The Glorious Gardens of Santa Barbara and Montecito — on Full Display 100 Years Ago
In the spring of 1926, the Garden Club of America held its annual meeting in Santa Barbara. Affluent gardenlovers from the East Coast boarded a special train at Grand Central Station, for the cross-country trip.
Many of the delegates to the meeting stayed at the luxurious El Mirasol hotel for the four-day event and they visited spectacular gardens of the great estates of Santa Barbara and Montecito.
An editorial in the Morning Press welcomed the Garden Club delegates to the convention: “While our gardens may be said to be ‘at their best’ they are just as beautiful most of the year and as a matter of fact, we seldom have ‘a best’ time in Santa Barbara for showing beauty.”
It continued, “We love Santa Barbara because to us of Santa Barbara it is the most loveable city in America. Founded in the long ago by the self-sacrificing Franciscan Friars, the growth of Santa Barbara has been gradual, but the city has been builded in love by those who came here and settled because they found it a delightful place to live. There has been harmony, generally, and always a united loyalty of the place that we call our home.”
The editorial concluded, “Our welcome to you as visitors to our homes is all the more sincere because of this love we have for our city, because we feel that we have so much to be appreciative of and thankful for that we can and should share it with those who come amongst us. We of Santa Barbara hope you like your visit. Come again!”
Following the private tours for the Garden Club, the public was after a time when they were not allowed once again invited to participate in tours. But they were cautioned in an article in the Morning Press to mind their manners:
“The pleasant custom of opening beautiful gardens to the public has been inaugurated again. There was a time once when most of the lovely estates were open for inspection, but the public abused the privilege, picked the flowers and trampled them. Now a system of garden tours have been instituted in connection with the Better Homes campaign. The gardens will be open only on certain days and in connection with a garden tour planned by a committee representing the Plans and Plans of Community Arts association, Better Homes committee, Garden Club of Santa Barbara and Montecito and the Santa Barbara Horticultural Society. “Doubtless the tours, arranged twice a week, will prove of untold educational value. Perhaps the majority of garden lovers and home owners who go on the tours can not hope to have large estates, but these estates are made up of small gardens, and these small gardens may furnish inspiration for their own. There is always something to be learned in color and arrangement to be applied on a smaller scale.”

4 BEDS | 4.5 BATHS | 4,360 SQ FT | .3 ARCE | Offered at $3,975,000
Welcome to this elegant Tuscan estate, one of the most distinguished properties in The Bluffs, where the craftsmanship is real, the location is irreplaceable, and the lifestyle defines what it means to live on the California coast.
The home's floor plan is as functional as it is impressive, thoughtfully designed to accommodate every dimension of daily life. The great room serves as its natural center, anchored by a professional grade chef's kitchen and a statement fireplace, with a butler's pantry, formal dining room, breakfast nook, living room, and private office, extending the living options throughout. The finishes reflect a level of intention that is immediately apparent — hand-forged ironwork by Steven Handelman Studios, French limestone and wide-plank wood floors, massive, beamed doorways, and custom wood casings throughout. The quality of the materials and execution is evident in every room.
The primary suite is a genuine differentiator. Occupying its own wing upstairs, it offers a private retreat/office, peaceful veranda, a marble spa bath, dual boutique closets, and a fireplace, a level of luxury that is rarely found and impossible to overlook.
A custom copper and tile fountain sets the tone as three sets of French doors open to a sequence of patios and gardens suited for both quiet mornings and relaxed entertaining. A dedicated path connects directly to Ellwood Mesa, providing immediate access to preserved coastal trails and open land that is simply unavailable elsewhere along the Santa Barbara coast. Sandpiper Golf Course and the Bacara Resort are minutes away, placing world-class recreation and hospitality directly within reach.
In a market where true differentiation is rare, this property stands apart on multiple fronts, location, quality, and the kind of lifestyle access that provides a true sanctuary.
Lower Riviera European Charm
Set beyond a long, private approach, this light-filled residence offers a rare sense of seclusion within one of Santa Barbara’s most central and desirable neighborhoods. Tucked within an intimate, architecturally cohesive community, the home feels peacefully removed while remaining moments from downtown, the Upper East, and the city’s cultural destinations. Discover elevated living on the lower Riviera.

Land Trust Celebrates at Arroyo Hondo Preserve
On May 17, the Land Trust of Santa Barbara County held its annual spring picnic fundraiser at one of its most visited and beloved properties, the Arroyo Hondo Preserve on the Gaviota Coast. The event was in part a 25th anniversary celebration of the Land Trust’s stewardship of this awe-inspiring, 910-acre canyon preserve.
Upon arrival at the midday event, guests socialized and perused experience stations set up by the Land Trust and partner nonprofits. Then guests were seated under an enormous open-air tent for a tasty lunch, remarks by Executive Director Meredith Hendricks and Board President Laurel Fisher Perez, and a spirited auction and paddle raise led by Geoff Green.
Hendricks reflected on the importance of Arroyo Hondo “a gem of biodiversity” that has been enjoyed by more than 50,000 visitors, and also on the magnitude of the responsibility of caring for it. She related the complicated nature of the Land Trust’s work of finding willing landowners and securing funding to conserve property where there is a public benefit. That our county is one of the most high-profile, in-demand places on planet Earth, according to Hendricks, makes the Land Trust’s work especially challenging.
At the event and in an interview, Hendricks explained that the Land Trust has moved from its more reactive posture of the past, waiting for opportunities to arise, to a more active position now of pursuing conservation deals with landowners.
While upcoming deals are still being worked out and thus confidential, the Land Trust expects to close on seven transactions totaling more than 6,000 acres in the next 12 months. The properties are in high biodiversity and agricultural areas, including in the Santa Maria Valley, Happy Canyon, Purisima Hills, and Lompoc Valley. More than $17 million in federal and state funds, some private funds, and landowner donations and mitigation have enabled this incredible level of transactions to take place.
On a separate front, the Land Trust has secured the necessary funding to redo its conservation blueprint data mapping tool. The project, which involves partner organizations and the county, aims to provide an accessible, open-source tool, which all parties can use in decision making on land use and protection of the natural world.
Hendricks acknowledged the need for more housing and the value of agriculture in the county, but maintained that neither is incompatible with conservation being front and center. In appealing to donors, Hendricks noted the Land Trust has a strategic and collaborative approach and that its work involves “thinking so far beyond ourselves. This is not about any of us as individuals. It’s about what are the most thoughtful decisions we can make now for what we hope to be the best possible outcomes for the future.”
Since its founding in 1985, the Land Trust has protected more than 58,000 acres.
It had to temporarily close public access to Arroyo Hondo Preserve after last winter’s storms caused significant flooding, landslides, and damage to trails, roads, and infrastructure. Earlier this month, the preserve reopened for guided tours, by reservation, while restoration work continues in other parts of the preserve.

STORY TIME: A Last-Minute 1031 Exchange Success
privacy on this fabulous Montecito estate. Resting at the property is a charming Craftsman style home circa 1912. Today, it modern amenities, and still charm. Located in MUS.
We proudly represented the buyers of this lovely townhome, which closed on May 4th, 2026. This transaction was especially rewarding because we had the opportunity to help longtime friends successfully complete a very time-sensitive 1031 exchange. At the beginning of April, they reached out to us after struggling to identify a replacement property. They had originally pursued opportunities out of state, but after selling their downleg “relinquished” property, the clock was ticking: they had only 45 days to identify a replacement property and 180 days to close under strict 1031 exchange guidelines. With roughly 20 days left to identify a property, they decided they wanted to remain invested here in Santa Barbara instead. Needless to say, the pressure was on. We immediately went to work, getting them into every viable option in their price range while also making sure we found something that truly fit their long-term goals and investment needs. Then, almost at the perfect
Rare ocean front estate on the Mesa! This spectacular 4bed/4.5bath ultra-luxury property boasts ~5,100+ sq. ft. of living space resting on over 1/2 acre of prime California coastline. Enjoy unparalleled ocean views from every corner of this contemporary home. Must see in person!
moment, the right property hit the market. We toured it the very next day and quickly submitted an offer. After competing against multiple offers, we were able to secure the property and successfully close escrow shortly thereafter. Most importantly, our clients were able to complete their exchange requirements on time while acquiring a strong Santa Barbara investment with minimal repair needs and excellent long-term upside potential. Transactions like this are a reminder that real estate is often about much more than simply buying and selling property, it is about timing, strategy, relationships, and helping people navigate major financial decisions with confidence.

Clean Electricity Outpaces Global Demand
Amajor shift in the world’s energy system occurred in 2025. For the first time in modern history, renewable electricity generation grew faster than global electrical demand. In other words, every new watt of power the world needs is now coming from clean sources. This good news is based on energy data from 215 countries. Clean energy can now keep pace with demand growth. Fossil fuels still dominate but are steadily losing ground.
planet. Even before the blockage of oil flowing from the Middle East, China and India saw declines in fossil fuel usage.
The war in Ukraine compromised the flow of oil and natural gas to European countries leading to a shift toward more solar and wind energy. The war in the Middle East is producing a similar acceleration to clean energy across the
In 2025, China alone accounted for half of the world’s solar generation and most of the planet’s new wind output. The same year, two-thirds of India’s total energy investment ($150 billion) was for clean energy.
On the global scene, this shift to solar, wind, and geothermal energy is a major source of economic growth. From 2019 to 2023, five million jobs across the globe were added by expanding renewables (from 30 million in 2019 to 35 million in 2023). It is predicted that another 10 million jobs will be added in clean energy by 2030 while fossil fuels will lose three million jobs.
A key obstacle showing down the clean
transition has been the need for improved battery storage to manage intermittent supply. In the past couple of years, there have been big strides in battery innovation and development. Battery costs fell by 45 percent in 2025 while storage capacity grew by 46 percent. This allows solar power to run beyond peak daylight hours. The battery capacity added in 2025 shifts 14 percent of solar generation from midday to peak usage evening hours.
Scaling up the implementation of promising new battery technologies remains a hurdle, however. Expanding, adding flexibility, and integrating storage into the electric grid infrastructure are other issues that need substantial investment. Big investments are also needed to shift aviation and heavy industry out of reliance on fossil fuel. Halting subsidies to fossil fuels could expe-

dite solving these challenges.
Ten years ago, based on existing policies and pledges, it was forecast that the planet would experience a 3.5-degree Centigrade warming. Since then, 60 countries have scaled back or eliminated completely planned coal expansion projects. Many of these cancellations have been replaced by clean energy. Clean energy is no longer an alternative but the default. The outlook is now for a 2.6-degree C warming, still extremely high, but 26 percent lower that it was a decade ago, and the transition is accelerating.
