Purchasing a new home is an exciting time, whether it is your first home or not. Thank you for trusting us as your New Home Builder. We are committed to making this a rewarding and enjoyable purchase experience. In order to process the sale, and to prepare for the construction of your home, Paradise Developments would ask that you please review the following:
If you have not already done so, please ensure that you drop off all of your deposit cheques to our Sales Centre as soon as possible. Please remember that your bank will require at least 1 weeksā notice if you need to transfer funds to cover any of your deposit cheques. Should a cheque be returned to us when presented to the bank, a fee of $500 (+HST) will be charged on closing for any returned cheques.
As construction in the subdivision commences, you will be contacted (roughly) 12ā14 months before your scheduled closing date, by a representative from our Design Studio, to book an appointment to complete your Design Selections. An online catalogue can be accessed once your appointment is scheduled. For more information, please call our Design Studio at 647.952.4611.

If you have not already retained a lawyer, we urge you to do so as soon as possible, as the lawyer should review your Agreement of Purchase and Sale. Please provide the Paradise Developments Sales Centre with your lawyerās name, address and phone number. This information is imperative in order to close the sale and take possession of your home on the date of closing. Please refer to our Suggested Lawyers list if you require assistance.

We strongly urge you to speak to a mortgage specialist when planning to purchase a home, and not waiting until closing to confirm your qualifications. Once you have your pre-approval for your mortgage by your financial institution, please provide a copy of your approval notice to our Sales Centre.
Please register your purchase agreement within 45 days of signing here: https://www.tarion.com/purchase-agreement-registration. Registering your purchase agreement allows Tarion to provide you with key information on the builderās warranty and coverage. It also helps to identify illegal selling and building. Your Home ID and Registration Code can be found in your Agreement of Purchase and Sale.
Purchaser Name/Lot # Address, Interest Rate, Term, Amortization Period, Mortgage Amount, Signature of Lender, & Closing Date.
Mortgage Commitment Expiry must be 3 months past closing date.
Maximum Purchase Price must be equal to or greater than the Purchase Price on your Agreement.
The Mortgage approval must be from a Financial Institution. If using a Mortgage Broker, please attach commitment from financial institution.
If it is a cash sale, we require a letter confirming sales amount in confirmation of ability to pay all cash in writing from a financial institution, lawyer or accountant.


Now that you purchased your new home, the most important detail to check is that your mortgage financing is in place and guaranteed up to your closing date. Since this is a key milestone in your new home journey, we are reaching out to ensure you have all the information you will need.

It is important to recognize how to prepare your home for changing weather conditions and to perform the appropriate maintenance within your home. Paradise Developments has prepared this helpful āNew Home Guideā to ensure the suggested steps are taken to maintain your home over the years.


Paradise DevelopmentsĀ® builds every new home to meet or exceed the structural requirements and health and safety standards of the Ontario Building Code. Like every new home in Ontario, it is protected by the builderās warranty, and backed by the Tarion Warranty Corporation.
Homes are covered by the builder and manufacturerās warranty for material and work defects for up to One Year, and for Two Years for delivery and distribution systems in the home, and water penetration of the building exterior walls and foundation.
At the time you select your colour at the Paradise DevelopmentsĀ® Design Studio, you will receive a link to the Tarion website. This link will provide all of the warranty information you will require with respect to your rights and responsibilities under the Ontario New Home Warranties Plan Act.
NOTE: It is important that each homeowner is aware of and understands their rights and responsibilities under the Warranty Act.
The objective at Paradise DevelopmentsĀ® is to āBuilding it Right the First TimeĀ®ā. However from time to time, minor items will arise that require adjustments, which our Customer Care staff will address for you.
Approximately one week to 10 days prior to the date of possession, a representative of Paradise DevelopmentsĀ® will guide you through our orientation of your new home. At this time they will review all of the operating systems in the home (heat, electrical, plumbing and ventilation) so you are familiar with them. Feel free to ask questions so you are comfortable with the operation of all systems in the house. Any minor items that are found during this visit will be recorded on the pre-delivery inspection form to document the conditions that existed prior to moving into the home.
