’m always looking for design-savvy ideas to maximize the space of my small house. Pocket doors, vertical shelving, and ultra-high storage are just a few of the stylish efficiencies that I discovered at “Casa Pequeña,” an accessory dwelling unit (ADU) MAKE MYSELF AT HOME located in Santa Barbara’s Eastside neighborhood. I walked through the home, admiring the designers’ techniques while considering how I could incorporate them myself. Built on a typical-sized lot, Casa Pequeña is a combination artist studio and guest quarters that was built to replace an older single-car garage. The new construction blends harmoniously into the existing gardens on by Sarah Sinclair the property and matches the style and character of the main house. It is also a glowing example of how housing can be added locally without compromising the character of existing neighborhoods. Casa Pequeña is one of six properties that will be featured in the upcoming ArchitecTours, a virtual event being presented by the American Institute of Architects’ Santa Barbara chapter on Saturday, October 2.

The studio is a light-filled space with a compact kitchen, comfortable bathroom, and a free-standing cabinet that pulls out into a queen-sized bed. Large windows, a high vaulted ceiling, and French doors on both ends of the main room combine to provide plenty of cross-ventilation, although a high-tech heating and air conditioning system is also in place if needed. The backyard at Casa Pequeña is a glorious space where meandering gardens surround a central sunken seating area. The new ADU had to be constructed five feet farther from the property line to meet building codes, without sacrificing sight lines from the garden or the front house. Designed by the architectural firm Ensberg Jacob Design Inc. and built by Jim Shupe Construction, the project accomplished this goal and more, with additional benefits such as improved storm-water runoff that diverts into the gardens. Not to be overlooked is the garage-within-a-garage at Casa Pequeña. One side of the building is designed with vertical wall racks, custom bins, and overhead storage, maximizing every square foot of space. This area has both interior and exterior La Rana Canta access. Five other projects join Casa Pequeña on this year’s ArchitecTour, including a whimsical home built around a giant live oak tree, a religious center in Goleta, and two buildings at the residential Thacher School in the Ojai Valley. The tour will also highlight another ADU — a cabana that was rebuilt after a wildfire and is situated between boulders on a hillside property on Mountain Drive. The tour’s focus on ADUs reflects the attention that these multi-use structures are receiving as part of the solution to California’s intense housing shortage.

thing I should be concerned about with my home?

A: Oh yes, it is something you should be concerned about. When you borrowed the money secured by your property, a Deed of Trust was created and recorded with the county recorder’s office. There are three parties to a Deed of Trust: Lender (called beneficiary); Borrower (Trustor); and the Deed of Trust Holder (Trustee), which can be a bank or escrow company. A reconveyance is public notice you’ve paid off your loan. If I borReal Estate Q&A row $1,000 from you and make regular payments and finally pay off the loan, do I want a receipt for paying my loan off? You bet. Once a Deed of Trust has encumbered title to the property, a Deed of Reconveyance has to be recorded to clear the title to the home. When you borrowed the money, the lender recorded the by Marsha Gray trust deed to secure their note with your home as collateral. Unless the fact that you’ve paid back the money is recorded, there is no public notice you paid off the loan.

The problem doesn’t often occur with a first trust deed. You sell the home, and the first note gets paid through escrow, recorded, and a Deed of Reconveyance follows. The problem is with “second trust deeds” or equity lines. Money you borrowed against the house to do home improvements, take a vacation, or get a face lift. You make regular payments and finally pay the home equity line down to zero. Loan paid off and you’re good, right? No. Until you ask for the Deed of Trust to be reconveyed, the deed will live on and on in the public record. Imagine your surprise when you learn you don’t qualify for a mortgage because you have a second (equity line) loan on your home. “But I paid that off five years ago.” No, you paid the balance to zero. No reconveyance was recorded. The other reconveyance problem results from recorded private party Deeds of Trust. People move away, get divorced, become medically incapacitated, or simply disappear. As the borrower, you need to be proactive when you

are about to make your last private Deed of Trust payment. Ask the trustee to contact the lender for a payoff amount. The trustee will present your final payment and receive a note marked “paid in full” and a reconveyance for the Deed of Trust. Make sure the Deed of Reconveyance is recorded. Contact a qualified real estate attorney for more information on this procedure. The zombie loan is alive and out to get you. Always make sure a paid Deed of Trust becomes a recorded Deed of Reconveyance!

One805 Live! Raises Critical Funds for Fire Departments in County

O

n September 18, the nonprofit One805 held a fabulous soiree with cocktails, dinner, and performances by Chicago and the Doors’ Robby Krieger at the Winn-Twining estate in Montecito. One805 is hoping the event will net $200,000, which will fund equipment and other needs of fire departments in the county. The 350 guests, many in Rock ’n’ Roll chic attire, enjoyed cocktails throughout the sprawling estate grounds and then an extensive, delicious buffet dinner catered by Via Maestra 42 in the gorgeous, spacious garden setting. Thanks to generous donors, more than 50 firefighters were in attendance. When darkness fell, tastefully illuminated trees, concert stage lighting, and a near full moon provided perfect illumination, while an abundance of space heaters kept everyone warm. The brief program began with a troupe of bagpipers parading through the dining area. Santa Barbara County Fire Chief Mark Hartwig shared how S.B. firefighters have been rotating up north to fight fires for 30-day stretches, then off for only two or three days, and then back to the station or back up north, as new fires emerge while the Dixie Fire winds down. Hartwig also touched on the manifold challenges COVID presents for firefighters to safely live, train, and work together. One805 Cofounder/Boardmember John Thyne presented three inaugural Heart of the Community Awards, which were statues designed by Lynda Weinman. Alan Parsons received the award for his role as music director and performer at the first One805 event, the 2019 Kick Ash Bash, which netted $1.7 million for first responder agencies. The other awards went to Ashley Iverson, whose firefighter husband died in the Thomas Fire and who started the Iverson

Foundation for Active Awareness, and to Kim Cantin, who was recognized for her strength and courage after losing her husband and son in the 1/9 Debris Flow. Natasha Bedingfield, who was supposed to perform, canceled two days before the show, but the resourceful One805 board managed to bring in Chicago, to the delight of the crowd, many of whom flocked to the dance floor as soon as the performance began. Following Chicago was Robby Krieger of The Doors, performing with a band. Spontaneous auctions of a drum autographed by Chicago founding member/drummer and Rock and Roll Hall of Famer Danny Seraphine and a guitar autographed by Krieger together brought in $12,000. One805 sprung up right after the Thomas Fire and 1/9 Debris Flow, staging the star-studded Kick Ash Bash. The five founders then decided to make the organization permanent to fund the needs of first responders that are beyond their budgets. This volunteer-led organization with only one part-time employee has distributed more than $2 million to S.B. County first-responder agencies. The intent was to hold a mega event each year, with affordable ticket prices to make it an inclusive community event, but COVID put that plan on hold. According to Weston-Smith, One805, which can disperse funds quickly, fulfills a need created by the limited resources and slow-moving budgetary process of first-responder agencies. Grants are made to agencies countywide, and One805 encourages the sharing of equipment among agencies. With the magnitude of fires this year, One805 decided to give event proceeds to fire departments. Weston-Smith shared that his passion for One805 comes from a deep appreciation for the

ver the past week, Governor Gavin Newsom signed three new housing bills. As the housing crisis in California shows little sign of abating, backers of these bills say they will do more to create opportunities for more housing units across the state. Opponents criticize these bills for several reasons, ranging from the loss of local control, a decrease in ownership due to the costs of development and further racial inequities. These bills received relatively bipartisan support across both chambers and Governor Newsom has promised to do more to create additional housing, so it is not too surprising that these bills passed. SB 8 is a bill that extends the Housing Crisis Act of 2019’s sunset by an additional five years. Provisions of the original bill include accelerating the approval process for housing projects, limiting fee increases on new housing projects and restricting local governments’ ability to downzone properties to allow fewer units. The bill also regulates policies that would make it harder for local municipalities to restrict the construction of affordable housing. The new sunset date is 2030 vs 2025. Another bill, much more controversial, is SB 9. This bill, authored by Senate President, Toni Atkins,

This year’s grants include one for a water tank for the county’s Firehawk helicopter. According to Mailes, this soon-to-be ready helicopter is a game-changer, offering increased rescue and firefighting capability, including night operations and high-capacity waterdropping capability. Mailes expressed gratitude for the community support it receives through One805. The county, according to Mailes, gets more than the typical number of incidents and, especially with our relative geographic isolation, requires a large public safety presence 24/7 to prepare for all hazards — fires, floods, earthquakes, search and rescue, and largescale EMS incidents. This year, One805 also will fund drones, which Schneider explained enable officers to check the interiors of homes and businesses from a safe distance. Other 2021 grants include funds for saws, rescue struts, face shields, and Rosetta Stone language licenses. A portion of the event’s proceeds will go to the S.B. County Firefighters Alliance (SBFA), whose volunteers worked alongside the One805 team for the event. The SBFA, which raises funds mainly through its biennial Fire Ball, funds equipment requests from firefighters at the S.B. City Fire Department and the S.B. County Fire Department. According to him, it’s high time for there to be an organization through which the community can support first responders countywide. An Advisory Committee comprising 11 first responder heads (fire, police, sheriff) prioritizes funding requests, which the One805 Board honors. Though the departments seemingly would have competing interests, the process works well. S.B. City Fire Chief Chris Mailes shared how the fire chiefs in our county have long been a close-knit, collaborative group guided by the greater good of the county, not its individual jurisdictions. Santa Maria Police Chief Marc Schneider similarly shared how chiefs recognize that some requests are more mission critical than others and that departments often rely on each other for support, so equipment to one department benefits everyone. The majority of fire department budgets go to personnel for 24/7 staffing, and grants from One805, according to Maile, enable the departments to purchase equipment they otherwise would not be able to obtain, such as the Incident Management Team (IMT) trailer it received from One805 with Kick Ash Bash proceeds. When a major incident occurs, this trailer houses the large number of personnel from multiple agencies that these incidents require. One805 also funded an IMT trailer for the S.B. Police Department and one for the S.B. County Sheriff’s Office.
