4. Give us some advice to pass on to someone thinking about joining the industry? Go and test your selling skills by selling anything- such as cars to sell if you are any good at sales and know how to relate to people
3. Tell us the thing you love the most about working in real estate? There are many things i love about realestate but mainly finding a buyer for a property that exceeds my vendors price expectation.
10. Million dollar question -how’s the market at the moment? I think the market is the market, it goes up and goes down, just make a decision, run with it and move forward - don’t look back, there is no point.

”I wanted to feel good about myself and most importantly, I wanted to be hap py. So happiness for me is family, quality time, health and well-being. I knew the life that I wanted, I knew the life that I deserved for myself and for my little boy,” she said.
After a brutal divorce many years ago the then single mum decided that she wanted to be happy again.
Fast forward to today, Ms Walton and her now husband own three offices, three holiday homes and they’ve achieved their financial goals multiple times “Soover.if you’re anything like me, you’ve had some trauma in your life and let’s face it, most of us have to a certain degree, then you’ve got the chance every single day to change the narrative,” she said.
Ray White Epsom Principal Heather Walton chose to trade her legal career for real estate and she shot to win Ray White (New Zealand) ‘Rookie of the Year’. Since then, she’s achieved Elite and Chairman’s Elite status each year, consis tently finishing in the top 10, and finishing number one for New Zealand in 2016. She’s the business owner of two offices, one of which controls 55 per cent of its market share.
“Don’t give up on your dreams. Never forget that you’ve got to believe to achieve. And one of my favourite sayings is “if you fail to plan, then you are planning to fail.”

Transparency is key in today’s changing market, Dan White, the Managing Director of the Ray White Group says.

“Our best days are still well ahead of us. That’s a challenge for me and for all of us,” White added.
Despite new challenges in the market, he says the Ray White Group had never been in a better position.
Speaking at The Connect 2022 conference, which marked the 120-year anniversary of the Ray White Group, White says buyers are more cautious in this changing market and it’s important to educate clients about market conditions.
“We use the concept of a springboard to help describe what it is that we seek to provide. A springboard helps you go higher, and the harder you jump on it, the higher you go.
“It does not benefit our vendors to hold back the truth of the market. We didn’t cause the market.” White says.
Meanwhile, the latest CoreLogic Pain & Gain report shows 98.1% of property resellers got a sale price above their original purchase price in the three months to June 2022 in New Zealand, with a median resale profit of $370,000. The figures were down from 99.1% and a resale profit of $418,000 in quarter one 2022, and 99.3% and the record high of $440,000 profit in quarter four 2021.
Ray White offers a unique “family experience”, he says, and the Group’s “proud of every relationship and every transaction” they have.
“There’s much of our ‘springboard’ that has remained the same over our 120 years. There’s also much that has changed. And it will continue to do so as the industry, our network, and indeed the ambitions of our members, changes and evolves,” White says.

CoreLogic NZ Chief Property Economist Kelvin Davidson acknowledged while resale figures had weakened, they re mained relatively high with most property resellers still making a significant gross profit.
“It seems likely that property values have further to fall over the coming months, so additional weakening of the resale performance data is on the cards for the next two quarters and into 2023,” he says.

The Reserve Bank is forecasting house prices could fall up to 20% from their peak in the final quarter of 2021. The average value was $1.056 million in Q4. Davidson says one area of concern in the market will be first home buyers who purchased during Q4 “Assuming a 20% deposit was used and no principal has been paid back, the softening in values could have plunged more than 500 first home buyers into negative equity, with mortgages larger than what their homes are now worth.

“However, with unemployment still low and long-term growth expected to return at some stage, genuine ‘forced sales’ remain few and far between with borrowers willing and able to ride out the downturn. For this reason, it’s likely most resellers will continue to see gross profits in the coming quarters, especially if they’ve owned the proper ty for an extended period of time. It’s just that these profits may be a bit less common and smaller than we’ve grown used Whileto.”there has been a clear cooling in the market across the country, a surge in activity is still expected this spring.
The results were not too much of a surprise, he says, following an interest rate increase, a surge in new listings, and a shift in the balance of power from sellers to buyers.
“We must put these figures into context and that is they’re still historically strong, which reflects the fact that home owners tend to hold property for seven or eight years on average, which locks in gains even as property values weak en over the short-term,” he said.
“Nevertheless, the turning point has arrived and for owner occupiers, this isn’t typically a cash windfall unless they’re downsizing or moving into a cheaper location. Often sellers need the entire amount, and then some, to upgrade into their next property.”


This will give active buyers a“full breadth of choice,” he says.

“In July and August, we typically see a plateauing of new listings coming to the market as sellers wait for the per fect weather conditions to present their home,” Ray White CEO Carey Smith says.

Spring and summer are usually the busiest times in the property market, with more listings and more properties sold than any other season.

Recipe extracted from MEZCLA, Recipes to Excite by Ixta Belfrage RRP $65, Ebury Press Food & Wine Brown Butter Curried Cornbread
1½ teaspoons finely grated lime zest 100g quick-cook polenta 80g plain flour ½ teaspoon fine salt 6 tablespoons maple syrup, plus extra to serve ½ teaspoon baking powder ½ teaspoon bicarbonate of soda flaked salt, to serve
Preheat the oven to 200°C fan/220°C. Grease and line a 20cm cake tin. Melt the butter in a medium saucepan over a medium heat for 5-6 minutes, stirring often until the butter foams and then turns a deep golden-brown. Add the corn and bubble away for 4 minutes, stirring every so often. Remove from the heat and leave to cool for 10 minutes.
Cornbread is usually a supporting act, but this version is good enough to take centre stage at the dinner table and will probably end up being the dish around which you plan the meal. The corn that bejewels the surface is best just out of the oven when it’s a little crispy from the butter, and a little sticky from the maple syrup. That’s not to say you need to eat it all in one go; it will still be delicious the next day, heated up. To heat, either pan-fry, or place the slices on a tray in a cold oven, turn the temperature up to 150°C fan/170°C and warm for about 10 minutes. Serve with plenty of butter on the side.
2 large eggs
1 Scotch bonnet chilli, finely chopped (optional, see notes)
1 spring onion, finely chopped 5g fresh ginger, peeled and finely grated
1½ teaspoons medium curry powder
While the corn and butter mixture is cooling, put the yoghurt, eggs, Scotch bonnet, spring onion, ginger, curry powder, lime zest, polenta, flour, salt and 3 tablespoons of maple syrup into a food processor, but don’t blitz yet.

Once cool, set aside 140g of the corn and butter mixture in a small bowl to use later. Add the remaining corn and butter to the food processor, then add the baking powder and bicarbonate of soda. Pulse about 3-5 times, just until the mixture comes together. Don’t overmix, you want a textured batter with small chunks of corn, not a smooth batter. Transfer the batter into the prepared tin, then spoon the reserved corn and butter evenly over the surface. Bake for 20 minutes, then evenly drizzle over the remaining 3 tablespoons of maple syrup and bake for another 15-20 minutes, or until crisp and golden brown on top. Leave to cool for 15 minutes. If you have a blowtorch, use it to char the corn in places. Drizzle over some more maple syrup (I like a lot!), sprinkle with flaked salt and serve with a slab of butter alongside. Notes I use a whole Scotch bonnet, and its flavour and heat are quite dominant. I love that, but you can of course add less, removing the pith and seeds, or just add a pinch of regular chilli flakes for milder heat.

The typical building style here is a version of American clapboard. This new home, however, does something very different – and genuinely contextsensitive. Both client and architect Guillaume Pienaar know the area intimately. The client had “spent many holidays in the original house over many years and knew exactly what they wanted” from their new home, Guillaume explains. As for himself, he's “spent time at this beach surfing since childhood –and I love this street”.

An especially lovely decorative element made in wood is the custom-designed screen at the rear of the house, which filters natural light into the wide passageway between the en suite bedrooms on either side of the house.
“I love that you can ‘sculpt’ with wood by using timber frames and panels of various thicknesses,” says Guillaume. The minimalist interiors of the home make the architectural use of wood throughout a form of subtle decoration as well as being resolutely functional.
