SUNDAY 1-3
Tucked within one of the quaintest enclaves near downtown Los Alamos, this charming Victorian-style cul-de-sac home offers timeless living. The two-story residence spans approximately 2,413± SqFt with 5 bedrooms and 2.5 bathrooms, providing flexible space for a home office, guest accommodations, or weekend wine country retreats. Vaulted ceilings create an open, airy atmosphere, while the detached garage offers ample storage or space for your Sunday cruise car. Enjoy relaxing afternoons on the inviting front porch with mountain views and the fragrance of the rose garden. Ideally located just moments from renowned Michelin-rated dining, wine tasting rooms, and outdoor recreation, this home places you at the doorstep of the Santa Ynez Valley lifestyle.

Living here in Santa Barbara is truly a privilege: We get phenomenal weather and amazing community, and we are never more than 20 minutes from the beach at any given point in time. I often get questions from clients about how to harness this vibe and translate it into their living spaces.
Coastal decor has long been associated with seashell collections, rope-wrapped mirrors, and cheeky signs announcing “Life’s a Beach.” While those elements can have their place in certain settings, truly timeless coastal design is far more refined. When done well, it’s not about themed accessories: it’s about creating a feeling. The goal is to capture the calm, breezy essence of the shoreline through thoughtful color, texture, and materiality. Here’s how to execute it:

Color is the foundation of coastal design. Think ocean blues that range from misty sky to soft watery hues. Sea greens such as sage, eucalyptus, and muted aqua evoke dune grasses and rolling tides. Pair these cool hues with warm, sandy neutrals such as soft beige, ivory, and driftwood gray. The interplay between cool and warm tones mirrors the balance between water and shore.
The key is restraint. Choose two or three colors and layer varying shades within that family to create depth. For example, a living room might feature pale blue walls, a slightly deeper blue in accent pillows, and sea-glass green in artwork. Ground the palette with creamy upholstery and natural wood finishes to keep it feeling organic rather than thematic.
Avoid stark whites or high-contrast combinations. Coastal interiors should feel sun-washed and relaxed, as though the colors have gently faded under salty air.
A well-executed coastal space feels open and breathable. Maximize natural light whenever possible. Sheer cotton or linen window treatments allow sunlight to filter in softly while maintaining privacy.
Furniture layout also plays a role. Leave breathing room between pieces. Avoid overcrowding and oversized silhouettes that block sightlines. Think, “Edit, edit, edit.” Less really is more in these spaces. Opt for clean-lined sofas, beautifully upholstered chairs, and streamlined tables that maintain a casual elegance.

The most important element in sophisticated coastal design isn’t décor; it’s texture. Natural materials bring warmth and authenticity. Cotton and linen upholstery create a relaxed foundation. Rattan and wicker add visual lightness while introducing subtle pattern. Seagrass rugs ground a room with earthy texture underfoot. Light-toned woods, such as white oak or reclaimed driftwood finishes, provide structure without heaviness.

Layering is essential. Imagine a neutral sofa dressed in cotton cushions, a chunky knit throw in soft beige, and a woven seagrass rug beneath a weathered wood coffee table. None of these pieces on its own screams “beach,” yet together, they evoke the tactile richness of coastal living. Contrast smooth and rough finishes thoughtfully. Pair a matte ceramic vase with a woven tray. Combine a sleek glass lamp base with a textured linen shade. These juxtapositions add dimension while maintaining harmony.

The fastest way to undermine a coastal interior is to overload it with themed accessories. Instead of displaying collections of shells or nautical figurines, choose a few meaningful objects made from natural materials.
Say yes to a large glass jar that collects treasures you’ve collected as a family on beach walks. Say no to store-bought shells and signage decor. Keep it meaningful and simple. A large ceramic bowl in a sea-glass hue. A handwoven basket for storage. A sculptural piece of driftwood. These subtle nods to the shoreline feel curated rather than kitschy.

Ultimately, coastal decor done right is about evoking the tranquility of the seaside, not re-creating it literally. When you focus on color, texture, and natural materials, you allow the atmosphere to emerge organically.
Ocean blues and sea greens soothe the eye. Soft beiges and warm woods ground the space. Cotton, rattan, seagrass, and light-toned wood add tactile richness. The result is a home that feels light, airy, and timeless, a quiet reflection of the coast rather than a souvenir shop version of it.
When thoughtfully layered, coastal design becomes less about decoration and more about experience. It’s the feeling of a gentle breeze through open windows, sunlight reflecting off water, and the simple luxury of relaxed living.

The architecture sets the tone from the moment you arrive — clean lines, open volumes, midcentury modern in the best sense. But it's the relationship between the house and its setting that really stays with you. The light moves through beautifully, morning to evening, and the mountain views shift with it in ways that never get old. Dramatic, cozy, effortlessly alive — this house holds all of it.
Inside, the kitchen blends original mid-century character with serious modern cooking — Liebherr, Gaggenau, and Bertazzoni — with mountain views on full display. The primary suite offers a classic ensuite bath, fireplace, and a private deck that makes mornings genuinely hard to leave. Two additional bedrooms and a spacious home office round it out.
The full acre has been left as found — an open meadow, unfenced and unhurried, where deer and birds are still very much at home. Above the meadow, thoughtfully designed ADU plans were created by Ferguson-Ettinger Architects.
Private and serene, yet remarkably close to everything: Francheschi Park, Sheffield Open Space, Parma Park, Cold Spring Trail, biking up Gibraltar Road, world-class dining in Montecito and Santa Barbara - all minutes away.

We are proud to congratulate these exceptional agents for their outstanding representation and successful closings. Their dedication and professionalism continue to set the standard for excellence in our industry.

On March 14, the small but mighty nonprofit Santa Barbara Channelkeeper (CK) celebrated its 25th anniversary at its annual Blue Water Ball. Nearly 200 supporters gathered, rather fittingly, at the seaside Cabrillo Pavilion to mark the milestone in its work protecting and restoring the S.B. Channel and local creeks and rivers. Each year, Channelkeeper engages in science-based environmental advocacy, education, fieldwork, community engagement, and enforcement. The entire community greatly benefits from their multifaceted work.
Guests enjoyed a lovely reception, dinner, and program emceed by local nonprofit leader Geoff Green. The program featured Assemblymember Gregg Hart, Chumash representative Mia Lopez, and Executive Director Ted Morton, who reflected on Channelkeeper’s operations, its accomplishments, and the challenges confronting our community.
According to Morton, Channelkeeper is a connector: bringing various people, knowledge, and action together to create lasting change. Through its beach cleanups and other activities, Morton related, CK brings community members together to protect places they love. Over the years, CK has mobilized nearly 5,000 volunteers for cleanups along our coasts and on the Channel Islands, removing nearly 70,000 pounds of trash, including lobster traps and other marine debris.
Through its various education programs, CK introduces students to local waters and wildlife, focusing on schools with under-resourced families, whose kids may otherwise not have these opportunities. There are both classroom components and the much more fun and engaging on-thewater components. Morton explained that when “young people connect with nature, they are healthier, happier, more inquisitive, and encouraged to care for the world around them.” Over the years, more than 43,000 youth have participated in CK’s programming.
CK provides key data to policymakers gleaned from its ongoing water quality monitoring, its pollution investigations, and its research. Morton pointed to CK’s lead role in the community-wide effort to reshape the city’s cruise ship
program, which resulted in an annual cap on the number of ships, a requirement for advanced pollution control technology, and speed limits to minimize whale strikes and harmful emissions.
Channelkeeper was among the groups opposing Sable Offshore Corporation’s attempt to restart offshore drilling. It spoke out against the threat and encouraged community members to do the same when county and state agencies weighed decisions. It is one of the groups being represented by the Environmental Defense Center in legal actions against Sable.
Morton lamented the Trump Administration’s invocation of the Defense Protection Act the day before the event to authorize Sable to restart production, calling it a rare power grab that circumvents state laws and regulations and disregards our community’s overwhelming opposition to the risky project. Morton pointed to Sable’s troubling track record of water quality violations, criminal charges, and a record fine from the CA Coastal Commission.
Assemblymember Hart shared that within hours of Trump’s action, Governor Gavin Newsom, the Lieutenant Governor, Senate Leader Monique Limón, Speaker Robert Rivas, and he all strongly asserted their determination to fight this latest attempt to circumvent state environmental protections.
On the very day of the event, Sable announced that it was resuming production at Platform Harmony, with oil flowing from its Las Flores processing facility on the Gaviota Coast through its pipelines to Pentland Station in Kern County. This development makes Channelkeeper’s work even more vital to our community.
When Channelkeeper was founded, initially as a program at the Environmental Defense Center, S.B. County had the highest number of public health warnings for water quality of any coastal county in the state, whereas now, thanks in part to CK, the number is negligible.
Among the nonprofit’s achievements was securing an agreement with the City of Santa Barbara in 2012 to repair or replace 34 miles of aging sewer infrastructure that posed serious risks to the community. After advocacy efforts failed

to persuade the city, Channelkeeper filed a lawsuit, which resulted in the agreement and a subsequent 91 percent reduction in sewage spills.
More generally, over its 25-year existence, Channelkeeper has played a key role in improving water quality and coastal health from Point Conception to the Ventura River and from the Channel Islands to the inland Santa Ynez mountains.
With climate impacts increasing and environmental protections weakening, Morton emphasized that Channelkeeper’s work in bringing together science, community action, and advocacy has never been more important.
Channelkeeper operates with a lean and dedicated staff of seven and a $1.1 million annual budget. It receives about 40 percent of its funding from government and nongovernmental grants and relies on the community for significant support.
Next month, Channelkeeper and the Commercial Fishermen of Santa Barbara will hold their annual lobster trap cleanup on our beaches. Those interested in participating can learn the date, once it is announced, and details on Channelkeeper’s website, sbck.org. Those wishing to make a donation to CK can do that on the website too.

“We consider ourselves very fortunate to work with Mike Richardson and his son Kyle Richardson. Not only were they exceptionally friendly and knowledgeable, but at every step of the decision process and ultimately our recent purchase, they were looking out for our best interests as we searched for the right property in Santa Barbara. Mike and Kyle understood issues that we would never have known about as an out-of-state buyer. Their attention to every detail along the way has been nothing short of exceptional.
Mike has built a successful business as an independent broker and local real estate investor and has been a resident of Santa Barbara for over 40 years. His experience and wisdom covers the spectrum from intimately knowing neighborhoods to understanding building construction and maintenance, and environmental and geological considerations of every house we saw. It’s wonderful to see how he has imparted his wisdom to Kyle.

The Homebuyers Privacy Protection Act (HR 2808) changed life for all Americans without most of them even knowing it last year. Have you ever applied for a mortgage, and then all of sudden, your phone won’t stop ringing with lenders promising you the deal of the century? You wonder how they know so much about your personal situation. You wonder if you are supposed to reply to any of these folks. Maybe you wonder if there is a problem with your loan in process. No matter what, you probably felt annoyed, possibly scared, or confused. Lame, right?
What actually happened was that your credit inquiry information was sold by the credit bureaus as a “trigger lead.” No, your lender didn’t do anything wrong. No, your information wasn’t leaked. Yes, it shouldn’t happen if you had opted out under the Fair Credit Reporting Act’s (FCRA) online offering (optoutprescreen.com).
Yes, it seems like this is something that shouldn’t happen in today’s multi-factored, privacy-focused financial policy world. Well finally, the Homeowner Privacy Protection Act has changed this.
Previously, credit bureaus were allowed to sell certain points of data to various lenders your name, phone number, and
amount of credit requested, to name a few. Because of this, I know many loan officers that would input a fake phone number before running credit. Some would input $1 for the loan amount requested, or input the client’s address as 1234 Main Street, to defer accurate data from preying salesmen.
Now, the FCRA permits lenders to acquire these types of leads only if the lender intends to extend a “firm offer of credit” to the consumer. What is that?
Well, it means that the folks buying this data must feel they have enough information to genuinely offer credit based on the information at hand. And anyone who has applied for a mortgage loan in the last 10 years knows that there’s way more than the credit report analyzed to render a credit decision.
This act took effect March 4 of this year, and companies are required to report back on data shared by September of this same year. What is curious to me is what we will see going forward with data shares and consumer demand. Many employers no longer have us lenders call payroll to verify employment, but instead use online processing systems. With permission, we can work with Mastercard to run a “Finicity” report that gives data on your assets and

by

cash flow over the past 24 months. As data continues to be amassed, analyzed, and turned around for quick review, what portion of this collected data will be sold for profit, versus retained for analysis? This act is a step is the right direction to protect sensitive information, inquiries, and intellect. Let’s hope, at least, that everyone’s favorite
dollars.
