A
t its May 5 virtual Celebration of Grants event, the Women’s Fund of Santa Barbara awarded a record $750,000 to 10 local nonprofits. Members tuned in to see which of the organizations on the ballots they cast received the funds and to learn more about the work of these organizations. As in prior years, the grants were targeted at the critical needs of women, children, and families in south Santa Barbara County. Board Chair Lynn Karlson welcomed the 355 members and other guests to the virtual presentation, sharing how during COVID, the Women’s Fund stayed connected to each other, to the community, and to those it serves. Thanks to the generosity of the 1,100 members, she related, “we’ve helped turn a year marked by turmoil, confusion, and hardship into a year of real commitment to community, clarity of purpose, and compassionate response.” Since 2004, this volunteer-led collective donor organization has pooled its members’ donations each year to make grants, which in recent years have been in the range of $50,000-$100,000 per grantee. COVID increased the needs of area nonprofits, and the Women’s Fund members stepped up with a record-size grant pool. The Research Committee, which presents the ballot to members each year for voting, probed deeply to understand the effects of COVID in South County. Through various subcommittees, it reached out to 40 community leaders for input and surveyed members on areas of priority funding. While the pandemic lent complexity to the research process this year, the Women’s Fund historically is known for the rigorousness of its research, which it conducts over 10 months. Generally, nonprofits focused on education, health care, food insecurity, and homelessness are considered, and application is by invite only. At the virtual event, Research Committee Co-chair Sabina White related how many nonprofits face financial uncertainties because of the cancellation of fundraisers and the reallocation of private and public funds. Accordingly, screening for financial viability was part of the process. Three grants provide gap funding, five expand services, one funds a new program, and one is for a capital program. White referenced how the $750,000 in grants this year truly puts into action the Women’s
Fund’s motto — Changing Lives Together. Leaders of each of the 10 grantees then explained how the grants would further the nonprofit’s work. In non-pandemic times, members gather in the fall to hear presentations from grant recipients on the impacts of their grants. Small group visits are offered to recipients’ sites, where members see firsthand the work of the organization and the impact of their grants. With COVID, members participated in virtual site visits. This April, property sales were at their highest-level of the last several years, and year-todate sales are running 68.4% ahead of last year. The median sales price was up 36.5% from April of 2020 and up 2.7% from March. The total inventory of properties for sale was down a whopping 70.1% from April of last year. Entering 2021, there was some speculation that inventory would increase thereby slowing price appreciation dramatically this year. Today, we believe that won’t be the case. Home values will remain strong throughout the year.

Keystone creatures are ones that have a structural role in a natural community disproportionate to their abundance; frequently, they are large, wide-ranging predators (mammals, raptors, large fish, etc.). Yellowstone is the best-known rewilding project, where 14 wolves were reintroduced in 1995. The obliteration of wolves in Wyoming 100 years earlier led to big increases in elk herds and eventually to

Rewilding can apply to urban and coastal areas, as well as rural lands. Restoring wetlands will be part of the plan to buffer against ocean rise and storm surges. Originally, much of Scotland was covered by Dennis Allen by the Caledonian Forest, but only one percent remains today. Rewilding will begin reversing this trend. Research indicates rewilding will be good for the economy. A study by Taylor et al. predicts that rewilding will create five times as much employment as agriculture.

ver the past 50 years, humans have thrown many ecosystems out of balance. We have pushed roughly 40 percent of plant species to the verge of extinction, and approximately two-thirds of wildlife has been lost. Many scientists and naturalists are shifting focus from protecting a particular species or place of beauty to rebuilding entire ecosystems that can sustain themselves with minimal human interference. Rewilding attempts to restore ecosystem balance by trusting natural envi-

The largest project, the Yellowstone to Yukon Conservation Initiative, covers 502,000 square miles in five western states, two Canadian provinces, and two Canadian territories. Scotland’s success in reintroducing beavers has led to a campaign by the Scottish Rewilding Alliance (SWA) to make the country the world’s first “rewilding nation.” It has the popular support of three-quarters of the population. There are five components: • Commit to rewilding 30 percent of public land. • Establish a community fund to support rewilding in towns and cities. • Back the reintegration of keystone species such as beavers and the Eurasian lynx where there is local support.

he tax-deferred exchange, as defined in Section 1031 of the Internal Revenue Code, offers Americans one of the last great opportunities to build wealth. Since 1921, the 1031 exchange has allowed a property owner to sell their investment property and defer the taxes that would normally be due upon that sale. Notice I said defer. A 2015 study revealed that 88-percent of exchanged properties were later disposed of through a taxable sale and mostly with more tax collected than if the exchange had never happened. In order to fully qualify an owner must; (a) acquire “like kind” Replacement Property that will be held for investment or used productively in a trade or business, (b) purchase Replacement Property of equal or greater value, (c) reinvest all of the equity into the Replacement Property, and (d) obtain the same or greater debt on the Replace-
ment Property. Debt may be replaced with additional cash, but cash equity cannot be replaced with additional debt. Additionally, the Exchanger may not receive cash or other benefits from the sale proceeds during the exchange.
