My experience with the Greater Nashville Apartment Association goes back to 2013 when I transitioned into a sales role with my company. At first, I knew no one and would come and go at meetings with minimal interactions. Then I started picking up on the tips of active members and that’s when things really began to happen. Here is a summary of tips on Getting a Return on Investment at GNAA. I’m not talking about a monetary investment, but investment of our most precious asset – time.

Committees These are by far the most valuable use of your money, because they have no monetary costs. GNAA has 17 different committees, so finding one that suits your interest is easy. My personal favorite is Statistics, which on the surface may seem lame. However, this is where all the details regarding new apartments, apartment sales and rates are reported. Another great thing about committees is if you find one that isn’t your cup of tea, just try another.
Luncheons Get there early and stay late. Networking is your key to success and you will find the opportunities exist before and after luncheons. Sit with a stranger. If you are new, this won’t be difficult; however, experienced members

When Will the Eviction Process Return to Normal? by Nathan Lybarger The latest round of administrative orders from the federal, state and local levels has effectively stopped any evictions through March 31, 2021, across the State of Tennessee. We remain hopeful that some level of normalcy will return on April 1, 2021; however, that is not guaranteed. At the local level, the Presiding Judge of the Davidson County General Sessions Court filed an order on December 4, 2020 that reduced the number of civil cases that could be set on the Court’s dockets from 75 to 25 – that’s two courtrooms with a maximum of 25 cases each per day. This order took effect on December 7, 2020 and indicates that it will be in effect for ninety (90) days unless rescinded or extended by another order. At the state level, the Tennessee Supreme Court reinstated its previous order on January 15, 2021 and suspended all in-person civil proceedings through March 31, 2021. A few General Sessions Courts have considered using video appearances to hear a limited number of cases. Those counties are a small minority. The Davidson County General Sessions Court has made no apparent effort to accommodate cases in this way. At the federal level, Congress passed and President Trump signed a massive COVID-19 relief bill on December 22, 2020 that extended the term of the CDC

Order through January 31, 2021. The term of this order was extended again by the new CDC Director and is now set to expire on March 31, 2021. Where does this leave landlords? The backlog of cases across the state continues to grow. Middle Tennessee General Sessions Courts are managing this backlog in a variety of ways. For example, at the time of this writing, the next available court dates in Davidson County General Sessions Courts are in late April and early May. If you have a resident who must be evicted, it’s imperative that you file your case as soon as possible to reserve your place on these limited dockets. Part of the federal relief bill that was passed in December included $25 billion in rental assistance. These funds have gradually made their way from the federal government and are now being disbursed through state and local organizations to residents in need. This rental assistance may be sufficient in some instances to resolve a past due balance, eliminating the need for an eviction. However, if the resident does not cooperate with the rental assistance agency, or doesn’t qualify for assistance, we remain in line to get into the courthouse. Finally, while President Biden’s American Rescue Plan indicates an intent to support an additional $25 billion in rental assistance funds, it also includes an extension to eviction moratoria through September 30, 2021. The NAA has released a statement in response to the President’s plan. NAA also recently announced that the annual Advocate conference will be held virtually. Information regarding the annual round of congressional visits is forthcoming, but no doubt the conference will provide detailed updates on any proposed relief packages and NAA’s efforts in shaping that legislation. 9
