When you’re decorating an entire home or simply refreshing one room, it’s natural to focus on the big elements, such as paint colors, furniture, and lighting. But one of the most overlooked elements (and one of the most impactful) is window treatments. They’re the finishing layer that can make a room feel polished and complete. Maybe it’s easier to reuse what was already in place, or perhaps choosing the best type and style feels daunting. Let’s break down where to start.
Begin with Function First
Considering how you need the treatments to function takes priority. Go throughout the home and, for each room, answer these questions:
• How much light do I want? Do you want soft, filtered light? Total blackout? Or flexibility throughout the day?
• Do I need insulation or energy efficiency? Certain treatments can help regulate temperature and reduce energy costs.
• What’s the visual goal? Clean and minimal? Soft and layered? A little drama?
• What’s my budget? Especially with drapery, fabric yardage adds up quickly, so this is a good place to prioritize where you want to invest.
Consider Different Types of Treatments
There are dozens of window treatments out there, but let’s look at the most popular ones:
• Drapery (Curtains): If you want softness, texture, and a more robust look, drapery is a timeless choice. It’s incredibly versatile and can work in almost any style of home, from relaxed and casual to more tailored and formal. And with thousands of fabric choices available, drapery is a great way to add color, pattern, and texture to a room (like adding another piece of art to a wall). You can
go light and airy with sheers, or opt for blackout panels for better sleep. When possible, order fabric swatches so you can see the material in your space first.
• Shades: If your style leans a bit more clean and tailored, shades may be for you. They typically sit neatly within the window frame and offer a more streamlined look than drapery. And there’s no shortage of styles from which to choose, including Roman, woven, cellular, solar, and roller. Shades also come in a variety of materials, such as bamboo, wood, paper, and many non-fabric materials, which can be easier to clean, making them a great choice for kitchens and bathrooms. Many of the materials used to make shades don’t hold onto dust, pollen, or dirt the way fabric can.
• Blinds: Blinds are often the most practical and budget-friendly option. They’re made of slats that tilt open and closed, giving you more control over light without fully raising or lowering the treatment. They’re especially useful for sliding-glass door (vertical blinds) or secondary spaces (like the home office) where function is the priority. While they may not always be the most decorative option, they can absolutely be layered with drapery to elevate the look.
What Works Where
Window treatments don’t have to be the same in every room; in fact, they usually shouldn’t be. A popular combination includes drapery in living rooms and bedroom, woven shades in kitchen, Roman shades in family room, and blinds in home offices.
Do They All Have to Match?
Absolutely not! But they should all coordinate to provide a cohesiveness as you move from room to room. As long as there’s a consistent thread, such as color, tone, or material, the home will feel connected from room to room.

MIKE DAY JOINS KNIGHT REAL ESTATE GROUP

Day brings nearly three decades of real estate industry experience to the role, along with a strong background in technology and operational leadership. Nature Is Gaining Legal Rights
Legal rights for nature and wild creatures are evolving rapidly from symbolic concepts to enforceable laws. Traditionally, legal systems viewed nature as “property.” A growing global movement is now granting ecosystems and individual creatures legal personhood, giving them the right to exist, thrive, and be represented by human “guardians” in court.
This movement was first launched in Ecuador in 2008 when it established a framework of legal rights of nature: the rights of “Pacha Mama” (Mother Earth). The framework is built on ecological principles, including the precautionary principle (take no action until it can be proven to be harmless), prevention, and in dubio pro natura (“in doubt, favor nature”). These principles provide powerful tools to safeguard ecosystems and biodiversity, and mitigate climate change. They have been instrumental in halting harmful development projects and preserving biodiversity under ecosystem-based governance.
Numerous other countries including New Zealand, India, Panama, Uganda, Mexico, Bolivia, Canada, and Spain have enacted laws recognizing rights of nature, all within roughly the last 15 years. Ecuador’s Constitutional Court, in a first,
by
expanded its legal rights of nature framework by establishing that marine environments are entitled to preservation and maintenance of their “life cycles, structure, functions, and evolutionary processes.”
The court’s ruling recognizes the interconnectedness of marine life and its critical role in maintaining a healthy planet. Advocates can use this framework to challenge destructive activities, including overfishing and offshore fossil-fuel development.
Many indigenous communities have long understood that the health of nature directly impacts our own well-being and have honored this symbiotic relationship.

The right of nature movement is about balancing what is good for humans with what is good for other species, recognizing that all life is deeply interconnected.
More than 150 laws have been established worldwide recognizing the rights of rivers, forests, oceans, mountains, and all of nature. In 2024, Peru enshrined the legal right of stingless bees, the first insects in the world to be granted such rights. Roughly half of the world’s 500 known stingless bee species live in the Amazon, where they pollinate more than 80 percent of local plant species, including crops such as cacao, coffee, and avocados. What
prompted Peru to take action was the bees’ decline from deforestation and pesticide use.
Codifying the rights of nature in law is a revolutionary departure from conventional environmental policies. It is paving the way for a profound transformation from the anthropocentric mindset that has long dominated environmental thinking.

Your body is always listening. It knows when you need more oxygen. Your nervous system detects rising CO₂ in your blood and triggers deeper breathing without you thinking about it. When you’re overheated, you begin to sweat. If it’s too dark to see, your pupils dilate to let more light in. You’re kept alive and attuned to your environment by a feedback loop that senses, responds, and regulates your body.
Philosophers call this a cybernetic system, one that maintains homeostasis in a shifting environment.We’re familiar with cybernetic systems in buildings because of the thermostat. A sensor detects temperature, compares it to a setpoint, and adjusts heating or cooling accordingly. But a thermostat controls only one variable temperature and only to a fixed target, regardless of what your body actually needs at the moment. It’s a static system, just like how normal building ventilation rates stay constant whether you’re
asleep or working through a cognitively demanding task, and how the lights stay at the same color temperature and melatonic lux levels whether your circadian rhythm is aligned or disrupted.
I’ve previously written about how a byproduct of Passive House Design is improved indoor air quality, and about the scientifically documented benefits of this to focus, wellbeing, and performance. But air quality is just one factor that affects us in indoor environments. The quality of light, water, acoustics, and temperature all have profound effects on our focus, productivity, mood, and sense of well-being. Just as thermostats regulate indoor temperature cybernetically, so too could these other factors be adjusted in real time to maintain an optimal environment.
Taking this further, what “optimum” means for each individual could be calibrated to feedback from our own bodies. With the rise of biosensors, we have the ability to feed information into building systems that would attune our environments to the needs of our bodies in real time. Responsive sensors and systems allow us to maintain optimum interior environments continuously.
Imagine a bedroom that detects you entering deep sleep and automatically lowers the temperature to 64°F while ensuring CO₂ stays below 600 ppm. Or a home office that senses rising CO₂ alongside declining blood oxygen saturation and increases ventilation rates before your focus wavers. Or a living room that reads elevated cortisol markers and responds by shifting to warmer, dimmer light, and adjusting temperature to support parasympathetic activation.
“With the financial and energy investment so many of us devote to food, fitness, and personal well-being, it’s remark-
able that the very structures we spend most of our lives in are so often treated as an afterthought,” says Ryan Cullinen, principal and vice president of the Santa Barbara–based Allen Construction. “We have an opportunity to reimagine our homes as active contributors to health, spaces that intelligently adapt, restore, and support us each day. I and my practice have been developing Design for WellBeing guidelines based on clear, quantifiable benchmarks backed by research from institutions like Harvard’s TH Chan School of Public Health. Dr. Joseph G. Allen a Healthy Building scientist and professor at the school has spearheaded research that shows that workers in optimized environments perform more than twice as well on cognitive tests compared to those in conventional buildings.
Our guidelines set best practices to achieve these optimum conditions. Bioresponsive architecture takes this a step further, maintaining peak conditions continuously, responding to biosignals, and altering the environment in real time in response. This might mean adjusting ventilation when CO₂ builds, modulating light when circadian disruption is detected, and actively noise-canceling the sound of the HVAC system when it turns on, keeping the background acoustic environment calm and soothing.
Your body maintains homeostasis through constant sensing and adjustment. Your building can too.
The science is clear: We’re ready to design environments that don’t just shelter us, but actively foster our wellbeing by optimizing for a range of conditions beyond just temperature.
It’s time our buildings started listening.

and buyers who can qualify for a mortgage often struggle with the upfront cash needed for a down payment and closing costs.
That is why the proposed First-Time Home Buyer Empowerment Act deserves attention.
Introduced in the U.S. House in February as H.R. 7468, the bill would allow certain first-time homebuyers to use unused 529 education savings funds toward the purchase of a first home without the usual tax penalty tied to non-education withdrawals. As of late March, the bill has been introduced and referred to the House Committee on Ways and Means.
The idea is simple, many families have money set aside in 529 accounts for education. Sometimes those funds are not fully used. This bill would give first-time buyers another option by allowing some of that money to be redirected toward buying a principal residence.
Under the bill text, eligible buyers could use up to $35,000 from a 529 account for a first home purchase, as long as the account has been open for at least 15 years. The bill also says contributions made within the previous five years would not count, and the money generally must be used within 60 days of distribution for the home purchase.
There is also an important safeguard. If a transac tion falls apart, the bill allows a path to put the money back within a limited period. And because the pro posal is aimed at true owner-occupants, it includes a recapture provision if the property is sold or stops
being the buyer’s principal residence within five years.
Would this solve Santa Barbara’s affordability problem? Let’s not kid ourselves. In this market, $35,000 is meaningful, but it is not a miracle. It will not suddenly create more housing supply, lower interest rates, or make South Coast real estate inexpensive.
But it could help real people. This matters in Santa Barbara because we are not talking about theoretical buyers. We are talking about professionals, teachers, health care workers, and local families who want to put down roots here but are being squeezed from every angle. If we are serious about helping the next generation of homeowners, we need policies that address the actual cost of getting started.
For now, though, this remains only a proposal. The First-Time Home Buyer Empowerment Act has been introduced, but it still must move through Congress and be signed into law before buyers can use it. The bill text says it would apply to distributions made in tax years beginning after enactment, which means nothing changes until the bill is passed.
In a market like Santa Barbara, there is no single bill that will make homeownership easy. But practical steps still matter. Helping first-time buyers unlock funds they have already saved, or that their families saved for them, is the kind of targeted idea that at least moves the conversation in the right direction.
