Halifax Regional Municipality's single-family market opened 2026's spring season with vigour. March saw 460 new listings hit the market — one of the most active months for new supply in recent memory while 110 properties closed during the reporting period at an average sale price of $663,552. Sandra Pike's analysis of the data reveals a market moving at extraordinary speed: the median days on market for closed sales was just 4 days, confirming that well-priced inventory is being absorbed almost immediately.

Why deals fall apart

In the first quarter of 2026, Halifax's single-family market wrote 1,856 deals. That's a strong number a signal of real, sustained buyer engagement. But inside that headline sits a story worth paying attention to: 170 of those transactions terminated before ever reaching the closing table. One in every eleven deals written didn't close. And in March alone the busiest month of the quarter 70 deals fell apart, the highest singlemonth total of Q1. The market is moving, but it's also pushing back.

March told a remarkable story in new construction. Across Nova Scotia, 46 homes closed, 28 went conditional, and 76 new listings entered the market meaning buyers absorbed inventory nearly as fast as builders could bring it. The result: just 1.1 months of supply province-wide. For context, a balanced market sits at 4–6 months. What we have in the new build segment right now is something else entirely.
