REAL BROKERAGE TO ACQUIRE RE/MAX IN $880 MILLION INDUSTRY-SHAPING DEA

In one of the biggest real estate industry shakeups in recent years, The Real Brokerage has announced plans to acquire RE/MAX Holdings in a deal valued at approximately US$880 million. The merger would create a new company called “Real REMAX Group,” combining one of real estate’s fastest-growing tech-driven brokerages with one of the world’s most recognized real estate brands.

The combined organization is expected to support more than 180,000 real estate professionals across over 120 countries and territories, including more than 100,000 agents in the United States and Canada. Together, the companies say they would have generated approximately US$2.3 billion in annual revenue in 2025.

The deal reflects a growing trend of consolidation in the real estate industry as companies race to strengthen technology, scale, and market share in a rapidly evolving housing market. Industry observers compare the merger to other major industry transactions as brokerages continue adapting to changing consumer expectations and digital innovation.

REAL Brokerage, founded in 2014, has built its reputation around a cloud-based, AI-powered brokerage model with no traditional brick-and-mortar offices. RE/MAX, by contrast, is known for its long-standing franchise network, global reach, and iconic balloon branding. Analysts say the merger combines REAL’s modern technology platform with RE/MAX’s established agent network and international recognition.

Under the agreement, RE/MAX and Motto Mortgage are expected to continue operating under their existing brands, while REAL Brokerage will also remain active under its current name. The new parent company, Real REMAX Group, would be led by REAL CEO Tamir Poleg.

The acquisition is still subject to shareholder, regulatory, and court approvals, with closing expected later in 2026. Ontario Real Estate: 13% HST Removed on New Homes

The housing market in Ontario has faced significant affordability challenges in recent years. Rising home prices, higher interest rates, and limited housing supply have made it increasingly difficult for many families to enter the market. In response to these pressures, the Ontario government has introduced a major initiative aimed at easing the burden on homebuyers: the removal of the full 13% Harmonized Sales Tax (HST) on certain newly built homes.

Effective from April 1, 2026, to March 31, 2027, the program introduces a substantial tax rebate for eligible buyers purchasing new homes. By eliminating the HST on qualifying properties, the government aims to make homeownership more accessible while also stimulating economic growth across the province.

Understanding the HST Removal Program

The 13% HST normally applied to new residential construction in Ontario combines the 5% federal Goods and Services Tax (GST) with the 8% provincial portion of the HST. While rebates have existed in the past, buyers often still had to pay a portion of the tax when purchasing newly built homes.

CREA DOWNGRADES RESALE HOUSING MARKET FORECAST

Ottawa, ON April 16, 2026 – The Canadian Real Estate Association (CREA) has updated its 2026 and 2027 forecasts for home sales activity and average home prices via the Multiple Listing Service® (MLS®) Systems of Canadian real estate boards and associations.

The major factor underpinning CREA’s long-standing forecast for higher activity going forward is the idea that pent-up demand, particularly from first-time home buyers, would start to emerge from the sidelines after having been shut out of the market over the past four years.

An important milestone for that process is the expectation that interest rates will no longer fall, and that home prices in affected parts of the country have stopped declining.

That said, beginning in the second half of March, inflation from the spike in oil prices raised the odds of a Bank of Canada rate hike later this year, raising bond yields and resulting in a jump in fixed-rate mortgages. Higher mortgage rates are expected to curtail activity on their own, but the idea that the oil shock may be short lived will likely also cause many buyers to wait for rates to come back down, further dampening activity at the most active time of the year for housing markets.

Along with a generally tepid start to the year for Canada’s economy and weaker than expected housing activity in the first three months of 2026 has resulted in a downgrade to CREA’s forecast.

Some 474,972 residential

properties are forecast to trade hands via Canadian MLS® Systems in 2026, representing an increase of 1% from 2025. As previously forecast, the national gain is still expected to be driven largely by British Columbia and Ontario where sales have more room to recover. Activity is forecast to rise only modestly or decline in other provinces where activity had previously been elevated due in part to record population

growth which is no longer a factor.

The national average home price is forecast to rise 1.5% on an annual basis to $688,955 in 2026, with virtually no growth in B.C., Alberta, and Ontario, and gains fading into the 2% to 5% range in other provinces.

In 2027, national home sales are forecast to climb a further 2.1% to 485,071 units. That said, this number could be revised above the 500,000 should higher interest rates prove unnecessary to fight inflation.

The national average home price is forecast to edge up by 0.9% from 2026 to $695,094 in 2027, with gains held to below inflation across the board. As with sales activity, this number may be subject to an upward revision should the current oil shock and associated inflation prove short lived.

This forecast would mark years six and seven that the national average home price has hovered close to the $700,000 mark.

Your journey spans India, Canada, and now Dubai. How have these three cultures shaped who you are—both personally and professionally?

I am deeply proud of my Indian roots—so much so that I joke about extending my left arm to show my vaccination scars as proof (one of those IYKYK moments). Although I moved from India to Canada when I was just three months old, India never felt distant. My parents and grandparents carried the India of 1975 with them for decades, and for at least 25 years our household existed in a kind of time loop. Indian values, traditions, and ideologies were firmly embedded into everyday life, shaped by two generations who often didn’t agree with one another.

My siblings and I were often caught in the crossfire. Still, whenever we visited, India felt undeniably like home. My parents were intentional about ensuring we never lost our culture, our relationships, or our sense of belonging while living in Canada. That upbringing deeply rooted me in family, and those relationships are ones I cherish and continue to nurture to this day.

In today’s world, where it’s easy to default to blaming our parents, I believe there is far more value in embracing what our experiences taught us. Growing up under the influence of two generations shaped my ability to cope, taught me patience within an extended family, and instilled strong family values. It exposed me to diversity, culture, travel, new foods, unfamiliar places, and different people—all of which broadened my perspective early in life. My father left India for Canada in 1972, and had my parents not made the conscious effort to take us back to India over the years, I may not have developed the courage to later move to Dubai. The experiences and diversity I gained from both India and Canada—calling each place home— gave me the confidence to venture into a new home in Dubai without hesitation or reluctance.

You’ve built your career on resilience, especially as a single mother of two. How did those life experiences influence your work ethic and leadership style in real estate?

I describe my journey using the amusement park ride known as the “Drop of Doom.” You gather the courage to get into the seat, your heart racing, strap yourself in, double-check the harness, and immediately think, Why did I agree to this? You’re slowly lifted higher and higher, your heart pounding the entire way. Then there’s a pause—and suddenly, you drop. It’s terrifying and thrilling at the same time, and once you survive it, you realize you can handle any ride after that. That’s exactly how my life felt when I went through my divorce—20 years ago—while raising two children. The passing of my best friend was the moment that forced me into that seat. I questioned everything: Should I do this? Am I going to hurt my kids? What about my family? But deep down, I knew I had to strap in, trust myself, and move forward.

starting from rock bottom. I had never worked in sales, never sold anything in my life, and I still remember being nervous to even say hello to a client in a show home. Real estate taught me everything I needed to know, and over time it became part of who I am. Today, I lead with empathy, purpose, and confidence, and I sell with passion, trust and integrity—because resilience isn’t just about surviving the fall; it’s about rising, leading, and building stronger after you land.

After more than a decade of success in Canada, what inspired you to take the leap into one of the world’s most competitive real estate markets— Dubai?

I truly loved my employer and my role in Canada— everything I learned over 14 years in real estate I credit entirely to my time at Sterling Homes. Never in a million years did I imagine real estate would become my career, yet it became the most rewarding and transformative change of my life. The foundation I built there gave me the confidence to take my expertise beyond borders and step into the Dubai market with clarity and conviction.

My cousin had initially brought up moving to Dubai because he hated the cold, and my instant reaction was, No way! I have a great job, my family is all here—why would I move? But what ultimately inspired me to take the leap was a simple yet powerful conversation with a friend of a friend who had already made the move. I asked him, “Why Dubai?” and his response stayed with me: “What you can do in Dubai in ten years, you cannot do in Canada in 100 years.” That single sentence expanded my thinking instantly—a moment of clarity that changed my trajectory. Combined with my international upbringing and the strong professional foundation I had built in Canada, the decision felt bold—but undeniably right.

Associate and an Area Manager, I often had to be part of very difficult conversations with clients who simply could not afford a home. Those moments were heartbreaking, but honesty was necessary.

I never believed in giving clients unrealistic expectations by showing them homes beyond their means, only to later downgrade them. Regardless of budget, purchasing a home is a significant commitment, and no client should feel diminished or discouraged during that process. Instead of saying, “Your budget isn’t enough,” I always tried every possible option until there truly were none, while remaining transparent and respectful throughout.

This approach built lasting trust. Many clients who weren’t ready at the time returned when their circumstances improved, leading to repeat business and long-term relationships that continue to this day. As long as I am in real estate, I will continue to lead with honesty and integrity—selling not just homes, but dreams, in a way that preserves dignity and trust.

You often say buying a home is an emotional milestone. How do you support clients not just financially, but emotionally, throughout the buying or investing process?

I’ve always believed that buying a home is one of the largest investments a person will make in their lifetime—because it was exactly that for me. In 2006, I purchased my first condo for $230,000. At the time, it felt impossible, but it became the most important investment I made for myself and my children.

When I bought my second home, it was only

patiently through what can be a nine-month journey filled with important decisions. While the process in Dubai is different, my core values remain the same. I take the time to recommend the right product, the right location, and the right opportunity—always aligned with my clients’ financial goals and long-term portfolio.

What unique advantages do Canadian and international investors gain by working with someone who understands both North American and UAE real estate markets?

I was fortunate to work with a trustworthy realtor who also understood the Canadian market, and that experience showed me how critical cross-market knowledge truly is. Buying property in another country is not easy— contracts, timelines, and buyer protections can be the complete opposite of what Canadian and North American investors are used to.

In Canada, I was accustomed to preparing contracts based on the selected lot, home type, and upgrades, then giving clients time to review the agreement, and secure mortgage approval before submitting a down payment and waiving conditions. In Dubai, however, the process is far more urgent. In most cases buyers are often required to place an EOI (Expression of Interest) upfront, properties are allocated on a first-come, first-served basis, and contracts are signed only after the down payment has already been made.

This is exactly where my value lies. I act as a bridge between two very different systems— preparing my clients for the urgency, clearly explaining each step, and ensuring they understand what they are committing to before they move forward. That clarity allows investors to act confidently, strategically, and without unnecessary stress when buying in the UAE market.

Dubai is known for opportunity and rapid growth. What should South Asian families and investors know before entering this market, especially from a long-term wellness and stability perspective?

Dubai is a city built on opportunity and rapid growth, but for South Asian families and investors, it’s important to look beyond shortterm gains and focus on long-term wellness and stability. While the market moves quickly and opportunities can seem urgent, entering it with clarity, planning, and the right guidance is essential. One of the most important things to understand is that Dubai’s real estate market operates very differently from South Asian and

North American markets. Decisions are often made faster, payment structures are unique, and buyers can feel pressured to act quickly. Families and investors should take the time to understand not just the property, but also the community, lifestyle, schooling options, commute, and longterm affordability—not just today, but five or ten years down the road.

For investors, sustainability is key. It’s important to align purchases with a broader financial portfolio, realistic rental expectations, and long-term demand rather than chasing hype. Dubai offers incredible potential, but success comes from informed decisions, not rushed ones.

With the right approach and trusted guidance, Dubai can be an exceptional place for South Asian families and investors to build not just wealth—but a stable, healthy, and fulfilling future.

As a South Asian woman thriving in global real estate, what challenges have you faced—and how have they strengthened your confidence and vision?

One of my biggest challenges was learning the geography of Dubai. Understanding the city’s layout, orientation, and how location directly impacts lifestyle and long-term value was not intuitive at first. I spent nearly three months exploring different areas across Dubai and the wider UAE to truly understand why someone might choose a desert community versus a waterfront property, an apartment versus a villa, or downtown living versus a suburban lifestyle. Every recommendation I make today is rooted in those insights, whether my client is an investor or a long-term resident.

Another challenge was building an entirely new client base and earning the trust of buyers who were often purchasing from across the world. Trust takes time and patience, and I never believe in pushing clients to rush such an important decision. At the same time, Dubai is a fast-moving market, so my role is to balance urgency with education and reassurance.

Many clients understandably want to see a property in person before committing, and I fully empathize with that hesitation—I felt the same way when I purchased here myself.

Being a South Asian woman has been a strong advantage in my career. I am of Indian descent, raised in Canada, and now based in Dubai. I speak Punjabi, Hindi, and English, and entered the UAE market with 14 years of real estate experience, giving me a truly global perspective. Dubai’s multicultural environment makes it a natural crossroads for people worldwide and one of the most prominent cities to live, invest, and visit. My parents bought a house in 1981, and I was five years old when I moved in with them, my grandparents, and my two brothers. That home has been a revolving door of family and friends for 45 years, witnessing the growth of our family, the addition of spouses, and now the lives of our six children. It has become more than a house— it’s a legacy, a home filled with memories, love, and security.
