According to the IMDb website, “Furthman became one of the most prolific, and well-known, screenwriters of his time, and was responsible for the screenplays of some of Hollywood’s most highly regarded films.” He wrote the screenplays for 120 movies, including such classics as Mutiny on the Bounty (1935), To Have and Have Not (1944), and The Big Sleep (1946). Furthman was nominated for an Academy Award for his screenplay of Mutiny on the Bounty.
A Prairie-Style Home This home was built in 1906 for Dr. David A. Conrad and his wife, Marie. The estimated cost was $4,000 — an above-average price at that time. The home’s spacious backyard was not part of the original property. This home’s architectural style is a type of Prairie style called American Foursquare. This style is characterized by a square shape with a hipped roof (pyramid shape), wide eaves, and no curves or fancy trim. The second-story windows are placed up under the eaves. This style was most common from 1905 to 1915. Last year, I wrote about another Prairie-style home on East Mission Street.

KEN MCKABA (FROM 1957)
T
he American Film Company employed hundreds of people while it was active here in the 1910s, so I wasn’t surprised to find another house with a connection to the “Flying A,” as the studio was known. Last year, I wrote about a home that had been owned by a man who oversaw vehicles at the studio, and whose wife worked in the accounting department. What was surprising this time was finding someone who was in the early stage of a long and distinguished career. The Flying A was located in Santa Barbara from 1912 to 1921 and made more than 1,000 movies. The studio employed actors and actresses, as well as folks who worked behind the camera. Julius Furthman, this home’s resident in the late 1910s, was in charge of the studio’s story department. He wrote the screenplays for more than a dozen Flying A films. This home, on the corner of Mission and Santa Barbara streets, is just a few blocks from the studio. I wonder how many actors and actresses visited or lived in this home? This is a large home, and Furthman was single when he lived here. Furthman moved to Los Angeles in 1920, as the Flying A was beginning to close down. He married actress Sybil Seely, who had been Buster Keaton’s leading lady in a number of films. The best man at their 1920 wedding was William Russell, one of the leading actors in the Flying A. After their marriage, Sybil retired from the movie
In the 1920s, another doctor lived in this home — Dr. Samuel Robinson. In addition to his work in Santa Barbara, Robinson owned a sanitarium at Lake Zaca, north of Los Olivos. It’s interesting to note that the Flying A film studio had used Zaca Lake for some of their movies, including the 1915 production of The Zaca Lake Mystery featuring an outlaw named “Slippery Joe.” Another interesting homeowner lived here from the late 1920s to the 1940s. Alden March Boyd and his wife, Margaret Alexander Boyd, apparently used this as a town home when they stayed in Santa Barbara. Their main home was on a large ranch north of Ballard. In 1885, Boyd had purchased 157 acres there and planted 5,000 olive trees. He called his property Rancho de Los Olivos. A couple of years later, when the railroad reached that area and it became a town, the town founders decided to name their municipality Los Olivos after the ranch. The Boyd’s ranch home was moved into Los Olivos in 1988, and now stands at Nojoqui and Alamo Pintado streets. The home’s current owners are Ken and Elaine McKaba. Ken told me that the home is “warm and wooden and full of wonderful spirits.” Continuing, he shared “[I]t has been an amazing place to raise our two kids. Elaine decorates it for each holiday — she’s famous for Halloween — we love seeing the neighbor kids come by year after year.” Please do not disturb the home’s residents.

Polo Training Center Hosts Fundraiser for Youth Polo
O
n May 1, the nonprofit Polo Training Center Santa Barbara (PTC) hosted its annual charity dinner party to raise funds for youth participating in polo. About 120 supporters turned out for the fun event at Jeff and Katie Graham’s hilltop estate, near the S.B. Polo & Racquet Club. Professional polo players socialized with guests, while UCSB and Westmont polo team members volunteered and mixed with the crowd too. Guests enjoyed an extended cocktail reception on the grounds with panoramic ocean views, while Maitland Ward and Jackson Gillies provided upbeat music before dinner and DJ Gavin Roy provided tunes afterwards. Buena Onda prepared a tasty gourmet dinner, and with silent and live auctions, the event netted about $30,000. The PTC seeks to make polo accessible to youth, according to President Rhys Williams, so that they can then decide if they want to make the significant investment necessary to continue with the sport. The harsh reality, according to Williams, is that polo — the sport of kings — is incredibly expensive. Last year, the PTC raised about $60,000. Each year, the PTC makes $10,000 worth of grants available to UCSB and Westmont female polo team members (there are no male teams) who apply for funds to cover expenses at the S.B. Polo & Racquet Club’s Polo Academy. According to Academy Director Jeff Sheraga, in the five years he has been at the Academy, he can think of only one student who could have participated if it weren’t for the scholarships. By infecting youth with the love of polo, Sheraga related, the PTC hopes to grow the sport of polo. In the past five years, only a couple of college students who have come to the Academy had ever played polo before. According to Sheraga, polo is a very difficult and demanding sport requiring much instruction and training. Glen “Jeep” Holden Jr., who played polo for 50 years and whose family founded the PTC about a dozen years ago, shared how the mechanics of playing polo are not intuitive, so having a qualified instructor is of great
value, and there aren’t many places that have one. In 2017, when Sheraga became the director, the PTC subsidized his salary until the lessons made the position self-sustaining. The PTC also funds other expenses at the Polo Academy and in the Interscholastic Program. Some funding goes to the S.B. Pony Club, which provides riding and good horsemanship instruction to youth ages 4-12. The PTC does not make grants on a financial need basis, according to Williams, because of the small, all-volunteer nature of the organization and the difficulty of administering it in that way. In addition to funding expenses, the PTC runs four youth polo tournaments each summer. Williams, who has run the entity since 2017 and also serves as Vice President of the S.B. Polo & Racquet Club, took on the role because his daughter was introduced to polo through a PTC summer camp and he saw how the sport brought tremendous joy to her. She went on to play at USC and now leads the equestrian team there. The Polo Academy itself tries to keep down costs for students through a work trade program, where college team members can do pony-related chores in exchange for lessons, and most in the program participate in this. The Academy does arena polo, which is played in an enclosed area and is much less costly than grass polo because the smaller space means the ponies don’t tire as much, so fewer ponies are required. It receives donated ponies from professional teams when the ponies are past their prime. According to Williams, the Academy gives ponies an enjoyable retirement, treating them in a way you would want to treat your grandparents.

LOCAL REALTORS PROVIDE ECONOMIC OUTLOOK AT SUMMIT Hundreds of local businesspeople attended UCSB Economic Forecast Project’s 2022 South County Economic Summit on Wednesday, May 4, at the Granada Theater. The annual event, held in person for the first time since 2019, featured five speakers providing context to current real estate, labor, and financial markets. The Department of Economics at UCSB established the project in 1981 to provide the community with information on economic, demographic, and regional business trends in the tri-county areas. Local realtor and former Santa Barbara Association of Realtors president David Kim offered his assessment of the region’s residential real estate market, including the pandemic’s impact on Santa Barbara housing. A 2003 UCSB graduate with degrees in both Business Economics and Law and Society, Kim described a true seller’s market. Out-of-town buyers coupled with historically low levels of inventory have led to dramatic spikes in local home prices and fierce bidding wars. “Out-of-town buyers were accustomed to making very aggressive offers in the areas where they lived, so they started employing those strategies here in our market,” Kim said. “There are people who’ve been doing real estate here for 40 plus years who say they’ve never seen a market like this.” Nevertheless, Kim offered encouragement to buyers, noting that he’s seen those who persevere ultimately
succeed in purchasing a home. Gene Deering of Radius Commercial Real Estate offered insight on the South Coast’s commercial and real estate industry and hospitality sector. Dams across the U.S. have an average age of more than half a century, and many pose a growing safety risk. Power production from dams is becoming less economically viable as costs of solar- and windgenerated electricity fall. More recently, the issues of water wastage and flood control from dam removal are being offset by allowing rivers to return to more natural flow patterns. You can get a cashier’s check at a bank where you hold an account, assuming you have enough money in your account to cover the transaction and all recent deposits have cleared. Keep in mind that some banks require advance notice. Most banks send wire transfers electronically, but delays can happen. The money might need to be sent to a corresponding bank, or you may miss your bank’s cutoff time. With either a wire transfer or a cashier’s check, ask questions about payment requirements and be sure to allow enough time. #7 Asking Too Few Questions at Closing If you see an acronym you don’t recognize, ask. Is there a word you don’t understand? Ask. Do you wonder if the well has been checked? Ask. No question is too big or too small. Call the title company and ask questions a few days before closing. You can ask questions at the closing, too. Remember, your agent and the title officer are there to help. Most, if not all, of these issues can be avoided if you work with a trusted local Realtor® and a team of professionals that your Realtor® can recommend. Ask questions throughout this whole process so that you understand everything and allow the process to run smoothly.
