Spring Market Trends: What’s Ahead for Sarasota & Manatee Real Estate

A MARKET FINDING ITS FOOTING
At the statewide level, Florida’s housing market cooled through much of 2025 as higher mortgage rates, rising insurance costs, property taxes, and affordability pressures weighed on buyer demand. As demand softened, homes generally took longer to sell, which contributed to higher inventory levels across many markets.5
More recently, easing mortgage rates and stabilizing conditions have helped lift activity. During Florida REALTORS®’ January 2026 Florida Real Estate Trends summit, economists highlighted improving fundamentals and a gradual shift toward a more balanced, opportunity-rich environment for both buyers and sellers.2 This shift reflects growing confidence among consumers who had delayed moves amid uncertainty, signaling a return of more intentional, needs-driven transactions. Nationally, the National Association of REALTORS® forecasts that existing-home sales could rise by as much as 14 percent in 2026, supported by greater market stability and improving affordability.3
Locally, January 2026 data suggest that Sarasota and Manatee are adjusting rather than slowing. According to the REALTOR® Association of Sarasota and Manatee’s January 2026 Market Report, pending sales rose across most property types, inventory levels declined, and the market continues to move- albeit at a more deliberate pace. Instead of the fast-paced, sellerdominated conditions of prior springs, the 2026 market is rewarding thoughtful pricing, strong presentation, and strategic negotiation.6
LOCAL MARKETS, LOCAL NUANCE
While statewide and national trends provide helpful context, real estate in Sarasota and Manatee remains very much a local story. Each county, and often each neighborhood, has its own rhythm, shaped by property type, buyer mix, and changing demand.
The RASM Year-End 2025 Market Report showed that the two counties did not move in lockstep last year, with single-family homes and condominiums following different paths and inventory levels shifting at different rates.1 That divergence has carried into early 2026.
In January, Sarasota County saw modest yearover-year gains in both single-family and condo sales, while Manatee County experienced softer activity, particularly in single-family homes. Median prices declined across most segments, though Manatee’s single-family market posted a slight increase, reflecting tighter supply.6
Statewide inventory levels remain above prepandemic norms in many markets, reflecting the cooling that followed interest-rate increases beginning in 2022.5 However, current inventory levels are not high or low enough to drive dramatic price swings.5 In Sarasota and Manatee, single-family months’ supply remains near balanced levels, while condominium and townhome inventory is higher, giving buyers more options.6
Ongoing migration from northern and mid-Atlantic states continues to support the local market. Although domestic in-migration has cooled from its postpandemic peak, it remains stronger than pre-pandemic levels statewide. International demand also plays a role, particularly in Southwest Florida, with Canadian and European buyers remaining active in select segments.5
"We continue to see a strong influx of buyers relocating not only from our more traditional northeast and mid-west feeder markets but also from more recently emerging feeder markets out west. These buyers are drawn by our weather, arts and culture, and the overall quality of life here in Sarasota and Manatee counties." says David Crawford 2026 RASM President, and Broker/Owner of Catalist Realty. "This migration has helped support stable demand even as the market shifts toward more balanced conditions. This spring, REALTORS® should understand the nuance across market segments, learn their client's motivations which will help to create custom tailored strategies and set realistic expectations for all parties. These will be keys to success in the current market."
WHAT SPRING 2026 LOOKS LIKE ON THE GROUND: MORE INVENTORY, MORE CHOICE
Seasonally, spring brings more listings, and 2026 is no exception. While active inventory declined month-over-month entering the year, buyers continue to benefit from greater choice compared with the

ultra-tight conditions of recent years.6 This is especially true in condominium and townhome markets, where months’ supply remains elevated and competition has eased.
NEGOTIATION IS BACK IN PLAY
With moderating prices and longer marketing times, buyers have regained negotiating leverage.[1] [6] In Sarasota and Manatee, well-priced properties continue to attract activity, while homes priced above recent comparable sales are more likely to experience extended days on market - underscoring the importance of data-driven pricing strategies. Sellers are finding that today’s buyers are discerning and wellinformed, often comparing multiple properties before making a decision.
This shift places greater emphasis on preparation, presentation, and realistic expectations from the outset. Strategic pricing not only generates stronger initial interest but can also prevent the need for price reductions later, which may impact a property’s perceived value. For buyers, increased leverage creates opportunities to negotiate on price, contingencies, or closing costs, but thoughtful guidance remains essential to ensure offers remain competitive in desirable neighborhoods. In a more balanced market, informed strategy on both sides of the transaction is key to achieving timely and successful outcomes.
RATES STILL MATTER
Mortgage rates remain central to buyer decisionmaking. Realtor.com’s 2026 forecast anticipates a steadier housing environment, with rates averaging in the low-to-mid-6 percent range, modest price growth, and continued inventory improvement.4 Florida REALTORS® reports that falling mortgage rates since the end of the survey period have already begun lifting sales activity statewide.5
Even small rate movements can significantly impact purchasing power, influencing monthly payments and overall affordability. For many buyers, rate stabilization, even more than dramatic rate drops, provides the confidence needed to re-enter the market and move forward with long-delayed decisions. At the same time, the gradual easing of the “lock-in effect,” (where homeowners were reluctant to sell and give up historically low mortgage rates), is expected to contribute to improved inventory levels. As financing conditions continue to evolve, both buyers and sellers are closely watching rate trends, recognizing that borrowing costs remain one of the most influential drivers of housing activity.

Real estate in Sarasota and Manatee has never been one-size-fits-all, and spring 2026 reinforces that truth. Neighborhood trends, property types, and price points are performing differently across the two-county region, making hyper-local insight especially valuable. Remove Information About Listings from Websites Once Authority to Advertise Ends
REALTOR® A, a residential specialist in a major metropolitan area, spent several weeks each year in a cabin in the north woods he had inherited from a distant relative. Always on the lookout for investment opportunities, he paid careful attention to “for sale” signs, online ads, and local brokerage websites in the area.
Returning from the golf course one afternoon, REALTOR® A spotted a dilapidated “for sale” sign on an otherwise-attractive wooded lot. Getting out of his car, he was able to discern REALTOR® Z’s name. Returning to his cabin, he looked online to locate REALTOR® Z and REALTOR® Z’s company website. Visiting REALTOR® Z’s website, he found detailed information about the lot he’d seen that afternoon.
He e-mailed REALTOR® Z and asked for information about the lot, including its dimensions and asking price. Several days later REALTOR® Z responded, advising simply, “That listing expired.”
The following day REALTOR® A, hoping to learn whether the lot was still available, contacted REALTOR® X, another area real estate broker. “As it turns out, we have an exclusive listing on the property you’re interested in,” said REALTOR® X. In response to REALTOR® A’s questions, REALTOR® X advised that he had had an exclusive listing on the property for almost six months. “That’s funny,” responded REALTOR® A, “REALTOR® Z has a ‘for sale’ sign on the property and information about it on her website. Looking at her website, I got the clear impression that she still had that property listed.”
While the wooded lot proved to be out of REALTOR® A’s price range, REALTOR® Z’s “for sale” sign and website were still on his mind when he returned home. Ultimately, he contacted the local association of REALTORS® and filed an ethics complaint alleging that REALTOR® Z’s “for sale” sign, coupled with her offering information on her website made it appear as if the wooded parcel was still listed with her firm, when that had not been the case for over six months. REALTOR® A noted that this conduct, in his opinion, violated Article 12 since REALTOR® Z was not presenting a “true picture” in her public representations and was, in fact, advertising without authority, a practice prohibited by Article 12, as interpreted by Standard of Practice 12-4.

At the hearing, REALTOR® Z claimed that failure to remove the “for sale” sign was simply an oversight, and if anyone was to blame, it was her personal assistant who was responsible for removing signs and lockboxes from expired and sold listings. Turning to the stale listing information on her website, REALTOR® Z acknowledged that information about her former listing had continued to appear for more than six months after the listing had expired. “REALTORS® have better things to do than constantly inspect their websites to make sure everything is absolutely, positively up-to-the-minute.” “If we did that, none of us would have time to list or sell,” she concluded.
The hearing panel disagreed with REALTOR® Z’s reasoning. Information on REALTORS®’ websites can be updated on a regular basis, and corrected if mistakes occur. The panel concluded that the continued presence of information about REALTOR® Z’s former listing six months after expiration on her website, coupled with the continued presence of her “for sale” sign on the wooded lot, did not present the true picture required by Article 12, and was inconsistent with the obligation to have authority to advertise contemplated by Article 12 as interpreted by Standard of Practice 12-4. REALTOR® Z was found in violation of Article 12. •

Welcome to the new world of AI in real estate. It’s 2026, and the last year has brought massive advancements in artificial intelligence. Chances are, you’ve already tested it - maybe for listing descriptions, social posts, email follow-up, video scripts, or even analyzing photos. And while AI can be impressive (and sometimes frustrating), the most important question isn’t how much “wow” you can add to your business. It’s this:
WHAT COULD COME BACK TO HAUNT YOU LEGALLY AFTER YOU USE IT?
AI pulls patterns from large amounts of online data. That means the output can look confident... while still being wrong, misleading, or legally risky. As real estate professionals, we can’t treat AI like a harmless writing tool - because if you publish it, you own it. Below are the three biggest danger zones every agent needs to understand.
1 | Fair Housing Violations (The #1 Risk): Fair Housing is the biggest AI landmine for real estate agents. AI is not “thinking” about your intent. It’s predicting likely wording. And that’s exactly how it can generate language that sounds like great marketing, but could be interpreted as steering, preference, or exclusion. Phrases like:
“Ideal starter home”
“Perfect for young families”
“Safe neighborhood”
“Great schools”
“Quiet community”
... may feel like harmless copy, but these types of phrases are widely recognized as common Fair Housing advertising pitfalls because they can function as coded language or unsupported claims. And here’s the part agents must remember: You cannot hide behind the system that generated it.
If it’s in your MLS remarks, your flyer, your Facebook ad, or your website... you’re responsible.
Civil penalties can be severe. HUD’s published penalty levels (effective July 14, 2025) list Fair Housing Act civil penalties of up to $26,262 for a first-time violation, increasing for repeat violations. Be careful. Read every word.
2 | Misrepresentation (AI Hallucinations = Your Problem): AI can also “hallucinate” property factsespecially when you ask it to be confident, persuasive, or when it infers details from photos. That’s how you end up with descriptions that claim things like:
“New roof”
“Hurricane impact windows”
“Recently updated electrical”
“Waterfront views” / “walkable to everything” ... when none of it has been verified. That’s not just embarrassing. That can land you in disputes, complaints, or court.
Rule: If it’s a property fact, it must be verified. Read everything. Verify everything. Don’t get lazy.

REALTORS® Make Impact in D.C. and Tallahassee

Last month, the U.S. House of Representatives passed the bipartisan Housing for the 21st Century Act, also known as H.R. 6644, by a 390 to 9 vote. This legislation was introduced by leaders of the House Financial Services Committee from both parties with the shared goal of addressing the nation’s housing supply shortage. With inventory still far below what our country needs, this kind of broad, bipartisan action is exactly the type of progress our industry and our communities have been calling for.
H.R. 6644 includes several targeted reforms designed to help increase housing production and improve affordability. Among other provisions, the bill works to modernize outdated federal programs like HOME Investment Partnerships and Community Development Block Grants, streamline environmental review processes that often slow down building, reduce unnecessary regulatory barriers at the state and local levels, and update manufactured housing regulations to make it faster and less expensive to build new homes. These are practical, commonsense changes that reflect the real obstacles home builders and developers face in trying to deliver more housing.
The passage of H.R. 6644 in the House is not the finish line, but it is a significant step forward. NAR will continue to support this effort as it moves through the Senate and advocate for policies that help make housing more attainable in every community.




RASM REALTORS® LOBBY LAWMAKERS ON INDUSTRY ISSUES
This January, RASM REALTORS joined colleagues from across the state in Tallahassee for Florida REALTORS®’ 2026 Great American REALTOR® Days, held January 20 through 22 at the Florida State Capitol. Over three days, our RASM members met directly with members of the Sarasota and Manatee legislative delegation to advocate on key issues impacting housing, property rights, and the real estate industry.
After a meeting with Representative James Buchanan, RASM Key Contact Dave Clapp underscored the impact of REALTOR® advocacy. “We just got done sitting in with Representative James Buchanan and there were probably 30 of us in a conference room and he has told me on numerous occasions when the REALTORS® come to town the legislators listen,” Clapp said. Those conversations focused on expanding housing opportunities, supporting programs like Hometown Heroes, strengthening My Safe Florida Home and My Safe Florida Condo, promoting long term stability in the property insurance market, and protecting private property rights across Florida.
RASM 2026 President and Key Contact for Representative Bill Conerly, David Crawford, emphasized why this work matters. “We know decisions are being made up here in Tallahassee every single day that are impacting private property rights in Florida, our clients, and our businesses. We want to make sure our legislator is armed with as much information and data from the right sources, which is us REALTORS®, and we can inform them to make the right decisions on legislation that’s being passed that impacts every single one of us,” Crawford said.
RASM Key Contact for Representative Fiona McFarland, Roger Piro, highlighted the breadth of issues discussed. “We are speaking with our elected officials about affordable housing, clean water, insurance reform to get our property insurance costs down,” Piro said.
Barry Grooms reinforced the association’s action-oriented approach, stating, “Through our REALTOR® Association, we don’t just talk about protecting home ownership in Florida. We act.” •
January 2026 Real Estate Market Report: Trends in Sarasota and Manatee Counties

The REALTOR®
Association of Sarasota and Manatee (RASM) has released its January 2026 real - estate market report, providing a snapshot of market conditions across the two counties. According to data from Florida REALTORS®, January 2026 reflects a housing market that is adjusting rather than slowing down. In Sarasota County, sales improved in both the single-family and condo markets, while Manatee County experienced softer activity, particularly in single-family homes. Home prices declined in most segments, though Manatee’s singlefamily market saw a slight increase. Overall inventory levels decreased, keeping the single-family market relatively balanced, while condo and townhome inventory remains higher and gives buyers more options. Pending sales increased across most property types, which typically signals stronger closed sales in the months ahead. Although homes are taking longer to go under contract and close, the market remains active and positioned for steady movement as the year progresses.
“As buyers and sellers evaluate their value propositions, we are seeing the market finding more of a balance and a feeling of confidence that we have settled into a more stable or "new normal" market compared to the swings we saw over the past few years,” said David Crawford, 2026 RASM President and Broker/ Owner of Catalist Realty. “This benefits all parties and can be seen in the data with the decrease in active inventory and the increase in pending sales as we move into the spring season.”
KEY TRENDS IN SARASOTA/MANATEE JANUARY 2026:
Sales Activity: Sarasota County posted a 0.6 percent year - over -year increase in single - family home sales and a 9.1 percent rise in condo/townhome sales. Manatee County saw the opposite: single - family sales declined 10.8 percent, while condo/townhome sales slipped 1.7 percent.
Median Sales Price: Sarasota’s median sale price fell 7.5 percent for single - family homes and 9.5 percent for condos/ townhomes. In Manatee County, the median price for single - family homes edged up 0.1 percent, while condo/ townhome prices dropped 9.2 percent.
Inventory: Active listings declined 13.7 percent for Sarasota single - family homes and 2.2 percent for Manatee single - family homes. Condo/townhome inventory slipped 0.6 percent in Sarasota and 4.8 percent in Manatee. Months supply stood at 5.0 for Sarasota single - family, 4.6 for Manatee single - family, 8.9 for Sarasota condos and 7.2 for Manatee condos.
Pending Inventory: Pending inventory rose 10.9 percent for Sarasota single - family homes, 23.9 percent for Sarasota condos/townhomes and 21.4 percent for Manatee single - family homes, while it declined 1.9 percent for Manatee condos/townhomes. An uptick in pending inventory is typically a leading indicator of demand and often translates into stronger closed sales in the following months.
SINGLE-FAMILY
In Sarasota County, January 2026 posted 523 closed sales, a slight 0.6 percent increase over the prior year. The median sale price fell 7.5 percent to $490 000, indicating that sellers
are adjusting expectations amid softer demand. Cash buyers made up nearly 45.5 percent of transactions, a sign that well capitalized buyers remain active, while sellers received a median of 93.7 percent of their original list price.
Inventory tightened 13.7 percent to 3,444 active listings, equating to a 5.0-month supply. A supply of 5.5 months is generally considered balanced, so buyers have more choice but not enough to force dramatic price cuts. Homes spent a median of 48 days under contract and 96 days to close, reflecting a slower yet orderly market.
In Manatee County, closed sales declined 10.8 percent to 444, yet the median sale price edged up 0.1 percent to $480 495. This slight uptick suggests tight supply and buyer competition are keeping prices stable despite softer demand. Cash purchases accounted for about 32.4 percent, and sellers received a median of 94.2 percent of their list price.
Active listings declined 2.2 percent to 2,843, leaving a consistent 4.6 month supply. However, homes stayed on the market longer, taking a median of 58 days to secure a contract and 105 days to close. The combination of higher prices and longer market times may reflect cautious buyer behavior: buyers are willing to wait, but limited inventory supports prices.
TOWNHOMES AND CONDOS
Sarasota County’s condo and townhome segment recorded 264 closed sales in January, up 9.1 percent from a year earlier. Even with stronger sales, the median price dropped 9.5 percent to $314 175, pointing to increased negotiation power for buyers. Cash deals represented a dominant 68.9 percent of transactions, showing how heavily investors and second home buyers influence this market. Sellers achieved a median of 92.2 percent of their asking price.
With 2,449 units available and an 8.9 month supply, supply is well above a balanced level. Buyers have abundant choices and this helps explain the longer marketing times of 66 days to contract and 110 days to sale.
In Manatee County, condo and townhome sales slipped 1.7 percent to 169, and the median price fell 9.2 percent to $305 000. Cash purchases comprised 61.5 percent, underscoring continued investor interest. Sellers received a median of 91.2 percent of the original list price.
Active inventory decreased 4.8 percent to 1,631 units, translating to a 7.2 month supply, which still favors buyers. Median times were 65 days to contract and 110 days to close, indicating a market where patience and strategic pricing remain crucial for sellers.
SUMMARY
Overall, the January 2026 statistics reflect a housing market settling into a more sustainable rhythm. Moderating prices in most segments, longer marketing periods and higher monthssupply figures suggest buyers have gained breathing room. With pending sales up sharply in both counties, the coming months could bring an uptick in closed transactions. Buyers who have been waiting on the sidelines may find more opportunities, while sellers who price realistically can still achieve strong results. As the market transitions away from the extremes of the past few years, balanced conditions should benefit both sides. In such a nuanced environment, partnering with a knowledgeable local REALTOR® can be invaluable, helping clients interpret market data, price homes appropriately, and navigate negotiations to achieve the best possible outcomes.

RASM Team Member Updates

RASM happily recognizes the workplace anniversaries of our professional staff. L eah DeCesare (da-chez-a-ray), RASM Events Director, celebrated her third anniversary with RASM at the end of March. In her role, Leah brings RASM’s biggest moments to life, overseeing signature events such as the RASM Holiday Party, Installation, the FIRE Conference & Expo: Foundations and Innovations in Real Estate, the CREA Golf Tournament, and the RRCF Sporting Clays Tournaments.
A graduate of Syracuse University, Leah also earned her Master of Fine Arts from Salve Regina University. She is an award-winning, published author and is currently working to sell her second novel. A true book lover, Leah belongs to two book clubs - plus the RASM Staff Book Club.
Leah and her husband have three adult children who all still call the Northeast home, but they never miss a chance to visit the sunny Gulf Coast.

Tiffany Chamberlain, Financial Administration Coordinator, celebrates eleven years with the association this month.
Tiffany manages a variety of day-to-day accounting functions at RASM, helping to ensure that operations run smoothly and efficiently. She values the warm, family-like atmosphere at RASM, enjoys working closely with both the members and staff, and truly feels appreciated as part of the team. When she’s not at the office, Tiffany loves spending time with her husband and their three amazing kids - Zoey, Blaze and Skylar. She loves spending her free time supporting her son at football games as he looks forward to starting soccer, while also cheering on her daughters in their gymnastics activities.
As a family, they enjoy outdoor adventures, including trips to River Ranch for trail riding, along with relaxing at the beach, reading, and playing board games.

Jessica Montague, Membership Director, celebrates her eleventh anniversary with RASM this March. She manages all aspects of REALTORS® memberships, ensuring accurate record-keeping, processing applications and transfers, and providing support to members. Jessica also serves as the Staff Liaison for the RASM Business Partners, Scholarship, and Diversity Committees.
Passionate about member engagement, Jessica enjoys the dynamic nature of her role and the connections she builds each day. She also values the camaraderie of her RASM colleagues. Outside of the office, Jessica enjoys attending concerts with her daughter, cheering on her son at football games, exploring local festivals with her boyfriend, and spending time at home with her cats. She values time spent with family, music, and the moments that help her recharge.

Denise Ricciotti, Director of Professional Development, is celebrating her sixth year with RASM, where she leads the association’s education and training initiatives. Her work focuses on providing learning opportunities and resources that help REALTORS® strengthen their skills and build lasting success in the industry. Denise works closely with committees, industry partners, and staff to bring new and engaging programs to the membership
She also works as the liaison to several committees, including Professional Development, the Leadership Academy, the Global Business Council, and the REALTOR® Attorney Joint Committee. During her six years at the association, she is proud to have earned her CIPS, AHWD, and GREEN designations.
