ANDREA SHAPARENKO

G&C Questionnaire: Stacy Fausset, Landscape Architect

Landscape architect Stacy Fausset graduated magna cum laude from Cal Poly Pomona and got a job right away at a small firm in her hometown of Ventura. She became a licensed landscape architect soon thereafter and joined a Los Angeles–based designbuild firm to learn more about the full process, from idea through construction. While producing working drawings, she also oversaw design development and construction management on a range of high-end projects from Beverly Hills to Santa Barbara. In the mid-’90s, she opened a Montecito office for Robert E. Trushowski, an internationally recognized leader in the field.

Naturally, her next step harnessing 25 years of professional experience was to open her own firm, in 2010, to provide comprehensive services, from idea cultivation and plant selection to consulting, design, and construction coordination on any size project.

“Southern California at its finest,” she says, “includes the joys of nature and outdoor living.”

What drew you to landscape architecture early on? I had an interest in building things, architecture, and drawing at an early age. I also spent a lot of time outdoors with my family in nature, and the two passions seemed to come together naturally in landscape architecture. My track coach in high school was also the drafting teacher. He informed me about the field of landscape architecture and let me take a directed study class. The rest just fell into place!

What has been your favorite work-related field trip or vacation? Taking a private jet ride with a client to tag olive trees in Central California was the best field trip. Among the best workrelated travel has to be Italy the architecture, people, and food are amazing. The climate is very similar to Santa Barbara, so the plant palette and how trees and plants are used in similar or different ways is fascinating. Locally, I have the privilege of visiting historic estates throughout Montecito on a regular basis. Seeing behind the scenes and contributing to their ongoing preservation and beauty is truly a highlight for me.

What is your favorite public space in Santa Barbara? There are so many to choose from, but the Santa Barbara Botanic Garden has to be at the top.

What do you like the most about your job? That it doesn’t feel like a job! I am truly blessed to be able to pursue my passion and get paid for it. The people that I get to work alongside, including many top-notch contractors of every trade, is an ongoing joy in my day to day.

If you had to go back to pick another profession, what would it be? Geology. I was always fascinated with geology in college it is like the earth’s history book!

What is your greatest fear? The threat of global warming and how it will affect not only our region, but humanity.

What do you consider the most overrated virtue? Obedience. I’ve always been a rule follower, but as I’ve gotten older, I kind of

wished I would have pushed the envelope a bit more in my younger years.

Which talent would you most like to have? Innate musical ability. I really admire my son, who can sit down and play a song on the piano after hearing it just once. That type of musical ability is such a gift.

If you could change one thing about yourself, what would it be? Being less neurotic about details. It would be great to be able to walk down the street and not notice things that are out of place or need addressing. Then again, if I didn’t have this ability, I suppose I wouldn’t be as good at my job!

What do you consider your greatest achievement? Opening and running a business while successfully raising my two sons to be responsible, caring young adults contributing to society.

What is your most treasured possession? Time there never seems to be enough of it.

What do you most value in your friends? Kindness and caring. A good set of moral values ranks high in my book.

What is your most marked characteristic? Being very organized.

What word or phrase do you most overuse? “Value engineering” I wish I didn’t have to say it at all!

What is your motto? After losing my husband to a long illness, my motto has changed a bit. Live and smile every day, and don’t sweat the small stuff. Enjoy every moment, because tomorrow is not guaranteed for anyone.

Rooted Celebrates Its Transformative Nutrition Education Programming at Kale Disco

On April 10, 150 supporters of the nascent, rapidly expanding Rooted Santa Barbara County gathered to raise funds and celebrate its nutrition education programming that is transforming lives. The Eastside Branch of the S.B. Public Library was honored for being a key partner in Rooted’s culturally relevant, bilingual programming.

Held at the Community Arts Workshop, the Kale Disco featured a reception, plant-forward meal, program emceed by former NCIS star Duane Henry, auction led by Tina Ballue, and spirited disco dancing.

Nutritionist Beth Skidmore cofounded Rooted in 2018 and continues to lead with abundant passion, intelligence, and grace and without any compensation. The organization has attracted healthcare professionals, partner organizations, and foundations with its philosophy that healthy food is healthcare and our community deserves access to it.

The Mosher Foundation, the S.B. Foundation, and others have provided financial support and guidance. However, the largely volunteer-driven organization seeks significant additional funding to transition from using contract-based workers to hiring staff and to expand programs to meet the tremendous need in the community.

At the event, Education Lead Mary Galindo explained how Rooted’s programs create hands-on food experiences through cooking and taste testing and teaching about healthy food. In its Fiber Jumpstart series, for example, participants learn where to find fiber and how it supports their health. The focus is on foods that are accessible, affordable, and, most importantly, enjoyable. Other programs train providers. Galindo presented the S.B. Public Library with an award for hosting Rooted’s programs and for enthusiastically promoting them, allowing for their initial success and subsequent expansion.

Boardmember Dr. Fred Kass, an assistant clinical professor at UCLA and former director of medical oncology and director of wellness at Ridley-Tree Cancer Center, where he practiced for more than 30 years, touted both the importance of Rooted’s work and its success. He related how rates of chronic disease are rising, with nearly half of adults now suffering from some chronic illness. While we

now know that nutrition and lifestyle are key to prevention and survival, Kass explained, most physicians receive little training in nutrition and many families lack the guidance and support to change.

Kass lamented that too often, recommendations are made without enough attention to culture or the realities of daily life. Rooted is different. He praised Rooted’s recent partnership with Harding School for engaging, Spanishlanguage family programs, with groceries provided by the Foodbank of S.B. County for participants to take home.

Rooted is building a “culturally relevant, communityembedded approach to nutrition,” Kass related. It “meets families where they are, respects traditions and lived experience, and turns evidence-based guidance into practical, everyday action. This is work that goes beyond education. It builds trust. It creates connection. This work is essential.”

In an interview, Skidmore explained that Rooted’s core values of cultural relevance and sensitivity are important because “when care reflects people’s cultures, languages, and lived experiences, we see stronger trust, deeper engagement, and better outcomes.” In practice, this translates into bilingual programming, honoring cultural food traditions, focusing on practical habits that fit into people’s daily lives, and more generally, treating people with dignity and respect.

This approach has been incredibly successful, including with programs done in partnership with the S.B. Public Library. At the Eastside Branch, Rooted runs a free, annual Eat to Thrive program with English and Spanish language cohorts. The 25-30 spots for these five-week sessions fill right up and wait lists form, reflecting the strong demand.

With the Foodbank a few years ago, Rooted developed online programs that reached nearly 5,000 people through the Foodbank’s Spanish-language platforms. This year, the partnership launched online interactive programs, complete with live Q&As. Offered for free, the English and Spanish language programs are targeted at communities facing barriers to healthcare and nutrition education.

Rooted works with other nonprofits to train providers, i.e., teaching the teachers. These partnerships include Savie

Health in Lompoc, S.B. Neighborhood Clinics, Sansum Diabetes Research Institute, and Ridley-Tree Cancer Center.

For student trainings, it has partnered with San Marcos Health Academy and CA State University Channel Islands (CSUCI) nursing program. These are no-cost opportunities, Skidmore related, that build skills and inspiration for the next generation of providers.

With a dedicated team, partner network, and supporters, Rooted has improved the health of so many residents. Check out the website for a link to testimonials from program participants. At Rooted, Skidmore shared, “we know what a difference this work can make, and are deeply committed to listening, learning, championing, and building programs that truly resonate with our community.”

Seabed Debris Cleanup

Most ocean cleanup assumes that marine trash is on or just below the ocean’s surface. The reality is that most of this litter doesn’t float it sinks to the seabed where it remains to contaminate the environment. Metals, plastics, fishing nets, tires, and bottles all make their way to the ocean floor. The few efforts to remove this rubbish have required divers and cranes; they have been slow, costly, and physically demanding.

Once on the seabed, plastic doesn’t stay intact; it breaks down progressively into smaller fragments, eventually becoming microplastics that damage food chains and water supplies.

The Delft University of Technology in the Netherlands is cutting edge on understanding the impacts of seabed debris and developing cost-effective and scalable strategies to address this ubiquitous problem. A company based on this research, SeaClear, is operating under the European Union’s Mission: Restore Our Ocean and Waters, with targets to cut marine litter in half by 2030.

SeaClear’s system uses unmanned surface vessels with aerial drones to survey the ocean floor and log the location of debris before anything goes down to retrieve it.

Then a variety of robots descend to grab the debris or vacuum it up. The robots can distinguish litter from rocks, plants, fish, corals, and other marine life. A cranemounted smart gripper on a barge handles heavier and larger objects.

The key to SeaClear’s approach is the integration of AI software and robotics. The process combines multiple layers of computer vision, machine learning, and real-time decision making. Deep learning detection algorithms use annotated datasets containing images of marine species and various types of debris under different underwater conditions. The system uses shapes, colors, and movement patterns. Instant segmentation ensures that robots grasp or vacuum up only litter, thus preserving delicate fauna. Collection halts automatically if marine life is detected within the robot’s operation zone.

AI compensates for depth, turbidity, and lighting, but low-light environments, sediment plumes, and overlapping objects complicate distinction. This technology still needs refining but currently is at 90-94 percent accurate. Autonomous barges are being tested to function as floating depots, collecting the robotic-gathered waste and hauling it back to shore only when fully

REAL ESTATE SCOOP

loaded, thereby reducing individual round trips.

Abandoned, lost, or discarded fishing nets and gear pose one of the most persistent threats to marine ecosystems. The symbiosis between AI and robotics is proving effective in handling this tenacious problem.

There is optimism that the same AI detection system can work for locating unexploded mines left on the seabed from current and earlier wars.

RADIUS FORECAST: “THE MARKET

ISN’T SLOWING — IT’S SORTING”

At its 16th Annual Real Estate & Economic Forecast on March 12 in Santa Barbara, Radius Commercial Real Estate delivered a clear message to a packed room of industry professionals: the Central Coast market is not experiencing a broad slowdown, but rather a decisive shift toward selective performance, where quality assets, flexible deal-making, and policy conditions are increasingly determining outcomes. The program brought together insights from Radius brokers and market experts Rhonda Henderson, Gene Deering, Brad Frohling, and Steve Golis, alongside keynote economist Dr. Christopher Thornberg of Beacon Economics, offering a comprehensive view across leasing, investment sales, multifamily housing, and macroeconomic trends.

Across presentations, a consistent theme emerged a growing divide between high-performing, well-capitalized properties and older or less adaptable assets. In the leasing market, landlords who invest in tenant improvements and respond quickly to deal opportunities are achieving premium rents, while outdated

office inventory faces extended vacancy and downward pressure.

Retail showed continued resilience, particularly in smaller, neighborhood-oriented spaces, while submarkets such as Goleta are gaining momentum as centers for innovation and growth, supported in part by institutional investment and university-driven initiatives.

On the investment side, transaction activity has moderated, reflecting higher interest rates and increased selectivity among buyers. However, notable large-scale transactions and continued demand for high-quality assets signal underlying confidence in the region’s longterm fundamentals.

Multifamily housing remains one of the most pressing challenges, with limited new construction failing to keep pace with demand. Speakers emphasized that supply constraints, combined with evolving regulatory frameworks, are reshaping both development feasibility and investor behavior.

Public policy was a central focus throughout the event, with discussion around rent control measures,

transfer tax proposals, and permitting timelines. These factors are increasingly influencing capital allocation decisions, with several speakers noting that regulatory conditions are becoming as critical as traditional market fundamentals.

“When the economics change, capital moves,” was a key takeaway underscoring the day’s discussions highlighting the growing importance of aligning policy with investment realities to sustain economic vitality.

The event concluded with a macroeconomic outlook from Dr. Christopher Thornberg, who addressed national trends in interest rates, labor markets, and economic sentiment, placing local market dynamics within a broader context.

Radius’ annual forecast continues to serve as a leading forum for real estate insights on the Central Coast, bringing together data, expertise, and community dialogue at a pivotal moment for the region.
