· Focus on sorting and paring down. You can’t take every gift, book, blanket, and mug you own, and believe me, your friends and family will understand. · Avoid turning your house into chaos. Always have a trash bag handy — if it’s trash, throw it out now. Use labeled boxes or bins for categories such as “donate,” “give to ___,” and have one titled “not sure right now.” This allows you to keep moving through the process and avoid getting stuck when you are not yet sure what to do with one thing. Sort clothes side to side on closet rods. When you’re done, things are sorted but still in place. · Set a timer, complete a small task every day according to your timeline, and make small steps to continue to work toward the day of the move.

DOWNSIZING WITH A PLAN

Y

our closet is not a museum, nor is it a hope chest. This was a quote I used on a slide during a presentation I delivered to a fantastic group of women last month at The Little Town Club — the oldest women’s group in Santa Barbara. We chatted and kibitzed on all things downsizing, purging, simplification, and extraction of STUFF. They loved this quote as well as this one by George Carlin: “Trying to be happy by accumulating possessions is like trying to satisfy hunger by taping sandwiches all over your body.” If only funny quotes could move us to action. Downsizing is no joke and can be overwhelming. Where does one start? What goes? What stays? How much time will this take? How on earth can I leave behind by Sara Caputo my home of 20, 40, 50 or more years? Following are some guidelines to help. First and foremost, have a plan. This includes a timeline as well as a floor plan of your new living space. Making a floor plan that shows each room and the placement of each piece of furniture is invaluable when moving into a smaller space. Try to take actual measurements of the rooms, and include locations of doors, windows, heaters, outlets, etc. This allows you to feel confident and in control of which of the largest of the furniture is moving with you. Be honest when deciding what to take. For example, if you are moving from a four-bedroom to a twobedroom home, you will need to eliminate at least half of your current stuff. Think about your new space — how big are the closets? Does it have the same amount of storage? We tend to forget what’s in those nooks and crannies all over our house. Where do you start?

Consider these ideas:

· Concentrate on what you will need to make you feel comfortable, provide adequate storage, and preserve the cozy, warm feeling of your home. · Assess your space needs. Where will items from builtin spaces go? If you’re not taking your china cupboard, where will the china go? Will a twin bed give you more living space than a king? · Work from largest to smallest. Once you have the larger pieces figured out, start on the smaller items.

What should you do with the things you’re not taking? First, offer it to family and friends, but remember their houses are already full. If there’s an overabundance of stuff, an estate sale may be best. Estate sale professionals will get the best price for your things and leave the house clean for a 25-30 percent commission. An auction may involve additional charges, and you’ll still have stuff left. Tag or garage sales require work but will bring immediate gratification. Some charities will come into your house, pick things up, and give you a receipt. The good news is that you don’t have to do this alone. Many professionals will delight in helping you with what may seem overwhelming. A professional organizer can help make decisions and weed through the years of accumulation. A moving company can ease the packing and moving process. An estate sales specialist will help set up the sale of your items. Last but not least: Don’t wait until the last minute. Procrastination will only add more pressure to the process. Even though change is difficult, try to embrace it by using your support system and looking toward the future with a smile from your new space in life.

MULTIFAMILY INVESTMENT MARKET CONTINUES TO RECOVER

he multifamily housing investment market for the south coast of Santa Barbara County continued its recovery during the second quarter of this year. The number of sales increased from the first quarter, and this is a good sign of the continued appetite for investing in our local community. Additionally, the government programs that are compensating property owners for back due rent are providing a safety net for investors to continue believing in the long-term strength of the sector. There were seven sales of properties with five or more units during the 2nd quarter. While this was just more than the five reported from the 1st quarter there are several more properties in escrow and that bodes well for the 3rd quarter. Lotusland Event Features Italian Cars and Art

O

n July 24, Lotusland hosted Petal to the Metal, the 2021 version of its annual fundraiser, which this year featured classic Italian cars and artwork and raised $545,000. The entire event, according to Event CoChair Caroline Thompson, was “a spectacular showcase, representing the best of classic Italian automobile design and fine art, set in one of the most beautiful gardens in the world.” To ensure social distancing, the event had two sessions: 250 general ticket holders entered between noon and 3:30 p.m., and then 250 sponsors were welcomed from 4:30 p.m. on. Both sessions sold out early, as this event does every year. Guests strolled at their leisure along the walkways and into the magnificent gardens, some of which had art installed just for the event, and viewed a smattering of classic Italian cars along the way to the Great Lawn. On this great expanse were most of the 31 cars on display, along with a large-scale mural by Chris Wyrick and installations by metal fabricator Alex Rasmussen. Ron Hein, Paul Hageman, and Andrew Tymkiw curated the collection of Italian cars from 1938 through the 1980s, which were drawn from private collections and had a combined market value exceeding $100 million. Highlights included a 1938 Alfa Romeo 8C 2900 Touring Spider and a 1960 Ferrari 246 Sport Dino. Lamborghini, Lancia, Siata, and more were represented. Italian autos are known for their styling houses, particularly Pininfarina, Bertone, and Giugiaro, and for their custom builders, such as Scaglietti and Ghia. According to the curating team, Italian autos have a striking artistic appeal and elegance, and they contrast well with Lotusland’s natural setting. In designing the show’s layout, the team considered the cars’ age, color, design, lines, and angularity against the backdrop of the Great Lawn and its artistic installations, creating a visually appealing display for the auto connoisseur and casual viewer alike. L.A.-based muralist Wyrick, whose botanical murals have been featured in Architectural Digest, collaborated with the Lotusland team to create site-specific installations for the Great Lawn and individual gardens. Rasmussen, of Santa Barbara–based Neal Feay, who works with anodized aluminum, collaborated with architect Marc Appleton to create a large bar with a metal pergola on the

Great Lawn. Rasmussen’s enormous blue WAVE lined part of the Great Lawn perimeter and other pieces were placed in the gardens. Curator of Lotusland’s Living Collections Paul Mills and Assistant Curator Anna Bower were on hand, happily sharing their vast knowledge about Lotusland’s extensive plant collection. So, too, was Research Associate & Archivist Rose Thomas, who enthusiastically shared stories about Lotusland’s founder, Madame Ganna Walska, including her car collection in Europe and Santa Barbara. Her display featured photos of Madame with her Rolls-Royces, Cadillacs, and more. For the sponsors, the garden stroll and reception amid the cars and art on the Great Lawn were followed by lovely dining experiences in the individual gardens. Elegantly appointed tables provided guests with privacy, social distancing, and surroundings of awe-inspiring beauty. COVID required the closure of Lotusland in March 2020 for two months, and when it reopened, self-guided tours replaced docent-led ones. Revenue took a hit last year because of the cancellation of events, a major source of income. Though visits resumed in spring 2020 and demand this summer has been at a record level, a county use permit limits visits to 15,000 annually, severely constraining this income source, which is only about 10 percent of total revenue. With COVID, a new educational program was created — the Junior Botanist Program. With volunteer adult Garden Attendants, 4th-grade docents, and a custom activity guide, students in the 4th grade lead their families on a Lotusland tour and scavenger hunt. Teachers invite the students into this free program, in which more than 1,500 have participated already. Remarkably, because of remote instruction last year, some teachers met their students for the first time at Lotusland. This fall, the program will resume, and the hope is to have classes participate together. Lotusland is a 37-acre botanical garden home to more than 3,200 plant species and 25 individual, extraordinary gardens. An annual budget of $3.6 million, a staff of 45 (full- and part-time), and 250 volunteers keep it and its programs running. For more info or to make a required reservation, go to lotusland.org. A: Good question. Be aware of the most overlooked and

underrated feature of houses: storage space. There is a classic tongue-in-cheek real estate ad: “Come see the honReal Estate Q&A eymoon cottage with a peeka-boo view of the ocean.” The house is tiny and the view is two miles away. This ad also shouts, “There’s no storage!” Once the honeymoon wears off, where do her trunks of clothes go? Where does he store his oversized collection of Grateful Dead records? Storage is vital for all people, by Marsha Gray not just collectors or compulsive savers. Evaluate what your current storage is. You live in a bigger place, with closets and probably a two-car garage. Eighty-two percent of Americans use their garage for storage. You might not have this option in the new place. There are several different types of storage that people need. First, there are seasonal items such as decorations, sports equipment, and clothing. Second, there are heir-

looms and mementos we keep because of nostalgia. Be ruthlessly discriminating in saving these items. Consider that tricycle your daughter loved when she was 3. She’s 37 now and probably doesn’t want it. The same is true for most mementos; take a photo and throw away the actual rusty item. The third storage need is for day-to-day items. This storage should be organized and easily accessible. To downsize, go through your current closets and garage and eliminate, eliminate, eliminate. Give away the skis you haven’t used in 20 years. Recycle most of those notebooks from college. Visit the condo you like and look again with fresh eyes. How big are the closets? Are the kitchen cabinets adequate? The value of a house is higher when there are built-in storage systems such as bookshelves, large closets, a pantry, and organizers in the garage. What if you find the condo doesn’t offer enough storage? Recognize this and decide what you’ll do to create more usable space before you move in. Once you’ve moved in, your junk will take over and make it difficult to plan. Humans are like gasses; we expand to fill our space. Why do professional organizers talk about “storage solutions”? Because it’s a huge problem in people’s

lives. Clutter is overwhelming and anxiety-producing. There’s a reason that storage rental units are a thriving business. People rent a storage space for $65 a month and stash unwanted and unused items in them. Ten years and $7,800 later, they still have the junk and no place to put it. Don’t let that happen to you.
