outh Carolina is among the fastest growing states for population, GDP and employment growth. Companies invested $8.19 billion in new and existing businesses in South Carolina during the last year. Of that, port customers invested more than $786 million into new and expanding manufacturing facilities and distribution centers adding 1,200 jobs and bringing new volume to the Port’s inland and ocean terminals. The influx of residents and company investments will continue to drive demand for a well-run port. My predecessors and elected leaders ensured the Port of Charleston has the deepest harbor on the U.S. East Coast and they heavily invested in long-cycle infrastructure to ensure our terminals remain modernized and our rail capabilities match the growth occurring in our state and in the region. Companies and communities depend on us every day to export SC-made products to international customers and import goods to keep production lines running and stores fully stocked. We offer 29 weekly services and key first-in-calls from Asia and Europe to swiftly move goods between the U.S. Southeast and key international markets. While fiscal year 2025 brought challenges and global trade uncertainty, our container volumes remained steady and our inland ports handled record rail moves. South Carolina’s maritime community and our port team continue to deliver operational excellence, with fast crane moves, quick turn times, instant access to imports and nearby rail connections. With one in nine jobs in our state connected to the port, we know every container moved and infrastructure dollar invested drives a big impact. We remained focused on aggressively working to grow our market share and deliver non-traditional growth initiatives to enhance port competitiveness.

South Carolina Ports offers efficient port service in the booming Southeast

outh Carolina Ports is the 8th largest U.S. container terminal and is well-positioned in the booming Southeast market. The Southeast region is expected to experience the largest population gains in the U.S. by 2050. To support the growth, SC Ports has invested in long-cycle infrastructure and has secured a path to 10 million TEUs in the Charleston Harbor. The Port of Charleston boasts the deepest harbor on the East Coast at 52 feet, allowing for two-way traﬃc in the harbor and the ability for mega container ships to call the Port of Charleston at any tide. In 2025 the Port expanded its weekly carrier services from 25 to 29, enabling imports and exports to swiftly flow between the U.S. southeast and international markets. Services include first-in-calls from key markets in Asia and Europe, and six weekly services that expand coverage of the rapidly growing

India market. SC Ports outpaces the U.S. market and other South Atlantic ports for growth in the Northeast Asia-US trade lane. Post-Covid, the Port of Charleston’s volume has increased by 9% in this trade lane, compared to a decline of 2% at other regional ports. SC Ports finished fiscal year 2025 with steady container volumes and record rail moves. The Port of Charleston’s maritime community eﬃciently handled 2.6 million TEUs in FY25, which is up 3% from the year prior. Goods moving via rail — between the Port of Charleston and SC Ports’ two railserved inland ports — were up 4% year-over-year. Inland Port Greer, which opened in 2013, broke 200,000 rail moves within a 12-month period for the first time. The inland port’s growth comes as SC Ports recently completed a $55 million expansion project that added 9,000 feet of additional rail and expanded cargo capacity by 50%.

Micah Mallace returns to SC Ports as CEO

C Ports named Micah Mallace as President and CEO in October 2025, committing the former Port sales executive to a five-year term leading 8th largest U.S. container port. Mallace worked at SC Ports from 2011-2022 in various roles, ultimately serving as Chief Commercial Oﬃcer. During his tenure as CCO he facilitated numerous commercial successes, including attracting Walmart to build a new import distribution center near the Port of Charleston. Prior to his appointment as President and CEO, Mallace served for three years as President of Harbor Logistics, a third-party logistics company specializing in port drayage, warehousing and transload operations. “I am humbled by the opportunity to serve as the next President and CEO at SC Ports,” Mallace said. “The port team and South Carolina’s broader maritime community provide port service that is unmatched, and I know, together, we will further strengthen our competitiveness.” SC Port’s Board Chairman Bill Stern said Mallace’s long and distinguished career in the maritime and logistics industry makes him the ideal fit to lead South Carolina’s largest economic engine. “The impact of our Port reaches well beyond the borders of South Carolina,” Stern said. “What we do and how we oper-

ate influence global trade and the worldwide economy. Micah Mallace understands that significance and responsibility. We are extremely fortunate to have secured him as our new President and CEO.” SC Ports’ operations generate nearly $87 billion dollars in economic impact each year, and 1 in 9 jobs in South Carolina are support by or connected to port operations. Advanced manufacturers, farmers, mega retailers and small businesses all rely on SC Ports’ ocean terminals and inland intermodal facilities to connect to global markets. Mallace pledged during his 2025 State of the Port address to focus on growth in the immediate term. SC Ports saw 3% growth in the container segment during the 2025 fiscal year, something Mallace says needs to be improved upon. “SC Ports was the fastest growing U.S. container port for nearly a decade,” Mallace said. “We have done this before, and we can achieve it again. Generating growth necessitates a momentum change, and momentum change requires bold initiatives. This is a region where one can engineer above-market growth, and that is exactly what we intend to do.”

Inland Port Greer expansion boosts capacity by 50%

C Ports marked the completion of a $55 million expansion project at Inland Port Greer in March 2025, strengthening the port’s statewide intermodal capabilities and connectivity from the Port of Charleston to inland markets. Upgrades include an expanded container yard to increase cargo capacity by 50%, 9,000 feet of additional rail to quickly handle longer trains, an expanded chassis lot, and new terminal operations and maintenance buildings. With these enhancements, Inland Port Greer can handle 300,000 rail lifts annually and meet projected customer demand through 2040. The critical project was driven by customer demand and booming growth in the Southeast. South Carolina is among the states with the fastest-growing population and GDP in the nation, and the rail expansion gives SC Ports additional capacity and enhanced infrastructure to meet the growing demand. “Charleston-Greer is the largest lane in the entire Norfolk Southern network, and Inland Port Greer has experienced tremendous growth since it opened in 2013,” SC Ports President

and CEO Micah Mallace said. “Inland Port Greer handled a record 205,430 rail lifts in the 2025 fiscal year, a 10% yearover-year increase. This expansion ensures we meet the needs of our existing customers and remain a competitive option for new cargo in the Southeast.” South Carolina’s Congressional delegation, state leaders, the U.S. Department of Transportation and South Carolina Department of Transportation all supported the effort. Inland Port Greer’s strategic location along the I-85 corridor between Atlanta and Charlotte allows cargo to eﬃciently move between the Port of Charleston and inland population centers, with Norfolk Southern providing daily rail service. The inland port moves goods for advanced manufacturers, mega retailers and consumer goods industries across the Southeast, and has attracted investments in the region as companies seek to take advantage of the facility. SC Ports generates a $44 billion economic impact in the Upstate each year, with port operations directly and indirectly supporting 132,000 jobs in the region.

Fiscal year ends strong for SC Ports Staff report

he fiscal year ended strong for SC Ports, including a record month for one of its facilities. SC Ports ended the first quarter of fiscal year 2026 with steady container volumes and strong year-over-year growth

for both inland ports and vehicle volumes, according to a news release. The Port of Charleston handled 212,363 TEUs in September, a slight dip below planned volumes as broader trade constrictions are being felt across the industry, according to the release. SC Ports completes Bennett Rice Mill facade project Staff report

ince 1845, the Bennett Rice Mill façade has stood at what is now enter of the SC Ports Authority Union Pier terminal. Having assumed ownership of the mill in 1958, SC Ports restored the structure over the past year in a $1.6 million project, according to a news release. Prior to the restoration, the landmark had partial rehabilitation projects in the 1990s and 2010s to avoid complete deterioration. “We thank Historic Charleston Foundation, The Preservation Society of Charleston, and local leaders for engaging with SC Ports on this effort,” Micah Mallace, SC Ports president and CEO, said in the release. “The Rice Mill Façade is a significant piece of Charleston’s architectural history, and the full restoration ensures it will become a beacon for the future redevelopment of this incredible waterfront property. The Port aims to be a good steward of the communities we work in, and this project is an example of how working collaboratively with our local partners yields benefits for all to enjoy.” The restoration began in 2024 when the SC Ports’ board of directors awarded a contract to Landmark Preservation, a historic preservation consulting firm, to ensure the structural integrity, according to the release. The work done included inventory of historic bricks, partial reconstruction, enhancement of existing steel shoring structure, and the repair of missing masonry and timber,

according to the release. The work done was to maintain the structural integrity and appearance. “This generous commitment to protecting the imposing mill façade by SC Ports represents an important first step in the revitalization of Union Pier,” Winslow Hastie, president and CEO of Historic Charleston Foundation, said in the release. “As a rare surviving remnant of this part of Charleston’s working waterfront, the Bennett Rice Mill provides an opportunity to tell an important, and often forgotten, story about the city as a global trading center.” In 2023, GEL Engineering performed an assessment of the landmark to direct the restoration process. According to the release, the team worked with Landmark during construction. “We are proud partners with SC Ports in giving this remarkable piece of architecture a new lease on life and re-establishing its connection to our city,” Brian Turner, president and CEO of the Preservation Society of Charleston, said in the release. When originally constructed, the Bennett Rice Mill façade was owned by Governor Thomas Bennett, a wealthy plantation owner. Rice was a major industry in South Carolina at the time, and the structure was the smallest of three mills in the state, according to the SC Ports website. Over time, the building was owned by Planters Peanut and Chocolate Co. and Seaboard Air Line Railroad Co. before SC Ports acquired it.

moves, an 18% year-over-year increase, marking the highest September on record for the Upstate intermodal facility, the release stated. The inland port’s continued growth comes as Isuzu broke ground on its new production base in nearby Greenville County. Inland Port Dillon broke another all-time monthly record with 4,888 rail moves, a 275% increase over last September. “South Carolina’s ability to attract new business and grow statewide employment makes our Port stronger,” SC Ports President and CEO Micah Mallace said in the release. “As the industry begins to feel the effects of a downturn following the 90-day tariff delay, the investments companies have made in our state allow us to compensate for tempered container volumes elsewhere in our business. The continued growth of our inland port network and boost in vehicle volumes are a reflection of that.” South Carolina’s maritime community moved 16,122 vehicles through SC Ports’ Columbus Street Terminal, a 6% year-over-year increase, marking the third consecutive month of year-over-year growth, the release stated. South Carolina Ports owns and operates marine terminals at the Port of Charleston and two rail-served inland ports in Greer and Dillon. As the eighth largest U.S. container port, SC Ports connects port-dependent businesses throughout the Southeast and beyond to global markets, and includes the deepest harbor on the East Coast at 52 feet. SC Ports operations support 1 in 9 jobs statewide.

Most of the pipes affected are outside, Auman explained, but some residents have been without water in their homes for nearly a month. “The customers we’re serving are all happy to see us and very appreciative,” he noted. “Everyone has been very nice.” In addition to cracked or broken pipes, many Texans were without running water following the storm due to disruptions in water systems that serve the state’s 254 counties. Millions had no water or were under notices to boil tap water. Many HVAC systems also were damaged in the storm, which disrupted power to 4.5 million homes and businesses.

By Susan Shelly Ten plumbing and HVAC professionals from Reading-based UGI HVAC, a HomeServe USA company, are spending two weeks in Texas, working to restore water and air conditioning services to residents affected by a massive winter storm last month that killed at least 58 people and disrupted power and water services for millions. Brad Auman of Fleetwood, a UGI HVAC supervisor, traveled with his crew last week, arriving in the metropolitan Dallas area on Friday after a two-day trip. “We loaded up our vans with all the parts we’d need and left Reading about five o’clock Thursday morning,” Auman related. “We stayed overnight in Nashville and got down here to Texas Friday night.” Employees have been working since they arrived, mostly to restore water to residents whose pipes cracked or broke when they froze. Texas experienced a period in February where temperatures did not get out of the low 20s. That’s a problem, Auman said, because pipes in Texas generally are not buried as deep in the ground as they are in colder climates, such as in Pennsylvania.

Power was interrupted due to failures in all types of power sources – natural gas, coal, wind, and nuclear – according to officials. Power generation capacity was cut by nearly 50 percent as one failure after another occurred. Those failures resulted in accusations, investigations, firings and lawsuits among public regulators and energy grid officials. “It’s been a long haul for a lot of folks down here,” Auman said. Wyomissing-based UGI HVAC Enterprises, Inc. was acquired in October by HomeServe USA, a provider of emergency home repair service plans. Formerly an indirect wholly owned subsidiary of UGI Corporation, UGI HVAC Enterprises include UGI Heating, Cooling & Plumbing; Berkshire Mechanical; and Denny’s Electric. HomeServe USA has been overwhelmed with calls since the February storms in Texas and is relying on employees from around the country to help. Company representatives reported the number of daily jobs statewide remains double HomeServe’s average, and in the Houston area the number of jobs is nearly triple the daily average. This is not the first time Auman was called away from home to assist in an emergency situation. He and a UGI crew were stationed in New York in 2012 to assist with repair efforts following Hurricane Sandy, which ravaged the East Coast of the United States and other countries, including Cuba, Puerto Rico, Haiti, the Bahamas and Jamaica.
