Bye-Bye, White Trim?
F
or decades, the unwritten rule of residential paint was simple: Vary the wall color, and always use bright white paint for trim, doors, and ceilings. Interestingly enough, the popularity of white trim and ceilings dates back (at least to my findings) to the late 1800s as dark, heavily draped Victorian interiors (dare I say “colordrenched”?) gave way to an obsession with cleanliness. White paint shows dust and THE STYLE SPECIALIST soot easily, so clean, bright ceilings and trim signaled that a home was scrubbed and sanitary. With the use of coal fires and gas lighting, maintaining this cleanliness required constant attention, and this upkeep became a subtle signifier of wealth. Fast-forward until recently, with this color scheme being the decades-long standard for most by Christine S. Cowles home interiors. But, sayonara white trim and ceilings … and hello, monochromatic rooms and spaces! Color-drenching is the application of painting your walls, baseboards, window casings, doors, built-ins, and even the ceiling in the exact same hue. It’s become the darling in the design world of late, and with good reason. Here is why color-drenching works, when to use it, and the tips for getting it right.
Why Color-Drenching Works When you paint your trim and ceiling to match your walls, you erase sharp visual boundaries. Your eye no longer stops at every doorframe, baseboard, or crown molding, which transforms how a room feels in several key ways:
•
Softens Awkward Architectural Angles: If you have sloped ceilings, choppy dormers, or a room that opens into an asymmetrical layout, colordrenching smooths out those hard visual breaks, making the architecture feel intentional rather than awkward.
•
Makes Built-ins and Carpentry Seamless: Painting book-

•
Test Before You Commit: Before painting an entire room, order peel-and-stick paint samples. Move them around the room to observe how the color shifts under different lighting conditions and different times of the day.
Expands Small Rooms: In smaller spaces or rooms
with standard eight-foot ceilings, your eye sees a visual break when walls, ceilings, and trim are painted different colors. Using one color across every surface causes room boundaries to melt away, making smaller rooms feel instantly larger.
When to Keep Contrast Color-drenching isn’t about hiding beautiful craftsmanship. If your home boasts original dark-wood trim, handcarved molding, or sweeping window frames that frame a killer view of the Santa Ynez mountains, contrasting trim serves as a purposeful, artistic frame. If you choose to paint the trim in a different color, consider skipping the standard bright white and instead opt for soft, tonal contrasts.
Sheens, Lightening, and Transitions If you are painting everything one color, how do you keep the room from feeling flat? The secret lies in sheen and subtle tonal shifts.
walls to absorb glare, and step up to a durable satin on the doors, baseboards, and built-ins. The slight shift in sheen catches light differently, giving wood trim a subtle, tactile dimension while providing crucial protection against daily scuffs. sive look but fear a dark ceiling might feel too heavy, ask the paint shop to mix your wall color at 50 percent strength for the ceiling. This maintains the exact same undertone while keeping the space feeling light and airy overhead. paint doors between rooms with different colors? Paint the edge and inside face of the door to match the room it opens into, and paint the opposite side to match the adjoining hallway or room.
Ditching the white trim default is one of the easiest, most high-impact updates you can make this season. By letting color envelop your space, you’ll create a custom, thoughtfully designed home that feels elevated, serene, and uniquely yours. I’d love to see your color-drenched rooms! Friendship Center Hosts Family Reunion on Its 50th
O
n September 27 at the Carousel House, Friendship Center (FC) celebrated 50 years of providing day care programming for adults living with dementia. Members, family and friends of current and past members, staff, volunteers, and supporters gathered to reconnect, reminisce, and celebrate this treasured nonprofit. With members of the FC community thinking of themselves as a big family, the free event indeed had the feeling of a family reunion. The 200 guests enjoyed a picnic lunch, music by the band Peer Pressure and DJ Darla Bea, a high-energy cheerleader performance by San Marcos Cheer, trishaw rides from Cycling Without Age, memory jar making, displays of hundreds of photos, and most importantly, quality time to reconnect with others in the Friendship Center family. It was part of an anniversary weekend that included a full day Dementia Care Conference with national and local experts at the Leta Hotel. Intended to be an annual event, the conference attracted more than 100 guests. A post-conference survey showed a big improvement among attendees in their confidence in supporting someone with dementia. When asked what was the most valuable part, several responded, “knowing that I am not alone.” That, according to Executive Director Kathryn Westland, is “about as successful as we could ask for.” Located in Montecito, Friendship Center offers daytime programming Monday through Friday to about 100 regularly attending members, with about 50 at the center each day. There are dedicated sessions for those with mild/ early-stage dementia and for Spanish speakers. Last year, a Carpinteria Hub was established at the Lynda Fairly Carpinteria Arts Center, with programming two days per week. Especially popular activities include pet therapy, art therapy, live music, dancing, fitness classes, puzzles, beach walks, and Cycling Without Age’s trishaw rides. Many other activities are offered, typically a dozen or so each day. Volunteer Gerrie Shapiro, who is a dog trainer, visits daily with one of her clients’ dogs, letting the dog greet dog-loving members while they are engaged in other activities, bringing lots of smiles along the way. FC staff, Westland shared, have a remarkable history of staying connected to FC. Westland has been there for a
total of nine years, previously serving as program manager; her ED predecessor served for 38 years, and a colleague, Esther Kratz, is on her 34th year. “One of the coolest parts of Sunday’s reunion,” Westland shared, was “seeing longtime former boardmembers, staff, volunteers, and families come back. People may leave a position, but that connection to the work and the people here really, really sticks with you.” Enrollment has been growing quickly in recent years, in part because of a post-COVID rebound but also because of “us shouting a little louder about something that has been here doing incredible work for 50 years,” Westland related. Recognition has been pouring in, including being named the Nonprofit of the Year by the S.B. South Coast Chamber of Commerce. Support Group members Suzanne Retzinger and Chris Emmons enjoyed connecting at the reunion. Both their husbands had been FC members until their recent passings. “I don’t think I would have survived without Friendship Center,” Retzinger confided. The support group was wonderful for her, and she enjoys staying on now, both for her own benefit and to help others. Her husband, a longtime UCSB professor, was very people-oriented, Retzinger shared, and would sometimes mutter that he wanted to go to Friendship Center more often, even though he attended daily (Monday through Friday). Emmons has had two experiences with FC — first with her father back in 2003 and then recently with her husband, Bob Emmons, a venerated community leader. Bob really looked forward to going, Emmons related, in part because of the attentiveness of the staff, “there was kindness everywhere,” and as a music lover, Bob enjoyed the daily music program, which included pianists, opera singers, and karaoke. He was especially touched by being crowned Prom King at FC’s annual prom. Emmons is grateful for FC giving her consistent days where she could get a mental break and get things done. A support group offered myriad benefits too, including how to find help, and, as she noted, “at some point, everybody needs extra help.” As a day program, FC does not qualify for Medicaid or Medicare coverage, but it operates on a sliding-scale fee basis, with more than 80 percent of members paying less than full price and some paying nothing. The majority of

funding comes from community support; fees from members account for only 30 percent of revenue; investment income makes up only 6 percent. FC is committed to its policy of not turning anyone away because of an inability to pay. In addition to donations, volunteers for meal support, fitness activity programming, and its guest speaker program are always welcome. Westland’s warmth and passion for the FC family is extraordinary. Friendship Center is a place, Westland shared, where “someone going through one of the most difficult chapters of their life can still experience friendship, laughter, purpose, sweetness, and joy, and where their family can know that they are loved and known while they are here.”

A TRULY EXCEPTIONAL VIEW ON THE MESA! There are properties with views, and then there are properties where the view defines the entire living experience. This is one of those rare properties. Perched in a crown-jewel Mesa location, this home commands breathtaking, unobstructed 270-degree views of the Pacific Ocean, Channel Islands, Douglas Family Preserve, Arroyo Burro Canyon, Elings Park, and coastline beyond. Its southwest orientation delivers spectacular sunsets and an ever-changing
panorama of ocean, open space, and sky. The largely original single-level residence is a blank canvas for transformation. A rare bonus for a hillside view property is the flat, usable backyard. The neighborhood further stands apart with underground utilities, wide streets, sidewalks, and certified Firewise community status. An extraordinary opportunity defined by what cannot be recreated: the location, orientation, land, and truly exceptional view. second. Why? Two different inspectors viewed the property at each occasion. Certainly a threebedroom house is valued different than a twobedroom, is it not? In another instance, there was a microwave on a counter that was deemed inappropriate — which caused additional time, cost, and delays to the sale. While permits exist so that we do not have hazardous building, they also exist so we have harmonious building. Neighbors can comment or even oppose building that meets code as well. Perhaps you agree that if your neighbor wants to add another story to their home that you should be able to comment on it, but what if they only want to do some minor footprint changes or a modest square-foot enhancement? Like, turn that two-bedroom into a three-bedroom? Thankfully, updated Title 30 Zoning enhancements took effect earlier this year within the City of Santa Barbara that help streamline many improvements our residents need. And being an architect’s daughter, I rejoice at less red tape for folks just trying to raise a family in their current home. So, back to that illegal garage conversion at the top of the article. From a lending perspective, there are different guidelines and options around if the work was done “in a workmanlike manner.” The old rule of thumb was that if it looked like it was done well, and didn’t pose any health and safety issues, then we could simply add a “cost to cure” on the appraisal. That means if it would take $10,000 to turn the room back into a garage, then that amount was deduced off the appraised value. If it was done instead
as “unskilled workmanship,” then corrections would be mandated before closing. More recently, it seems that most everything out of order has to be rectified to meet guidelines. These days we see a lot of un-permitted kitchenettes, walls put up between sections of a home so it acts as a makeshift duplex, bathrooms or sinks added to rooms so they act as a studio apartment, and even the occasional porch with paneling instead of screens so it acts as an additional bedroom. Creative as this all may be, these are most always considered “health and safety issues” and need to be removed before your mortgage can close. We are blessed to live in a beautiful community, hugged by ocean, mountains, and low-density development. Yet if we continue to stifle rehabilitation through too many regulations and not enough staff to support workflow, these “creative” solutions will pop up more and more. I commend the folks that are working to reduce the red tape. I commend the homeowners that are looking to follow the rules and act in a neighborly manner. I have to recommend that we all continue to collaborate to create more housing supply within our already developed spaces — for that is true appreciation of our communal resources.
