Revived Vintage Victorian

I

f I have to choose between vintage and modern, the oldfashioned charmer is going to be my pick every time. Whether we’re talking handbags or habitation, I love a period piece that has some stories to tell. Even the quirks that often accompany a well-worn favorite — whether it’s the reluctant clasp on a beaded clutch or the cranky furnace in my Craftsman cottage — come with the territory and add to the charm.

That’s one of the reasons why the beautifully renovated Victorian duplex at 1116 Garden Street surprised me. I fell in love with its new elements as much as its Old World charm. Built in 1888, this home has been painstakingly restored from top to bottom. It was taken all the way down to the studs and brought back even better than ever. The bells from the nearby church chimed the quarterhour as I walked up the curving front walkway of this home last week. Their gentle tones provide subtle but consistent background music for this vibrant downtown neighborhood. On the façade of the house, tall, multipaned period windows on both the first and second floors vie for attention with the bold detailing on the front eaves and the angles of the roofline. The brightly colored stained-glass window in the front door is a showstopper. Clear glass in the middle is surrounded by yellow glass squares on the sides with multicolored panes on the top and bottom, providing a bright, cheerful welcome to this home. The front porch runs the length of the house, and I paused to enjoy the vantage point from its sturdy, covered shelter. It turns out that this porch is one of the elements that was resuscitated in the renovation. A previous owner had enclosed the porch to make an additional interior room. When the current owners started their demolition work, they were delighted to find that all of the original architectural details had been left intact and had been covered over. The posts, corbels, and finials were all underneath, waiting to be brought back to life. The front door leads into the three-bedroom, 1½-bath downstairs unit of what is now a legal duplex. A huge, open, front great room combines living and dining space and is open to the gourmet kitchen. It retains its turn-ofthe-century charm, with vintage moldings, nine-foot-high ceilings, and the awesome period windows. Its modern upgrades are too numerous to mention, but they include such efficiencies as an all new electrical system, copper

plumbing, forced air heating, floors, a roof, a concrete foundation, and seismic upgrades to current standards for new buildings. Luxurious new amenities include Carrera marble floors and quartz stone countertops in the bathrooms, with soft-close hardware on the custom cabinetry throughout. Conveniences such as oversized showers and custom kitchen pantries will make the day-to-day difference in the lives of this home’s lucky new owners. In addition to the indoor living space, the downstairs also offers a large deck off the living room for year-round outdoor dining, plus both front and back covered porches. I learned that as part of the permitting process for the remodel, the city required outside living space beyond that which the house originally offered. As a result, this outdoor dining room was created, as well as a huge mountain-view deck in the second unit upstairs. The upstairs is a completely separate, rentable, onebedroom, one-bath unit. A staircase leads up from the back of the first floor to the deck, offering views of the Riviera and the mountains; plus, you can see the church as well as hear its chiming bells. This spacious deck is one of the most magical parts of the property, and it didn’t exist at all before the renovation. The inside of the upstairs unit is also charming. The kitchen and living areas are combined in one big room, with French doors leading onto the deck. The bedroom has beautiful Courthouse views, and even the bathroom offers an enchanting floor-level original window in a great use of space. Throughout the entire residence, the windows are perhaps the best example of the blend of old and new. The downstairs bedrooms, which aren’t visible from the street, received new double-paned windows to keep heat in and noise out. But all of the original windows were painstakingly taken apart, stripped, and re-roped. They now open smoothly, latch tightly, and still show off their truly unique vintage charm. So please don’t ask me to choose my favorite part of 1116 Garden Street. It might be the colorful front-door window that has welcomed visitors to the house since 1888. But it also might be the spacious upstairs back deck, the beautiful kitchen-tile backsplash, or one of the many other new features. Fortunately, I don’t have to choose between the old and new — and neither will the lucky new owners of this great house that has it all.

Firefighters alliance’s Fire Ball is a roaring Good time

n May 7, about 400 supporters gathered at Dos

Pueblos Ranch for the Santa Barbara Firefighters Alliance’s (SBFA) biennial Fire Ball. This was quite the lively and entertaining event from the moment of arrival, when guests were greeted by a host of firefighters, to the end of the evening, which featured an awesome, extensive performance by Jackson Browne. The SBFA is a nonprofit organization that funds critical equipment for the Santa Barbara city and county fire departments. Based on requests from firefighters, it funds innovative, cutting-edge technical equipment not available through the departments which enable firefighters to more effectively and more safely do their jobs. Since its inception 13 years ago, the SBFA has purchased more than $1.3 million worth of equipment for the city and county. During a fun cocktail hour on the sprawling ranch grounds, firefighters were on hand along with equipment purchased by the SBFA over the years. Upbeat music from Green Flag Summer played throughout the reception and while the firefighters served a barbecue feast buffet style. During the program, Santa Barbara City Fire Chief Pat McElroy expressed his heartfelt thanks to the SBFA, which he explained allows his department to experiment with nonstandard equipment that later can sometimes become part of the department’s normal budget. Among the equip-

ment he highly praised the SBFA for were night-vision goggles that allowed firefighters in the Tea and Jesusita fires to fight 24 hours a day, which made a tremendous difference in their ability to contain the blazes. Proceeds from this year’s event will fund a $125,000 mobile incident command vehicle. Currently, the multiple agencies that respond to a fire do their planning from the hood of someone’s car, or for larger fires, they transition to a fixed structure. The mobile post will be self-sustaining with radios, computers, printers, and plotters. While the usefulness of the vehicle is unquestioned, because it will be used by multiple agencies, none wanted to fund it. Among the equipment purchased by the SBFA in past years are thermal-imaging cameras that detect heat through a door, wall, and smoke; hot sticks that determine whether electrical wires are energized; jet skis and trailers for water rescues; and GPS devices that allow firefighters to know their position in relation to others. Paul Cashman, the SBFA’s president, is driven year after year because he knows that without the SBFA’s efforts, the firefighters would not have this equipment—equipment that saves lives by making the firefighting effort more effective, efficient, and safe. Andrew Firestone rallied the crowd during an auction with tempting, atypical items such as dinners prepared and served by city and county firefighters at their firehouses

and a training day with the Santa Barbara SWAT team. Then Browne and Greg Leisz took to the stage. Browne has a home that firefighters defended in the Gaviota Fire, and he wanted to perform to show his appreciation. The amazing concert capped an incredibly entertaining and enjoyable affair.

enry Bothin of Montecito and San Francisco had this group of buildings constructed for the El Camino Car Company. The original nondescript auto showroom buildings were severely damaged during the 1925 earthquake, and it was Lionel Pries who provided the romantic brick-and-stucco, Moorish, arcaded street front. Seaside Oil Company, an area corporation, established its headquarters at 330 State Street in 1937 and remained there for 35 years. Winslow and Pitman added the three-arched loggia and its tower to the north in 1937. Though small in size, this two-layered tower, with its thin lantern, is one of the really handsome tower designs in the city. A mildly streamlined Moderne service station adjoined the tower to the north until the early 1970s. Wings for Douglas Dauntless dive bombers were manufactured at 322 State Street during World War II. The Bothin Helping Fund, the direct descendant of the original builder and the organization that did so much for Santa Barbara after the earthquake, made the northwesterly section of the main building available to Work, Inc., a nonprofit training program for handicapped persons, in 1974. Restaurants and retail shops now inhabit the complex.

ubstantial rainfall these past months has eased our water crisis but has not ended the drought. With the return of abundant sunshine, it is time to think again about water-wise policies and technologies. One approach that is getting growing attention focuses on the ancient process of fog harvesting. Janine Benyus’s landmark book, Biomimicry, has inspired new and deeper ways of looking at nature to enable us to live in a less impactful manner on our planet. Learning from nature — how some creatures and plants collect moisture from the air— air has been the impetus for some of the recent developments in water collection. The prevalent method of capturing water from atmospheric moisture uses a mesh material strung between two posts, a “fog fence,” with a trough or gutter along the bottom to collect the water droplets as they drip from the mesh. Water is then channeled via pipes to a storage tank or used directly for crop irrigation. The construction of such a structure is simple and low-cost. It does not require energy for operation; all energy is supplied by wind and gravity. By changing the gaps in the mesh and the size of the fibers in the mesh weave, and experimenting with different coatings on the fibers, a research team at MIT increased collection effectiveness by five times. Stainless-steel filaments three to four times the thickness of a human hair, with spacing about twice that between fibers, yielded greatest collection. Sunshade cloths, blocking 30-40 percent of sunlight, by Dennis Allen work nearly as well, plus they’re inexpensive and widely available. Optimum atmospheric conditions for capturing airborne water are frequent periods of fog— fog the denser, the better— better and moderate to heavy winds to drive the fog. The maximum collection efficiency for fog droplets hitting a mesh surface is about 60 percent; it cannot be 100, percent because openings in the material are needed for wind to pass through. California’s coastal mountains are ideal terrain as are high inland mountains that are often enshrouded in clouds. In fact, mountain clouds usually give higher water yields than ocean fogs. The challenge of seasonal fog can be surmounted by adding storage, but with added expense. Recorded quantities of collected water vary from a fraction of a gallon to as much as three gallons per day per square foot of mesh area. A fog fence 20 feet long and eight feet high—say, on the Mesa, assuming a collection rate of a quart per day per square foot —would give 40 gallons of water per day. Average household water use in California is 170 gallons per day or around 60 gallons per person. Fog water is of the highest quality. Maybe we will start seeing fog fences doubling as property fences, although they need to be installed perpendicular to the prevailing winds.
