Understanding Today’s Santa Barbara Housing Market
Welcome to Santa Barbara. How’s the housing market doing? How can we have more choices of homes for sale and fewer new listings at the same time? And how can we balance quality of life and housing?
In the first three months of this year, there were 336 new homes for sale listed in the Santa Barbara Association of REALTORS® (SBAOR) Multiple Listing Service (MLS).
The same time last year, we had 361 new homes for sale. So, year to date, new listings were down 7 percent compared to the same time last year (from 361 in Q1 2025 to 336 in Q1 2026).

At the same time, the total number of all homes for sale at the end of March 2026 increased to 454.
So today, buyers who are ready to purchase have had a few more homes to compare and choose from, even with fewer brand-new to market options.
At the same time, for homeowners and sellers coming off the sidelines, the data shows continued interest as more homes sold in March 2026 than any other month in the past year.
The result is a more balanced market that feels like it has more options, even without a surge in new supply.
Market Position: Sellers’?
Balanced? Buyers’?
Last year, I noted the Santa Barbara South Coast market seemed to be shifting toward a more balanced environment. Not dramatically, but noticeably, especially compared to the pre-COVID pace. That is because we were also seeing statistically longer days on the market (DOM). That’s the time it takes a home to sell.
During the pandemic, with multiple offers over asking, homes often sold in 14 days or less. Buyers had to be ready and act quickly.
During the first three months of 2025, average days on market rose to 53. In March 2026, DOM was 66. Strategic pricing discussions are important for both sellers and buyers, early and often. When a home has been for sale more than 30 days in our local market, that is typically when price adjustments become more common.
The Sold Price to List Price (SP/LP) metric tells the story as well. Homes can sell at, above, or below list price. Over the past year, homes on the market 30 days or longer have been selling, on average, at 93-96 percent of their list price, depending on microneighborhood, condition, days on market, and overall positioning. Those that sold in less than 30 days were more likely to go at or above asking price.
Home Prices
are making decisions.
Year to date, 94 single-family homes have sold, with a median sales price of $2,227,500. Without Hope Ranch and Montecito, the median sales price is $1,937,500.
Last year, during the same first 90 days of 2025, fewer homes sold just 72.
What’s Happening Right Now
The median home price is down compared to this time last year, while also high relative to pre-pandemic levels.
Properties are staying on the market long enough for buyers to compare and, in some cases, wait.
If a home is not well prepared or is priced optimistically, buyers currently have a little more time to evaluate their options.
This isn’t a market that is currently driven by significantly more inventory. It’s a market shaped by how many qualified buyers are looking, how long homes remain available, and how thoughtfully both sides
In a market like this, outcomes are shaped by preparation and understanding micro-neighborhood trends. Homes that are well prepared and aligned with buyer expectations are moving efficiently. Others are simply taking longer to find the right match. Moreover, buying and selling in Santa Barbara is often a long-term decision, which contributes to a more measured pace.
Local and National Factors
National headlines continue to influence behavior as well. Interest rates, global war, stock market affecting down payment cash available for closing, and job uncertainty can lead to “wait and see” decisions.
Locally, potential housing provider and tenant regulations, short-term rental considerations, and discussions around new housing developments all impact our real estate market, affordability, and quality of life.

In South Santa Barbara County, many of us cherish our Mediterranean climate, small
communities, mountains and ocean, and we share responsibility for preserving both quality of life and affordable housing for the next generations.
With global events such as the 2026 FIFA World Cup bringing increased attention to our region, Santa Barbara may see more visitors. While the immediate economic impact is on hospitality and tourism, these moments can create even more familiarity with our area.

CAUSE Action Fund Honors Community Leaders
On April 19, CAUSE Action Fund (CAF) held its annual Leadership Awards Reception at the Cabrillo Pavillon. The event featured an energizing program highlighting CAUSE Action’s vitally important work advancing the interests of working-class families and immigrants. Honored at the event were City Councilmember Wendy Santamaria, who is a former CAUSE organizer, Carmen Anguiano, Santa Maria youth leader Isaac Gil, and Lompoc youth leader Alexyis Jones.
At the reception, the 150 guests mingled and enjoyed live music and Mexican food from El Zarape and were then seated for the program. Co-Executive Director Lucas Zucker noted the harsh reality facing vulnerable community members, with the intrusion of masked federal agents, the slashing of critical healthcare assistance, and the gutting of environmental protections, but quickly pivoted to the successes attained locally through organizing.
Since the start of the Trump administration, Zucker related, these efforts have led to big housing victories in the City of Santa Barbara, including a rent freeze, a policy framework for a permanent rent stabilization ordinance, stronger eviction protections, and the right of tenants to legal counsel. Significant housing victories were also achieved in Ventura, Oxnard, and Santa Paula.
To aid immigrant families, Zucker shared, CAUSE Action and partners worked to secure millions of dollars from local cities and counties.
On the environmental front, CAUSE Action worked with state agencies to monitor and protect schools from toxic pesticides in Santa Maria and to shut down and clean up Ormond Beach Generating Station, a polluting power plant in Oxnard.
Co-Executive Director Hazel Davalos shared that last year CAUSE Action joined the coalition to pass Prop 50 because of the high stakes involved given the gerrymandering in other states. To gain voter support, CAUSE Action’s team spoke to 6,000 voters.
Not only did Prop 50 decisively pass, Davalos noted, but huge gains were made in local elections in working-class Latino neighborhoods that had swung to the right in 2024. “Trump showed us that working-class communities of color are contested political terrain if we don’t organize, but we showed what happens when we do. Santa Maria swung
nine points to the right in 2024, and nine points back to the left in 2025. Oxnard swung seven points to the right in 2024, and 10 points back to the left in 2025.”
Davalos spoke enthusiastically about CAUSE Action’s current work for this June’s primary talking to thousands of voters in support of Ricardo Valencia for County supervisor. A school board member, teacher, and advocate, Valencia is running for the seat held by retiring Supervisor Steve Lavagnino. Davalos noted that nearly half of the county population is Latino, yet there are no Latinos presently on the Board and agricultural and oil interests dominate North County politics. Now more than ever, she emphasized, Latinos need a voice on the Board.
Zucker related how he sees opportunity in the present climate for a new generation of progressive leaders to emerge locally. On May 16, CAUSE Action will be hosting a campaign training session. Run for Justice, Zucker explained, is not just for declared candidates, but for anyone considering running someday. In this one-day program, CAUSE Action will teach the nuts and bolts of campaigning.
Zucker contrasted the relevance of local versus federal government, especially in present times, emphasizing the power of local government “to make life more affordable for working people, to stand up for our immigrant
communities, and to protect the health of our people and planet.”
He appealed for donations to fund its voter mobilization efforts this year in the City of Santa Barbara, where the mayoral and three council seats are on the ballot, as well as in key elections in Santa Maria, Lompoc, Ventura, and Santa Paula. The efforts encompass not just local candidates, but important statewide measures as well.
Santa Barbara City Councilmember Wendy Santamaria was honored at the event as a “powerful voice for social and economic justice” according to Zucker. Carmen Anguiano, who accepted the award remotely from Mexico, was honored, especially for her organizing role in the renoviction fight at 215 Bath Street, where she was a tenant. Youth leaders Isaac Gil and Alexyis Jones were honored for their organizing work in Santa Maria and Lompoc, respectively. At age 17, Gil has already done significant grassroots work and his eloquently written and delivered acceptance speech demonstrated his passion to serve and his impressive leadership skills.
Operating in Santa Barbara and Ventura counties, the nonprofit CAUSE Action helps recruit, train, elect, and hold accountable candidates. It is affiliated with the nonprofit CAUSE (Central Coast Alliance United for a Sustainable Economy).

After Divorce: To Sell or Not to Sell?
Q: Marsha, I am going through a divorce from my husband of 20 years. We have a wonderful house and three children under 18. Is it inevitable that I’ll lose my home?
A: I’m sorry that you are going through this. I know this is a hard time for all involved. In my experience, when a couple divorces, most roads lead to a house sale. Why is that?
California is a community property state. Assets acquired while married are owned equally by each party and split 50/50. These are the three options the divorce court will generally consider:
• One spouse keeps the home and buys out the other.
• Both spouses agree to sell the home and divide the proceeds.
• One spouse remains temporarily, until, for example, the children finish school. Later, the home will be sold. This is called “nesting.”
The three options sound uncomplicated, but divorce is never easy. It is fraught with emotions and rarely simple. If one spouse decides to buy out the other, then a reliable and accurate appraisal is vital. The spouse keeping the house needs to refinance and may have to pull equity out of the home to buy out the existing partner. The original mortgage will be paid off, and the purchasing spouse takes on a new, larger debt.
The good news is that public policy tends to make interspousal transfers easy. The government doesn’t add an additional layer of grief by reassessing the property value of the house. The purchasing spouse will retain their original tax base. The bad news is that the purchasing spouse has to qualify for the new loan on their own. The court will closely examine the financial condition of the purchasing spouse and consider if the refinance is a reasonable burden. Many times, it just isn’t possible. Without two salaries, the remaining spouse may not qualify for the new, larger loan.
Another option is the “nesting concept.” This sounds reasonable, especially if children are involved. The court wants the children’s lives to remain as smooth and normal as possible. The parents are divorcing, but the children shouldn’t suffer unduly for that. Nesting can come in many forms. The idea is one spouse will remain until the children are grown and then the home will be sold. They can also alternate staying at the home.
What sounds good on paper can often be disastrous when played out in actual life. In one nesting example, a couple rented an apartment close to the family house. One spouse was to live with the children for two weeks while the other one stayed at the apartment. The plan was to alter-
nate the stays until the children were grown and the home could be sold. This plan lasted about two months, until the ex-wife went for her stay at the apartment and found items belonging to the new girlfriend in her chest of drawers. Their community property home was soon put on the market and sold.
If you want to stay in your home, your best option is to buy your ex-husband out, if you are financially able to do that. Or, if you have an amicable relationship, you can try to work out a nesting arrangement until your kids are grown. In my experience, these options are more challenging than they sound, so prepare yourself for the possibility of a sale.

REAL ESTATE, CYBERCRIME, AND THE ONE EMAIL THAT CAN COST YOU EVERYTHING
Buying or selling a home comes with a lot of moving parts: contracts, inspections, loan documents, disclosures, escrow deadlines, and large sums of money changing hands. That is exactly why real estate transactions are attractive targets for cybercriminals. The FBI’s Internet Crime Complaint Center (IC3)
reported more than 1 million cybercrime complaints in 2025, with losses topping $20.8 billion. Real estate fraud alone accounted for 12,368 complaints and more than $275 million in reported losses. California led the nation in total cybercrime complaints and reported losses.
The most common real estate scam to watch is wire fraud. A buyer may receive what looks like a legitimate email from a title company, escrow officer, attorney, lender, or REALTOR® with wiring instructions for closing funds. The email may have the right names, logos, and transaction details. But if a criminal has changed the instructions, the money can be gone in minutes.
The IC3 report includes real examples of homebuyers who were nearly or actually defrauded during closing. In one case, a senior citizen received compromised instructions and wired more than $1.3 million to a fraudulent account. In another, buyers sent more than $449,000 after receiving an email impersonating their attorneys. Quick reporting helped freeze funds in some cases, but no one should count on luck as a recovery plan.
Consumers should also watch for rental scams. Be careful with listings that seem too good to be true, pressure you to send money quickly, or involve an owner who cannot meet in person. Never send a deposit, wire transfer, cryptocurrency payment, or payment-app transfer before verifying the property and the person offering it.
Impersonation scams are also getting harder to spot. With artificial intelligence, fake emails, deep fake videos and voices, documents, and online pro files can look and sound convincing. The IC3 report noted more than 22,000 complaints involving AIrelated information in 2025, with reported losses
exceeding $893 million.
A few habits can prevent a very expensive mistake:
• Confirm wiring instructions by phone using a trusted number.
• Question any last-minute change to payment instructions.
• Avoid clicking unexpected links or attach ments related to your transaction.
• Use strong passwords and multi-factor authentication.
• Pause and call your REALTOR®, escrow offi cer, lender, or attorney if anything feels off.
The impact of real estate cybercrime is not just financial. It can derail a purchase, delay a sale, create legal problems, and cause enormous stress. For many families, closing funds represent years of savings. For older adults, the damage can be especially severe. In 2025, people 60 and older reported more than $7.7 billion in cybercrime losses, including more than $123 million in real estate-related losses.
If you believe you have been targeted, act immediately. Contact your bank and ask for a recall of the funds. Notify your REALTOR®, escrow or title company, and local law enforcement. Then file a complaint at IC3.gov with as much transaction detail as possible. Time matters.

When in doubt, stop, call, and verify. That one pause may protect everything you have worked so hard to save.
