Historic Arrellanes-Kirk Adobe

I

love walking through Santa Barbara’s neighborhoods and imagining the stories of the houses themselves and the people who have lived there. The adobe home at 421 East Figueroa Street contains enough history to fill volumes, its saga entwined with that of Santa Barbara itself. Barely visible from the road, the house sits in the middle of the block, up a slope, and behind a garden wall. As I walked toward it last week, MAKE MYSELF AT HOME I felt transported back in time. As I became acquainted with the home’s background, I realized that this feeling was warranted. As the home is a designated city landmark, historic documentation pinpoints its construction date as “no later than 1852.” Details that helped determine this date include square-cut nails in the windows and front door, early 19th-century glass, by Sarah Sinclair and original hardware, including the front doorknob. A pitched, wood-shingled roof and exposed exterior walls differentiate it from most traditional adobe construction of the period. Also on the front door, the initials CK are carved into the lower left doorframe. This is a signature, preserved through the years, of Carlos Kirk, son of Francis Kirk and Angustias Arrellanes, the home’s namesakes. José Teodoro Arrellanes was one of the original Spanish soldiers who founded the Santa Barbara Presidio in 1782, along with Pablo de la Guerra, José Ortega, and José Carrillo, whose familiar names are memorialized all over town. Arrellanes was awarded two land grants from the Mexican government: Rancho El Rincon in 1835 and Rancho Guadalupe in 1840. Cattle ranching was lucrative, and the family’s wealth grew. During this time, José Arrellanes was one of the wealthiest and most powerful men in the city. Arrellanes had three sons, including Francisco, born in 1814. Francisco married Barbara Dominguez, the 12-yearold daughter of a prominent family whose roots also went back to the founding of the Presidio. Francisco and Barbara had seven children, including a daughter named

Maria de las Angustias Crisogona. Known as Angustias, she was born in 1848, the same year that California officially passed from Mexican to United States rule. By the 1850s, the extended Arrellanes family owned several houses in the downtown area. In the 1860s, they purchased the block that includes the adobe at 421 East Figueroa Street. In 1866, Angustias married Francis Marion Kirk, a carpenter from Indiana. Francisco and Barbara sold a portion of the block, including the adobe home, to Angustias and Francis in 1868, shortly after the birth of their first son, Carlos. The couple went on to have a total of six children. When Francis died in 1886, Angustias sold her portion of the block, including the house, to Mrs. D.E. Lawrence for $100. Over the ensuing century, the home passed through many owners and saw numerous renovations. While the interior was heavily modified, the exterior was left largely unchanged. In 2002, 421 East Figueroa Street was purchased by local architect J. Allen Zimmer. By this time, the home had fallen into disrepair. Zimmer conserved this historic landmark through an extensive, careful renovation. He undertook a complete rebuild of the house with exacting specifications — maintaining the historic adobe portion and updating the rest of the house. Additions included thick, solid wood doors; skylights; radiant heat under the concrete floors; two fireplaces; two fountains; and huge walk-in closets. The kitchen was redone with upgraded appliances, a prep sink, and a wine cooler. A detached artist’s studio, separated from the main house by a charming courtyard, was also updated. While I walked around the property today, the oldworld charm captured my attention and my heart. The home and gardens have been lovingly preserved and cared

for by Zimmer’s three daughters, Kirsten, Maud, and Augden. I had the pleasure of meeting two of them and hearing them reminisce about the property. A vertical window was almost certainly a doorway at one time, and local lore has it that priests from the Mission would travel to the house to perform wedding ceremonies, using the window as an altar. A wooden wall in one bathroom contains dates and names from previous owners carved into its face, including one of the members of the Kirk family from 1862. The gardens were my favorite part of getting to know this property. Blooming succulents jostle in a lush setting of curving pathways and multiple intimate patios and alcoves. The entire outdoor space exudes a serene, welcoming ambience. The longer I lingered, the more I wanted to stay.

It seems fitting that this three-bedroom, two-and-ahalf-bath landmark is nestled behind a garden wall so that its unique history is only hinted at from the street. Passersby can catch a glimpse and make up their own stories, feeling the allure of old Santa Barbara that emanates from this lovely home.

parents, children, and teens, are led by licensed therapists and offered in English and Spanish. Pre-COVID, groups met over dinner, with childcare provided. With COVID, these groups went virtual, and going forward both virtual and live groups will be offered. The virtual option is attractive to many patients who, for health reasons, cannot be vaccinated, or have mobility or transportation issues. In 2019, 53 families participated, and last year, 46 families participated. TBCF provides direct financial assistance to low- and moderate-income families. In 2019, it granted nearly $182,000 to 53 families ($3,400 on average). In 2020, $147,000 was granted to 55 families ($2,672 on average), with no applications denied. Last year, another $7,000 in gas and grocery gift cards were distributed, as well as in-kind donations, and holiday gifts and meals. TBCF’s educational program assists children who are reentering the school system by offering post-chemo tutoring. In 2019, five kids participated, and in 2020, eight kids participated. TBCF also offers neuropsychological assessments, which five kids received in 2019 and two kids received in 2020. With a $1.5 million budget, this nonprofit has a staff of seven, including TBCF’s program director, Becca Solodon, a pediatric cancer survivor and former TBCF recipient. Another staff member was diagnosed with brain cancer at age 21, and two staff members have close relatives who are pediatric cancer survivors, making this a team that brings significant personal experience and passion to their work. At the helm for the past nine months is Executive Director Corey Pahanish, who has spent the past several months meeting with both current and past TBCF recipient families to gather feedback on how to better serve families going forward. n June 26, Teddy Bear Cancer Foundation (TBCF) hosted a lovely picnic on the idyllic grounds of the Montecito Club for a sold-out crowd of 200 guests. The $59,000 raised will go to TBCF’s programs for families in the tri-county area who have a child with cancer. Upon arrival at the outdoor Sports Complex (held before the temporary restraining order closed the facility), attendees received their gourmet lunches, a bottle of wine, a parasol, a picnic blanket, and other goodies. Many opted to socialize and take in some of the activities before dining. Cornhole was especially popular with adults and older kids, and a sledding hill with young kids. There were wandering teddy bears, singing by youth from the Adderley School and by Josh Jenkins, caricature artist Ray Harris and balloon artist Stephen Watson performing their crafts, and offerings of croquet, bocce, pickleball, and more. Some opted for tables, others for blankets on the ocean-view, grassy expanse above the clubhouse. TBCF has plenty of experience hosting events, as holding fun events are a key part of their support program for families with a pediatric cancer member. PreCOVID, TBCF hosted End of Chemo parties on the final day of treatment; Mother’s Spa Day filled with pampering and relaxing; Camp Hana Hou (in collaboration with Surf Happens Foundation), where families learn to surf and take part in beach cleanup; Family Fun Day at Rancho Oso Guest Ranch and Stables; a Holiday Party; and so much more. COVID, of course, put a hold on all these special events, but TBCF got creative with virtual offerings, including an Easter Egg Hunt, magic shows, game nights, pajama parties, and holiday-themed nights. For families who recently have received a diagnosis, virtual meet and greets have introduced them to TBCF’s offerings. Spa Day was replaced with deliveries of goodies. During the holidays, gifts, gift cards, and food baskets were delivered. Another key element of its support program is its monthly emotional support groups. The groups, for

Rental Properties Are a Business Q: Marsha, my wife and I have saved money and want to

purchase some income property. We would like to start with a duplex or even a triplex. Do you have any advice for first-time landlords? and consider. Be sure to read and study before you make the leap. There is no better teacher, however, than actual experience. Owning rental property is a business, not a hobby or recreational pastime. As far as buying rental property in Santa Barbara, the saying goes that the way to make money in Santa Barbara rentals is to have bought 20 years ago. Many new landlords struggle with the realization that they must have a business relationship with their tenants; they are not friends. Establish business policies and do not deviate. Be consistent and fair with all your tenants. You said you have saved money? That’s good. Rental properties should be purchased with at least 30 percent down. Not only will a lender require a substantial down payment, but this is also a good idea from a business standpoint. Lenders charge higher interest rates for nonowner-occupied purchases. The more money you put into the property, the better your cash flow every month. Speaking of cash flow, before you purchase a property, calculate all your margins and expenses. Expenses can be

remembered as TIMMUR. That is taxes (property), insurance, management, maintenance, utilities, and repairs. Expenses should not be more than 50 percent of your gross operating income. If your rental market survey shows a potential rent of $3,000, expect by Marsha Gray to pay $1,500 in expenses. Even if you manage the property yourself, as many first-time landlords do, factor in the cost of paying yourself. Find a good location. This includes researching crime statistics in the area, the school districts, employment growth, and convenience to parks, restaurants, and shopping. I strongly advise against buying a fixer or vintage property. Repairs and maintenance will cost you. Here is a cautionary tale of first-time landlords. A Santa Barbara couple purchased a four-plex in Santa Maria during the rising market of mid-2000. They paid $580,000 and bought four 65-year-old one-bedroom cottages in a questionable neighborhood. Two mistakes, and it never went well. They lived in Santa Barbara, which was too far away from their property for self-management. From the first month on, they had costly plumbing and electrical issues. The tenants knew the landlords were not local. The owners would visit the property

and find cars in the front yard on cinder blocks. One tenant brought his motorcycle onto the newly refurbished oak floors to work on it. Another tenant painted the inside of her cottage black with enamel paint. The police were on a first-name basis with the owners. After years and much money spent in repairs and maintenance, they were happy to sell the property for $560,000. They learned that being a landlord is a difficult business. The story has a happy ending, though. The couple took their hard-won knowledge and purchased income property closer to home. They are now thriving as landlords.
