Each April, REALTORS® across the country join communities, housing advocates, and policymakers in observing Fair Housing Month - a time dedicated to promoting equal access to housing and reaffirming a shared commitment to fairness in the real estate industry. This annual recognition commemorates the passage of the Fair Housing Act of 1968, a landmark law signed by President Lyndon B. Johnson just one week after the assassination of Dr. Martin Luther King Jr. The act was pivotal in breaking down discriminatory housing barriers and remains a cornerstone of civil rights protections today, prohibiting discrimination based on race, color, national origin, religion, sex, disability, and familial status.

Continuing Momentum Through the Spring Market

One of the first questions I always get asked is, “How’s the market?” My response is usually, “Which market?” Most people pause, then say, “The real estate market.” And I’ll ask again, “Which one?” That is usually when I get a confused look. But the reality is simple. There is no single answer.

Our market is highly segmented. It varies across Sarasota and Manatee counties, between single-family homes and condos, barrier islands and inland communities, new construction and resale, and even from neighborhood to neighborhood.

So far this spring, we are seeing mixed movement in both sales trends and pricing, depending on where you look. That is exactly why local insight matters. The agents who can clearly define which market segment their client is operating in, on both the listing and buying side, are the ones creating real value right now. While the details vary, two trends are showing up consistently.

PENDING SALES ARE UP ACROSS BOTH COUNTIES AND ACROSS PROPERTY TYPES

Sarasota single-family homes are up 8.8 percent, and townhome and condo properties are up 19.7 percent. In Manatee County, single-family homes are up 16.6 percent, and townhome and condo properties are up 18.5 percent.

THE SAME TIME, CASH PURCHASES ARE ALSO INCREASING

Sarasota single-family homes are up 14 percent, and townhome and condo properties are up 28.8 percent. In Manatee County, single- family homes are up 6 percent, and townhome and condo properties are up 7.4 percent. These are not just data points. They tell a story.

We are seeing stronger buyer demand year over year, with a more decisive and well-positioned buyer entering the market. More cash means more competition, more leverage, and less room for hesitation. Buyers who are serious are acting quickly, and sellers who are priced and positioned correctly are the ones benefiting.

SO WHAT DOES THAT MEAN IN PRACTICE?

For listings, pricing strategy matters more than ever. In a segmented market, the right price is not about averages, it is about your exact competition. When a property is aligned with current demand, it moves. When it misses, it sits.

For buyers, preparation is everything. Understanding how quickly inventory is moving, being able to leverage cash offers, and having the data to guide your clients with confidence.

The agents who win in this market are not guessing. They are identifying where demand already exists and aligning their strategy to it. As we move deeper into the spring market, the momentum is clear. The opportunity is not in trying to define the entire market, it is in understanding your specific one and executing within it. •

Fair Housing Month serves as both a reflection and a call to action, reinforcing the responsibility of real estate professionals to uphold equitable practices.

REALTORS® play a crucial role in this mission, providing professional, unbiased service to all and

helping to foster a diverse, inclusive, and open housing market. As stewards of property rights, both NAR and RASM remain steadfast in advancing fair housing through advocacy, education, innovative programs, legal guidance, and a strong commitment to the REALTOR® Code of Ethics.

CODE OF ETHICS: A HIGHER STANDARD

Beyond legal requirements, REALTORS® adhere to NAR’s Code of Ethics, a professional standard first adopted in 1913 and among the earliest of its kind in any industry. It ensures consumers are served with integrity by requiring cooperation among REALTORS® in clients’ best interests and is regularly updated to reflect evolving laws and industry practices. This commitment helps build trust with consumers and reinforces accountability across the profession.

Article 10 explicitly prohibits discrimination in real estate practices based on race, color, religion, sex, disability, familial status, national origin, sexual orientation, or gender identity. The Code continues to evolve alongside industry practices, reinforcing the expectation that all clients are served fairly and professionally.

REALTORS® LEADING THE WAY

Fair Housing Month is more than a historical observance, it is a call to action. REALTORS® are at the forefront of ensuring equal access to housing opportunities and fostering communities where everyone can thrive.

The National Association of REALTORS® (NAR) continues to lead through its Fair Housing Action Plan (ACT!), focused on Accountability, Culture Change, and Training. As part of this commitment, beginning in 2025, REALTORS® are required to complete fair housing and anti-bias training every three years, aligning with the Code of Ethics cycle. This ensures members remain informed, prepared, and accountable in their daily practice.

That commitment is reflected in professional standards. EDUCATION THAT DRIVES CHANGE

Ongoing education is essential to advancing fair housing. Programs offered through NAR and RASM equip REALTORS® with the tools to serve diverse communities with confidence and professionalism.

Fairhaven 2.0, NAR’s interactive simulation, helps REALTORS® navigate real-world scenarios involving implicit bias, steering, and disability accommodations. The At Home With Diversity® (AHWD) certification builds skills for working effectively in multicultural markets, while local courses like RASM's Fair Housing and You, provide valuable insight into history, legal protections, and the impact of bias in real estate.

These classes, along with Fairhaven 2.0, satisfy the NAR fair housing requirements. All REALTORS® are required to complete two hours of fair housing training every three years. The deadline for completion is December 31, 2027.

ADVERTISING LANGUAGE: WHAT TO AVOID

Ongoing fair housing education is essential in today’s evolving real estate landscape, especially when it comes to marketing and communication. Even wellintentioned marketing can raise fair housing concerns. Certain phrases may unintentionally signal preference or exclusion. Be mindful of “red flag” language such as:

ƒ “Perfect for families”

ƒ “Quiet neighborhood” (may imply exclusion)

ƒ “Ideal for young professionals”

ƒ “No children”

ƒ “Christian home” or references to religion

ƒ “Safe neighborhood” (can be subjective and problematic)

Best practice: Focus on the property - not the people. Describe features, amenities, and location without suggesting who should or should not live there.

FAIR HOUSING IN THE DIGITAL AGE: AI & SOCIAL MEDIA

As technology evolves, so do fair housing risks. AIdriven advertising and social media targeting tools can unintentionally create discriminatory outcomes - even without intent. For example:

ƒ Targeted ads may exclude certain protected groups based on demographics or behavior.

ƒ Algorithms can reinforce bias by showing listings to limited audiences.

ƒ “Lookalike audiences” may mirror existing patterns of exclusion.

REALTORS® SHOULD REMAIN VIGILANT BY:

ƒ Reviewing ad targeting settings carefully

ƒ Avoiding overly narrow audience filters

ƒ Ensuring marketing reaches a broad and inclusive audience

Using technology responsibly helps ensure compliance while maintaining fairness in an increasingly digital marketplace.

ONLINE MARKETING BEST PRACTICES

Digital platforms are powerful tools, but they must be used thoughtfully. To keep your marketing fair housing–friendly, focus on inclusive, property-centered language, promote listings across diverse platforms and audiences, avoid selective ad targeting, and apply consistent standards to every listing. Above all, consistency and transparency are key to maintaining compliance and building consumer trust.

EXPLAINING FAIR HOUSING TO CLIENTS WITH CONFIDENCE

Clients may not always understand why certain language or requests are not appropriate. These moments are opportunities for REALTORS® to educate and build trust. You might say: “Fair housing laws ensure that everyone has equal access to housing. As your REALTOR®, I’m committed to following those laws and making sure we market your home in a way that is fair, inclusive, and compliant.”

Keep explanations simple, professional, and grounded in your role as a trusted REALTOR® advisor. Most clients appreciate the clarity, and your commitment to doing things the right way.

UNDERSTANDING THE RISKS AND THE RESPONSIBILITY

Fair housing compliance is not optional, it is essential. Violations of the Fair Housing Act can result in serious consequences, including lawsuits, HUD investigations, significant financial penalties, license suspension, and lasting reputational damage. Examples of violations include:

ƒ Refusing to rent or sell based on protected characteristics

ƒ Discriminatory advertising

ƒ Unequal terms or conditions

ƒ Steering clients toward or away from certain neighborhoods

ƒ Redlining or denying financial services

ƒ Failing to provide reasonable accommodations

Even unintentional discrimination can have serious consequences. Unintentional discrimination is still discrimination and the impact can be both financially and professionally devastating.

BUILDING INCLUSIVE COMMUNITIES

Fair housing is about more than compliance - it is about creating stronger, more inclusive communities. Homeownership remains one of the most powerful pathways to stability and generational wealth. When access to housing is equitable, neighborhoods flourish, local economies grow, and opportunities expand for future generations. It also fosters a sense of belonging, where individuals and families feel connected, supported, and empowered to invest in their communities.

REALTORS® are at the center of this progress. Through ethical service, advocacy, and continued learning, they help ensure the housing market remains open and accessible to all. By guiding clients with fairness and integrity, they play a meaningful role in shaping communities where everyone has the opportunity to succeed.

RASM happily recognizes the workplace anniversaries of our professional staff. One year ago, RASM welcomed Jacky Horner to the team, and what a year it has been.

As RASM’s Studio Production & Content Development Coordinator, Jacky has transformed the way we tell our story. From spotlighting member achievements to capturing the energy of our events, her creativity and technical expertise have elevated our multimedia presence and strengthened the Association’s marketing and communication efforts.

Jacky brings an impressive background to her role. A retired U.S. Air Force NCOIC with 27 years of service in Life Support, she transitioned from military leadership to real estate marketing, serving as a Regional Field Marketing Specialist with Coldwell Banker Realty. There, she supported nine offices across Sarasota County, delivering strategic marketing initiatives, branding support, and high-quality content production. Her deep experience in studio operations and video editing continues to shine in everything she creates for RASM.

Use of “Choose Your Neighbor” Form Letters as Part of a Marketing Campaign

The ABC Association of REALTORS® received a complaint from a local fair housing group alleging that REALTOR® A was using discriminatory marketing techniques, in violation of Article 10 of the Code of Ethics, as the listing broker for a property in a new subdivision.

In support of their complaint, the fair housing group provided copies of “Choose Your Neighbor” form letters sent by REALTOR® A to current neighborhood residents. The letters announced that the property was on the market and invited neighborhood residents to contact REALTOR® A if they knew of anyone who they thought might be interested in purchasing the home.

At the hearing, REALTOR® A defended his use of “Choose Your Neighbor” form letters by demonstrating that they were just one element of his marketing campaign, and were not an attempt to restrict access to the property on the basis of race, color, religion, sex, disability, familial status, country of national origin, sexual orientation, or gender identity, as prohibited by Article 10.

REALTOR® A produced copies of banner advertisements run on several websites, “OPEN HOUSE” information provided on REALTOR.com, and a copy of the property’s MLS listing. REALTOR® A remarked, “In my experience, the current residents of a neighborhood often have friends or relatives who have said that they would love to live in the neighborhood. It just makes sense to me to include contacting these folks in any marketing campaign!”

The Hearing Panel found REALTOR® A not in violation of Article 10. In their “Findings of Fact and Conclusions,” the panel noted that the use of “Choose Your Neighbor” letters is not a per se violation of Article 10, but cautioned that such letters could be used in a manner inconsistent with the intent of Article 10. If used in conjunction with other marketing techniques and not as a means of limiting or restricting access to property on the basis of race, color, sex, disability, familial status, country of national origin, sexual orientation, or gender identity, “Choose Your Neighbor” letters were another method of announcing a property’s availability and attracting potential purchasers. •

Beyond the Event: Your 2025 Scholarship & Grant Impact

For the RASM REALTORS® Charitable Foundation (RRCF), that is when the real work begins, not only through your generosity, but through the dedication of our volunteer Fundraising, Scholarship & Grant Committee members. This past year, RRCF awarded $45,000 in grants to nine local housing-related charities, and the tangible results are already changing lives. Because of your event sponsorships and donations, families transitioning into independence at Freedom Houses now have three brand-new playgrounds to enjoy safely. A child with disabilities living in a Habitat for Humanity Sarasota home now has a fully ADAaccessible bathroom. Over at Second Heart Homes, homeless adults received essential personal hygiene items, restoring their dignity as they seek long-term stability.

Your investments are also shaping the future. In 2025, we awarded 21 scholarships totaling $42,000 to outstanding local students, and they are already

making us proud. Sydnee Wilson, a freshman nursing major at Florida Atlantic University, recently scored a near-perfect 98% on her anatomy exam while actively balancing her studies and campus life. Marisa Cruz-Solis, a junior studying Hospitality and Tourism Management at Florida State University, made the Dean's list, serves on the executive board for the Letters of Love club, and works as a hotel receptionist, a balancing act made easier through your support. And students like Isabella Love are reaching new heights, pursuing an MA at Columbia University, noting she is now "living a life that I thought impossible as a small-town girl from Florida."

Furthermore, your contributions caught our own members when they fell, providing $21,500 in emergency grants to REALTORS® facing unexpected hardships. The emotional impact of catching a colleague during a crisis is immeasurable. As one recent member recipient anonymously shared, "This support brings not only financial relief, but also renewed strength and peace of mind. Knowing that I am surrounded by such a compassionate and generous community makes an incredible difference."

The “Actually” Guy of Florida Real Estate Law

We all know an “Actually Guy.” He’s the one who corrects your pronunciation of “pho” and reminds you it’s just sparkling wine if it’s not from France.

Florida real estate law has its very own Actually Guy, and he’s more than just a partypooper; he can be a deal-killer. He lives inside Article X, Section 4(c) of the Florida Constitution, and he doesn't care about your client’s intent or what their will says. He only cares about one thing: Homestead Devise Restrictions, which prevent a Florida homestead owner from freely devising homestead property if the homeowner is survived by a spouse or minor child. Here are three common ways Actually Guy can appear in practice. For each, assume there is no valid pre-nuptial or post-nuptial agreement in place.

THE PARENT TRAP

A widowed homeowner with adult children from a prior marriage remarries. He dies, and his will directs that the homestead passes outright to his adult childrenhonoring a promise he made to his late wife. The children, waving the will, call you to list the property. But... Actually! A surviving spouse cannot be entirely disinherited from the homestead. Regardless of what the will says, the spouse is entitled to a life estate by operation of law, with the children holding a remainder interest, though the spouse can also elect to take an undivided one-half interest as a tenant in common. Either way, the children do not take it outright, and nobody planned for any of it. The spouse wants to stay. The children want to sell. A closing is not happening until that conflict is resolved.

A homeowner separates from his spouse but never legally divorces. He starts a new relationship, and before he dies he executes a Lady Bird deed giving himself a life estate and naming his girlfriend as the remainder beneficiary. There are no children. On its face, the deed looks like a clean transfer. The girlfriend believes she is the rightful owner and calls you to list the property. But... Actually! Since the homeowner was still legally married when he signed that deed, separated or not, the spouse was required to join in the conveyance. Without that joinder, the deed was void at inception. And with no children, the surviving spouse takes the homestead outright under Florida's constitutional scheme, regardless of what the deed says.

HOME ALONE

A homeowner with a minor child places the homestead in a revocable living trust, naming his spouse as sole beneficiary. He dies. The surviving spouse, now acting as successor trustee, calls you to list the property, confident that the trust handled everything cleanly and probate was avoided. But… Actually! A homeowner survived by a minor child cannot freely devise the homestead, not even into a trust, and not even to a spouse. The constitutional restrictions follow the property, not the vessel holding title, meaning the trust doesn't change the analysis. The minor child has a protected interest in that homestead, and no closing happens without accounting for it.

WHAT TO WATCH FOR

Some issues have practical paths forward, but they require time and a legal professional. A homestead defect discovered before the listing agreement is signed is a hurdle. One discovered a week prior to closing is a catastrophe. But there are clues to watch for:

ƒ Deceased owner survived by a spouse or minor children

ƒ Title passed through probate without a court order specifically addressing homestead

ƒ Blended family situations with property from a prior marriage

ƒ Lady Bird deeds or trust-held property where the owner was married at death

ƒ Any separated-but-not-divorced situation

If you spot any of these, don’t wait for the title search. Encourage the seller to loop in an attorney early in the process, so the Actuallys can be handled now, and you can handle a “Sold” sign later. •

Don’t Sign Yet: The Case for Early Attorney Involvement In Commercial Lease Negotiations

Signing a commercial lease is one of the most significant financial commitments a business will make. Yet many business owners wait until the last minute - or after key terms are already agreed upon - to involve legal counsel. Bringing an attorney into the process early is not an added expense; it is a strategic investment that can prevent costly surprises and protect your company’s long-term interests.

Commercial leases are often drafted to favor landlords. Even seemingly straightforward provisions can carry serious financial and operational consequences. Early legal review ensures that business terms discussed in emails or letters of intent are properly reflected, and protected, in the final lease agreement.

IMPORTANT ITEMS TO ADDRESS

One of the most critical issues to address in a commercial lease is that of exclusivity. If you operate a restaurant, medical practice, fitness studio, or other specialized service, you may assume you’ll be the only provider of that service in the building or shopping center. Without a clearly negotiated exclusivity clause, however, the landlord may lease nearby space to a direct competitor. An attorney can craft enforceable language that protects your niche, safeguards your investment, and prevents dilution of your customer base.

Triple net (NNN) leases present another area of concern. While base rent may appear competitive, tenants are often responsible for their pro-rata share of property taxes, insurance, and common area maintenance (CAM) costs. The real risk lies in how those expenses are calculated and increased. Are annual increases capped? Can the landlord pass through capital improvements? Are management fees included in CAM? Without careful negotiation, these charges can escalate significantly over time, turning an affordable lease into a financial strain.

Renewal options are equally important. A business that thrives in a location should have clearly defined, enforceable options to extend the term at predictable rates. Vague or poorly drafted renewal clauses can leave tenants vulnerable to sharp rent increases or loss of space just as the business gains traction.

Guarantees and indemnification provisions also deserve close scrutiny. Personal guarantees can expose business owners’ assets well beyond the lease term. Broad indemnification clauses may shift disproportionate liability onto the tenant, even for matters outside their control. An attorney can negotiate reasonable limitations that balance risk appropriately.

Involving counsel at the outset provides leverage, clarity, and protection. A thoughtfully negotiated commercial lease not only reduces disputes but also creates a stable foundation for growth. When it comes to commercial real estate, early legal guidance is far less costly than fixing problems later. Advocacy in Action: How Elections Shape Housing Policy in Sarasota and Manatee

Every election cycle, I receive questions and comments from members about the Association’s election activities. These questions reflect some of the most common concerns and curiosities we hear from members, including:

ƒ “Why do we endorse candidates?”

ƒ “What do you consider when making an endorsement?”

ƒ “What party do you all support?”

ƒ “I don’t like politics. I wish the Association would stay out of it and just stick to REALTOR® issues.”

The answer is simple. Advocacy doesn’t begin with a policy vote; it begins at the ballot box.

The politicians elected to city commissions, county commissions, and the state legislature ultimately decide the policies that shape housing in Sarasota and Manatee counties. That includes decisions about growth management, land use, property rights, and housing supply.

When REALTORS® support candidates who understand housing, it helps ensure that the voices of housing professionals are heard when those decisions are made.

Over the years, that engagement has helped shape several important local policy conversations.

REALTOR® advocacy has consistently supported candidates who understand the need for smart growth policies that allow communities to grow while protecting quality of life.

The City of Sarasota’s Comprehensive Land Use Plan vote is a perfect example of how elections have consequences. RASM, along with a coalition of business groups, advocated for modernizing Sarasota’s land use plan to allow the right type of growth in the city’s urban and commercial corridors. This would allow density to be built in the appropriate places with the goal of creating a more walkable and vibrant city. The plan made development projects more predictable and cost-effective, helping put downward pressure on housing prices while also incentivizing affordable housing within the city.

Of the five-member board, four votes were needed to change the Comprehensive Land Use Plan; just two “no” votes would have killed the plan and stopped progress in its tracks. All four of the necessary yes votes were REALTOR®supported candidates at one time.

By supporting candidates who understand these issues, we helped ensure that growth is managed thoughtfully rather than reactively. We were able to ensure that development in the downtown core and commercial corridor of the city received a density bonus if they also set aside units for affordable housing. This increased overall housing supply while also expanding much-needed

affordable housing in areas where it makes the most sense. Another example of how elections have consequences is on the other side of the coin. If REALTORS® don’t get involved and we don’t utilize our large voice to help elect the best candidates, some truly poor policy decisions can take place.

Think about the real estate market where you currently work. Now imagine if the government said no new units could be built in your market because they want to implement a growth moratorium. A growth moratorium wouldn’t stop growth; it just stops housing. When that happens, our supply shrinks, prices climb, and the dream of homeownership moves further out of reach for your clients who want to live and work in our community. This isn’t a far-off scenario; this was proposed by a sitting Commissioner in Manatee County.

That’s why it’s so important that the officials making these decisions understand housing and the impact their policies have on buyers, sellers, and our local economy. This is why we interview, endorse, and support candidates who do.

THE PROCESS

The endorsement process starts with your Public Policy Committee. This committee is made up of 15-20 REALTORS®. The makeup of the committee is diverse. We purposely fill the committee with members from diverse backgrounds and professional expertise that we believe is reflective of our membership. The goal is to have robust debates and conversations centered around candidates and their position on real estate issues. We have an even split between Manatee and Sarasota members. We have residential and commercial REALTORS®. We have members from large franchises and local independent brokerages. Some members of the committee have been in the business for decades; others are less than 10 years into their professional careers.

The committee interviews candidates, and they only ask real estate and business-related questions. We do not delve into hot-button political and cultural issues; the focus of the committee is real estate, issues that impact you, your clients, and our industry.

After the interviews, the committee will deliberate and determine which candidate for each office they believe understands our issues, aligns with our views on public policy, and only then will the committee send a recommendation to the Board of Directors for approval or denial.

A SEAT AT THE TABLE

The goal of REALTOR® advocacy isn’t simply to influence elections.

It’s to ensure that when the next important housing decision comes before a city or county commission, the people in the room understand the impact of that decision on homeowners, buyers, and the local economy. Supporting the right candidates helps make that possible.

Because if REALTORS® aren’t at the table, decisions about housing will still get made, just without us. •

February 2026 Real Estate Market Report: Trends in Sarasota and Manatee Counties

The REALTOR® Association of Sarasota and Manatee (RASM) has released its February 2026 real - estate market report, highlighting shifts across property types and counties. February’s data show the two counties moving in slightly different directions: Manatee County’s single - family market continued to grow, while Sarasota’s single - family market cooled. Buyers are gravitating toward condos and townhomes, especially in Sarasota, contributing to a notable surge in sales for that segment. Despite longer marketing times, healthy levels of inventory and the return of cash buyers suggest opportunities remain for buyers and sellers alike.

“Across both Sarasota and Manatee Counties, and across single-family homes and the condo and townhome market, we’re seeing some variation between segments,” said David Crawford, 2026 RASM President and Broker/Owner of Catalist Realty. “But two trends are clear throughout the region: pending sales are rising year over year, and cash buyers continue to represent a meaningful share of transactions.”

KEY TRENDS IN SARASOTA/MANATEE FEBRUARY 2026:

ƒ Sales Activity: Sales trends varied by county and property type. Manatee County saw continued growth in singlefamily home sales, while Sarasota County experienced stronger activity in the condo and townhome segment. These shifts suggest that buyer preferences are evolving as some purchasers seek more attainable price points or different lifestyle options.

ƒ Median Sales Price: Home prices showed mixed movement across the region. In some segments, prices softened slightly, indicating that affordability may be influencing buyer decisions. In others, prices continued to rise, reflecting steady demand and limited inventory in certain areas.

ƒ Inventory: Housing supply remained relatively stable overall, though the number of available listings varied between counties and property types. In general, single-family homes remain closer to a balanced market, while the condo and townhome segment offers buyers more choices and negotiating flexibility.

ƒ Cash Sales: Cash buyers continued to play a significant role in the local housing market, particularly in the condo and townhome segment. The strong presence of cash transactions suggests ongoing interest from investors, second-home purchasers, and relocation buyers who can move quickly and compete without financing contingencies.

SINGLE-FAMILY

In Sarasota County, February recorded 625 closed single-family sales, an increase of 6.1 percent compared to the same month last year. The median sale price declined 5.0 percent to $475,000, suggesting that some buyers may be reaching affordability limits. Cash buyers accounted for 47.0 percent of transactions, with 294 cash sales recorded during the month. Sellers received a median of 93.8 percent of their original list price.

Inventory levels declined, with active listings falling 20.3 percent to 3,420 homes. This represents a 5.0-month supply of inventory. Homes spent a median of 59 days on the market before going under contract and took about 94 days to close.

In Manatee County, single-family home sales rose 10.0 percent year-over-year, reaching 550 closed sales in February. The median sale price increased 2.9 percent to $489,634, reflecting continued buyer demand despite higher prices. Cash transactions accounted for 176 sales, or about 32.0 percent of the market. Sellers received a median of 94.2 percent of their original list price.

Active inventory declined slightly, falling 2.1 percent to 3,031 listings. This represents a 4.8-month supply of homes. Properties spent a median of 65 days on the market before going under contract and approximately 109 days to close.

TOWNHOMES AND CONDOS

The condo and townhome market in Sarasota County experienced strong growth in February, with closed sales increasing 35.9 percent year-over-year to 322 transactions. The median sale price declined slightly by 3.5 percent to $330,000. Increased inventory and greater buyer choice are giving purchasers more negotiating power in this segment.

Cash transactions remained dominant, representing 68.0 percent of sales with 219 cash purchases. Sellers received a median of 92.1 percent of their original asking price. Active inventory totaled 2,443 units, representing an 8.6-month supply of homes. Properties spent a median of 76 days under contract and about 109 days to close.

In Manatee County, condo and townhome sales declined 18.7 percent year-over-year, totaling 204 closed transactions. The median sale price fell 2.5 percent to $311,995. Cash buyers accounted for 63.7 percent of purchases, or 130 transactions. Sellers received a median of 93.0 percent of their original list price.

Active inventory declined 8.6 percent to 1,670 units, equal to a 7.5-month supply of homes. Properties spent a median of 67 days on the market before going under contract and about 105 days to close. Despite softer sales and prices, new pending sales increased 6.2 percent, and pending inventory rose 18.5 percent, suggesting potential improvement in future months.

SUMMARY

February 2026 market data highlight how localized and property type specific the Sarasota and Manatee housing markets have become. Manatee County’s single-family market continues to show steady growth, supported by rising prices and solid sales activity. In Sarasota County, the single-family market is showing signs of cooling as affordability pressures begin to influence buyer behavior and homes take longer to sell.

At the same time, many buyers are shifting toward condos and townhomes, particularly in Sarasota County. Sales activity in that segment increased significantly and higher inventory levels give buyers more negotiating power. The strong presence of cash buyers, especially in the condo market, also points to continued interest from investors and second home purchasers.

While some segments of the market are adjusting and others remain stable, opportunities still exist for both buyers and sellers who price strategically and work with a knowledgeable REALTOR® to navigate the evolving housing market.

The Art of Real Estate Negotiation… and Beyond

WHY THE RENE CERTIFICATION STANDS OUT

Of all the designations I hold, my favorite is the Real Estate Negotiation Expert (RENE) certification. In recent years, one might argue that the tools I learned while obtaining this designation were pushed aside as multiple offers were coming in, and there often wasn’t time to negotiate.

As we enter a more balanced market, however, negotiation skills have once again come to the forefront when helping buyers write their strongest offer and helping sellers maximize their results.

KEY AREAS WHERE NEGOTIATION MATTERS MOST

Four primary areas of contract negotiation include deadlines, offer price, earnest money, and contingencies. I can’t tell you how many times over the last year I’ve heard agents become frustrated with an offer price and relay that frustration directly to the seller. I would argue that this is a disservice to our customers. Instead of sharing a subjective reaction, this is where strong negotiation skills truly pay off.

Consult with the seller to determine which other terms of the contract could make that number more appealing, and then return with a thoughtful counteroffer.

Yes, you may go back and ask for a higher purchase price, but you might also request additional earnest money once inspections have been completed and the contract is firm.

Perhaps a seller would consider a lower price if they could remain in the home after closing while waiting for their new construction property to be completed.

Maybe a buyer would offer more money if the seller agrees to leave certain furnishings, cover the first year of HOA expenses, or provide a one-year home warranty.

The art of negotiation begins with the real estate professionals on both sides of the transaction working together to find solutions.

Simply saying “no” to an offer doesn’t require the skills of a REALTOR®. I value the RENE certification because it strengthens my ability to bring buyers and sellers together and create outcomes that benefit both sides. At the end of the day, those skills help make the American dream of homeownership possible.

Certifications like RENE are just one example of the many professional development opportunities available to REALTORS® who are committed to continuous learning.

Fair Housing: How To Participate All Year

Every April, the National Association of REALTORS® recognizes Fair Housing Month, commemorating the passage of the Fair Housing Act in 1968. The law was enacted shortly after the assassination of Martin Luther King Jr. and marked a major step forward in ensuring equal access to housing opportunities for all Americans.

The Fair Housing Act prohibits discrimination in housing based on seven protected classes, including race, color, religion, national origin, sex, disability and familial status.
