the company says they put out bait boxes with rodenticide, hang up and go on to the next company on Google. If you don’t want to use a company, please don’t run down to the local hardware store and buy bait boxes filled with rodenticide. Instead, set traps in the “infected” area. Here in Sun City we have several people who will come empty your traps if you need help. Remember, there is no such thing as a safe poison! Don’t have an infestation, but you’re worried it might happen? Here are some tips to keep those guys away: Plants that pack rats love: Agave, prickly pear, yucca and cholla. So plant these at your own risk. Plants that pack rats despise: Lavender, rosemary, allums and daffodils. Scents that pack rats can’t stand: Peppermint, vinegar (so if you do weed control with vinegar you are also controlling the rats), ammonia and citronella. To use these scents, soak cotton balls and place them in strategic locations like under your car or tucked under your air conditioner. Encourage owls to nest nearby. One family of barn owls will eat 12-40 pack rats in one night. Also, limb up plants, especially near your house. Clean up bird feeders or just don’t have one. Protect your downspouts with stainless steel wire mesh ($3 at the hardware store), plug up entryways in your air conditioner and roof vents, or go to PACC and bring home a rat terrier. Pack rats are absolutely vital to a healthy desert ecosystem. They do the following good things for the desert: Aerate the soil, dispense seeds, their poop helps fertilize plants, and they are food for bobcats, coyotes, owls, hawks and even snakes. Therefore, wholesale killing of these guys isn’t the answer, but instead learning to live with them is the goal.
