2026 Calgary Real Estate Forecast

The Calgary real estate market enters 2026 with renewed confidence, supported by economic diversification, continued population growth, and strong housing demand. As Alberta’s largest city continues to attract both domestic and international migration, Calgary remains one of Canada’s most affordable major urban housing markets.

Market Outlook

CREB® benchmark pricing ended 2025 near $554,700, reflecting a market shift toward balance as inventory levels increased. Looking ahead to 2026, price movement is expected to remain stable with moderate growth, particularly for detached homes in family-oriented suburban communities. Condominiums and townhomes continue to attract first-time buyers and investors seeking affordability.

Economic & Interest Rate Factors

Interest rates remain a factor in buyer decision-making, though Calgary’s employment growth across energy, technology, logistics, and professional services continues to support market confidence. Improving supply conditions are easing pressure on pricing while supporting long-term stability.

Community Influence & Demographic Trends

Calgary’s diverse population plays a significant role in housing demand. The South Asian community—one of the city’s fastest-growing demographics—continues to invest in established neighborhoods such as Martindale, Saddle Ridge, Castleridge, and Panorama Hills, where proximity to cultural institutions, schools, and family networks supports long-term homeownership.

Investment Opportunities

Suburban growth corridors, transit-oriented developments near expanding LRT lines, and rental properties remain attractive investment opportunities in 2026. Rising inventory combined with strong rental demand supports continued interest in multi-family housing and secondary suites.

Conclusion

Calgary’s real estate market in 2026 is positioned for steady, balanced growth. Buyers and investors who prioritize market fundamentals, community drivers, and long-term planning are well positioned to benefit from the city’s evolving housing landscape.

Is Redefining Global Real Estate with Trust, Integrity, and Heart

Your journey spans India, Canada, and now Dubai. How have these three cultures shaped who you are—both personally and professionally?

I am deeply proud of my Indian roots—so much so that I joke about extending my left arm to show my vaccination scars as proof (one of those IYKYK moments). Although I moved from India to Canada when I was just three months old, India never felt distant. My parents and grandparents carried the India of 1975 with them for decades, and for at least 25 years our household existed in a kind of time loop. Indian values, traditions, and ideologies were firmly embedded into everyday life, shaped by two generations who often didn’t agree with one another.

My siblings and I were often caught in the crossfire. Still, whenever we visited, India felt undeniably like home. My parents were intentional about ensuring we never lost our culture, our relationships, or our sense of belonging while living in Canada. That upbringing deeply rooted me in family, and those relationships are ones I cherish and continue to nurture to this day.

In today’s world, where it’s easy to default to blaming our parents, I believe there is far more value in embracing what our experiences taught us. Growing up under the influence of two generations shaped my ability to cope, taught me patience within an extended family, and instilled strong family values. It exposed me to diversity, culture, travel, new foods, unfamiliar places, and different people—all of which broadened my perspective early in life. My father left India for Canada in 1972, and had my parents not made the conscious effort to take us back to India over the years, I may not have developed the courage to later move to Dubai. The experiences and diversity I gained from both India and Canada—calling each place home— gave me the confidence to venture into a new home in Dubai without hesitation or reluctance.

You’ve built your career on resilience, especially as a single mother of two. How did those life experiences influence your work ethic and leadership style in real estate?

I describe my journey using the amusement park ride known as the “Drop of Doom.” You gather the courage to get into the seat, your heart racing, strap yourself in, double-check the harness, and immediately think, Why did I agree to this? You’re slowly lifted higher and higher, your heart pounding the entire way. Then there’s a pause—and suddenly, you drop. It’s terrifying and thrilling at the same time, and once you survive it, you realize you can handle any ride after that. That’s exactly how my life felt when I went through my divorce—20 years ago—while raising two children. The passing of my best friend was the moment that forced me into that seat. I questioned everything: Should I do this? Am I going to hurt my kids? What about my family? But deep down, I knew I had to strap in, trust myself, and move forward.

I fell many times and struggled along the way, but those experiences built resilience, grit, and accountability—qualities that now define my work ethic and leadership style. When I finally entered real estate, I was

starting from rock bottom. I had never worked in sales, never sold anything in my life, and I still remember being nervous to even say hello to a client in a show home. Real estate taught me everything I needed to know, and over time it became part of who I am. Today, I lead with empathy, purpose, and confidence, and I sell with passion, trust and integrity—because resilience isn’t just about surviving the fall; it’s about rising, leading, and building stronger after you land.

After more than a decade of success in Canada, what inspired you to take the leap into one of the world’s most competitive real estate markets— Dubai?

I truly loved my employer and my role in Canada— everything I learned over 14 years in real estate I credit entirely to my time at Sterling Homes. Never in a million years did I imagine real estate would become my career, yet it became the most rewarding and transformative change of my life. The foundation I built there gave me the confidence to take my expertise beyond borders and step into the Dubai market with clarity and conviction.

My cousin had initially brought up moving to Dubai because he hated the cold, and my instant reaction was, No way! I have a great job, my family is all here—why would I move? But what ultimately inspired me to take the leap was a simple yet powerful conversation with a friend of a friend who had already made the move. I asked him, “Why Dubai?” and his response stayed with me: “What you can do in Dubai in ten years, you cannot do in Canada in 100 years.” That single sentence expanded my thinking instantly—a moment of clarity that changed my trajectory. Combined with my international upbringing and the strong professional foundation I had built in Canada, the decision felt bold—but undeniably right.

Your teaser ad emphasizes trust, transparency, and integrity. Why are these values especially important when guiding clients through major life investments like buying a home?

Trust, transparency, and integrity are essential when guiding clients through a major life investment because buying a home is not just a financial decision—it’s deeply personal. During my time in the Canadian real estate industry as both an Area

Associate and an Area Manager, I often had to be part of very difficult conversations with clients who simply could not afford a home. Those moments were heartbreaking, but honesty was necessary.

I never believed in giving clients unrealistic expectations by showing them homes beyond their means, only to later downgrade them. Regardless of budget, purchasing a home is a significant commitment, and no client should feel diminished or discouraged during that process. Instead of saying, “Your budget isn’t enough,” I always tried every possible option until there truly were none, while remaining transparent and respectful throughout.

This approach built lasting trust. Many clients who weren’t ready at the time returned when their circumstances improved, leading to repeat business and long-term relationships that continue to this day. As long as I am in real estate, I will continue to lead with honesty and integrity—selling not just homes, but dreams, in a way that preserves dignity and trust.

You often say buying a home is an emotional milestone. How do you support clients not just financially, but emotionally, throughout the buying or investing process?

I’ve always believed that buying a home is one of the largest investments a person will make in their lifetime—because it was exactly that for me. In 2006, I purchased my first condo for $230,000. At the time, it felt impossible, but it became the most important investment I made for myself and my children.

When I bought my second home, it was only

patiently through what can be a nine-month journey filled with important decisions. While the process in Dubai is different, my core values remain the same. I take the time to recommend the right product, the right location, and the right opportunity—always aligned with my clients’ financial goals and long-term portfolio.

What unique advantages do Canadian and international investors gain by working with someone who understands both North American and UAE real estate markets?

Canadian and international investors gain a

I was fortunate to work with a trustworthy realtor who also understood the Canadian market, and that experience showed me how critical cross-market knowledge truly is. Buying property in another country is not easy— contracts, timelines, and buyer protections can be the complete opposite of what Canadian and North American investors are used to.

In Canada, I was accustomed to preparing contracts based on the selected lot, home type, and upgrades, then giving clients time to review the agreement, and secure mortgage approval before submitting a down payment and waiving conditions. In Dubai, however, the process is far more urgent. In most cases buyers are often required to place an EOI (Expression of Interest) upfront, properties are allocated on a first-come, first-served basis, and contracts are signed only after the down payment has already been made.

This is exactly where my value lies. I act as a bridge between two very different systems— preparing my clients for the urgency, clearly explaining each step, and ensuring they understand what they are committing to before they move forward. That clarity allows investors to act confidently, strategically, and without unnecessary stress when buying in the UAE market.

Dubai is known for opportunity and rapid growth. What should South Asian families and investors know before entering this market, especially from a long-term wellness and stability perspective?

Dubai is a city built on opportunity and rapid growth, but for South Asian families and investors, it’s important to look beyond shortterm gains and focus on long-term wellness and stability. While the market moves quickly and opportunities can seem urgent, entering it with clarity, planning, and the right guidance is essential. One of the most important things to understand is that Dubai’s real estate market operates very differently from South Asian and

North American markets. Decisions are often made faster, payment structures are unique, and buyers can feel pressured to act quickly. Families and investors should take the time to understand not just the property, but also the community, lifestyle, schooling options, commute, and longterm affordability—not just today, but five or ten years down the road.

For investors, sustainability is key. It’s important to align purchases with a broader financial portfolio, realistic rental expectations, and long-term demand rather than chasing hype. Dubai offers incredible potential, but success comes from informed decisions, not rushed ones.

With the right approach and trusted guidance, Dubai can be an exceptional place for South Asian families and investors to build not just wealth—but a stable, healthy, and fulfilling future.

As a South Asian woman thriving in global real estate, what challenges have you faced—and how have they strengthened your confidence and vision?

One of my biggest challenges was learning the geography of Dubai. Understanding the city’s layout, orientation, and how location directly impacts lifestyle and long-term value was not intuitive at first. I spent nearly three months exploring different areas across Dubai and the wider UAE to truly understand why someone might choose a desert community versus a waterfront property, an apartment versus a villa, or downtown living versus a suburban lifestyle. Every recommendation I make today is rooted in those insights, whether my client is an investor or a long-term resident.

Another challenge was building an entirely new client base and earning the trust of buyers who were often purchasing from across the world. Trust takes time and patience, and I never believe in pushing clients to rush such an important decision. At the same time, Dubai is a fast-moving market, so my role is to balance urgency with education and reassurance.

Many clients understandably want to see a property in person before committing, and I fully empathize with that hesitation—I felt the same way when I purchased here myself.

Being a South Asian woman has been a strong advantage in my career. I am of Indian descent, raised in Canada, and now based in Dubai. I speak Punjabi, Hindi, and English, and entered the UAE market with 14 years of real estate experience, giving me a truly global perspective. Dubai’s multicultural environment makes it a natural crossroads for people worldwide and one of the most prominent cities to live, invest, and visit. Beyond that, I’m genuinely a people person—I enjoy meeting new people, learning their stories, and understanding why they choose Dubai. Those connections naturally build trust.

most important desires in life, offering shelter and comfort, but the ultimate goal is to turn it into a home—a place where families feel safe, supported, and at peace. Whether families choose to buy or rent, the focus is on financial security and long-term stability. By guiding clients thoughtfully and transparently, I help them make decisions that protect their family’s well-being and bring peace of mind, creating a space where memories and legacy can flourish.

Looking ahead, what legacy do you hope to build—not just in real estate, but as a role model for South Asian women considering global careers and bold life transitions?

Beyond that, I’m genuinely a people person—I enjoy meeting new people, learning their stories, and understanding why they choose Dubai. Those connections naturally build trust.

Real estate plays a major role in family security and mental well-being. How do you see your work contributing to the overall health and peace of mind of the families you serve?

My parents bought a house in 1981, and I was five years old when I moved in with them, my grandparents, and my two brothers. That home has been a revolving door of family and friends for 45 years, witnessing the growth of our family, the addition of spouses, and now the lives of our six children. It has become more than a house— it’s a legacy, a home filled with memories, love, and security.

This is exactly what I aim to provide for the families I work with. A house is one of the

Looking ahead, I hope to build a legacy that reflects both my professional achievements and the values I hold dear. In real estate, my goal is to help families and investors find opportunities that offer security, comfort, and long-term value—a place or investment that not only creates memories but also contributes to financial stability. Beyond the transactions, I want my work to represent honesty, transparency, and care, showing clients that they can make lifechanging decisions with confidence and peace of mind.

I also hope to create something my two boys can be proud of—a legacy of courage, resilience, and integrity. I want them to see that pursuing your dreams, taking risks, and stepping int o new opportunities can be done with strength, thoughtfulness, and grace.

My journey in Dubai has been described by others as “brave,” but I’ve always seen it as spontaneous, an instinct to embrace opportunity in a thriving market. Yet hearing others call it brave gave me a deeper sense of courage and reaffirmed my confidence in taking bold steps.

Through my story, I hope to inspire South Asian women to trust their instincts, embrace challenges, and pursue opportunities beyond borders. I want them to see that with perseverance, curiosity, and integrity, it is possible to thrive in a global landscape while staying grounded in your values. For investors, my approach ensures that each decision is made thoughtfully, balancing growth potential with long-term stability. Ultimately, my hope is that my legacy demonstrates that bold choices, guided by principles and empathy, can create meaningful impact—not only in your career or investment portfolio but in the lives of those you serve and the family you leave behind.

I hope to inspire South Asian women to trust their instincts, embrace challenges, and pursue opportunities beyond borders.

I was inspired to get into the health industry when I realized that the nutrition habits in the South Asian Community are restricting people from achieving their fitness goals.

My priority was to provide them with alternative approaches to their diets by offering them workout routines and meal plans. Therefore, I decided to change paths and open my own gym instead of becoming a nurse to give people the gift of health rather than treat their diseases.

Your gym started as Wo-Men Rock Center – How did you come up with the name and is training/ classes available for men as well?

n Help women physically, emotionally, mentally,

n Then expand

n Selfesteem, selfconfidence, society pressure, women class of 10 to 12 people to address their problem

Before opening Wo-Men Rock Center, my focus was to help women detach from society’s pressure and help them build their self-confidence. I wanted women to love their bodies by helping them achieve their fitness goals and keep them on track to stay healthy not only physically but emotionally and mentally. I wanted to start with a group of ten to twelve women who were willing to open up and share their problems and I wanted to use fitness as a way to solve their problems and help them feel better about themselves. By that time, I wanted to expand and offer my experience to men as well. So, we started men and women classes.

My priority was to provide them with alternative approaches to their diets by offering them workout routines and meal plans.

My turning point was after delivering my daughter. I refused to accept the changes that my body underwent; therefore, I was determined to lose my pregnancy weight and I kept working hard until I was satisfied with my body.

Who were your role models (personal and professional) growing up? Were they different in adulthood?

n Growing up I was my own role model

n By time, my role models are Alex Hormozi

Growing up, I was a rebellious kid, so I was my own role model and I only listen to myself. During my adulthood, when I started my fitness journey, Alex Hormozi became one of my role models who helped me begin my training business.

What was the turning point in your life when you decided to take control of your health?

n Turning point was when I delivered my daughter

n I refused to accept my body, so I was so determined to lose the weight

My turning point was after delivering my daughter. I refused to accept the changes that my body underwent; therefore, I was determined to lose my pregnancy weight and I kept working hard until I was satisfied with my body.

How do you achieve balance in your life?

n I achieve balance by channeling my energy in different directions meditation, working out, reading, training, chilling with friends

I learned to channel my energy in different directions. Only directions that provide me peace and happiness. My life would rotate between working-out, meditating, training, reading, and socializing with people who make me happy. This way, it is easy for me to enjoy my day-to-day life and I am able to reach a balance between all my priorities.

Tell us about your ideal cheat meal. How often do you allow yourself to indulge?

n When I’m training to achieve a goal, once a week, portion control

n Maintenance zone, 80% 20% rule

My ideal cheat meal is normally based on portion control. For example, I would have pasta, baked potatoes, or a brownie but I would control my portion. In the case when I am trying to achieve a certain goal, I allow myself only one cheat meal per week. When I am in my maintenance zone, I follow the 80/20 rule.I would say my favourite thing to eat nowadays is nachos.

Tell about your program – both online and in-person. What is the process involved for clients to get started on your programs?

n Phone call, appointment, etc

To join Wo-Men Rock Center, usually clients reach us on our social media platform, phone calls, or through walk-in appointments. After their first consultation session, the client decides on which program they want to enroll in. They have the option to join our 6 week and 12-week challenges or to join our long-term 6 month and 12-month memberships.

Many women come to Wo-Men Rock Center to get help losing their pregnancy weight.

Tell us about some of your clients and the progress they’ve made in achieving their health and fitness goals while working with you as their coach.

n Thyroid issues

n Carpal tunnel syndrome

n PCOS/PCOD

n Sciatic pain

n Rotator cuff

n Knee and back pain

n Pregnancy weight

Our clients’ goals differ from one to another. For many, it’s weight loss; for others, it’s weight gain. For some, it’s health issues that they need to treat through fitness.

We had clients who suffered from PCOD/PCOS, thyroid issues, carpal tunnel syndrome, sciatic (back) pain, knee pain, and rotator cuffs.

They were able to overcome these issues within 3 to 5 months of following proper meal plans and workout routines. In addition, many women come to Wo-Men Rock Center to get help losing their pregnancy weight. We have also had women who came to train with me in order to join beauty pageants which they won! Moreover, a lot of men come to train with me to help get in shape and tone up their muscles to get bigger.

I see my voice reaching and guiding people to live a healthier life. My influence will allow people to grow stronger physically, mentally, and emotionally.

Mental health issues continue to be a sigma in the South Asian community.

What are your thoughts on this? Do you see it changing anytime soon?

n Freedom to spend money on health

n Being controlled to follow certain choices in life

In my opinion, in the South Asian Community, people tend to lack freedom in many ways. They are pressured to fit in with society’s expectations all the time which affects their mental health. Most importantly, women suffer the most. They are taught to live for others and not for themselves. Whether for their kids, husbands, and/or jobs.

I do see and hope it changes soon! With more people who take control and speak up for themselves and others, these issues are slowly disappearing. People are growing stronger every day and fitness plays a huge role in how people feel and think.

Where do you see yourself in 5 years?

n Motivational speeches

n Influencing people towards a healthier path

In five years, I see myself inspiring millions of people to love and care for themselves. I see my voice reaching and guiding people to live a healthier life. My influence will allow people to grow stronger physically, mentally, and emotionally.
