BETSY J. GREEN PHOTOS

An Artistic Abode

T

here’s no mistaking that an artist lives in this home decorated inside and out with artwork from Santa Barbara’s iconic Summer Solstice parades. It’s the domicile of Claudia Bratton, who has overseen the extravagant annual parade 16 times. The parade began in 1974 as a sally up State Street as a birthday celebration. It has since morphed into a procession of funky and fantastic floats, dancers, and stilt-walkers, ending with an inflatable one-ring circus and drawing thousands of visitors to our sunny streets. The home’s first owners were Joshua Snell and his wife, Anna B. They had farmed in Montecito and Carpinteria before moving to Santa Barbara. Joshua bought the land on the corner of Bath and Anapamu streets THE GREAT HOUSE DETECTIVE in 1886, and he probably built the home at that time. The original building permit stated that the house cost $1,500. Like many homes — including the one that I wrote about in last month’s column — this home has had a change of address. Although unlike that one, this house was actually moved. Snell was originally from by Betsy J. Green Maine and may have participated in the annual picnic for former Maine residents in Santa Barbara, some of whom called themselves “Maniacs.” He had been an investor in an ostrich farm on State and Islay streets about 1909. At the turn of the century, ostriches supplied feathers for women’s hats.

The home was originally located on Anapamu Street. Around 1910, the Snells moved it to the back of their property and turned it to face Bath Street. There is no building permit on file for moving the house, but perhaps permitting wasn’t necessary if you were moving a house from one part of your property to another at that time. How many houses have been moved in Santa Barbara? Who knows, but a 1922 article that I found in the local paper stated that 33 homes had been moved that year. Occasionally, people even moved homes that did not belong to them. In 1915, a man moved a home from one side of Milpas to the other — without the owner’s permission. Homes and buildings were moved in a couple of ways. Generally, several holes were punched in the foundation in either side of the home, and beams or logs were put through the holes under the subfloor. The remainder of the foundation was then removed. For a simple move, the house was dragged along on the logs by oxen, horses, or mules. For a more high-tech house move, the beams under the house were raised up with gigantic jackscrews, and a truck bed was placed under the house. Draft animals or motorized vehicles pulled the house. It was a slow process and might take days. In 1906, a house moving here outraged multiple citizens, “Before this house reaches its destination [30 blocks away] the injury it has wrought on the shade trees, the inconvenience it has caused, and the property rights it has outraged” caused people to petition the city council to place a limit on the size of homes moved around.

Varied Occupations There has been an interesting assortment of owners of this home. Walter A. Scott was part owner of a livery stable, which rented horses and carriages. Emma Harris, another owner, sold corsets. Her ad in 1915 stated that she had “scores of delighted patrons in Santa Barbara.” Corset wearers were sometimes nicknamed “old ironsides”

ADDRESS: 1128 Bath Street because some corsets were reinforced with steel or iron rods. Another homeowner — Cora Loretta Dowhower — owned an art shop along the Street in Spain in the El Paseo building. Her neighbors there included artists Ed Borein and Clarence Mattei. Dowhower was also a charter member of the Santa Barbara Business and Professional Women’s organization.

Not only is the house decorated with artwork, but it is also nestled in a lush garden. Bratton is not sure why her garden grows so well, but maybe the home’s history provides a clue. I found an ad in the local paper in 1914 in which the homeowner was selling chickens. Perhaps the chickens’ — ahem — “contributions” enriched the soil. Please do not disturb the residents of 1128 Bath Street.

f you’ve lived in Santa Barbara long enough, you know exactly who Jeff Shelton is. If you don’t recognize his name, you’ve certainly seen his work. For years, architect Jeff Shelton, this resident president of delightful buildings, has been lighting up the streets of Santa Barbara with smile-inducing structures that push the boundaries of architectural possibility. A book is now available for folks who want to dive deeper into the design process and have a little of this architecture in their own home. The Fig District is a 192-page project (spearheaded by Mattie Shelton of Shelton Huts— who also happens to be Jeff ’s daughter) featuring a handful of Jeff ’s buildings that are within walking distance of his downtown S.B. office. I recently caught up with Jeff over email for a sneak peek into the process of creating this new book. When did the idea for The Fig District start marinating in your brain, and what was the process of creating it like? Marinating! Sounds

peaceful and intentional. The Fig District is what we started calling the area within about six blocks of my office on Fig Avenue. I’ve been lucky enough to have designed several buildings close enough to walk to when I want to get away from the desk or just take a coffee break. They all have a similar context, on commercial lots in a city with a “Spanish Revival” design overlay. Upton Construction has built all of them, and in some way, they are a part of the same architectural language. When people started calling to ask where these buildings were located, I would send them a typed list. One night, I drew up a map and put it on a card, which made it easier; I could just hand out the card. Then I started giving tours for fundraisers, telling odd stories about the approval or design of each building, and I decided to make a “pamphlet” that I could hand out. When my family and I went to Montesquieu-Volvestre in southwestern France for three months, I started the so-called pamphlet while sitting at the Bar des Arcades. The process of making The Fig District was more difficult than designing a building. A building is instinctual, reacting along the way. The book made me dive into some of the convoluted design processes and the morass of the relationships with the city and all involved. Inanimate building materials are easier to work with than words. Luckily, my daughter Mattie took charge and designed a book that exposes the complexities in the design and construction of a building. The process also made it clear that a short pamphlet couldn’t include some of the important stories and people that make a building come alive. The pamphlet became a book. What was your inspiration for the book? My inspiration was to

make sure people understood that the architect is just one of the pieces to making a building work. A lot of things

need to go right, or at least they need to go in a direction we can manipulate. Without Dan Upton and Leon Olson taking a chance, then rolling with some odd ideas, this all goes in a different direction. Without Upton’s sideways thinking about opportunities, the exciting idea doesn’t happen. Without David Shelton’s warped sense of what steel is, this all takes a different turn. Without the city approving these ideas, they stay on paper. I could go on, but that is what the book is for. A handful of downtown S.B. buildings are featured. What were some of your early experiences building here? One advantage of building

on commercial property is that neighbors don’t complain. When neighbors complain, projects cost more, everyone gets frustrated, and the project gets watered down to a beige version of life. There are construction problems for sure, as there are always tight spaces and big coordination issues. However, this is a great city to build in. If you have an issue, you can go right to the source at the building department and come up with a solution. There may be

out them, none of this happens. I start the ball rolling by understanding all the site and ordinance restraints while folding in our client’s needs. I tell them I will try to get them what they want, but they also need to give back to the street and the city’s fabric. Depending on the type of structure we come up with, I meet with Upton Construction and we talk about methods. We meet with the structural engineer early on and try to make sure we are all looking at this the same way. We work our way through the review boards and put together the best set of plans we can. Just because we have plans for a building

El Jardin is a mixed-use residence that sits on a small

site at the edge of an old lagoon below the Santa Barbara Presidio. I began the design in 2005 but due to a change in the property ownership and the 2009 recession, the building was not completed until 2015. The original owner had specific ambitions for the project, and hired a feng shui consultant from Seattle to advise us and critique the design. Along with the challenge of the small site and the uncommonly restrictive planning and building codes of Santa Barbara’s Historic District, I viewed the feng shui component as an additional layer that I could filter the design through. One of the defining requests from the consultant was not to have living space in the center of the lot, which created a kind of void in the middle of the building. On a large lot this may not have been an issue, but having a building with a complicated wish-list shoehorned onto a small site made the feng shui determinations lead the way. The result was interesting. Because of the open courtyard created in the center of the building, we needed to construct an abnormal number of stairs folding back on themselves in a fashion that only M.C. Escher would appreciate. To complicate matters, the feng shui consultant told us that each entry door had to be located in a specific quadrant of the building, and at different quadrants depending on the floor level. And, depending on which floor level and which quadrant, the door needed to face a particular direction according to which feng shui “aspiration” was important to the owner. All of this had to then be filtered through standard Building & Safety Exiting Codes.

a lot of regulations, but that is why we live here; we have to deal with it. The review boards have been kind to me. I make sure that I think things through, and I fill my trash can with ideas that don’t work. By the time I have plans in front of the review board, the building is in my blood, and I bring in a lot of details. I think they recognize that. While I go a bit too far for some, better to go a bit far than fall short. Who figures out how to build your architectural creations? I heard it is a Merry Band of Artisans. I somehow find great clients; with-

I met Neil and Sue Ablitt while I was on a ladder tiling a

mosaic blanket at the Pistachio House (see page 157), which is adjacent to their dry cleaning business. They approached and asked if I’d be interested in working on a new project and I said, “No, sorry, I’m too busy and not taking on any more work.” They proceeded to tell me that the project site was just around the corner near my office, and that the lot was a bit small, only twenty by twenty feet. Without a second’s hesitation I said, “I’ll take the job.” I knew the site; it was a two-car parking spot a half-block off State Street, at the end of Santa Barbara’s only “back alley,” complete with potholes, broken bottles and encampments. I climbed down the ladder, we grabbed a six pack from John’s Corner Market and went to the small site to drink with the rest of the alley’s inhabitants.

doesn’t mean it is easy to build. Upton keeps the project in perspective, so we have the opportunity to use the experience of his workers to keep adding touches as we go. After a while, the building takes over, and I answer what the building needs. I tell everyone that the building is talking now. Jason Rick, a client and the book’s photographer, was describing the whole construction experience in an interview. He said, “First, the bulldozers come and grade the site, then the ‘Merry Band of Artisans’ shows up.” Upton has a great crew of people who know what to do, and they work with people like my brother David and Andy Johnson, who have their own way of doing things. When they are on the project, it will always turn out great. David will make it as good as it could possibly get, every time. Andy doesn’t want to discuss money; you can’t bring the word up. This is hard to explain to new clients. It’s kind of tricky. At the end of a project, Andy once brought me an invoice that was written in pencil on a 2x4. You’ve got to remember that the end product is always worth it.

The Fig District is currently on preorder at jeffsheltonarchitect.com and will be available for purchase in November at Santa Barbara Company and local bookstores.

o you’ve found the perfect space for your business. It has a great location, ample parking and it is ready to move in. You know how much the rent is going to be on a per square foot basis but you need to determine how big the space is. This will decide what your monthly payment will be. When you ask the property owner how big the space is he tells you it is 1,000 square feet. In your mind, the space does not look that large. You ask the property owner if you can confirm that and he agrees. When you measure the space, you find that it is only around 900 square feet. When you relay this information to the property owner, he states that you have measured the usable square feet whereas he is measuring the rentable square feet. What is the difference and why is there one? Many methods are used to calculate square footage in commercial leases. Usable square footage refers to the actual occupied area leased. Girls Inc. Carp Hosts a Roaring Twenties Affair

O

n September 25, Girls Inc. Carpinteria (Girls Inc.) hosted its annual Evening in Bloom, this year at its campus with a Roaring Twenties theme. Guests arrived in stunning themed outfits — headbands, sequin and fringe dresses, and pearls were at every turn. The sold-out event (limited to 200 because of COVID) netted more than $160,000 for Girls Inc.’s after-school and outreach programs. At the early VIP reception, guests enjoyed a casino with gaming tables and a dimly lit speakeasy bar. At the main reception in the courtyard, guests reveled in being able to gather once again, while Friends of the Cate School Jazz Trio, led by Music Director John Knecht, played lively tunes. Guests were seated in the courtyard for a dinner catered by Food Liaison. Board President Lori Pearce applauded Girls Inc. staff, who recognized the critical importance of affordable, quality care. They quickly pivoted after lockdown to reopen and then in August to offer full-day services “to help guide girls as they navigated the trauma and toxic stressors” they faced. Executive Director Jamie Collins, after acknowledging Girls Inc.’s 50th anniversary, related how the challenges of COVID have demonstrated more than ever the importance of Girls Inc.’s mission and programs, which equip girls to be healthy, educated, and independent. In the past year, Girls Inc. built a state-of-the-art STEM lab and a program to engage girls in sports, while continuing to grow its other programs. Keynote speaker Laura Flores, a Girls Inc. alumna and current Cal Lutheran University freshman, extolled the benefits of Girls Inc.’s five-year Eureka! Program, which enabled her to feel secure and prepared at college and to assist classmates who had not benefited from the college readiness program. Flores explained how Girls Inc. had provided her with useful mindfulness, stress management, and self-defense skills. She eats healthy foods and exercises for her own well-being, not because of societal pressure to look good, and she eloquently provided other examples of how Girls Inc. has equipped her to be Strong, Smart, and

Bold — the organization’s tagline. The event honored Diana and Clyde Freeman for their service to Girls Inc. and the community. Clyde Program Director Kenya Rodriguez, Alumna and event speaker Laura Flores, and Director has served Girls Inc. for 12 years, of Development Carly Bass including as board president, and Diana also has been a boardmember. Both have served a multitude of Carpinteria nonprofits. Larry Snyder led a live auction. With the March 2020 lockdown order, Girls Inc.’s AfterSchool Enrichment Program, which serves girls K-8, went virtual. In June 2020, they reopened for summer camp, and at the start of the 2020-21 school year, they launched a full-day program to meet the needs of students in remote learning mode. Girls Inc. was the savior for many struggling families who could not afford childcare or who had home environments not conducive to remote instruction. Since May, when schools reopened, Girls Inc. has gone back to its traditional After-School Enrichment Program and Summer Camp. Currently, Girls Inc. serves 165 girls K-12. Its AfterGirls Inc. students Kamea, Lesle, and Savka greet guests. School Enrichment Program for K-8 focuses on literacy and STEM but also includes sports and personal development workshops. Snacks and dinner are provided daily girls every day, Collins related, creating safe spaces and in partnership with local agencies. The members meet regularly to craft programs and guidance to educate the company’s 3,000 sales associates throughout Southern California. “The Council’s mission and mindset fosters diversity, inclusion, promotes equality, and creates opportunities through our daily business practices, to assist all of our communities,” Donna said. “It feels good to work for a company that acknowledges there is still work to be done. We’re also working on an initiative to provide first-time home buyers with down payment and financial aid assistance information, so everyone in all our communities can enjoy the opportunity of homeownership.” All Berkshire Hathaway HomeServices California Properties affiliates subscribe to the IMPACT Council’s principles so that clients receive the same level of compassionate service. The affiliates include Prosperity Mortgage, LLC, California Title Company, Pickford Escrow Company, and The Escrow Firm. Agents and staff are steadfast in their commitment to providing the highest level of professional service to clients from all walks of life, Martha noted. This commitment is upheld by all agents, managers, and staff. In addition, the IMPACT Council adheres to the National Association of REALTORS®’ Code of Ethics and all fair-housing laws.
