South Santa Barbara County Market Update

WELCOME TO SANTA BARBARA HOW’S THE HOUSING MARKET DOING?

Happy fall! As school is back in session and cooler weather approaches, Santa Barbara’s housing market shows moderate signs of shifting in unique ways. Yes, thankfully, we have seen more homes coming on the market, and days on market are stretching slightly, and also, home values remain steady. With interest rates edging lower, many are asking: Will demand rise? The answer is almost certainly yes. For those selling, buying, or remodeling, these conditions present opportunities worth watching.

SANTA BARBARA: A PLACE WE LOVE TO CALL HOME

I’m grateful and privileged to live, work, and raise my daughter here a third generation born at Cottage. Santa Barbara has long been known for its unmatched lifestyle and high housing costs. Families like mine who grew up here often want to stay, while newcomers are drawn by our area’s natural beauty and community spirit. This enduring appeal drives demand across the South Coast, where more residential properties are coming on the market and mortgage rates are edging lower combined with the best weather in the country and an exceptional quality of life all encouraging continued interest in Santa Barbara homes.

THE STATS: SOUTH SANTA BARBARA COUNTY

MLS – SINGLE FAMILY HOMES (STATISTICS FROM AUGUST 2025)

• Sales: 84 homes sold in August

• Median Sold Price: $2,264,000; $2,380,000 year-to-date

• Days on Market: 46 this August vs. 38 last year. Homes are taking a few days longer to sell, giving buyers more time to negotiate, especially on listings active for more than 30 days.

• Inventory: 914 active listings through August, up 13 percent year-over-year

• Takeaway: Prices in Santa Barbara neighborhoods remain strong year-over-year despite more supply and longer selling times. Compared with the pandemic period, when inventory was extremely tight, today’s market offers buyers more choices while still supporting steady home values overall.

• Takeaway: Inventory is increasing, but still below preCOVID levels. Activity is more stable than recent years.

• Takeaway: Still a strong seller’s market with competitive demand.

• Median Sold Price: $6,075,000

• Days on Market: Longer, consistent with the luxury tier

• Takeaway: The pace remains steady and healthy. Some relocations tied to the Los Angeles fires, although it’s unclear how many will translate into purchases versus rentals.

Carpinteria/Summerland

• Six homes sold

• Median Sold Price: $2,285,500

Hope Ranch

• Three homes sold

• Median Sold

• 22 closed escrows in South S.B. County last month at a median sold price of $884,950.

• 853 total sold year-to-date at a $1,900,000 median.

• Takeaway: More condos are available, and more are currently in escrow. This reflects both an entry-level option for many buyers and an opportunity for sellers to use their equity for a lifestyle change.

WHAT ABOUT INTEREST RATES?

As widely predicted, the Federal Reserve cut the federal funds rate by 0.25 percent in mid-September its first cut of 2025. Mortgage rates, however, didn’t drop dramatically since markets had already priced in the move.

Today’s 30-year fixed jumbo mortgage rate (for homes more than $913,100 in Santa Barbara County) averages about 6.4-6.8 percent, compared with the 7-8 percent range seen earlier this year and last year.

Homes priced lower than $913,100 qualify for conforming loans, generally at slightly lower interest rates around 6.3 percent today.

For buyers, lowe r rates improve purchasing power and encourage more activity. For sellers, they reduce the gap between today’s financing environment and the ultra-low mortgages of 2020-21, which may prompt homeowners who have been waiting to make their move. Refinancing is also a realistic option for some.

Bottom line: Santa Barbara could see more buyers and more sellers this fall both supply and demand rising together.

FINAL TAKEAWAY

South Santa Barbara County is gradually easing from the ultra-tight pandemic market. Home values remain strong, while interest rates improve, inventory builds, and selling times stretch slightly. It feels like a more balanced and dynamic season is ahead.

We can see both sides: Sellers can still achieve strong results with thoughtful prep and pricing, while buyers finally have more breathing room and choices. Competition may heat up again as rates continue to fall, so timing matters. Every neighborhood has its own rhythm, and having local insight makes all the difference.

Legal Aid Foundation Hosts Toast for Justice Chowderfest

On September 28, the Legal Aid Foundation of S.B. County (LAF) hosted its annual Taste for Justice Chowderfest to raise funds for the civil legal services it provides countywide to low-income and vulnerable residents.

Held at the S.B. Carriage and Western Art Museum, the event featured tasty chowders and other food, along with beer and wine, from nearly 30 purveyors, all of whom donated their offerings. Guests voted S.B. Shellfish Company the Chowder Champion, Joe’s Café as First Runner-Up, and Scarlett Begonia as Second Runner-Up. The popular band Spencer the Gardener performed in the historic courtyard throughout the afternoon.

In the short program, Executive Director Jennifer Smith explained that while criminal defendants have the right to counsel, those who are harmed by a civil wrong do not. So, a survivor of domestic violence in need of a restraining order or a tenant facing an unjust eviction has no right to counsel. LAF addresses this civil justice gap.

In an interview, Smith related that one of LAF’s largest practice areas, landlord/tenant law, has grown more complex in recent years, making representation all the more important. While tenants have gained some protections at the state and local level, she noted, those laws are meaningful only if they are enforced. LAF plays a key role advising tenants of their rights.

Sometimes, tenants are evicted by default for simply failing to appear after being served with an eviction notice. A recent state law increased the notice period from five to 10 business days, but especially where there is a language barrier, tenants are still at risk for default judgments for failure to appear. LAF works hard to prevent this.

LAF has always provided its services to people regardless of immigration status and continues to do so. Challenges abound, however, in the current climate. Undocumented individuals and even naturalized citizens are fearful, Smith related, and LAF staff does all they can to provide them with knowledge of their rights in various legal matters. Undocumented status can impact residents in a mul-

titude of ways from witnesses in a domestic violence case being afraid to testify to landlords using a tenant’s undocumented status as a threat against them.

LAF does some immigration law work too, including U visas, for which an undocumented survivor of domestic violence who seeks help and cooperates with law enforcement can apply. The visa holder is permitted to work and can apply for permanent legal residence.

LAF also has one part-time attorney who does consultations with undocumented residents to apprise them of their potential immigration remedies. Providing a trusted source is a critical service, Smith explained, because immigration law is exceedingly complex and unscrupulous businesses are taking clients’ money with false promises of immigration assistance.

LAF’s limited resources require that it focus on only a few practice areas and it has prioritized safety, shelter, and economic well-being. Evictions and representing survivors of intimate partner violence seeking restraining orders are LAF’s two largest practice areas. Sadly, LAF does not have the capacity to assist in many other important areas, including employment law and general wills. Moreover, demand for its services far exceeds its capacity at all of its offices.

Referencing a recent State Bar of California report, Smith related how our civil justice system is increasingly becoming a system for corporations and other large entities, where it has become even harder for individuals to meaningfully access it. Thus, much work is needed to ensure that the system serves everyone, especially those most vulnerable and those least likely to be able to access legal services.

Smith explained that with the current political environment and more than 10 percent of its budget coming from the federal government, LAF is presently faced with considerable financial uncertainty. Two years ago, its Family Violence Prevention (FVP) funding was reduced, which led to the loss of one of its three FVP attorneys. The nonprofit is bracing for further funding cuts or unacceptable

funding restrictions. Also, budgetary challenges at the state and local level pose risks for the funding LAF receives from those sources as well.

In its 66th year and with a current budget of $3.5 million, LAF has 11 attorneys spread over its Santa Barbara. Santa Maria, and Lompoc offices and another three who staff the county’s Legal Resource Centers at the Superior Court buildings. Last fiscal year, LAF attorneys provided legal representation to 657 individuals and assisted more than 8,000 more at the Legal Resource Centers. As always, it seeks community support to supplement the funding it receives from government sources and the State Bar of California.

The G&C Questionnaire: Puck Erickson

“Construction is a dance,” says landscape architect Puck Erickson. “We all have our moves.”

For Erickson, who grew up on the East Coast, those moves found their footing in elementary school, when she and her bestie drew their first floorplan on the playground. Fast-forward to college. Erickson studied ceramics and painting at the Rhode Island School of Design and the Kansas City Art Institute.

In the early 1970s, she moved west, landing in the Santa Ynez Valley, where she helped build several houses from the ground up. In 1977, she cofounded Arcadia Studio (arcadiastudio.com), a landscape architecture firm, in Santa Barbara. She and her partners have long shared a strong belief in teamwork among themselves and with all the other players on any given project.

“My education and experience in the construction trades taught me humility, the importance of collaboration with people who know what they are doing, and the understanding that critiques of your work are not personal attacks,” she reflects.

For our occasional G&C Questionnaire, we caught up with Erickson to learn more about career highlights, lake life, and a certain airborne rodent.

What drew you to landscape architecture early on? After studying art and science, it was a perfect combination of the two.

What has been your favorite work-related field trip or vacation? So hard to say but probably a hiking trip in Spain, botanizing and sleeping under cork oaks.

What is your favorite public landscaping design in Santa Barbara? The Santa Barbara Botanic Garden.

Where do you often find design inspiration outside of landscape architecture? The infinite patterns and structure of the natural world.

What do you most like about your job? Every day is completely different, and I get to be outside.

If you had to pick another profession, what would it be? Writing comedy.

What is your current state of mind? Saddened by people walking away from the arts and sciences.

What is your idea of perfect happiness? Swimming across Long Lake in the Adirondacks.

What is your greatest extravagance? Swimming in the Adirondacks every summer.

What is your greatest fear? Our loss of empathy and civility.

What do you consider the most overrated virtue? Working more than 80 hours a week.
