Seven Relaxation Techniques That Zap Stress Fast Relax. You deserve it, it’s good for you, and it takes less time than you think.

Meditate

A few minutes of practice per day can help ease anxiety. “Research suggests that daily meditation may alter the brain’s neural pathways, making you more resilient to stress,” says psychologist Robbie Maller Hartman, PhD, a Chicago health and wellness coach.

Laugh Out Loud

A good belly laugh doesn’t just lighten the load mentally. It lowers cortisol, your body’s stress hormone, and boosts brain chemicals called endorphins, which help your mood. Lighten up by tuning in to your favorite sitcom or video, reading the comics, or chatting with someone who makes you smile.

Crank Up the Tunes

Take a five-minute break and focus on your breathing. Sit up straight, eyes closed, with a hand on your belly. Slowly inhale through your nose, feeling the breath start in your abdomen and work its way to the top of your head. Reverse the process as you exhale through your mouth.

Research shows that listening to soothing music can lower blood pressure, heart rate, and anxiety. “Create a playlist of songs or nature sounds (the ocean, a bubbling brook, birds chirping), and allow your mind to focus on the different melodies, instruments, or singers in the piece,” Benninger says. You also can blow off steam by rocking out to more upbeat tunes – or singing at the top of your lungs!

Reach Out

Be Grateful

Breathe Deeply

Your social network is one of your best tools for handling stress. Talk to others – preferably face to face, or at least on the phone. Share what’s going on. You can get a fresh perspective while keeping your connection strong.

Decompress

Place a warm heat wrap around your neck and shoulders for 10 minutes. Close your eyes and relax your face, neck, upper chest, and back muscles. Remove the wrap, and use a tennis ball or foam roller to massage away tension.

Keep a gratitude journal or several (one by your bed, one in your purse, and one at work) to help you remember all the things that are good in your life. “Being grateful for your blessings cancels out negative thoughts and worries,” says Joni Emmerling, a wellness coach in Greenville, NC. GNAA Statistics Unveils New GIS System

Subscribers get on-demand data at their fingertips After years of analysis and development, GNAA is proud to officially unveil the new and improved way for subscriber members to get statistics on multifamily communities throughout the Middle Tennessee area. Welcome to the era of GNAA GIS! Subscribers to the new GIS system will have on-demand access to GNAA’s statistical data collection via the GNAA website (www.gnaa.org). The system is easy to navigate, with a menu of the GIS information available on the right side of the screen. There is a welcome page that highlights the new zoning information that aligns GNAA data with Metro Nashville. GNAA is now using the 14 zones that have been developed as part of Metro Nashville’s planning process for the future of the city. The Apartment Community Explorer tab features the new Metro zones, broken out in alphabetical order, with pictures to show each property. The latest quarterly summaries, available in PDF format, are available for viewing on the menu towards the bottom of the page. When you click on a particular community on either the map or the picture reference column on the left, you will see all the information that GNAA has gathered on that particular community, including current rates, amenities, floorplans, etc. This data reflects the most current quarterly collection of information. If you want to see other properties near the location you have chosen, just zoom in on the map to see the toggled communities. This GIS system is a continual work in progress. The Statistics Committee will have frequent reviews of the system and will welcome any input users may have to make it the best statistical collection for the multifamily industry in Niddle Tennessee. Thank you to all the people who have made this effort possible! If you would like to subscribe to the new system, please call Bobbi Turner at 615-365-3047 or email her at bobbiturner@gnaa.org.

Important note on the zoning in the new system: Other zones outside of Davidson County have also been updated or established. Brentwood-Franklin now includes all of Williamson County. Some communities that were previously in the Brentwood-Franklin submarket have shifted into Southeast Nashville since the community address falls within Davidson County. Mt. Juliet-Lebanon now includes all of Wilson County. Murfreesboro now includes all of Rutherford County with the exception of the previously defined zone of Smyrna-LaVergne. Robertson County is a new zone. One of our newer zones of collection, Spring HillColumbia, now includes all of Maury County with the exception of a small portion of Williamson County that reflects the City of Spring Hill city limits.

Work-Life Balance by Sereena Barga, Window City

Work, work, work! Living in America as a working-class citizen is a truly rewarding way of life. Now that America is out of the recession, employees and employers are starting to see the positive outcomes of this post-recession time they are in. People are starting to step out on their own and pursue their own passions as a means of financial security. We are walking in the age where nothing is impossible when it comes to making more money. There are more entrepreneurs out there than ever before. The World Wide Web has enabled 16-year-olds to make hundreds of thousands of dollars just by posting a picture on Instagram. All these great ideas, future plans and employee incentives come with an abundant amount of work and lots and lots and lots of stress. The stresses of work life are becoming more and more overwhelming with the ease of access to emails, phone calls, text messages and social media. These advancements in technology are allowing employees to work from home at an increasing rate. This is extremely convenient! Who doesn’t want to wake up and work in sweats on the couch in the comfort of their own home? This new way of thinking sounds great, but is it really?

Success is achievable through positive thinking. Balancing work and life is challenging but you can do it!

16 GNAA

Regardless of if you work from home or the office, you never miss a text message. You have to document everything in writing through email and it seems like you’re never completely unplugged. Sure, maybe we turn off email notifications, but don’t tell me you’ve never wondered what emails were surfacing in your inbox during that time of email disconnect. This rapid economic growth the country is seeing is taking a toll on us. According to a study done by the American Psychological Association, 48 percent of working Americans feel their stress has increased over the past five years, and more than $300 billion per year has been contributed from employers to the costs of stress-related health care and missed work. So why are we letting our jobs get the best of us? Why are we constantly checking our emails and worrying about uncompleted tasks in the office? I get it. The more time and effort you put in, the more money you receive (maybe). We need the money! Money makes everyone a little happier and has the power to relieve some stress. If we can relieve stress by increasing our profit, then why not put more hours in? The more time you put in, the more productive you’ll be, right? Wrong.

It has been studied and proved true that high school football players get better grades than the average student during football season. Why? That doesn’t make sense. Shouldn’t they receive lower test scores because of their distractions with football practice and games? To our surprise, the answer is no. There have been multiple studies done on increased productivity from distracting the brain. According to Science Daily, taking a break once an hour increases our work productivity and can serve as creative fuel. Physical movement keeps us from being mentally stagnant and, my personal favorite, playing hard helps us with working hard. The football players are able to disconnect from their studies and come back with a new perspective after playing. So what does that have to do with us? The balancing act is how you manage your time. We have to walk a fine line when it comes to balancing our work and personal lives. Life isn’t meant to be easy. It is meant to swallow you up and spit you out like a chewed-up piece of gum. It is how you react to your situations that will determine your happiness and stress levels. If you’re constantly working through breaks, lunches, vacations, wee hours of the night and as soon as the sun rises and you’re still unhappy, recheck your way of reacting to your work load. If you’re stressed out from your job, it’s probably because you’re putting in too many hours. If you hate your job, it’s probably because you’re putting in too many hours. Getting the picture?

27 Time Management Tips To Work Less and Play More “Time management” is the way we decide to utilize our time in order to maximize our productivity in achieving certain long-term goals. We all want to make the most of the 24 hours we get each day. However, some people achieve more happiness, productivity, and success – in the same amount of time as everyone else! How can I be more successful at managing my time? You only need to apply one powerful concept: conscious time management. With these 27 time management tips, you can plan, execute and manage your day and achieve massive success! Tip #1: Create a time audit. Tip #2: Before meetings, determine your desired results. Tip #3: Put a time limit on tasks. Tip #4: Plan your week on sunday. Tip #5: Create a daily plan. Tip #6: Add a “done list” to your to-do list. Tip #7: Complete your most important and demanding tasks first thing in the morning. Tip #8: Block out distractions. Tip #9: Don’t multitask. Tip #10: Don’t wait for inspiration – do it now. Tip #11: Don’t strive for perfection. Tip #12: Don’t get hung up on small details. Tip #13: Schedule breaks between tasks. Tip #14: Make the most of waiting times. Tip #15: Organize your email. Tip #16: Train the other side of your brain. Tip #17: Exercise often. Tip #18: Sleep well. Tip #19: Use your calendar. Tip #20: Schedule relaxation time. Tip #21: Learn to say no. Tip #22: Be early. Tip #23: Don’t answer the phone just because it’s ringing. Tip #24: Turn your system into habits. Tip #25: Let go of bad habits in the meantime Tip #26: Log your time with toggl! Tip #27: Have a great time – no matter what. Don’t obsess about checking off all the items on your to-do list. Enjoy every day with an appropriate work/life balance. Finishing an oversized workload today isn’t worth an unproductive, burnt-out day tomorrow.

GNAA 17

All of that is easy for me to say, but actually doing it is an entirely different story. I struggle with the balancing act too. So let’s do this together! Tell a co-worker or friend your new way of thinking so you’re held accountable! Step out of the office and take a five-minute walk. Bring your co-worker with you if it makes the walk better. The sun and fresh air will clear your mind and have you refreshed with new ideas when you step back into the office. Stop working more than 12 hours a day. It isn’t worth it! Work will be there tomorrow, I guarantee it. If you’re working all the time, you are not being nearly as productive as you could be. Your body never has time to recharge when you’re constantly plugged into emails.

Lastly, don’t think that your entire existence is tied to your job. There is a lot going on in the world besides your job and the work you are doing. Pick up an activity to do once a week. This will change up your normal routine and give you a sense of change. Go socialize, exercise, take a walk, enjoy your family and turn your phone to airplane mode when it’s time. Before leaving work, tidy up your desk, get closure with questions you have from that day, make a new to-do-list (I love lists and use them frequently) and always leave on a positive note! Success is achievable through positive thinking. Balancing work and life is challenging but I know we can do it! Hold yourself accountable like you do with the many tasks you take on at work. You give most of your time to work, give yourself some time too!

Leadership Lifestyle

The Balance by Vicki Sharp

Apartment industry leaders of today are smart, savvy individuals who recognize that the trends of management have changed dramatically. They are leading a multi-generational work force to include Boomers, Gen-X’ers, and Millennials, whose motivations and definitions of success are vastly different. A great leader understands these differences and knows how to create a team synergy that utilizes the strengths of each generation to bring success to the job at hand. They know that the word “Boss” is as outdated as a tin lizzie or a typewriter, and strive to understand and utilize the strengths of each generation. The Boomers, now in their fifties-seventies, are not the same people their parents were. Far more active, and still craving challenges in their lives, this group may be

near or in the typical retirement age, but they are NOT ready to retire. They still have a lot to offer the leader who can understand their motivation, and create a workplace that welcomes their participation. Boomers need to be relevant to their company. Most Boomers have already hit the pinnacle of their career, and are now looking to share their extensive experience and help mentor the younger generation. The terrific leader wants to learn from the Boomers and recognizes that they are not trying to take over the leader’s job, but rather just want to share their experiences in hopes that their contribution has some significance to the team. The Gen-Xer’s are somewhat in the background. This overlooked group seems to be the forgotten generation as the media focuses on the issues of the Boomers, and the technology-crazed Millennials. They are your middle child, the one that just does the work and goes home, feeling that something is missing. Leaders need to understand that this middle child needs attention. They love to learn, and crave training and challenge. More than any other generation, the Gen-Xer needs to understand the overall vision of the work, and wants to know how their contribution relates to achieving that vision. Through regular continued on p. 20

GNAA 19

feedback, noting achievements, and showing appreciation, the great leader will motivate Gen-Xers to contribute even more to the team. Millennials…oh those millennials! Often characterized as lazy, over-privileged, everyonegets-a-trophy youngsters, these team members are anything but. In reality, Millennials are charged up, literally and figuratively, as they have the energy to work on a project for days without stopping, and are the most technologically savvy of all generations in the workforce today. Millennials challenge the status quo, and often look for ways to get a job done easier, faster, and better. They have never worked the typical 9-5, and don’t understand why this is important, as they see the world through 24-7 eyes. This group truly does bring fresh air to stale ways of doing business.

A great leader will pay attention to the thoughts of the Millennial, and will allow them a little flexibility and the chance to prove their ideas, while still guiding them along the way. This may actually create a better workforce for everyone on the team, while improving customer service for our residents. Most importantly, a really great leader knows that our customers of today are also multi-generational. More and more people are choosing to lease a lifestyle rather than be tied to a mortgage, so it’s important to understand this shift in our industry and react to it quickly. A great leader will create a team that relates to the customers, both in age and in attitude. By building multi-generational teams to work with our residents, and utilizing the strengths of each member, the leader can create an inclusive community where everyone feels welcome, understood and at home.

General Membership Meeting

Next Level Leadership by Dr. Debbie Phillips, CPM

We have all been inundated with statistics and facts about the demographic composition of the workplace and heard countless presentations about the diversity and complexity of today’s hyper-connected work environment. There’s no denying that the Baby Boomers are leaving a void in sheer numbers as they exit leadership positions, not to mention the lack of knowledge transfer that occurs when someone leaves the workplace without documenting the formal processes that are necessary for successful execution of business practices. That’s the macro perspective, but what about YOU? I encourage each of you to take some concentrated time to examine where you are on your career path. What does your career trajectory look like? Are you at a “mile marker” that produces extreme satisfaction? In my executive coaching sessions with my clients, I always encourage the person to ask three important questions: Why? Why not? and What’s Next? In our upcoming presentation on Thursday, July 27, we will examine what it takes to get to the next level in your

personal and professional development. So often it’s reassessing how we are using our natural talents, strengths and abilities to expand our circles of influence. We can compensate for our weaknesses only to a certain point. The degree to which we have to stretch to meet the demands of our work on a daily basis can often produce low-grade anxiety, fear, frustration and even chaos. We end up wondering if we were even meant for the job in the first place. Job fit is one of the strongest predictors of employee engagement. When we use our strengths, we are not only performing at a higher level, we are enjoying our work, and yes, even having more fun! Do you ever share with a friend or a colleague about the “good old days in our business” and can’t help but reminisce about fun times? Maybe you are still having fun at work today, but I’d almost bet those moments are being drowned out by the overwhelming demands of work. This reminds me of Steve Jobs’ quote, “The only way to do great work is to love what you do.” I always share with my students in my career development class at Georgia Tech that a paycheck eventually runs out and you are still left with the work. Let work be rewarding so that it can carry you through the valleys that can exist in the workplace today. As we navigate the demands of the workplace, there are a few keystone considerations to think about, which we will be taking a deeper dive in our workshop on July 27. For now, consider this: How many times a day do you spend “reacting” rather than “responding” to the needs of your associates? If you are continued on p. 24

constantly solving problems for everyone, you can’t focus on your own success. That doesn’t mean that you aren’t in a leadership position to offer constructive solutions, but if you are covering the same topic/issue on a regular basis, it’s beyond time to examine the process and the people associated with this issue. How much time do you spend on coaching or engaging in corrective action around improper or destructive communication? I always say, our business isn’t hard, what’s hard is managing relationships! The quality of our life improves when the quality of our communication improves. Recently I saw a quote that said, “When you want to help people, tell them the truth. When you want to help yourself, tell them what they want to hear!” Coaching and mentoring takes time, and we should all develop coaching dialogues that equip people with the techniques that engage in open, honest and effective communication. When dealing with people, be fair, be firm and be consistent!

When was the last time you took a course or worked on an industry certification? There’s no accident that I’m ending my commentary on this topic. After all, you are reading an industry publication which puts you in the top 10 percent of all professionals. What moves you into the next percentile of super achievers and highly engaged individuals is that you TAKE ACTION! Don’t wait another minute to take your career to the next level. You deserve it! In the words of Steven Covey, “You can’t continue to deliver golden eggs if you neglect the goose!” Education is the single best investment you can make in yourself. When you know better, you do better! See you at the seminar! Dr. Debbie Phillips, CPM® has been a housing professional for over 30 years.
