WHY DO I NEED A LASTING POWER OF ATTORNEY (LPA)?

If you lose mental capacity through illness (for example a stroke, dementia, or Alzheimer’s disease), or an accident, and haven’t created an LPA:

• You will no longer be able to choose who makes decisions and act for you (such as your spouse and children). You can only make your LPA while you still have mental capacity.

• A stranger appointed by the court such as a solicitor would end up making crucial decisions about you and your assets – where you will live, whether to accept medical treatment to keep you alive, what you eat and wear, and will control all your finances and your property.

• Your spouse, children or friends would have to

apply to court to get permission to make decisions on your behalf and act for you –which is far more expensive and timeconsuming than making an LPA and the court could refuse the application.

If you still have mental capacity, LPAs are a simple, inexpensive, and legally robust way of giving someone you trust the power to make decisions and act for you – either temporarily or long term should you lose capacity in the future.

To plan for this, you must create an LPA now whilst you still have mental capacity and so make things much easier for other people in your life.

NEW YEAR, NEW MARKET?

As soon as the budget was out of the way last November, the housing market began to wake from its government-induced coma, which descended with rumours of a stamp duty change released in August.

The start of 2026 has been positive, with interest rates falling and a promise of more to come, perhaps, providing confidence to those who have been sitting on the fence since last summer. It’s noticeable that the busiest sector has been the first-time buyer range, with many firsttime buyers having been tenants and some of the properties they’ve purchased being ex-rental homes with no forward chain. Consequently, we haven’t seen chains develop in the way we used to, but the fact that first-time buyers are back is a very good sign for the market.

With AI now playing a part in Estate Agency, it is going to be fascinating to see how it shapes the industry. The ability to give a house a makeover, from adding furniture to new kitchens and bathrooms, with a couple of swipes, seems surreal to someone who started out sticking out black-and-white photos to sets of details. But I believe therein also lies danger to the integrity of our industry. Yes, some of us do have it!

For years I have heard people talk about Estate

Agents' photos portraying houses in a condition other than their actual state, but now there is the ability to take that several steps further. Unless the Agents involved have made clear that the photos are for illustration purposes only and not reflective of the true condition, people could arrive at the house to be sorely disappointed by the real state of the home.

I do believe that programmes like ChatGPT and Copilot, to name a few, will change the way we buy houses in the future, with clients more likely to ask them which houses are available within a specific range rather than resorting to property search engines.

Our marketing strategy is currently aimed at catering for those of us who continue to use the familiar methods of buying and selling whilst embracing social media in its many guises, which help us occupy those moments on our smartphones or tablets when we have time to browse, even if we are just keeping tabs on what’s going on in our local marketplaces.

ACCIDENTAL EXERCISE

It was our own Charles Dickens who said, “Cheerfulness and contentment are great beautifiers and are famous preservers of youthful looks.”

The great writer may be long dead (155 years, to be exact), but his ethos on wellness still rings true. As a fitness professional, I have always maintained that the best form of exercise is the one that stimulates you mentally and physically.

Life on the south coast is unique - we have the perfect blend of history and nature at our disposal, yet many of us don’t make the most of this luxury. I’m as guilty as anyone of walking past some of our historic sites without

a second thought.

It’d be a shame not to truly appreciate the position we’re in. Our long, sweeping coastline is the ideal playground for (to use a popular term) mental health walks, whilst the 6,000 steps that make up the Spinnaker Tower don’t just offer unmatched views but also provide the perfect place for us to improve our cardio.

Allow me to introduce the term ‘Accidental Exercise’ - a form of wellness that puts inspiration and intellectual renewal in the driver’s seat, so much so that we don’t realise how much ground we’re covering. If you thought you had to book a holiday to exercise

by accident, then think again - we have everything we need here.

If getting fitter is really your New Year’s resolution, then I suggest you make exercise as fun and as immersive as possible - and there’s no better place to embark on this journey than the area many of us call home.

The Nelson Trail, named after the famed Navy Officer, begins at Landport Gate and takes you on a journey through Portsmouth’s Old Town, highlighting points of interest related to Lord Nelson’s life around the time of the Battle of Trafalgar. The trail is open year-round and entirely free of charge.

For those looking for a longer walk, the Millennium Trail is a must. The three-kilometre trail runs from the historic Common Hard (a 1700s landing area for small vessels) to

Henry VIII’s Southsea Castle. Notable points in between include Gunwharf Quays and its waterfront, the Spinnaker Tower, and our famous hovercraft terminal.

Purchased by the War Department in 1922, Southsea Common is the perfect canvas for realising your fitness vision. Not only can you embark on soothing walks or gentle jogs, but you can also join a fitness class, wander around Canoe Lake, or simply read a book for a mental escape.

Yet for many of us, the highstreet chains can feel increasingly stagnant; corporate, franchised spaces that leave little room for individuality or change. What’s often overlooked is how

different the story is elsewhere.

When I first moved to the city 9 years ago, I found coffee shops hosting a variety of afternoon and evening events, including board game nights, typewriting and craft workshops, coffee-tasting evenings, food pop-ups, and even music events. Walking into these spaces alone for the first time, I felt a familiar mix of excitement and nervousness, unsure of where I would fit or who I might meet. What quickly became clear, though, was how relaxed, welcoming, and inclusive these environments were. By attending these events and open groups, I found myself drawn not just to the activities themselves but to the connections they made possible. Without the pressure to perform or to already belong, I began connecting with people I might never otherwise have crossed paths with, simply being present together as connections formed naturally.

Sometimes it’s hard to find a comfortable, cosy place where you can enjoy goodquality drinks, conversation and connection. Do you know what I mean?

Hunter Gatherer has an array of different clubs where you can meet new people over a banging coffee, craft beer or a sweet treat. The kitchen offers toasties, and everything food-wise is plantbased, so it's accessible to everyone.

You may not know, but it’s now open late four nights a week, from Tuesday to Friday, until 8pm Easy to find on Albert Road and has become a venue for some fantastic clubs.

One of the more eclectic nights you might want to come to is Valve Portsmouth, usually held on the 1st Saturday of the month. Started by Matt Esau in May last year, it’s Southsea’s first listening bar! Well, what’s that? If you’ve got some vinyl that you think would sound great on a high-spec audio set-up, it’ll be professionally cleaned on a super-duper ultrasonic machine and then lined up to play on ridiculously good-sounding audio equipment. And you get to share it with other people over drinks! What’s not to love!

If you’re looking for something a little quieter, we currently host 2 book clubs. The 1st Friday of every month is The Silent Book Club for introverts seeking a welcoming space with gentle energy, ideal for those who might be feeling a little lonely or anxious but still want that lounge feel with less vinyl and chat. We also host Rose Chapter Book Club . See their socials for dates. It’s more tea and cookies, which are not essential but definitely help!

Then, on the other side of the spectrum, for the extroverts who secretly want to showcase their poetry and prose in public, there is the Pompey Poetry Party evening! It is all things creative, featuring performances in the form of spoken word and song. This night is definitely full of energy and high jinks!

RED VELVET MARTINI

MAKES 1

Inspired by the famous red velvet cake, this striking ruby red cocktail is flavoured with vanilla vodka and makes a delightful drink for Valentine’s Day.

INGREDIENTS

50ml vanilla vodka (or 45ml vodka and 1 tsp vanilla extract)

30ml grenadine

15ml red vermouth

Few drops red food colouring

Waitrose Cooks’ Ingredients Shimmer Sugar to garnish

METHOD

1 Moisten the rim of a martini glass then dip in the shimmer sugar and set aside.

2 Fill a cocktail shaker with ice, add the vodka, grenadine, vermouth and food colouring then shake vigorously for 30 seconds. Fine strain into the prepared glass and serve.
